The free presentationwill be held Friday, Dec.10, at 10:30 a.m., at theDole Cannery Ballrooms.The event is open to thepublic.

He holds a Bachelor’s ofArts degree in economicswith first class honorsfrom McGill University,as well as a Master’s inPublic Administration anda Ph.D. in Public Adminis-tration from SyracuseUniversity. Eisenberg is afrequent speaker on hous-ing and housing-relatedtopics, including: the eco-nomic impact of home-building, the unintendedconsequences of govern-ment regulations on houseprices, residential firesafety, how to reduce con-struction risk, and many

other topics. He is the creator of the

multifamily stock index

and the author of morethan 50 homebuilding in-dustry articles. Eisenbergis frequently seen on tel-evision and heard onradio, and his researchand opinions have beenfeatured in BusinessWeek, Forbes, Fortune,most national newspa-pers.

The results of thestudy will focus on theincome, jobs and taxesproduced by the homebuilding industry inHonolulu. Home build-ing generates substantiallocal economic activity,

including new incomeand jobs for residents,and additional revenue

for local governments.Eisenberg’s report cap-

tures the effect of theconstruction activity it-self, the ripple impactthat occurs when in-come earned from con-struction activity isspent and recycles in thelocal economy, and theongoing impact that re-sults from new homesbecoming occupied byresidents, who pay taxesand buy locally pro-duced goods and serv-ices.

study. This type ofstudy has been success-fully applied to con-struction in over 500projects, local jurisdic-tions, metropolitanareas, non-metropolitancounties, and statesacross the country.

As a large segment ofHawaii’s populationmoves into its

golden years, it’s wise forfamilies to begin convert-ing one of their bathroomsinto a walk-in shower andadding assist bars to theirwalls to prevent injuryamong the elderly.

Taking out and replacingone of the tubs with a lowor flat threshold walk-inshower is preferred overordering one of the so-called walk-in tubs, whichusually cost more for thetub and shipping alonethan the conversion job al-together. Furthermore, be-yond unaffordable pricing,

these walk-in tubs areproblematic relative to theswing in hatches develop-ing leaks.

you can get the job doneright, enhance your dailyliving experience and watchthe resale value of yourhome or condo go up.

The secret to cost-effec-tive kitchen and bath im-provements, according toGerry Peters of HPS Con-struction Services, is to re-ject notions that you haveto move drains and otherplumbing or electricalparts to get a really nicelooking, modern and func-tional kitchen and bath.

HPS says that, depend-ing on the level ofchange,and whether thereis current water or otherdamage, these upgrades

can be had for between$3,500 and $8,500 for baths,including tub-to-showerconversions, and between$9,000 and $15,000 forkitchens, as a general scopeof pricing range, saving upto 40 percent over the oldapproach of tearing tubsout and starting anew.

Another major area ofconcern on choosing theright bid, is to determinehow detailed the proposalis, and whether it addressespotential unforeseen hid-den problems, such as ter-mite and water damage.

Another warning on up-grades, remodels, and re-pairs and bigger projects, isto watch out for “low ball,”“base” pricing to get youhooked, but then you getadd-ons for things youthought were included, Pe-ters adds. Unforeseen dam-age, clearly spelled out inadvance, is a legitimateadd-on, but only when it isreally necessary. On theother hand, keep in mindthat you, as a client, cannotadd things in that weren’tdiscussed.

Peters says that resi-dents should never assumethat a handyman or so-

called contractor knowseverything about the proj-ects or jobs you have forthem. Remember that astate General Excise tax li-cense is not a contractinglicense.

Clearing your gutters is thelink to a dry home and it’s im-portant to clean them out atleast twice a year.
