We are seeing and hearing muchabout green building and thereis a lot to learn since it encom-

passes six distinct elements of building: en-ergy efficiency, water efficiency, resourceefficiency, indoor air quality,site/design/building orientation, and edu-cation of the occupants/operator/andowner of each system, product, includingthe use of a product integrated into a build-ing built green.

The building industry is being retrainedin this new way of building. There are na-tional certification courses that are beingoffered to anyone who wants to learn howto build green. Ask your builder if he/she is

aware of these methods and are they edu-cated in green building.

The New Hawaiian Home is a modeldemonstration prototype home that BIA isoffering for sale to the public to be built onyour lot. This home is being designed andbuilt to include all six of the aforemen-tioned elements. The BIA will work withthe buyer to monitor this home for a yearafter it is built to document the tax credits, rebates, operating cost savings and the liv-ing cost savings of a home built to embraceall the elements of green building and liv-ing. If you are interested in making an offerfor this prototype home, please contact meat [email protected] or 629-7502.

For the nextsix weeks,we will dis-cuss each

element toi d e n t i f ywhat it

means and howit is imple-

mented in newconstruction and in

remodeling. The infor-mation provided is from the web-sites linked on the New HawaiianHome Blog at biahawaii.org.

In this article, we are dis-cussing Energy Efficiency. It is the only el-ement that is synonymous with greenbuilding because it is the most talkedabout and easiest to implement. It has themost incentives: federal tax credits, statetax credits, and rebates from Hawaii En-ergy for using specific materials and build-ing systems.

Energy Efficiency is about using less en-ergy. Here are a few qualified energy prod-ucts:

• Electric heat pump water heaters thatyield an energy factor of at least 2.0 in thestandard Department of Energy test pro-cedure.

• Electric heat pumps and central air

conditioners that achieve the highestciency tier established by the Consorfor Energy Efficiency as of Jan. 1, 200

• Natural gas, propane or oil wheaters with an energy factor of at leaor thermal efficiency of at least 90 per

• Advanced main air conditioningwith annual electricity use of no more2 percent of the total annual energy uthe furnace.

As for the Hawaii Renewable EnTax Credits, they were revised by ActSession Laws of Hawaii 2006. Questionthis state tax credit may be addressethe Taxpayers Services Branch, statepartment of Taxation, 587-4242. NeigIsland residents call toll free, 1-8003229.

Finally, Hawaii Energy offers casbates to residents and businesses to offset the cost of installing energy-effiequipment. Its purpose is to help the achieve its Hawaii Clean Energy Initi(HCEI) goal of reducing total electriergy use by 2030.

When Ohana Building Supplywas chosen to do the cabinetryin a fully renovated home in

e hills above Honolulu, the opportuni-presented itself to showcase the prac-ality as well as elegance of the compa-’s cabinets and countertops. The homeowners chose to go with thepular light cherry “Shaker Style” cab-

ets, which are made from 1/2-inch ply-ood boxes and 3/4-inch solid woodce frames and doors. This is standardr the cabinets that Ohana Building Sup-y has in stock. From ready-made cab-ets to custom-made pieces, the cabi-ts are built with endurance and beau-in mind. Along with light cherry, the Shakeryle cabinets also come in dark cherryd maple. For a more modern-stylebinet, Ohana Building Supply stockse new Espresso Oak. Espresso Oakbinets also are made from 1/2-inchywood boxes, 3/4-inch solid wood faceames and 3/4-inch Engineered Mediumensity Fiberboard flat-panel doors. The light cherry choice of cabinets re-y brings out the various brown tonesu’ll find in the New Colonial Creamanite, which the homeowners choser their countertops. This natural stone

really brightens the area, making theopenness of the kitchen stand out evenmore. The granite color choice alsobrings out the beauty in their butcherblock-style island located in the center ofthe kitchen. At Ohana Building Supply, you will find more than 20 styles of gran-ite — all with a unique look to eachpiece. These prefabricated panels rangein price and are stocked locally.

Continuing the stylish look of the cab-inets, the homeowners extended theirvision into the bathrooms as well. Stor-age is no problem with their long andmulti-functional vanities. These, too,are capped with granite, giving the entirehouse a very warm, elegant and openfeeling. For the homeowners, this wasthe right choice of products in order tomaintain the beauty of a newly renovat-ed home for years to come.

Kitchen remodeling can bea daunting task, but cab-inet refacing makes it

easier on many levels.Refacing can actually save

you money because it keeps theexisting cabinet boxes in place. With refacing, only the exteriorof the cabinets — doors, draw-ers and hardware — are re-placed. This means you canchange the entire look of thecabinets by choosing a newcolor and style.

Refacing also is an easy wayto update your kitchen at lessthan 50 percent of the cost ofbuying brand new. By not rip-ping the cabinets out of thekitchen, you save on labor andmaterials.

Many have that one problemarea: the pantry that seems tohave 10-year-old expired cansin the back; the corner cabinetthat you haven’t explored inyears; the lost corner cabinetthat you know has storage

space somewhere back there, but you just can’t get to it.

Essential Cabinet RefacingInc. can help you find solutionsto these problems by doing sim-ple carpentry modifications oradding some cabinet inserts orspecial hardware. Best yet, thejob need not cost you thou-sands of extra dollars to do it.

If a new kitchen is what youdesire, contact Essential Cabi-net Refacing Inc. immediately. The company builds new cus-

tom cabinets in its shop.Everything is made to orderby a team of skilled staffmembers. They have beenin business 21 years andpride themselves on high-quality work offered at rea-sonable, competitive prices.

Owners Ringo andMichele Pauly have theiroffices and shop in the SandIsland area at 212 MohonuaPlace. Showroom hours arefrom 8 a.m. to 4:30 p.m.Monday through Saturday.

Isn’t it ironic that the bath-room is one of the mostgerm-infested areas in

your house? When the surfaces of a tub,

wall surrounds, or counter-top begin to look stained, worn, cracked, or evenrusted, they begin to collectdirt, and germs begin to de-posit on these porous sur-faces.

restoration of these surfacesand can restore them to asmooth, synthetic porcelainsurface that is easily cleanedand chemically resistant.

Thanks to the many yearsof experience using state-of-the-art restoration technol-ogy, there is no need to tearout old bathtubs and wallsurrounds that are stained, cracked, rusty or just worn.Instead, let AIBR restorethem to look like new.

Fencing around the home isvulnerable to weather-re-lated, accidental or inten-

tional damage. Rain hastensrust, and ground freezing andthawing or high winds can af-fect gate alignment. Childrenswinging on gates and animalstrying to get through the fencealso take a toll.

Now’s the time to inspectfencing, gates and gate hard-ware around your property toensure all are in good workingcondition. Rusty metal hingesand latches or gate misalign-ment can lead to gates that nolonger close securely. Theseconditions can be dangerousor even deadly if ignored.

Fences with gates in goodworking order — especiallythose that are self-closing andself-latching — can protectyour home and property from

unwanted intruders. Fencesprotect children from danger —whether they’re designed tokeep toddlers out of swimmingpools or to keep them in theyard, away from busy traffic.Fences can help keep your ownpets in your yard, and other an-imals out. They can also reducehomeowners’ liability.

Even if your fence has beenerected primarily to defineyour property line, it’s ineffec-tive if access gates don’t closeor latch properly after opening. When was the last time youchecked each gate around yourproperty?

Selecting the right gate hard-ware can easily correct mostgate closure problems. Innova-tive gate hinges and latches byD&D Technologies are made ofsuper strong engineering poly-mers that will not rust, are ad-

justable, self-lubricating and in-clude high-grade stainless steelmounting hardware. They re-quire little or no maintenanceover the years and are backedby a limited lifetime warranty.

Updating your gates so thatthey are self-closing and self-latching, improving their secu-rity and overall look, can bedone in just a few minutes withthese unique products. MostD&D latches feature built-inkey locks, which eliminate thehassles and extra cost of a sep-arate padlock or pull-string.The company’s TruClosehinges have a built-in self-clos-ing spring that is tension ad-justable for different gateweights with a twist of a screw-driver, and they eliminate thosedangerous and unsightly exter-nal springs.

“In our research, we found

that when homeowners con-sider their fencing needs, rustymetal gate hardware that nolonger functions properly wastheir No. 1 concern,” says D&D

Technologies’ senior vice pres-ident Jim Paterson. “Mosthomeowners are not aware that

From Colonial to Craftsmanto contemporary, wood is afundamental feature in

home design for its ability tocomplement all types of architec-tural styles. Its beauty, versatilityand durability allow homeown-ers to easily incorporate woodmaterials throughout a home, bringing warmth, texture and atouch of nature to any room.

Whether you are building anew home or renovating, woodcan harmonize with a variety ofdecor and color schemes to helpcreate a cohesive look from thefront door to the back, andthroughout the rooms in be-tween. An effective way to createa unified appearance with woodis to focus on prominent featuresthat are common throughout the

home, such as doors and flooring.“Wood has universal appeal

for its unique character, charmand natural attractiveness, mak-ing it a smart inclusion and in-vestment in home design,” saysBrad Loveless of Simpson Door

Co. “Wood doors are timeless, available in nearly unlimited de-signs and can be stained orpainted for enduring beauty. Thewide range of options for wooddoors makes them well-suited fora variety of tastes and budgets.”

If you are looking for smart, simple and aesthetically pleasingways to incorporate wood intoyour home decor, consider focus-ing on these two dominant wooduses:

From the doorsAn average-size American

home can easily contain 15 ormore doors. With one or more innearly every room, doors arewell-spaced and placed to carryon the look of wood throughoutthe home, evoking a feeling ofcomfort and luxury while alsoadding depth and dimension torooms.

Doors are available in manystyles, designs, species and sizes, and homeowners can eitherchoose from standard options orcreate their own custom exteriorand interior wood choices. Com-mon standard styles includeCraftsman, traditional — one tosix panel designs with raised orflat panels — and French styleswith decorative glass. Popularwood species include fir, knottyalder, cherry and sapele ma-hogany. For something a littlemore dramatic, try walnut, blacklocust, nootka cypress or bamboo.

“Today’s most popular styleand rail wood door designs com-

bine past and present character-istics like curved panels and rails, geometric patterned leaded glass, textured glass designs and evendecorative acrylic panels withencapsulated materials for inte-rior doors,” says Loveless. Deco-rative acrylic panels incorporatenatural, metal or textile materialssuch as grass, rice paper, spunwire and patterned fabric, cap-tured within translucent resins, creating a unique one-of-a-kinddoor.

“There are many possibilitiesin wood door design; homeown-ers shouldn’t feel they have tochoose just one model for theirentire home,” adds Loveless.“Door designs can be mixed andmatched, but some features suchas wood species and panel profileshould stay consistent to main-tain a cohesive appearance.” Tolearn more about Simpson wooddoor styles, designs and customoptions, visit simpsondoor.comor call (800) SIMPSON to speakto a customer service representa-tive.

means Less

You’re ready for a new bathroom, something with style and comfort. You want the room to refresh you

in the mornings, and provide you with theopportunity to relax and unwind in theevenings.

As you start to design your bathroom re-model, you immediately put comfort at thetop of your priority list. You want a beau-tiful shower with superb water pressure

that feels oh-so-good in the mornings or asink that allows you to quickly and effi-ciently wash your hands and face so youcan wake up and get started for the day.

Another notion to put at the top of yourlist is water efficiency. In fact, high effi-ciency is now the standard for bathroomshowers, sinks and toilets. In the UnitedStates, products with the EnvironmentalProtection Agency’s WaterSense label are

high-performing, water-efficient andtested by a third, independent party to becertified.

It’s a misconception that high-efficiencyproducts don’t perform well. Technologyis so improved that you can get the sameinvigorating stream of water in your morn-ing shower while using less water. An-other mistaken belief is thathigh-efficiency products are very expen-sive. Most green products don’t cost anymore than regular showers, sinks or toi-lets.

Toilets are the biggest source of waterusage in your home, representing almost athird of your family’s total indoor waterconsumption. And high-efficiency toilets, like TOTO’s high-efficiency Double Cy-clone toilets, only use 1.28 gallons of waterper flush, which could save a family of fourmore than $2,000 over the lifetime of thetoilet. These EPA WaterSense-labeled toi-lets make water work harder by marryingflawless performance to exceptional bowlcleansing action to create a green, clean

flushing system that saves you money, water, and time cleaning the toilet, alwaysa thankless task.

Of course, as you redesign your bath, you get to choose the style and look. Yourtaste might be a large, claw-foot tub thatallows you to immerse yourself in a frothof bath bubbles, or you might go for amore modern design with glass showerwalls and bold tile colors. Either way, make sure you upgrade your faucet andshowerhead. TOTO’s Guinevere high-ef-ficiency faucets and showerheads offerstylish, high performance that can cutwater usage by more than 32 percent com-pared to standard models.

Conserving water in your newly re-designed bathroom allows you to be green, save money, save time, and be conscien-tious about the environment — withoutlosing the advantage of that great perform-ance you have come to expect. So enjoythe comfort and luxury of your bath space, and reap the money-saving rewards at thesame time.

Retirement is a greattime to enjoy life —especially in your

own home. But if you, oryour parents, are startingto slow down, sufferingfrom occasional imbalanceor are having difficulty liv-ing safely in your home, itcould limit your independ-ence and potentially causeyou harm.

Falling is the leadingcause of injury and deathamong people 65 andolder, according to theCenters for Disease Con-trol and Prevention. Andif you look around yourhome, or your loved-one’s home, you probablycan find many trippinghazards, increasing the

risk of a fall. Here are some tips you

can follow to help yourselfor your loved one continueto live independently intheir own home and age inplace safely:

Incorporate walk-inshowers in your bath-rooms, so you don’t haveto climb over the edge of atub. Premier Care inBathing Inspire Walk-inShower or Refresh Walk-in Shower have Delta brandshower heads, showerchairs in case you need tosit down, secure hand railsand leak-free construction.

Alternatively, Premieralso has a broad range ofwalk-in baths, which are

versatile enough for anymember of the family touse, but provide the safetyequipment needed to helpkeep older members pro-tected from falls. Visit premier-bathrooms.com orcall (800) 925-0865 and askfor more informationabout walk-in baths orshowers.

Install telephones inevery room, and have a cellphone always charged andaccessible. Communicationis important, and having aphone easily accessible candetermine how swiftly helparrives in an emergencylike a fall.

 Switch under-counter

shelves into pull-out draw-ers, so you or your lovedone don’t have to get downon your hands and kneesto find something at therear of the cabinet. This notonly helps prevent falls, butalso prevents strains on thebody from bending over.

Install as much extralighting as you can aroundthe house. This includesnightlights and extra lightswitches at all door en-trances so nobody ends upstumbling around in thedark.

Create safe walkingpassages. If loose rugs arelying around, consider re-

moving them. Check to seeif any of the flooring inyour house is slippery. Youmight want to consider in-stalling carpet — not onlyto get rid of the slipperyfloor, but also to keep feetwarmer as well. Also, re-view the layout of eachroom. Keep entrancesclear of lamps or furnitureso someone doesn’t acci-dently become bruised

from bumping into them,or tripping and falling tothe floor.

Aging in place isn’toverly difficult, and youcan keep yourself or yourloved one safe at home, and living in comfort withsome of these tips.

wood has branched out tobecome one of the most de-sirable flooring options.Real estate agents sayhomes with wood floorshold their value better, sellfaster and often go forhigher prices, according to a recent Na-tional Wood Flooring Association survey.

To fit a wide range of personal prefer-ences and prices, wood flooring comes ina variety of species, sizes, grades andgrain patterns. Current popular speciesinclude oak, cherry, maple, and SouthAmerican woods like Brazilian cherry, mahogany and tigerwood, for their ap-pealing high strength and striking appear-ance.

In addition to look, durability also dif-fers from one wood species to the next. Before making a final decision, be sure todo some research or speak to a dealer tofind out what woods have the hardnessratings that will best suit your lifestyle

and look great for years to come. As prominent features throughout a

home, doors and floors provide a goodstarting point for bringing your home tolife with wood. Let the architectural styleof your home and your overall design ob-jectives guide you in narrowing downwood species and design options. If youare drawn to dark paint colors for walls, consider light to medium colored wooddoors and flooring in either the same orcomplementary colors for a balancedlook. For light colored walls, darker wooddoors and flooring can provide an elegantcontrast, making exteriors and interiorsmore visually interesting.

If you have a pool, spa or want toprevent children from opening anygate, the MagnaLatch is specifi-cally designed for these situations.First sold in the U.S. in 1994, Mag-naLatch is the No. 1 selling childsafety gate latch in the world, hav-ing sold more than 1 million latchesworldwide. It meets most pool bar-rier codes and is endorsed by manysafety experts.

“An important fall home im-provement project should be en-suring that your fences and gatesare functioning properly and areprotected from rust, a destructiveforce that can render gate hard-ware useless,” says Paterson.“Common gravity latches are inex-pensive and function fine whennew. However, as soon as rust setsin, these latches no longer closewithout manual assistance.”

Paterson notes that rust-free gatehardware by D&D Technologies isnow available under the Stanley orNational Hardware brand through

select Lowe’s stores or on-line atwww.lowes.com, and throughother hardware retailers. Thehinges and latches are simple to in-stall, and most models offer verti-cal and horizontal adjustment tocorrect gate misalignment causedby ground move-ment, childrenswinging ongates, or otherfactors.

“For the fenc-ing itself, rustcan presentgreater chal-lenges,” Pater-son says. “Steelfences and gates,if not protectedwith an effectivesealant such aspowder coating, must be periodi-cally repainted with rust-resistantpaint to prevent weather-relateddamage. Be sure to remove existingrust before painting, and use a rust-preventive primer. For woodfences, use paint specifically de-signed for fencing.

“Aluminum, vinyl or wood fenc-

ing can protect against rust on thefence itself,” Paterson continues,“but the hardware must still berust-free and adjustable to ensurethe gate will be in working order. Aquick inspection, and if needed, theminutes spent installing new gate

hardware, can help protect yourfamily and property, increasing se-curity and decreasing liability.”

Tips for getting through the rest of hurricane season

Hurricane season is wellunder way, and expertsagree that the 35 million-

plus Americans living in areasat risk of hurricane damageshould keep their guard up — atleast until the season ends inNovember.

“History teaches that a lack ofhurricane awareness and prepa-ration are common threadsamong all major hurricane dis-asters,” the National WeatherCenter says on its website. “Byknowing your vulnerability andwhat actions you should take, you can reduce the effects of ahurricane disaster.”

Hurricanes can cause mil-lions of dollars in damage andthreaten lives in the Islands aswell as in coastal states. Eveninland states can feel the effectsof a hurricane’s power whenpeople in coastal states, wholose their homes to storms, turnto their neighbors for aid.

Fortunately, you can takesteps to prepare your home toweather the rest of hurricaneseason. Lou Manfredini, AceHardware’s home expert, offerssome safety tips for anyone liv-ing or traveling in hurricane-prone areas.

For residents:

Stock up on non-perishablefood such as canned condensedmilk, vegetables, soup and fruitto have on hand before, duringand after a storm. Also, have atleast one gallon of water perperson, per day.

For those living nearbeaches and streams, block en-tryways to prevent potentialflood waters from getting in.Manfredini recommends usinga specialized product likeHydra Barrier Home Sandbags.Durable and easy-to-use, thesandbags are also eco-friendlyand re-usable. Place a singlelayer of sandbags along the

door jams on the inside and out-side of doors. This can help pre-vent minor flooding and helpbrace the door during strongwinds.

Place storage items off theground and on shelves in thegarage. Place personal items ontop shelves in closets — thehighest point in the home iffloodwaters rise.

Keep important documentslike birth certificates and insur-ance policies safe in plastic, zip-top bags to keep them dry andplace them in a secure locationwhere you can easily reachthem if you have to evacuatequickly.

When the storm arrives, don’t open windows or go out-side. Use a battery-operatedradio for storm updates andsafety advisories. Solar-pow-ered options, like the EtonAmerican Red Cross DynamoSolar Crank Emergency Radio, work when the power is out.

The radio even has a USB portthat you can use to plug in andcharge a cell phone.

Make a family evacuationplan. Research evacuationroutes and shelters, and be sureeveryone knows how to reachsafety if you are separated whena storm hits. Since most evacu-ation shelters can’t allow pets, make sure to create a secure lo-cation within your home whereyour pets can ride out the stormsafely.

For travelers:

If you’re traveling in ahurricane-prone area duringthe storm season, check with

your hotel to see if they informguests when a hurricane is ex-pected. Ask what their refundpolicy is. You may also consid-er traveler’s insurance to easeyour mind.

When you check into yourhotel, ask about the hotel’shurricane safety plan. Howwill hotel staff alert guests if ahurricane is coming? Where inthe hotel should guests gatherto be safe?

Q: What is the required maintenance for my new wood floor?A: Wood flooring is an amazingly low-maintenance floor covering.Unlike wood floors of yesteryear, there is no scrubbing or waxinginvolved. The first thing you want to do is to remove loose direct bysweeping or vacuuming. Secondly, get yourself a good wood floorcleaning kit such as the Bona Kemi or Squeaky products. They willthoroughly clean your floor without a lot of fuss and without addingdulling films. Both starter kits come with a microfiber mop head and

stick and a bottle of their cleaning solution. Just spray and wipe. You can use it every-day without harming your finish. And remember, water is your floor’s worst enemy. Donot damp mop as you will eventually raise the grain on your floor. Please email ques-tions to [email protected]. ALOHA!

While small things help,it’s the big steps con-sumers take to im-

prove their home’s energyefficiency that truly make a dif-ference, according to re-searchers at ScientificAmerican magazine.

Of the 505 Americans re-cently surveyed by the EarthInstitute and Center for Re-search on Environmental Deci-sions, more than 40 percentsaid the most effective way tosave energy was to turn offlights or drive less. Less than 10percent identified what re-searchers say are more effec-tive measures — improvingyour home’s overall efficiency, like buying energy-saving ap-pliances or replacing old win-dows with moreenergy-efficient ones.

“Now is an ideal time to re-place drafty windows ordoors,” says Annette Bravard, vice president of retail replace-ment at Pella Corp. “Installingenergy-efficient windows anddoors can help lower your util-ity bills and increase your en-ergy efficiency for years tocome, and help you qualify for2010 U.S. energy tax credits. Ifyou’ve been putting off windowor door replacement, now’s the

time to do it.”To meet requirements for up

to $1,500 in U.S. energy taxcredits, qualifying windows anddoors must be installed by Dec.31, 2010.

Simplify your replacementSometimes the most daunting

aspect of a home improvementproject is figuring out how topay for it. Once homeownerstake the first step toward secur-ing financing options, they’resurprised how quickly and eas-ily windows and doors can bereplaced, Bravard says.

Whether you want to replace

all your windows at once orstart with just one door, thesesteps will help get your replace-ment project under way.

1. Financing — Contact yourlender or the window companyyou’re buying from to discusspossible financing options. Notready for a big remodeling proj-ect right now? Consider amulti-year approach that fitsyour needs.

2. Schedule appointment —Schedule an in-home consulta-tion with a window companyexpert to discuss your energy-efficiency, installation and tim-ing goals.

3. Window/door selection —Your window expert will helpyou choose energy-efficientwindows and doors based onyour home’s style, your climateand your budget. They can alsoarrange for installation.

Replacement projects don’tneed to be messy, time-con-suming or complicated. In fact,it’s possible to install new win-dows without replacing wallpa-per or repainting your walls,Bravard says.

Pella Precision Fit replace-

ment windows provide a sim-plified solution for home reno-vation. These easy-to-installreplacement windows slideinto existing window openingshelping retain surrounding in-terior trim, wallpaper, paint orplaster. The windows are de-signed for applications wherethe exterior frame remains ingood condition, but an up-graded sash unit can increaseenergy efficiency and eye ap-peal.

Choose from awning, tran-som and casement windows —whichever meet your needs andthe style of your home.

Concerned about costs? Con-sider vinyl windows and doorsthat offer low maintenance, durability, distinctive designand energy efficiency.

“With so many energy-effi-cient options, stylish new re-placement windows and doorscan help keep your homecooler in the summer whilecreating a better view,”Bravard says.
