As we prepare for the hurricaneseason, its best that we remem-ber the old adage: In like a lion, out like a lamb. By preparing yourhome from extreme winds with a fewpreventive modifications, you can com-bat strong winds and minimize damageto your house and landscaping.

Improve Your Roofings PerformanceYour roof, and the deck beneath it,

forms one of your homes most criticalshields to wind and rain. Unfortunately, during high wind storms, it is often thefirst to be damaged. Loss of roof cover-ings such as shingles, tiles or metalpanes can make your home more sus-ceptible to water damage. Loose roofingbecomes wind-borne projectiles thatcan cause further damage to otherstructures.

Luckily, roofing products with high-wind resistance are available and a vari-ety of installation techniques can beused on both new and existing homes to

help protect against wind damage.Roofing underlayments, high perform-ance shingles, even effective attic venti-lation can all increase wind resistance.

To withstand occasional or sustainedhigh winds, it is critical that all shin-gles are properly installed according tothe manufacturers instructions. Re-cently enacted high-wind performancestandards for asphalt shingles haveraised wind performance. According tothe Asphalt Roofing Manufacturers As-sociation, wind standards are impor-tant not only for preventing hurricanedamage, but also to protect homeseverywhere from more common high-wind situations like storms and winterweather.

Hawaii has more than 100,000 single-wall homes, and no two are alike. It isvery important to use hurricane clips totie your roof to form a continuous loadpath to your foundation. Check out thetwo ties that Simpson Strong-Tie hasmanufactured to accommodate 90 per-cent of our single wall homes.

Protect Your Homes ExteriorThe exterior doors and windows of

your home act as its protective shell. Ifbroken, high winds can enter, puttingpressure on your roof and walls.

Windows and glass doors should befitted with impact-resistant laminatedwindows or covered storm shutters toreduce potential damage or injury, par-ticularly if you live in hurricane-proneareas. In the case of an emergency, tem-porary plywood shutters can be in-stalled relatively quickly, but dont wait

until a severe windstorm to make them.Constructing them now will facilitatequick action when a storm comes.

Solid wood or hollow metal doorsbetter resist wind pressure and flyingdebris. Resistance is also increased bydoors with at least three hinges and adeadbolt security lock with a minimumbolt throw of one inch. If you have dou-ble-entry doors, install head and footbolts on the inactive door. And sincedouble-entry doors fail when surfacebolts break at the header trim or thresh-

  • When planning to reroof your home, there aremany things to consider. For example, are youplanning to move soon or is this the home youintend to retire in? Knowing this will help you deter-mine the type of material and installation you shouldlook for.

If you know that you will be moving within the nextfive years, you should consider the least expensive ma-terial and determine if you are able to install the newroof over the existing covering. Or, you may considera repair or partial reroof.

On the other hand, if you plan to retire in your home, you should start thinking about long-term solutions.Consider, for example, upgrading the materials andgoing from, say, a 30-year asphalt shingle to a 50-yearshingle. And for low-sloped roofs, consider a 20-yearroll roofing system over a 12-year system.

Do you have any other renovation plans in the nearfuture? If so, consider these options:

If you plan to repaint your home, reroof first. Thisis because reroofing tends to be somewhat of a messwhile the job is in progress. If you plan to tent yourhome for termites, however, reroof last. This is becauseyou dont want the pest control worker to damage your

new roof. Also, if you are planning an addition to yourhome, reroof after the addition is complete.

Do you have a solar water heating system? If not, doyou plan to install one? Consider reroofing first beforeinstalling the solar water heating system. This way, youcan save approximately $350-$400 to remove and rein-stall the solar panels after reroofing.

Is heat a big problem in your home? There are sev-eral ways to help reduce heat build-up when reroofingyour home. Reflective roof coatings can bring downroof surface temperatures and reduce the amount ofheat that radiates down into your home.

Venting your attic is another way to reduce heatbuild up. There are several ways to do this. Solar atticfans do a great job, and they use photo electric panelsto power a fan that pulls the hot air from your attic.Ridge vents are another option, as they sit at the top ofyour roof and work by convection to release hot air.The added benefit is that vents prolong the life of theroofing by reducing the heat stress on the material.

In closing, homeowners should do some research onwhat types of materials to consider, and cooling op-tions they may want to integrate to the roofing system.Remember that this is a big purchase and somethingthat you will have around for some time.

So call Murakamis Roofing Service at 348-8270 tohave a free evaluation and learn more about your roof-ing choices.

Gorgeous great roomsYou dont need to buy new furniture

to give your living or great room an ex-pensive-looking update. The secret toscoring an entirely new look is refresh-ing the small details. Make your couchseem new with accent pillows in lavishfabrics like silk or velvet. By adding dif-ferent textures and colors, youll createdepth and the focus will be on the newaccessories, not the old sofa. Take a cuefrom todays leading interior designersand add candles in varying shapes, sizesand heights; its another easy (and inex-pensive) way to make an impact.Arrange them on the mantel or coffeetable to add a lush and romantic feel toyour room.

Another easy way to make over theentire room is with a fresh coat of paint.Look for a shade that enhances the itemsalready in the space, like the wood tones

in the coffee table or the pattern of thewindow treatments. A great neutralcolor to try is Durham Beige from DutchBoy. Its more visually interesting thanthe standard shades of white or cream, while still providing a serene backdropfor the rest of the room. Highlight yournew coat of paint by drawing the eye upwith a new piece of wall art or a mirror. With a few updates, your living area will

look like a million bucks, when you re-ally spent much less.

Chic kitchensWould you love to incorporate the

stainless steel appliances found in lux-ury kitchens into your own home, butarent in love with the price tag? Get thesame look by spending a few dollars instead of thousands with a can of

spray paint. Krylons new Stainless SteelFinish can be applied to your existingrefrigerator or dishwasher, allowing youto achieve the luxe look of stainless steelwithout the cost. The new stainless steelfinish is a great way to update accentpieces with a cool and contemporarylook since it can be used on a number ofsubstrates, from metal and wood, toglass and ceramics. Refresh an old lightfixture, transform register covers orswitch plates or make over pictureframes.

If your dining set looks a little worsefor wear, spray painting is a really easyway to make it look brand new. Buildingon your new contemporary look, em-brace a black-and-white palette thatcomplements your stainless accents. Byusing Krylons Indoor/Outdoor Paint inflat black, youll hide any nicks or im-perfections in the wood while protect-ing your table and chairs from futuredamage. Add a new table runner andplacemats, and youll have a swanky andstylish dining area

  • Just as animals use the fall to preparefor winter, nows the perfect time totransform your home into a cozy nestwhere your family and friends will loveto gather.

Ginny Bean, publisher of Ginnys cata-log, suggests the following simple deco-rating touches to add seasonal warmth.

Put out the welcome mat literally.Make visitors feel welcome from the mo-ment they step through your door. Deco-rate your front door with a seasonalaccent and an attractive mat.

Light the candles. Choose candle-sticks in metallics (gold is popular now)or in warm colors. For a unique lookwhen entertaining, Bean suggests makingyour own votives from apples or gourdswith a votive carver.

Bring the beauty of outside, in. Addrichness to your home by using fallspalette of warm colors. Select fabrics andaccessories in warm shades of browns, reds, oranges and yellows. Increase the

feeling of coziness by adding layers think table runners on top of cloths orrugs over carpets and texture in theform of nubby throws and pillows scat-tered throughout the room.

Think back to black. A touch of blackcan add sophistication to your homedecor. Use it sparingly though, perhapsin a few picture frames, a ceramic vase ora throw or pillows, because too muchblack can make the room look dreary.

Continue the theme with decorativeaccents inspired by nature. Brighten themantel with a swag of fall flowers andleaves or use artificial flowers to makeyour own autumn centerpiece. Bean likesto use mums or natural dried grass in un-expected containers such as baskets, terra cotta pots or chipped china pitch-ers or bowls. Scatter a few gourds, ce-ramic pumpkins or a leaf-shaped accentpiece throughout the room to completethe look.

Q: What are my best arguments for convincing my husbandto go wood?

A: First of all, its a better use of your renovation dollars. Woodcosts a bit more but its a lifetime product. Think of it as a greatinvestment that you can use everyday. Secondly, you can never getcarpet as clean as you can wood. Just wipe it and you can eat offthe floor! Third, breathe easier. Imagine, no more dust or allergens

that can get your whole family sick. Fourth, its easier on your body than stone as itabsorbs the shock as you walk and its a lot warmer on your feet. There are more but thebest reason is that nothing compares to the beauty of wood. Wow-wee! Please email ques-tions to [email protected]. ALOHA!

  • If you should have children who spendmore time indoors rather than out-doors, theres an easy and inexpen-sive way to keep them occupied byturning any room into an environmentthat fosters your childs learning and cre-ativity. Make the following suggestedchanges, and you are very likely to think, its too quiet in there, while the kidsplay intently in their new space.

Teachers know what the researchconfirms: Color, space and clutter can

    have a dramatic ef-fect on a childs at-titudes andbehaviors. It canalso affect theirimagination, cre-ativity and abilityto learn, saysP a i n t I d e a s . c o mblogger Angie Stin-ner. Fortunately,creating a soothingenvironment that

helps kids learn and grow is easy. Its alsothe perfect project to bring parents andchildren together for a weekend of fun.All you need is a little paint and some in-spiration.

Here are a few tips for creating theperfect area for learning and fun:

Inspire creativity. When turning up the creativity in a

childs room, a good place to start is the

walls. Research reveals that painting aroom in the colors of nature lightgreen or warm teal can inspire creativ-ity, as well as create a calm learning envi-ronment that promotes a positive state ofmind. Light blue (the color of academics)or light pink or rose, are good colors too, especially for very active children whoneed a calming environment to focus. Be-fore painting, apply three thin coats ofRust-Oleum Magnetic Primer. It trans-forms any wall into a surface that attractsmagnets, so kids can hang their favoritephotos, artwork or school papers withouttape or push pins. Add a few funky mag-nets, but not too many. Too much cluttercan be distracting and have a negativeimpact on focus and creativity.

Let them write on the walls (ordoors or dresser drawers).

Educators recognize that giving kids aspace to express their creativity or justthink out loud is an important compo-

nent of the learning process. Instead ofcreating paper clutter or buying a chalkor dry erase board, why not paint awall, door or dresser drawers withRust-Oleum Chalkboard or Dry ErasePaint? Chalkboard Paint comes inblack, green and a tint base where youcan choose from fun colors such as Peri-winkle or Raspberry. Both Chalkboardand Dry Erase Paint can be applied overexisting paint and instantly turn any sur-face into a space for math problems, po-etry or homework assignments. Its alsogreat for leaving messages or subtle re-minders, like, time to clean your room.

Create a space to work. You dont have to spend a fortune to

give your child the perfect workspace forstudying and homework assignments. You can transform a flea market desk or repurpose a table and chair you al-ready own with a little spray paint.

For most people, overnight house guests gohand-in-hand with the hol-idays. Rather than waitinguntil the last minute, whenstress levels are alreadyhigh, fall is the ideal timeto begin preparing forcompany and refresh theguest bath. You can do afew simple things long be-fore anyone arrives to en-sure their stay is acomfortable one. In fact,

updating a tired bathroomcan be an easy goal toachieve on any budget. You dont need tens ofthousands of dollars. In-stead, a little paint, theproper tools, a few deco-rating elements and somecreativity will do the trick.

Color: light and invitingChanging the color of a

room with interior paint isthe easiest, most cost-ef-fective and most dramatictransformation that can bemade. Since a guest bath-room can be one of thesmaller rooms in a home, use colors that are lightand airy. This will open upthe space, making it appearlarger than it really is. And,even if the guest bath isused by other family mem-bers during the rest of theyear, remember that it

should feel welcoming, soavoid stark whites oroverly bright and trendycolors.

Most importantly, dontskimp on the paintingtools. Since the walls willbe the largest visual area inthe bathroom, you want toensure a professional-look-ing finish that can only beachieved using high-qual-ity painting tools. Purdysnew mini-roller systemwill provide a flawless fin-ish, and its compact light-weight design helps topaint tight spaces like

behind a toilet or aboveand around a sink in lesstime with less mess.

    Fine-tune fixturesIf youre considering re-

placing an old scratchedsink, many acrylic optionscan be purchased at homecenters for less than $100.While youre at it, dontforget to update the faucetas well. Today, faucetscome in a variety of fin-ishes like brushed nickeland oil-rubbed bronze, al-lowing you to easilyfreshen up the appearance

of your bathroom. Manyfixtures are available withmatching accessories liketowel rings, bars and evenrobe hooks.

    HardwareDated cabinet hardware

can easily be brought backto life with a coat ofprimer and paint. If yourewilling to use a little elbowgrease and purchase an in-expensive can of spraypaint, you can transformany dingy handle or knob. You dont have to stick totraditional paint color

choices, either. There area variety of metallic spraypaints available such aschrome, copper, brass andsatin nickel that mimic thelook of these expensivefinishes that you can coor-dinate with your other ac-cessories and fixtures.

old, check connections at both places.Surface bolts should extend through thedoor head and the threshold into the subfloor.

Research shows that new advances invinyl siding can also protect yourhomes exterior. Products on the marketnow include siding that resists winds upto 250 miles per hour. A house will blowoff its foundation at 160 miles per hour.

Brace Garage DoorsGarage doors can be especially at risk

during high winds. Unless you have atested hurricane-resistant door, windsmay force it out of its roller track es-pecially if the track is light weight orsome of the anchor bolts are not inplace. This occurs because the door de-flects too much under excessive windpressure and fails.

If you are building a new home, con-sider installing horizontally braced, sin-glewide garage doors as an alternative todouble overhead doors. Check with yourgarage door manufacturer about retrofitbracing kits for existing homes. Somedoor panels, particularly those that aredoublewide, may require both horizon-tal and vertical bracing for best stability.

    Make Manufactured Homes Wind-Resistant

For homeowners looking for attrac-tive alternatives to traditional homes, manufactured homes may offer the so-lution. Non-permanent foundations canmake these homes more vulnerable towind damage, however, so extra precau-tions during windy seasons is necessary.

Most importantly, make sure yourhome is installed according to the man-ufacturers instructions, said BruceSavage, vice president of public affairsfor the Manufactured Housing Institutein Arlington, Va. It is imperative toproperly anchor down your home, andin the case of severe high winds, followofficial evacuation orders.

Landscape to Shield Your Homefrom High Winds

Properly selected and placed land-scaping can provide excellent wind pro-tection for your home. Trees and shrubsplanted to the north and northwest ofyour home are common windbreaks andcan reduce wind speed for a distance ofas much as 30 times the windbreaksheight. For maximum protection, plantyour windbreaks at a distance from yourhouse two-to-five times the height of the

trees at maturity. To prevent landscaping damage dur-

ing fierce winds, monitor brokenbranches. Large broken branches shouldbe cut all the way back to the mainbranch to impede further destruction.Your best bet, however, is to select land-scaping species that can withstandstrong winds. Good examples includeashes, dogwoods, hickory, most maples, oaks, sycamores and virtually all ever-greens. You can also check the crotchangles (the angle between the branchand the trunk) those with angles be-tween 45 and 60 degrees have a goodchance of surviving strong winds.

Remember, all wind isnt bad when itcomes to your landscaping. Mild tomoderate winds can make trees growstronger, promote better air circulationaround your plants, help minimize fun-gal diseases and of course, pollinatemany of your plants.

  • Can a potential buyer becompelled to make a bigpurchase if a pleasantbackground fragrance appealsto their senses and breaks downtheir defenses? Real estateagents and home sellers thesedays are widely banking on it.

Ambient fragrancing startedto trickle into the real estatemarket years ago, with savvyreal estate agents baking cook-ies or cinnamon rolls in thehomes they were showing tocreate a comforting, deliciouslyscented atmosphere meant toentice buyers. If youre tryingto sell a home in todays chal-lenging real estate market, you

may have tried this technique. However, with the excess ofavailable homes, you may needto think a bit more creatively tomake your home stand out.

The essential oils that areused in the practice of aro-matherapy offer a more practi-cal and potent way to use scentmarketing to move buyers tofeel good about a property.Using even tiny amounts of fa-miliar, tempting aromas likecinnamon, clove, vanilla and or-ange, can fill a whole housewith pleasant ambient fra-grance. An added bonus is thatessential oils are all-natural anddistilled from plants. They are

less likely to elicit the kind ofadverse reactions that harshsynthetic fragrances do.

Aromatherapy expert TomHavran has several ideas tohelp you sell your home. Hecrafts blends for Aura Cacia, purveyor of 100 percent pureand natural essential oils andaromatherapy products. A pas-sionate expert on the proper-ties of essential oils, he hasbeen crafting essential oilblends for 15 years. Learn moreat www.auracacia.com.

His first suggestion is an easyand sleek way to create a warm, comforting atmosphere thatcan help put potential propertybuyers at ease.

Vanilla amber aroma crys-tals. Havran recommends usingvanilla essential oil blendedwith jojoba for this first recipe.

Ingredients: 1 cup coarse-grained,chunky sea salt

1 teaspoon jojoba or grape-seed oil (just enough to make

    the salts glisten and gleam)

25 drops vanilla precious es-sential oil

    10 drops lavender essentialoil

10 drops sweet orange es-sential oil

Directions: Mix salt and oils, pour into a decorative dish orbowl and set out on a table.Placing the crystals in a warmsunny window will help diffusethe delicious aroma throughoutthe room. Stir in additional es-sential oils to boost the scent asneeded.

Fresh flowers and bergamotvacuum powder. This light andtransparent floral/citrus scentwill create a cheerful, friendlyand clean atmosphere to im-press visitors. Since you needto vacuum before each prop-erty showing anyway, this is agreat way to turn the chore intoa smart real estate marketingmove.

    Ingredients: 1 cup baking soda

    35 drops bergamot orangeessential oil

5 drops ylang ylang orneroli (orange flower) essen-tial oil

Directions: Mix baking sodaand essential oils in a canisterand lightly sprinkle over car-pets, then vacuum.

Because essential oils are soconcentrated, a little goes along way. An initial investmentin a small 1/2-ounce bottle of oilwill provide you with enoughapplications to conduct dozensof open houses.

Using essential oils to craftyour own bit of psychologicalscent marketing might providea good return on a small invest-ment. Aromatherapy may giveyou that much-needed uniqueand surprising edge on thecompetition.
