Drip. Drip. Drip. Not only can thesound of an incessantly drippingfaucet irritate you, but it can also

serve as a telltale sign of preciousresources going down the drain. But themost frequent plumbing problem, a leakyfaucet, is also the one of the easiest torepair. The experts at Nano Tek-On saythe most common culprit is calcium andlime scale buildup. For simple fixes, followthese steps:

First, turn off the water supply. The shut-off valve is usually under the sink. You’llalso want to follow this by turning thefaucet on before proceeding to allow thewater left in the pipes to drain. Next, pre-pare the area. Make sure to close the sinkdrain and cover it to prevent droppedparts from going down. Determine where

the leak is coming from, and startthere.

If it’s coming out of the handle,you’ll need to remove the handleassembly. Pry off the decorativecap and unscrew the set screwunderneath. Then, lift off the han-dle. Tighten the valve first to see ifthis solves the problem. If it does-n’t, remove it and examine the areabelow. Clean any buildup you seein the threads. Use distilled whitevinegar and a scouring pad.

If the source of the leak is at thebase of the faucet, this is whereyou’ll start. Take masking or duct tape andwrap the jaws of your pliers. This preventsyour pliers from scratching the fixture.Twist off the base with your wrapped pli-ers, and again, look for buildup and clean ifnecessary.

Another problem may be damaged O-rings. With your faucet disassembled, takea close look at the O-rings. If they lookdeteriorated or torn at all, replace them.

Seal with plumber’s putty before puttingthem back on, and make sure to tightenthe handles. After all, loose handles canalso create leaks.

There are many types of faucets.Determine your type and refer to yourmanufacturer’s manual before starting anyrepair work. Many faucets also come witha repair kit, which should contain O-ringsand other items you may need.

There are hundreds of photovoltaic(PV) companies today selling sys-tems across the state. Some claim

to have the best service, some claim tohave the best prices and some claim tohave the best products. Of course, thoseare all very important qualities to look forin a PV installer, but EnergyPro Hawaii hastaken one step further in priding itself as acompany that also delivers results. In similar fashion, Bruce andWendy Shewalter of Wilhelminawere also experiencing highelectrical usage and sought outEnergyPro Hawaii to assist themin reducing their monthly HECObill. “My wife and I had beenlooking to install a PV systemsince our bill had been as high as$800. We called John Emery ofEnergyPro Hawaii and he deliv-ered for us. Our current bill hasdropped to the minimum chargefrom HECO.”

But there are also residentsthat consume far less electricitythan the Shimabukus and Shewalters. InMay, the Maeshiro family in Aiea had anaverage bill of about $180 and also decidedthat it would be a wise decision to takeadvantage of the available state and federaltax credits. They went forward in having aPV system installed. Mrs. Maeshiro went onto say, “The results were amazing and it was

very hard to believe that our bill could beso low.”

The mantra, “no money down,” hasflooded television airways in recentweeks. It’s a reference to solar con-

tractors promoting the Power PurchaseAgreement (PPA) method of obtaining aphotovoltaic (PV) electrical system.

First, there are a few basic assumptions:monthly utility bills are $220, monthly powerconsumption is 618 kWh and the minimummonthly connection charge to utility is $16.

The premise behind this method of solarmarketing is deceptively simple: The customerenters a “leasing” arrangement, which substi-tutes the solar company in place of the elec-tric power company. The customer commitsto a 20-year contract to buy his or her powerfrom the solar company at a reduced rate(e.g. 25 cents per kWh) that is lower thancurrent utility charges, while the solar compa-ny installs and services the PV system. This isexpensive for consumers, as they forfeit therenewable-energy tax credits available tothose who choose to “buy” their systems.

For those who choose to “lease,” there is aminimum FICO credit score of 700 to qualifyfor the “no money down” plan. There is alsoan escalation clause of 3 to 4 percent annuallyon the cost of the power purchased. To avoid

this, the PPA would require moneydown, and in some cases, a “pre-paidlease” requiring up-front depositsexceeding $20,000. What happensto the “no money down” mantra?

The “substitute” utility payments inthe first year would be $154 permonth, a savings of $50 from the $204 thatwould have been remitted to the utility com-pany ($220 minus $16 minimum connectioncharge). With a 3 percent escalation, thesemonthly payments would increase to $199 inyear 10, and $242 by year 20. This is based ona “simple” rate of increase. A “compounded”rate or higher rate (e.g., 4 percent) wouldyield even higher PPA payments.

For taxpayers who wisely choose to “buy”and install their PV systems in 2012, incometax returns could recoup up to 65 percent ofthe gross price through generous renewableenergy tax credits allowed by the federal andstate taxing authorities. Beyond such largess,our local electric providers’ customers canrealize hefty rates of return on their utilitysavings relative to the net cost of their sys-tems. That will be an even greater bargain inthe long run. Not only does this make solaraffordable, but from an investment point-of-

view, it’s very profitable.Assume that a typical

two-system PV design has a gross price of$30,000. The federal tax credit is 30 percent,or $9,000, and the state credit of 35 percentis $10,000, as there is a $5,000 limit perinstalled system. The net cost after applyingthe credits is $11,000 ($30,000 minus$19,000). Let us further assume that the ener-gy output will reduce electrical usage by 618kWh per month. Multiplied by a rate of 33cents per kWh, the homeowner realizes sav-ings of $204 per month, or $2,448 annually.This represents a 22.25 percent rate of returnand a payback period of four years, six monthson the $11,000 net cost of the system. Wherecan you get that type of return in our currentfinancial markets?

Based on the aboveassumptions, PPA paymentstotal $9,768 after five years,

$20,892 after 10 and $47,340 by the end ofthe 20-year term. The homeowner still doesn’town the system.

Contrast that with payments to retire a$30,000 home equity loan (HELOC). At anassumed interest rate of 4.5 percent (currentinitial rates are around 1 percent for the first12-18 months), applying monthly payments of$204 (the projected utility savings) and the taxcredits of the $19,000 reduces the loan periodto less than five years, five months and a netoutlay of $13,108. The PPA exceeds this totalin six years, seven months. It’s a case of “pay menow or pay me later.” $47,340 not owning thesystem versus $13,108: It’s a no brainer.

The past few years have shown that nat-ural or man-made disasters can hit anyfamily at any time. Ensuring the per-

sonal safety of you and your loved ones isyour No. 1 priority, but being prepared for theaftermath by organizing your critical docu-ments and communicating their location todesignated individuals can save you problemslater on, should the unexpected occur.

Could you locate all your family’s impor-tant documents quickly in the event of anaccident, evacuation or disaster? Could theyfind the documents should you beincapacitated or become separatedfrom each other?

If not, it’s a good idea to keep docu-ment originals in one location with back-up copies stored in at least one additional,equally secure place. A fire- and water-proof box that can be locked and issmall enough to carry is a goodway to keep documents nearby,but safe from damage or theft. Abank safe deposit box is anothersecure location. Copies can also bestored with a family member or friend.

Critical documents that you should havequick access to include:

• Passports, birth certificates and socialsecurity cards

• A list of insurance policies, policy numbersand contact information

• Copies of wills, living wills, power of attor-

neys and healthcare proxies

• A list of bank, retirement and investmentaccounts, account numbers and contact infor-mation

• Titles to your car or home, and salesreceipts or proof of ownership of otherhigh-value items

• A list of loan or debt obligations such asmortgages or credit cards, account num-bers, balances and contact information

Other documents to collect, makecopies of and store in a central loca-

tion include medical histories, physi-cians’ contact information, dental

records, past years’ tax filings andInternet account user IDs andpasswords. While paper copies may take up

a lot of space, scanning originalsand saving them on aportable storage devicesuch as a memory stick orCD-ROM is a convenient

alternative. A videotape — also copied and stored in

multiple locations — is a good way torecord your material possessions, and it willhelp you remember everything and proveownership for insurance claims if your prop-erty is destroyed. Be sure to get close-ups ofserial numbers and talk about the purchasedate and price of each item as you record.

Let a trusted family member or friendknow where your important documents

are, so they can access them and takeaction if need be. While no one likes tothink about the implications of a person-al or community disaster, taking thesesteps will help you minimize the impact.

V inyl is final and hereis why. In 1962, thefirst vinyl siding was

introduced in Hawaii. At thetime, the siding optionswere:

1. Asbestos. Need I saymore?

2. Aluminum. This had a20-year warranty andalmost made it most ofthe time, but it dented,faded, scratched and,worst of all, had a non-treated wood backerboard that attractedtermites, giving every-one the idea that all sid-ings caused termites (sountrue).

3. Then another Main-land genius thought ofsteel siding for Hawaii, andof course, it rusted andfailed miserably.

4. Masonite siding. The ideawas to take a bunch ofuntreated wood byprod-ucts and glue press andpaint them. It was a terribleidea that attracted ter-mites, needed painting, wasperfect for wood rot andfailed miserably.

Then there was vinyl sid-ing. The first vinyl siding jobwas installed in Hawaii 50years ago, and it’s still theretoday. Back then, vinyl sidingonly had a 20-year warranty.Was it a good value? I wouldsay so. Fifty years later, it’s stillworking while there are noasbestos, aluminum, steel ormasonite siding products forsale in Hawaii.

But vinyl siding is here. Infact, did you know almostevery military building inHawaii has vinyl siding aswell as tens of thousandsof other residential homes?Vinyl products have taken

QUESTION OF THE WEEK: “When a neatfreak and a clutter bug live together, why is itthat the messy one is expected to make allthe effort to keep things cleaner? Can’t theneat freak try to leave fewer things lyingaround? How can we get along?”

Ismiled when I read this question.Usually, I receive mail from others inthe household, asking me what they

can do to change the habits of messy peo-ple. Living together is not easy, especiallywhen cleaning styles and level of toleranceare different. The good news, however, is it’spossible to live together harmoniously,even with contrasting styles.

And yes, it’s not just about the messyperson being neater. It is also about theneat person being more tolerant. Livingtogether in peace is more about respectfor each other and the commitment to therelationship than it is about the feng shui.

Molly and JerryMolly hired me because she thought she

and I were on the same page, and assumedI would side with her “against” Jerry bytelling him that his messy habits were creat-ing “bad energy” in the home. When Iexplained that the issue was more aboutfinding a way for them to accept each other,given their contrasting styles, Molly was notpleased. She pulled me aside and told methat she had hired me to tell Jerry that hewas in the wrong and needed to clean uphis stuff, not that she had to change.

I am often brought in to help settle dis-agreements over what is “better” energeti-cally. When I am called in to address an envi-ronmental issue that the couple disagreesabout, the solution is usually not about theproper feng shui but more often about ego,personal taste and individual style.

In these cases, I find that some “life guid-ance” is in order. If you and your mate orroommate are at opposite ends of thecleanliness spectrum and want to improve

your relationship and experience morepeace, here is my advice:

Recognize that it is natural to have differences

When it comes to the cleanliness andorderliness of a home, not everyone in thehousehold will have the same standards. Tosome people, orderliness is not a priority,while to others it is a top priority.

Accept others as they areAcknowledge that you cannot change or

control the other person. You can only takeresponsibility for yourself. If you cannotreach this level of understanding, you willexpend all of your energy complaining andjudging, creating resistance and chaoticcommunication, as peace becomes anunfulfilled wish.

Start by communicatingWhen contrasting cleaning styles are a

source of emotional stress, not dealing withthe situation only builds resentment. Talkabout the issue and use the followingpoints to guide the conversation:

1. Take turns expressing what you see ordon’t see as acceptable, and what “clutter,”“messy” or “dirty” means to you. To estab-lish where you each are on the “clean ver-

sus messy” spectrum and to gain perspec-tive, focus on the relevant areas of thehome and talk about them without judg-ment or a need to be right.

2. Confine your conversation to what is rel-evant. Determine how you will manage thecommon areas of your home. Be clearabout what is most important to yourmate or roommate, and to you.

3. Expect to compromise. What can youcommit to that will show the other personthat you care? Both of you should comeup with three things you are willing to dothat are high on the other’s prior-ity list. The neat person mayagree that the dishes in thesink do not have to be washedimmediately, while the messyperson may agree to clearpapers off the dining roomtable each evening.

4. Agree not to nag or com-plain once you have commit-ted to the changes. As the neatperson, be more tolerant thanyou have been. As the messyperson, make an effort to takeresponsibility for what youhave agreed to, not because

“clean is right,” but because you care aboutthe relationship.

Repeat as Needed Once you have made some progress,

you will notice a greater sense of apprecia-tion for each other, and your environmentwill feel lighter on the physical, emotional,mental, and spiritual levels. Although it canbe difficult living with someone so differentfrom you, the greatest level of success willcome from a team effort.

If you’ve been eyeing those low interest rates andgetting ready to take the plunge by investing in theHawaii real estate market — then allow me to say

“yay!” Buying a home is always an exciting venture. Sowhat should you look for when you’re shopping for anew abode?

Any TV show or article about what to consideralways starts with location, location, location — so Iwon’t go there. But let’s just say you’ve already nar-rowed down your choices. What should you be look-ing at?

Just as a woman with great bone structure doesn’tneed a lot of makeup, a well-structured home makesthings easier on the homeowner. Take a look at thebones: Is it well-designed? Is there a good floor plan?Does it have a good flow so that it functions well foryou and your family? The answers could save you a lotin remodeling costs.

Other things to look for : Higher ceilings that give asense of spaciousness. An attic or some sort of insula-tion that offers protection from the direct heat of thesun and makes the home cooler. Wider hallways.Decent-size bedrooms.

In many condos, storage is a consideration. Diddevelopers include enough closet space? How aboutbuilt-in storage? That’s always a plus.

Also, is there natural light streaming in? What aboutgood cross-ventilation?

This is what I mean about the bones of a home.Here’s a fun trick that always gets a giggle from my

workshop attendees. Look at the home naked. OK,now don’t get too excited … I’m not saying walk intoan open house with no clothes on! What I mean is tolook at a house as if it were completely stripped of all thepretty things — the furniture, accessories and other thingsthat can stage a home. Unless you’re making an offer for acompletely furnished home, the finishing touches won’tnecessarily be there when the sale is complete.

There’s a lot you can do with smoke and mirrors, i.e.staging. You see, I’ve been on the other side. I’ve assistedhomeowners and Realtors in creatively distracting potentialhome buyers with wall color, furniture and accessories. It’samazing what you can create in warmth and ambiencewhen you have a well-decorated space.

It’s almost like becoming a magician. A home buyer mightbe so taken with the charming pictures on the wall, the

coordinated towel sets and the basket of spa amenities onthe vanity that he or she doesn’t see how outdated andworn the bathroom is.

So look at the home naked. Avoid the temptation to besidetracked. In your mind’s eye, strip away everything youknow will not come with the home.

Is the basin in good condition? Is the toilet new or will ithave to be replaced? Are you going to have to install aframeless glass shower enclosure in place of the showercurtain that’s there now?

Area rugs on the carpet or floor should be lifted up ifpossible to see if they’re hiding a stain or a tear, or even crit-ters who shouldn’t be there!

And what’s the condition of the kitchen appli-ances? It’s those appliances that will be staying —not the cool coffee machine with the cute tray ofcoffee cups next to it. Trust me, I’ve done that!

Hey, I’m not saying not to appreciate what thehomeowner or stager did. If you’re charmed, takeaway ideas for your eventual home. But as you

move through each room, see the space for what it is. Lookfor things that will end up costing you money to fix up orreplace.

This simple step can save you a lot of grief and dollarsdown the road.
