One of the least expensive andmost dramatic ways to trans-form a room is to change the

color. You can do this on your own. Justremember these essential dos anddon’ts:

DOs• Clean the walls first. Even thesmallest amounts of dust and dirtcan prevent the new coat of paintfrom adhering. Use soap and waterand give it a clean rinse. Then, primethe surface before you start.

• Purchase a test amount of paint.Paint a foam board and hang it onthe wall in various areas to see howit looks with the lighting. Next, cal-culate how much you'll need andpurchase it all at once: one gallonfor every 400 square feet.

• Start at the highest point. Paint ceilingsbefore walls and save baseboards forlast.

• Keep a damp rag handy. Mistakes willhappen, so it’s best to catch them rightaway.

• Cover your paint. Paint skin can formon paint that’s left uncovered, even if it’sonly for a quick, 10-minute break. Uselids, damp cloths or aluminum foil.

DON’Ts • Use plastic sheets to protect yourfloor. They won't absorb paint, so theycan get slippery and messy. Opt fordrop cloth instead.

• Forget about doorknobs. You can takeout switch plates, but there are somefixtures you can’t remove, like door-knobs. Protect them from splatters bycovering with plastic bags or tape.

When planning an addition to a currentstructure, Tanaka reminds customers thatthe cost per square foot can actually out-weigh that of a new building because of theadditional costs involved with retrofitting ortapping into existing infrastructure and link-ing it to a brand-new project area. S TanakaConstruction provides free estimates thataren’t necessarily based on a per-square-foot basis, as different amenities and otherdesires will create inaccuracies within thequote.

For example, when a homeowner choos-es to add options such as air conditioningsystems or upgrade bathroom fixtures,lighting fixtures (e.g $10,000 chandelier),cabinetry, countertops, flooring etc., thecost of the project will increase while thesquare footage of the building remains thesame — thus, what other companies wouldhave offered as an estimate based on costper square foot would then be skewed.

As another example, a 2,000-square-foothome that costs $300,000 would come outto $150 per squarefoot. Now, letsadd pho-

tovoltaics, which would cost $30,000,and increase the contract price to$330,000, which would equal $165per square foot.

“We don’t charge by the squarefoot. Some companies do, but wedon’t because there are too manyvariables. Every lot condition is differ-ent and the conditions vary regardlessof the home’s square footage,” Tanakaexplained. “With additions, we have todeal with the existing structure, every-thing from walls to windows and con-crete needs to be factored in, and thataffects the cost — and a lot of peopledon’t realize the extra work involvedas opposed to starting from scratch.”

Adding value to your homewith garage floor coatings

While concrete is often hidden as an unfinishedbase layer, the sturdy multi-functional materialcan actually create problems when its surfaces

are exposed. When concrete is used in lanais, walkways, basements

and garages, its rough finish can create hazards, as well ashassles for home or business owners that need to clean thesurface, which easily snags and collects dirt and grime.Conversely, if concrete is finished too finely, it can becomedangerously slippery when wet — especially in Hawaii’smoist climate.

Buying a home is one of the biggestinvestments of your life. Understand-ably, it may be a cause for concern. But

it doesn’t have to be that way. Our step-by-step checklist will make your home-buyingexperience smoother and more enjoyable:

• Get a free copy of your credit report (annu-alcreditreport.com). Then, reduce consumerdebt by paying down credit card balances.

• Assemble a cash downpayment. Thenresearch mortgage companies. Be sure toget pre-approved by a lender. Then, figure

out how much you can afford.

• Think of features that are important toyou. Create a checklist to serve as yourroadmap for buying a home. Be sure to nar-row down the area you want to live in.Check out the schools and neighborhoods.

• Seek out a real estate agent to help withbuying a home. Compare the services of dif-ferent agents and look for good chemistry.

• Shop for homes. Check comparable salesand ask the seller about a home warranty.

• Sign the purchase contract. Then, completeall mortgage loan application requirements.

• Apply for homeowner’s insurance andorder a home inspection. Then, set a closingdate and know what the closing cost will be.

QUESTION OF THE WEEK: I am con-stantly under stress because of the responsi-bilities I shoulder. I have my clutter under con-trol and have positive images on my wall, andyet, I still feel out of balance. In addition, I don’trelax well in my home. Is there somethingmore you suggest I do?

Yes! Check to see if your environ-ment is in “gender balance.” Ifyou’ve ever been inside a fun

house, you know how it feels to walkthrough a visually, structurally and energet-ically unbalanced room. While I’m sure youdon’t live in a fun house, if the male andfemale elements are unbalanced energeti-cally, the home’s unseen energy can stillcontribute to your feelings of imbalance,anxiety and stress.

The Yin Yang principleAccording to Eastern ideology, to create

balance, male and female aspects must bepresent in all areas of life in equal amounts.This shows up as equal parts of black andwhite in the Yin Yang symbol, representingthe fundamental principle of balancebetween male and female. Yin and yangalso represent the universal principle ofopposites (i.e., straight and curved, light anddark, square and round, hard and soft, maleand female). These universal opposites areinterdependent, so one should not domi-nate the other. Instead, balance is key.

In any environment, the principle of gen-der balance is important to consider. Forthe space to “feel” good, male and femaleelements should be present to create andexperience balance.

Gender balance and imbalanceaffects us

Gender balance in your environmentpromotes relaxation and calmness. If theenvironment has predominantly male ele-ments, the space will feel “like a box” —limiting, hard and overactive. Yet, if the envi-

ronment has predominantly female ele-ments, the space will feel “like a marshmal-low” — without structure, substance orstrength. Lethargy is a common side effectof a feminine-dominant home.

Interestingly, men living in a home that haspredominantly feminine elements can feelsmothered and trapped. On the other hand,women living in a home that has predomi-nantly masculine elements tend to feelunsupported and alone. To determine if yourenvironment reflects one principle morethan another, look around your space to seewhat predominates, based on the followingexamples. If you find one dominant element,bring your home to a greater sense of gen-der balance by adding something from thecomplementary, opposite grouping.

Examples of male elements in yourhome:• Straight lines• Straight paths• Boxy-shaped sofas• Hard floors• Square or rectangular tables

• Empty corners• Florescent and bright lighting• Symmetrical shapes• “Cool” colors• Vertical or horizontal blinds• Furniture placed in alignment with thewall• Textures that include smooth and shiny• Lack of personal or sentimental items

Female elements in your home:• Curvy lines• Rounded paths• Enveloping soft sofas• Carpeted floors• Round or oval tables for coopera-tion and conversation• Filled corners• Incandescent or warm lighting• Asymmetrical-shaped furnitureand artwork• “Warm” colors• Curtains and drapery• Angled furniture• Textures that include soft andsilky• Sentimental items

Now is the perfect time to look around your homeand take stock of areas in need of repair or an inex-pensive spruce up with the holiday season on the

horizon.“A simple change of paint color can rejuvenate a tired

kitchen, warm a family or living room or help to create arestful bedroom. But, before opening that first can of paint,correct surface issues and make sure your walls are cleanand sound. Good surface preparation coupled with top-quality paint, brushes and rollers will help to insure a long-lasting and beautiful finish,” Debbie Zimmer, color and dec-orating expert with the Rohm and Haas Paint QualityInstitute explained.

Here are some common interior surface paint problems:

1. Foaming or cratering. This occurs during the formationof bubbles and results in small, round concave depressionswhen those bubbles break during paint application and dry-ing.

Possible causes include shaking a partially filled can ofpaint, using low-quality paint or very old latex paint, applyingpaint too quickly or excessive rolling and brushing, using alow-quality roller cover or wrong nap length, or applying agloss or semigloss paint over a porous surface.

All paints will foam to some extent during application,however, higher-quality paints are formulated so bubblesbreak while the paint is still wet, allowing for good flow and

appearance. Apply gloss and semigloss paints with a short-nap roller and apply a sealer or primer to porous surfacesbefore painting.

2. Mildew. The black, gray or brown areas of fungus growthcan occur on paint or caulk surfaces. Mildew forms most oftenon areas that tend to be damp with little or no sunlight. Idealareas include bathrooms, kitchens and laundry rooms.

Possible causes include using low-quality paint with mini-mal or no additives to prevent growth, painting over a sur-

face where the mildew has not been removed orapplying paint in “too thin” of a coat.

First, test for mildew by applying a few drops ofhousehold bleach to the discolored area, then rinse; if itdisappears, it is probably mildew.

Remove all mildew from the surface by scrubbingwith a diluted bleach solution (one part bleach, threeparts water). Be sure to wear proper safety protection,including rubber gloves and eye protection. Rinse thor-

oughly, prime bare surfaces and paint. To protect againstmildew, use a top-quality latex paint and clean when neces-sary with bleach/detergent solution. Consider installing anexhaust fan in high-moisture areas.

3. Brush and roller marks from poor paint flow and level-ing. Failure of the paint to dry to a smooth film results inunsightly marks or patterns after the paint dries.

Possible causes include using low-quality paint, the wrongtype of roller cover or a low-quality brush. This also occurs

W hen real estate broker KayMukaigawa of Primary Propertiescalled me, her first words were,

“Cathy, I need your help in designing myoffice — and I don’t want any white walls.”

That was music to my ears!Kay was opening a large satellite office in

the Stadium Mall complex to augment hermain office in downtown Honolulu. Shefaced three major challenges:

• One, the space where her agents wouldhave their desks was a virtual white box —a 20-by-30-foot area with high ceilings, mas-sive walls and no personality;

• Two, she needed window treatments andsignage that would allow her to promoteher listings to passersby outside, while stilllooking good from the inside;

• Three, she needed a redesign of the clut-tered reception area to give an immediatefirst impression of a warm, comfortable andinviting setting.

My job was to take all this into account increating a space that would reflect thePrimary Properties brand in a way thatwould inspire employees and reinforceclients’ positive perceptions of the business.

In this column, I’m going toaddress Kay’s first two challenges.

First off, the room. Kay hadalready bought brand-new desksfor her agents, but we were still left with thebig white box. As a business owner, I knewthat I wanted to help Kay further her brand.Why not make this new office a reflection ofthat brand?

Branding is not just Apple’s forte. We cantake a cue from Steve Jobs and create aworkspace and environment to reflect themission of our company. I wanted to incor-porate Kay’s existing colors and style in aprogressive, confidence-inspiring way.

Primary Properties’ logo uses purple,green and bamboo. Love those colors! Iselected a very warm, pale green to paint onthe interior walls, with two accent walls in arich, dark plum.

To bring in her brand, I first had bamboopainted on the wall, and then adhered largedie-cut letters spelling out the company’smotto. This reinforced a positive message toagents and clients alike while personalizingthe space.

On the right wall, I asked local artist AlNess to paint a three-part oil on canvas thatbrought in richness and deeper tones. Hecreated a beautiful abstract mountainscapewith the purple haze of sunset.

Now, for the second challenge — Kay’swindows, which were a bit complicated. Thespace had previously been another realestate office, and there was a makeshift

stand of wood and carpet where listingswere posted for people to see as theywalked by outside. Unfortunately, this didnot give quite the right impression, and itsbackside had to be hidden by mini-blinds onthe interior.

My remedy? A stylish yet functional“window treatment” that did double-duty.I designed a two-sided corkboard withdark chocolate cork framed in a stainedebony bamboo. Passersby saw listings on achic, contemporary backdrop, while thereception area got a window treatmentand art board. Mission accomplished!

• Use paint straight out of the can. Strain it first to remove smallstrands of hard paint. Pour the fresh paint through a paint straineror old pair of pantyhose and into a bucket.

• Start without cutting in around ceilings, trim and corners. Thiswill help you avoid marks from rollers. Do it one wall at a timeso the paint is still damp when it’s blended with the rolled paint.

• Leave painter's tape on too long. If paint dries while the tapeis still on, you could end up peeling paint off. Some experts sayto skip the tape by using an angled brush and steady hand.

A s is the case with most renovationand remodeling projects, when onebuys a pre-finished hardwood floor,

it needs to be accessorized.Hawaii Hardwood Flooring brings more

than 30 years of experience to every flooringproject it takes on, and president ChrisBrenna makes it a priority to offer a multitudeof residential and commercial flooringoptions. The company has operated out of itscentral Kalihi location for four years now andfeatures three installation teams and threesanding-and-finishing teams.

“When you buy a new, pre-finished hard-wood floor for your home, there are acces-sories needed to finish the job,” Brenna said.“In Hawaii, sometimes it’s hard to get a holdof the right molding for your floor, but we’restocking them now. Hawaii HardwoodFlooring offers moldings for a variety of differ-ent floors. We have them in stock, and theycan be used with any engineered floor.”

One of the more popular types of moldingis T-Molding, which is used to transition fromwood to tile and also in doorways, where

wood flooring is added to an existing wood-floor style, or if there are directional changesin different rooms. It allows for different sur-faces on the same level to be connectedsmoothly, without exposing any cumbersomeedges.

End Caps, or Square Noses, are used forwood-to-carpet transitions and doorways,

and also for sliding glass door-to-wood tran-sitions. Baby Thresholds and Thresholds dothe same thing, only they are usually widerand have more of a gradual slope from araised surface to a lower one.

Reducers are used in situations where theflooring style goes from wood to vinyl, woodto concrete or wood to sliding glass door

tracks that are lower than the floor.Stair-Nosing, or Bull-Nosing, are pieces nec-

essary for application for any kind of staircasesor elevation change and landing areas. Thesemolding pieces provide a smoothed edge toeach step and hide the flooring seams.

Hawaii Hardwood Flooring also offers trimmolding to go around walls, includingQuarter Round, which provides a smoothed,rounded edge at the point where floor meetswall, and Baseboards, which give some “blingand pop” when matching walls with a hard-wood floor selection.

“A lot of times in the pre-finished flooringindustry, suppliers and retailers have the floor-ing in stock, but they don’t have moldings instock,” Brenna said. “Or, they’re extremelyexpensive. So you’ll buy a new floor for agood price, and you’ll pay out the ying yangfor moldings. The factories that make woodflooring, they don’t make the moldings, sosometimes the distributors charge big moneybecause they know it’s harder to get them.”
