Have you ever heard of predecessor ener-gy? Have you ever searched for a newplace to live but noticed that some

spaces just don’t feel good even though theylook appealing? You were probably intuitivelyfeeling the predecessor energy of the space.

What is predecessor energy?

Predecessor energy is the unseen energy ofeither the land itself or the former occupants ofthe space. Although unseen, predecessor ener-gy is impactful because it has a life force thatcan be felt.

Consider predecessor energy

Before purchasing a home, or anything thathas been used in the past, I always consider theeffect predecessor energy can have. If I wereconsidering purchasing two homes of equal

value and desirability in the sameneighborhood, I would want to knowwhy the buyer is selling the home. Ifone home is being sold because of adivorce, its predecessor energy maybe dense, filled with grief and sadness.If the other home is being soldbecause the owners are doing wellfinancially and want to buy a biggerhome, the predecessor energy may belighter, filled with optimism and pros-perity. Naturally, I would choose thelatter due to the favorable energy.

Predecessor client story

One of my clients moved into a cot-tage without being aware of theimportance of predecessor energy. A self-employed woman, her business was financiallyOK and for years she had been making enoughto support herself. At the time she moved intoher new space, her health was good, and shewas close to her adult daughter and on goodterms with her ex-husband, who owed hersome money and was slowly paying her back.

Going downhill fast

By the time she called me eight months later,she had lost 75 percent of her clients, her ex-husband had stopped sending her the money heowed her and her relationship with her daugh-

ter had become unusually tough. In addition,she felt drained and was dealing with somemedical challenges that arose after she movedinto her new space. She felt as if her life wascrumbling around her and wondered if herhome’s feng shui was “really bad.” She calledme as a last resort.

What is the problem?

As I was driving over, I didn’t know what toexpect — was her door’s energy blocked? Wasshe sleeping under large beams? Was her bed in

The solar industry’s highly competi-tive marketing climate offers anabundance of choices from many

companies. Over the past year, additionaloptions have enabled consumers to bene-fit financially in ways other than a straightpurchase of a photovoltaic (PV) system.While there is little doubt that “goinggreen” is wise, being aware of certain factscan keep you from making imprudentchoices.

Power Purchase Agreements are the lat-est wrinkle in marketing PV systems. Thisis essentially a leasing plan under whichyou substitute the solar company in placeof the utility provider. The premise is thatpayments to them are supposedly lowerthan what the utility company wouldcharge you, and that payment increaseswould be manageable. Up-front costscould be “zero down” (with escalatingpayments up to 4 percent each year),“some money down” (e.g. $5,000, withlower non-escalating payments) or a “pre-paid lease” (a huge up-front down pay-ment of about 45-48 percent of the cashpurchase price with no monthly pay-ments). The big attraction is avoiding thelarge initial cash outlay.

They operate on a long-term basis of 20years. The structure and terms of leases aredependent on interest-rate concessionsand the application of rebates. For PV leas-es, the energy tax credits are the majorcomponent as the solar company, not theconsumer, owns the system and keeps thecredits. The claim is that the consumer isfreed from concerns that taxing authoritiesmight modify or eliminate the credits, butyou can be sure that the leasing dealswould be adversely affected and markedlydifferent should that ever occur. In addi-tion, a minimum FICO score of 700 isrequired for standard leasing programs.

For example, a 33-panel, “three-system”design is priced at $49,182. The underlyingpremises are that:

1) The current electric bill is $300 monthly.

2) After installation, a $16 monthly con-nection fee is still paid to HECO.

3) The $300 monthly billing averages $552over the next 20 years.

Purchasing has a net cost of $19,517 afterapplication of the federal ($14,665) and

state ($15,000) energy cred-its. Based on the 981 kWhpower production, the PVsystem replaces $132,517 of electricity costsover 20 years for a net savings of $113,000.

In contrast, the pre-paid leasing pro-gram requires a lump-sum deposit of$23,286. The $16 minimum charge is stillpaid to the utility company. The net sav-ings check in at $23,286.

With a $5,000 initial down payment,$217 per month is paid to the solar compa-ny. The net savings is $61,474.

At “zero down,” $230 per month — with a3 percent annual escalation — is paid to thesolar company. The total savings is $44,335.

The above examples are derived froman actual proposal. Since the company’sown figures actually show the superiorityof purchasing over leasing,can you imagine howanother comparable sys-

tem costing $4,000-6,000 less might fare? Generally, purchasing your own PV sys-

tem is an even better option for your finan-cial health than leasing. Consider that manysystems have a “pay-back” period on thenet cost of four to five years. In those cases,there would be no payments to HECOfrom years six to 20 beyond the minimum“connection” charge — you are essentially“home free.” In standard leasing plans,monthly payments continue to the end ofthe 20-year term, at which time you caneither buy the system or have the solarcompany remove it.

The closer the consumer gets to “own-ing” his or her own system, the better offthe person’s financial situation will be.

a disempowered position? Surprisingly, itwas none of that. Of course, I made somesuggestions, but nothing more than I wouldmake on an average home visit. So I askedher who lived in the space before her.

The predecessor

According to the landlord, the man

who lived there previously had been atenant for more than seven years, buthad stopped paying rent two yearsbefore he actually moved out. The ten-ant had lost his job, his family supportand his health, and he began taking ille-gal drugs. The landlord started furtherlegal proceedings after unsuccessfullytrying to evict him. Ultimately, the ten-ant had to be forcefully carried out of

the apartment.My client had moved in

only two weeks later andunknowingly walked into

the predecessor energy, which was in adownward spiral. When she saw theparallels between the prior tenant’s lifeand hers, she knew without a doubt thatshe wanted to move when her lease wasup. In the meantime, we adjusted thehome’s feng shui and blessed it to clearas much of the energy as we could.

Moral of the story

Although that was an extreme case, itwill hopefully leave an impression so thatthe next time you seek out a new space tolive or do business in, you will make cer-tain to research its history beforehand.Avoid spaces that you know are associat-ed with failure, bankruptcy, physical vio-lence, illness, chronic poverty and so on.

Clearing predecessor energy

If you are already in a space and feelthat unhealthy predecessor energy ispresent but do not want to move, “clearthe energy” with a blessing. Any type ofspiritual ritual or blessing can help to“reset and refresh” the energy, making adifference to the energetic feel and

impact of the unseen environment. The good news is that if you have

occupied your current space for morethan seven years, energy from previousoccupants is likely gone. Just the same,you may want to bless your home to giveit the energy of renewal and everyoneoccupying the space a fresh start.

One of the hottest sum-mers in U.S. historyhas sent everyone

scurrying into their pools tocool off, and the biggest newtrend in swimming pools issalt water. First developed inAustralia, saltwater pools offerseveral advantages over con-ventional chlorine and havebecome incredibly popular inthe last decade.

People no longer have to tol-erate the eye-burning, nose-curdling sting that comes fromchlorine. Saltwater pools onlyhave one-tenth the salt of oceanwater and about one-third whencompared to human tears. They arealso gentler on the skin and hair thantraditional chlorine pools. And poolowners don’t have to purchase, storeand handle harsh chemicals, somaintenance is easier, more conven-ient and saves time and money.

Across the country, more chlorinepools are being converted to saltwater and today there are more than1.4 million saltwater pools in opera-tion nationwide. An estimated 75percent of all new in-ground poolsare salt water, compared with only 15

percent in 2002, according to datapublished in Pool & Spa News.

In saltwater pools, chlorine isautomatically produced as waterpasses through the generator. As thewater exits the generator and entersthe pool, the sanitizing chlorinereverts back to salt, and the processrepeats itself, conserving salt andkeeping sanitizer levels balanced.

Saltwater pools require less main-tenance than traditional pools, butpool owners still should test weeklyfor pH and chlorine, and monthly forother water-balance factors and forsalt levels, which can drop due tosplash-out, rain and filter back-wash-

ing. Most pool owners test poolwater with test strips and peri-odically bring a sample to apool retailer for testing.

Anyone who has made thedecision to move to a saltwaterpool should make certain theyuse salt specifically designedfor that use. An average20,000-gallon pool requires530 pounds of salt at startup;with quantities that large,even small amounts of con-taminants within the salt cancause pool problems. That’s

why ultra-pure salt is best for saltwa-ter pools.

There have also been questionsabout the effect of salt water on poolconstruction materials, decks andsurrounding structures. When poolsare properly constructed and normalmaintenance is followed, salt waterhas no effect on pool finishes, equip-ment and decks. Most materials aresuitable for saltwater pool construc-tion, and most kinds of stone anddecking materials will last if treatedand sealed properly and periodicallyrinsed off.

In today’s environmen-tally conscious times, itseems we’re surround-

ed by the need to shop, actand live “green.” Some ofour choices are easy andsmall, while others can bebig and costly. But onething is for sure — eachchoice can make a signifi-cant difference.

Some of the most impor-tant green choices we canmake are right within ourown home, according toKevin McJoynt at DanzeInc.

“Installing items likeEnergy Star appliances andenergy-efficient windowsis a great step in movingyour home to be moregreen,” said McJoynt. “Butchanging your in-homewater usage can have themost impact.”

According to McJoynt,water shortages, energydemands and the cost oftransporting water contin-ue to rise. “Finding ways tosimply reduce our usagewithout dramatically alter-ing our lifestyle could savebillions of gallons of watereach year in the UnitedStates.”

McJoynt offers up thesetips on how you can imme-diately start conservingwater:

• Replace older toilets (1992or earlier) with newer, high-efficiency toilets (HETs).They operate at 1.28 gal-lons per flush and couldsave 11 gallons of waterper toilet per day. Danzehas several new HETs thatoutperform and are morestylish than many toilets

found in current homes.

• Be sure to turn off the tapwhen brushing your teeth —it could save nearly 3,000gallons of water per year.

• Update your bathroomswith newer WaterSense-certi-fied lavatory faucets.

According to the Environ-mental Protection AgencyWaterSense program, ifevery household in theU.S. installed these water-saving lavatory faucets,more than $350 million inwater utility bills and morethan 60 billion gallons ofwater annually would be

saved, plus $600 million inenergy costs for heatingthe water.

• Always turn the water offbetween tasks. Letting yourfaucet run for five minutesuses about as much energyas letting a 60-watt lightbulb run for 14 hours.

• Make sure to wash onlyfull loads of laundry. Using ahigh-efficiency washingmachine is ideal, as theyuse about 28 gallons ofwater per load, versus anaverage machine that uses41 gallons.

• Take a shower rather than abath. A full bath tubrequires up to 70 gallons ofwater, while taking a five-minute shower uses 10 to25 gallons. And switchyour showerhead to awater-saving option.

• Fix those leaks. Mostleaky faucets can wastemore than 3,000 gallons ofwater each year.

“Better design and engi-

neering of many new bath-room products actuallygives the user improvedperformance as well asefficiency,” added Mc-Joynt. “Faucets, toilets andshowerheads are greatexamples. They’re just likeother appliances that useless energy, but still workvery well.”

Jimmy Suh has honed his craft formore than 25 years and can quicklydiagnose problems with paint jobs

that have resulted in unsightly chippingand peeling.

The owner of Deep Purple Painting is astrong believer that a stellar paint jobstems from proper preparation, and thatthere is no excuse for taking shortcuts.Suh explains that the tedious tasks ofsanding down surfaces and filling in anycracks or imperfections with qualitypatching materials go a long way in ensur-ing a paint job’s effectiveness.

“A painter needs to follow the properprocedures,” Suh said. “That’s why thereare so many problems here in Hawaiiwith painting projects. You need to sandand prime the area, and prepare it proper-ly. It’s worth the price for a premiumpaint job that’s done right the first time,saving time and money in the long run.”

One of the problems Suh often encoun-ters in Hawaii’s humid climate is the pres-ence of mildew. The problem with thepesky growth is that it keeps expanding,even when painted over, unless treatedproperly during the early priming stages.

“Lots of mildew — it just won’t die!”said Suh, who uses a high-quality primer

on all his projects to inhibitmildew growth and create astronger bond with the top

coat. “The mildew will keep growingunder the paint unless you kill it from thestart.”

Suh moved to Hawaii in early 2010 tobe closer to family and friends, andbrought his successful painting businesswith him to the Islands. The contractorspent nearly 20 years in San Francisco
