Chris Koike, founder and owner ofParagon Builders, knows whatmakes the difference between an

OK job and a job that leaves the clientbeaming with happiness. The son of a de-veloper, Koike built upon his natural gifts, trained diligently, and constructed hiscompany according to his basic princi-ples. “Build a solid foundation, take noshort cuts, pay attention to the finest de-tails, and don’t accept anything less thanthe very best,” he reflected recently.

“I formed Paragon Builders about fiveyears ago with the help, guidance and en-couragement of my dad. He helped me seeclearly what it would take to start my ownconstruction company. As a developerwho worked with many contractors, mydad had an intimate knowledge ofHawaii’s construction industry.”

Over the years, Koike worked for sev-eral well-established construction compa-nies. The experience, he said, wasinvaluable. “I worked in several capacitiesdoing a variety of jobs,” he continued.“During this period, while working full-

time, I attended carpentry classes overfour years and obtained my carpentry cer-tificate.”

Most of his work has been in renovat-ing all areas of single-family homes. “I’vefound that it’s the builder’s level of com-mitment and standards of excellence thatwill drive the other factors,” he added.“My clients have said it was difficult tofind someone who wouldn’t cut corners,

who cared more about the finished prod-uct than the bottom line.

In his work, he pays keen attention tothe seen and unseen elements of home-building. The aesthetics and visual qual-ity are important, he says, but so isstructural integrity. “I take my clients’trust very, very seriously and give 1,000percent to ensure safety, structural in-

tegrity, com-fort andv i s u a lbeauty fort h e i rhomes,” hesaid. “Afterall, a per-son’s homeis his sanc-tuary.”

K o i k e ’ shigh stan-dards of in-tegrity andquality have

shown tangible results. Last year, he re-ceived a BIA Renaissance Building andRemodeling Award for the ResidentialRemodeling Division.

Ann Keamo, Realtor and president ofProperties Unlimited Inc., entered her ren-ovated home, which received the award.

“In October 2007, I hired ArchipelagoHawaii to do my renovations. They intro-duced me to Chris and another gentlemanto bid for the job,” she said. “The bids werepriced competitively, but I felt that Chrishad better qualities and would listen to myneeds and goals. We had the 40-day rainwhile Chris was renovating my home, buthe protected it and showed an amazingability to solve problems as they arise.”

All the cabinets, appliances, and doorswere custom-made, she added, and de-spite delays, Koike managed to protecther home from any damage.

“I clearly remember that we were ex-tending the back lanai to convert it intomy office when we had the 40-day rain,”Keamo said. “He couldn’t complete theroof because it was too wet to place theproper roofing on it, but he concealed theareas. He was very creative in solving un-expected problems and was efficient, pa-tient and caring throughout.

“Most of all, he showed amazing com-passion. During the final inspection, hemade sure that all the discrepancies weretaken care of to perfection. I am veryhappy with the work he performed. Iwould recommend him to anyone whowants the job done in a timely manner andwho wants to reach the final inspectionwith happiness and satisfaction.”

Q: If the wood I bought is so hard, why do I see some scratches?A: That’s because the hardness of wood refers to its “dent-ability”, asmeasured by the standard of measure, the Janka Hardness test. Thistells you how likely someone’s high heel tip, or chair leg, will press intothe wood and make an impression. Everything we own and use beginsto have wear and tear from day one. Your wood, carpet, vinyl, tile etc

are no different. What you most likely see is light surface scratching which is unnoticeablefrom a standing position. And that is why people refinish after 15-20 years to freshen thelook. You can’t do that with carpet! The Kahala Floors line of fine hardwoods all feature a80-100 years worth of wear—a lifetime of beautiful flooring! Please email questions to [email protected]. ALOHA!

As you plan your home and officeimprovements, think long-term bymaking choices that are informed,

responsible and financially sound. TheAmerican Hardwood Information Centersuggests hardwood flooring — one of thebest long-term investments to be made. Itis environmentally friendly, forever fash-ionable, and will last for generations.

Solidd hardwoodd flooringSolid hardwood flooring is just that — a

solid plank of hardwood milled into apiece of flooring, usually with a tongueand groove on the edges and ends, so thatthe pieces fit together on all sides. Whileit comes in a variety of thicknesses, 3/4-inch is the most common produced in theU.S. and is usually nailed to a woodensubfloor. Thinner profiles, such as 5/16inch, can be glued directly on to a sur-face such as concrete. Widths typicallyrange from 2 1/4-inch strip to 8-inch andwider plank. Favorite U.S. species are redand white oak, hard maple, ash, hickoryand pecan, walnut and cherry. All solidhardwood flooring can be sanded and re-finished, however special care must betaken with the thinner profiles. And in allcases of hardwood flooring installation, aclean, moisture-free surface is essentialto eliminate future problems with move-ment or moisture.

Twoo typess off solidd hardwoodd flooringUnfinished solid hardwood flooring

comes directly from the mill and is sand-ed and finished onsite. Most often used innew home construction, the rough sanding

occurs during the early stages of the build-ing process with the final coating beingdone just prior to move-in. Today’s nu-merous dust containment sanding sys-tems however, allow homeowners to en-joy the beauty of site finished, customhardwood flooring practically anytime.

Prefinished solid hard-wood floors have alreadygone through a multiplestage finishing process be-fore leaving the factory. They are ready to be en-joyed. This type of flooringusually comes with a sub-stantial factory warranty, and species choices andcolor ranges are virtuallyendless.

Engineeredd orr multi-lay-er hardwoodd flooring

Engineered hardwoodflooring is typically madefrom seven to 10 layers ofthin veneers or sheets, glued together to form atype of plywood, then fin-ished with a solid hard-wood wear layer. It can be

installed directly over concrete and mostother types of subfloors. The advantage ofengineered hardwood flooring is that itwill not react to moisture changes and ismore stable than solid hardwood floor-ing. Because of this stability, engineered isrecommended over solid in wide plank

applications. Depending on the thicknessof the wear layer, an engineered floor willperform in much the same way same as asolid floor.

Caree andd maintenanceCare and maintenance of hardwood

flooring is easy; often just a matter of com-mon sense. Follow these simple guidelinesand your floors will last a lifetime, provid-ing the warmth and feel only real hard-wood can offer:

• Water is a hardwood floor’s worst en-emy. Clean up spills immediately. Do notuse a damp mop or oil-based soap. Al-ways check with the flooring manufactur-er for recommended cleaning products.

• Sweep hardwood floors regularly. Dirtand dust can grind into the finish. Consid-er doormats at every entrance — rugs inhigh traffic areas.

• Sunlight can be harmful and can dras-tically change the color of the wood. Con-sider sheer drapes, curtains or blinds tolimit direct sunlight.

• Shoes can also cause damage. Highheels can dent. Small stones can scratch.Consider leaving shoes and the grit of theoutside world at the door.

This important information about hard-wood flooring options, installation, careand maintenance is courtesy of the Amer-ican Hardwood Export Council (AHEC)www.ahec.org and the American Hard-wood Information Center.

It’s amazing what we can do to ourhomes today to make them more en-ergy efficient, from green roofs to ge-

othermal heating. While some newhomes are built with green in mind, youcan also make your existing home moreenvironmentally friendly while also sav-ing some cash.

Whether you are looking to conserveenergy or save money, reviewing the En-ergyGuide label on appliances and look-ing for the ENERGY STAR label onappliances, electronics and other energy-using products is a great way to identifythe most energy-efficient products on themarket. By making a few adjustments inyour home energy use, such as choosingENERGY STAR qualified products, youcan save on your utilities bills and makea positive impact on the environment aswell.

“From switching your light bulbs toyour appliances, there are many ways toreduce your energy consumption,” says

Ty Pennington, the host of “ExtremeMakeover: Home Edition” andspokesperson for the Sears Big Switchprogram, which aims to help familiesmake the switch to 5 million ENERGYSTAR qualified appliances.

The Big Switch will help educate evenmore Americans about ENERGY STARand encourage them to make the switchto more energy-efficient appliances andelectronics. You can find out more aboutthe Sears Big Switch initiative, take theENERGY STAR Pledge, view videos andlearn more ways to be green at Sears-BigSwitch.com.

Here are a few tips from Penningtonon how to conserve energy in your home:

• Switch out your incandescent lightbulbs for compact florescent light (CFL)bulbs, which use 75 percent less energyand last about 10 times longer than incan-descent bulbs. An ENERGY STAR-qual-ified CFL bulb will save about $40 over

its lifetime and comes with a two-yearwarranty.

• Consider buying energy-efficient,ENERGY STAR qualified appliances, electronics, heating and cooling equip-ment and more. In fact, by switching outnon-ENERGY STAR appliances that aremore than 10 years old for the followingENERGY STAR qualified counterparts

— refrigerator, dishwasher, clotheswasher, room air conditioner and waterheater — you could save more than$2,500 over five years.

• Remove and recycle your old, ineffi-cient appliances. Every year, Americansthrow away 9 million refrigerators. Col-lectively, that’s more than a billion

Have you outgrown your small home, but you’restaying put for financial or economic reasons? Ormaybe you recently bought a house in foreclosure

that was a great deal, but it needs fixing up?If so, you’re part of the re-energized remodeling market.

For the first time since 2006, home-improvement spend-ing is up. The surge is being aided by lower materialscosts. And with more custom builders swapping out theirblueprints for hammers to get in on the remodeling boom, labor costs have fallen in many areas as well.

In short, this is a great time to remodel, and if a newbathroom is on your wish list, you’re not alone. A recentsurvey conducted by the American Institute of Architects(AIA) showed that 28 percent of responding architectsare seeing greater interest in kitchen and bath remodels.

Most homeowners aren’t going for dazzle, however.AIA reports that typical bath projects today reflect prac-ticality and a desire to control utility costs. Although peo-ple tend to add or improve bathrooms with comfort andconvenience in mind, these projects are also smart values.

According to Remodeling Magazine, creating a newbathroom is one of the most solid investments you canmake in your home. The magazine’s 2009-2010 “Cost vs.

Value” report estimates that amidrange home bathroom remodelwill recoup 71 percent of its cost, while a bathroom addition recoupsnearly 60 percent.

If you’re thinking about a re-model, here are some suggestionsthat will add value and save youmoney in the long run:

Upp flushh toilets: One savvy ideais to choose a Saniflo up flush toi-let for your new bath project. Because this type of technol-ogy, macerating plumbing, doesn’t require digging, acompletely new, full bathroom can be installed quicklyand for a lot less time and money than conventionalplumbing. What’s more, an “up toilet” can go anywherein your home. Even in the basement.

With up flush technology, there is no need for diggingup cement floors. The unique technology pumps wasteand water upward, through small-diameter piping, directlyinto your sewer or septic tank. And unlike sewage ejectionsystems, up flush toilet waste is removed with every flush,so there is no need for undesirable waste storage.

For smaller homes, nothing could be easier than addinga bathroom with an up flush toilet. These systems can beinstalled in any room and are ideal for small spaces.

Savee water: According to the AIA survey, water-savingtoilets are one of the five most popular bathroom prod-ucts. The Sanicompact is a low-flow, up flush toilet thatuses only 1.3 gallons per flush.

Usee LEDD lighting: Long-lasting light-emitting diodelighting can use 75 percent less energy than incandescentlights. Choose a product that is Energy Star qualified.

Learn more about low-cost, above-floor bathroom sys-tems by visiting saniflo.com or calling (800) 571-8191.

The tax credit eligibilityfor qualified garage doorswill expire on Dec. 31.

Now is your last chance to save30 percent off the price of an en-ergy-saving curb-appeal-inspir-ing garage door, courtesy of theU.S. government.

The savings come from a fed-eral income tax credit, which ismore valuable than an equiva-lent tax deduction, because a taxcredit reduces your tax dollar-for-dollar, while a deductiononly decreases the amount of in-come that is taxed. Through theend of this year, the U.S. govern-ment is offering up to a $1,500tax credit for homeowners whobuy and install qualifying insu-lated garage doors. Full detailscan be found at Garage-WowNow.com, a non-commer-

cial home improvement re-source dedicated to garagedoors and garage door openers.

Getting a share of the creditTax credits are available for

qualifying garage door pur-chases placed in service by Dec.31. A taxpayer may claim a max-imum of 30 percent of qualifyinghome improvement products, and a maximum of $1,500 forqualifying purchases in 2009and 2010. For example, if you re-place two garage doors with twonew qualifying insulated doorsthat cost $1,000 each, you mayclaim a tax credit of $300 perdoor, or a total of $600, pro-vided you have not exceededthe $1,500 total over the twoyears of the tax credit period.

To be eligible for the tax cred-it: The door must be an insulat-ed residential garage door, in-stalled on an insulated garage.

The door must have a U-fac-tor and a Solar Heat Gain Coef-ficient (SHGC) equal to or lessthan 0.30, even if the door con-tains windows.

The door perimeter musthave a means to control air in-filtration.

The door must be expectedto remain in service for at leastfive years.

The garage must be part ofthe taxpayer’s principal U.S.residence.

An appealing improvementBeyond saving you tax dollars

and energy expenses, a new

garage door can also add curbappeal and value to your home.Because an attached garage cancomprise a third or more of thefront of your home, a newgarage door can make a dra-matic statement. Need proof?Check out the before and afterimages at GarageWowNow.comto see how new garage doorscan enhance the look of a home.

It’s all about style. Over thepast several years, manufacturershave introduced carriage housegarage doors that reflect the lookof days gone by and provide a

touch of charm and elegance tothe home. If your home has amore modern look, contempo-rary doors that boast bright col-ors, opaque glass and aluminum,or a range of metallic finishesmight be more your style.

A new garage door can alsoincrease the value of your home. One survey shows that 71 per-cent of homeowners who re-placed their garage doors feltthat it increased the value oftheir home.

Closet creep is real. No, your pos-sessions aren’t multiplying in themiddle of the night, though it may

seem that way. But it does take resolve totame the tendency to keep more than isdiscarded so your home stays organizedand clutter-free.

Having the right storage solutions onhand also can go a long way toward help-ing you get organized and maintain acomfortable, grab-and-go lifestyle. Manydo-it-yourself closet systems are avail-able to help with your closet transforma-tion. While professionally installed closetsolutions can run thousands of dollars, you can pick up a ready-to-assemble kitcontaining everything you need to startcreating a stylish custom closet in aweekend. So you can have the closet youwant without a hefty price tag.

But first, a little planning is in order.Start by purging the chosen closet ofitems you no longer use. Banish senti-mentality, and police your thoughts for

these familiar closet-killers:

• “I’ll be ready when that comes back instyle.”

• “When I lose the weight, I’ll wear itagain.”

• “I don’t really like it, but it was a gift.”

• “It’s out of style, but I always loved it.”

Just can’t let it go? Try putting the itemon probation by taking it out of your ac-tive closet and placing it in alternativestorage — a basement or attic. In a year,if you haven’t been tempted to dig it out, you’ll be ready to pitch it — and well onyour way to a more clutter-free home.

Next, organize the items by type andcount them. How many pairs of shoes, pants, belts, suits and dresses do youneed to accommodate? Then, measureyour closet and investigate solutions that

make the best use ofevery inch of space.

Many new homes areoutfitted with wirecloset systems, but ad-justable and beautifulwood solutions, such asHome Options StorageSolutions, found inLowe’s stores, are moreattractive and oftenmore flexible. Theunique, all-in-one-boxstarter kit, containingone tower, three shelves, three rods, three draw-ers and one wide shelf, has everything you needto get started.

In the meantime, whatto do with your closetclutter? Unload it forsome quick cash oneBay, craigslist.org, at alocal consignment shopor the neighborhoodrummage sale, or take it to a donationdrop-bin. Or have a “purge party” withfriends, where everyone brings andswaps gently used clothing, shoes, purses, scarves and jewelry. Whatever is

left at the end of the party is donated tocharity. For more information on how tomaximize your storage space, visit home-optionsstorage.com.

pounds of metal, glass and plastic, as wellas more than 18 million pounds of harmfultoxins like CFCs, CPBs, mercury and oil.As the first retail member of the U.S. En-vironmental Protection Agency’s Respon-sible Appliance Disposal (RAD) program,Sears will remove and recycle inefficientrefrigerators and freezers and take themoff the energy grid for good. In fact, by re-moving 5 million inefficient appliancesthat are at least 10 years old and replacingthem with ENERGY STAR qualified mod-els, Americans could see savings that areequivalent to taking more than 600,000cars off the road.

• Unplug electronics you aren’t using. Many electronics products for your homeare consuming energy even when theyare not on. Using a power strip can makethis easier. If you are considering buyinga new electronic, such as a TV, DVDplayer, computer or any home theater oroffice product, think about buying EN-ERGY STAR qualified models. Accord-ing to the EPA, TVs that carry theENERGY STAR label are about 40 per-cent more efficient than conventionalmodels. In fact, if all televisions sold inthe United States met the new ENERGYSTAR requirements, Americans wouldsave $2.5 billion annually in energy costswhile reducing annual greenhouse gasemissions equivalent to the emissionsfrom about 3 million cars.

• Be smart about your home climate.Depending on where you live, replacingyour old heating and cooling equipmentwith equipment that has earned the EN-ERGY STAR label can cut your annualenergy bill by more than $200. Loweringthe heat or turning off air conditionersand fans when you are gone can also helpkeep your energy use down. You canlearn more about HVAC equipment byvisiting searshomepro.com for additionaldetails.

• Consider conducting an energy auditon your home. During an audit, a profes-sional comes into your home and makessuggestions about things you can do tomake your home more efficient. It may beas simple as sealing a few holes, whichcould end up saving you big bucks in thelong run. According to the EPA, in a typ-ical house with forced-air heating andcooling systems, about 20 percent of theair that moves through the duct system islost due to leaks and poorly sealed con-nections.

When it comes to mak-ing your home moreenergy efficient, you

may have to spend a little tosave a lot. And, like most goodinvestments, energy-efficienthome improvements may re-quire you to be in it for the longhaul in order to see the maxi-mum return on your investment.

Because skylights admit abun-dant natural light, they can helplower your home’s dependenceon artificial light sources —meaning you’ll use less electric-ity to light your home. You willfind tax credits and product re-bates in place for certain sky-lights and accessories. Plus, withmodern skylights like the VeluxNo Leak Skylight carrying not onlyproduct but also installation warrantiesyou’re no more prone to experienceleaks than with any other properly in-stalled quality window in your home.

When it comes to cost savings, com-

parisons pale between traditional andsolar water heating systems. The federaltax credit program makes it possible torecoup up to 30 percent of the installedcost of a solar water heating system.Visit veluxusa.com to learn more.

Americans are learning to be frugalagain, with more of us looking tospend less, and get more value

out of the money that we do spend. That sentiment could well be what’sdriving the renewed interest in remod-eling one’s current home, rather thanmoving out and buying something big-ger, better and newer.

Homeowners are most concernedabout the functionality of their homes, according to a recent survey by the Na-tional Association of the RemodelingIndustry (NARI). “The functionality of

a home is very important, especiallyover the long term, as many homeown-ers in this economy have opted for re-modeling over moving to new homes,”NARI National President Paul Zuchsaid in a June 8 press release from theassociation.

If you’re interested in increasing thevalue and livability of your home, re-modeling might make sense for you. Butbefore you begin hiring contractors, you need to do some basic prep workfirst.

How will you fund your remodel?

Most homeowners will need to borrowagainst the value of their homes to payfor remodeling projects. If a home im-provement loan is in your future, yourfirst step should be to check your creditscore and report. Your credit will affectlenders’ willingness to loan you money, and the terms and conditions they’lloffer on the loan.

Knowing your credit score before youbegin applying for financing will giveyou a better understanding of whatterms you might be able to qualify for.The higher your score, the more desir-able you appear to lenders. Checkingyour score in advance of seeking financ-ing will allow you to work on raising it,if necessary. Or, it can help give you theconfidence to negotiate the best possi-ble deal for your renovation project. You can access your free credit scoreonline at websites with enrollment inTriple Advantage Credit Monitoring.

Once you’re sure of your credit sta-tus, you’re ready to take the next step —securing financing.

Just as there are many different typesof renovations that will add value and

comfort to your home, there are manyways to fund them. In an ideal world,we would all have savings sufficient tocover home improvements and stillleave some money in the bank for arainy day. In reality, most homeownerswon’t be able to pay cash for improve-ments.

For borrowers with desirable creditratings, there are still plenty of financ-ing options. You may opt to go with astraight second mortgage. Or a homeequity line of credit (HELOC) maywork for you if you’ve amassed equityin your home. The HELOC basicallyborrows against the difference betweenthe value of your home (what you couldreasonably expect to sell it for) and theamount you still owe on your currentmortgage. You may also pursue a gov-ernment-backed FHA loan.

You can find a variety of tools and in-formation about mortgages at hud.gov.
