Fotos: Verskaf

The construction of the facili-ty was started in March 2012, butthe job couldnt be completed.

The AWSS has been left witha roofless skeleton of the build-ing for the past few months.

The facility should be a 24squaremetreroomwith12short-term holding cages.

AccordingtoNicciCollins, theshelter manager, the AWSS hashad a need for a proper quaran-tine facility for a few years.

This facility isused tomonitorthe health status of new arrivalsbeforetheyaretransferredtothecattery where they can beviewed for adoption.

Currently these cats are ac-commodated in wire cages in awendy house, where its very hotin summer and cold in winter.

Nicci adds that its crucial thefacility be completed before Sep-tember, when the next kittenseason starts.

Between October and Aprilhundreds of kittens and cats areadmitted to the shelter. We cur-rently only have two cat rooms, with a total of 20 cages.

We desperately need this ad-ditional facility to manage thesituation and secure the safety

and well-being of all the kittensthat will be needing homes.

The AWSS currently needsabout R40 000 to complete the fa-cility.

    Any contributions will begreatly appreciated.

    Donations of services or mate-

rials such as galvanised steelgates for the cages or tiles for thefloors and cages are also verywelcome.

For further informationon thefacility or to make a donation, call Elmarie Immelman (catterymanager) on 083 692 9549 or send

    verkoop.Misoestewasnie ietswathulle

geken het nie.Daar was die rooispinnekop-

Build a cohesive communityIN the highly competitive worldof real estate, there is not muchtime for focusing on anythingbut thebusiness.Butwhenanagentlooks beyond the houses on hisbooks, and takes note of the needsof thewider community, the resultscan be significant.

One such example is Doug Gurrof Pam Golding PropertiesFranschhoek office, who fromsmall initial acts of outreach hasbuilt a registerednon-profit organi-sation that is changing the lives ofhundreds of children in theFranschhoek Valley.

Gurr moved to Franschhoek in2002, and immediately began inter-acting with children from the localtownship schools. This gave himfirst-hand experience of the direconditions inwhich they lived.Andparticularly, the poorly equippedschooling facilities often at greatdistance from their homes andwithout reliable public transport.

Gurr joined hands with anotherlocal resident, American DaveRiordan, and they began spendingtheir free time reading stories tochildrenataprimaryschoolandor-ganising sports activities for them. From this, The Kusasa Project(tomorrow in Xhosa) was born. Vol-unteers were recruited and the pro-gramme began expanding to in-clude additional schools and abroader range of outreach activi-ties. The programme was regis-tered as a charitable trust in SouthAfrica in 2007and is now also regis-tered in the UK and Holland, andhas affiliation in the USA.

Today,TheKusasaProjectreach-es nearly 2 000 children at six differ-

ent schools, a number of crchesand its own Early Learning Centre, which opened in January 2012.

The projects Breakfast Clubfeeds over 700 children every daywhile over 60volunteers read to thechildren, help them with home-work and transport, and organisefield trips to broaden their hori-zons. The project also raises fundsfor high school scholarships andschooluniforms, andoffersclubs inactivities such as ballet, chess, art, soccerandrunning. Life-skills pro-grammes help build the childrensself-confidence and teach positivesocial interaction, emphasisingvalues of respect and unity.

Gurrsaysmanyof thevolunteersare affluent residents of the valleyand its upmarket security estates,as well as children of the privateBridgeHouse school.Asa result, hesays, the project is doing more thanjust providing educational assist-ance its also building bridges be-tween communities who might oth-erwise never connect with one an-other. We believe these childrenare far less likely to travel down anegative path if they come to knowandunderstand thebroader societyand wider world. The wealthierside of Franschhoek is a communi-ty that reaches out to those less for-tunateandwehaveprovidedavehi-cle by which they can engage thisdesire to a very positive effect, says Gurr.

PGPs MD for the Boland andOverberg regions, Annien Borg,saystheprojecthashelpedshiftper-ceptions in the valley in a very posi-tive way.The area in which Kusa-sa operates used to be a cause for

concern for many residents, whoworried about crime and the effecton property values in the valley. This kind of negative perceptionkeeps businesses away, preventsdevelopment and erodes the senseof community cohesiveness.

What Kusasa is doing is to liter-ally bridge that chasm and replacenegative perceptions with positiveinter-personal interactions thatare changing peoples views of oneanother for the better.

PGPs involvement with theproject has included sponsorship ofsoccer teams and volunteer in-volvement by its Franschhoekagents and support staff.

Gurr was also awarded the com-panys national Lions Award thisyear, recognising an agent who hascontributed to positive change inhis community, and who embodiessocial upliftment and good corpo-rate citizenship.

    We believed we could raise

funds and motivate and encourageothers to get involved if we estab-lished a registered organisationthat was structured, professionaland business-like. This has workedas planned, but the true success ofThe Kusasa Project is down to thewonderful volunteers, plus the le-gions of generous supporters whoembrace and understand the joy of

givingand the critical natureof glo-bal social responsibility.

For more information on proper-ty for sale in Franschhoek or TheKusasa Project, contact Doug Gurron 021 876 2100, 072 460 2586 or [email protected]. PGPsMD for the Boland and Overberg re-gions, Annien Borg, can be reachedat [email protected].

PGP agent Doug Gurr (right) receiving the 2012 Lions Award from AnthonyStroebel, PGPs innovation and creative consultant.

A network of over 60 volunteers readto thechildren, help themwithhome-work and transport, and organisefield trips.

Just Where are Property Values Going?IF only we had that crystalball . . . There are a myriad ofdifferent opinions on what thefuture will bring in terms ofproperty values. But experts doagree on a few strong possibili-ties over the next few years.

Its important, inmakingpre-dictions, to appreciate that onefundamental need that all hu-mans have is housing. Not onlyis it a need, its also a right.

That being the case, we cancorrectly assume there will al-ways be a demand for property.

All markets are driven bysupplyanddemand.Thegreaterthedemandandsmallerthesup-ply, the more prices increase.

The drop in property valuesover the past few years has beena product of a global economiccrisis, resulting from the irre-sponsible activities of financial

powerhousesandgovernments. But it was also a correction

    of previously over-valued prop-erty the product of 30% 35%property price escalations in2004 to 2006.

Many agree that propertieshave devalued to now representexcellent value the necessarycorrection has taken place andvalues are market-related.

What the experts now agree on is that weare unlikely to see any significant growthover thenext fewyears. However, therecouldbe exceptions. Areas of growth are expectedto be around transport nodes. So people whowork in Cape Town will now be able to liveinoutlyingareas thatareservicedbytheRap-id Transport System. Or in Gauteng, nodessurrounding the Gautrain stations should of-fer a new alternative to those who work inPretoria and Sandton.

There is still anoticeabledemand forWest-ernCapeproperties fromthose living furthernorth in South Africa.

If this demand continues, there is a goodpossibilitythat futuregrowthinpropertyval-ues could exceed national averages.

Positive news for the consumer is that in-flations rates seem to have been brought un-der control, at least for now. This means that, while it was anticipated interest rates wouldincrease later this year, there is now a strongcase for interest rates to be dropped later thisyear, or early next year. This always has a

positive impact on the property market. Pur-chasersare then inaposition toaffordahigh-er mortgage bond which encourages many topurchase who may have been holding off.

If youre a purchaser it would appear thatnow is the best time to buy property. Interestratesare low,propertyvalueshavedepreciat-ed to the point they now represent great val-ue, and it is unlikely prices will fall further.

If you are a property seller it seems unlike-ly that the value of property will improvemuch in the short term. But if you dont needto sell, thendont. If therereno furtherglobal

economic meltdowns we should see healthygrowth in property values in 5 10 years.

As uncertain as the future may be, onething is for sure: We all need a roof over ourhead. Property remains a solid investmentover time and provides you not only with ahome, but with an asset that will grow andprove more resilient than many other formsof investment.

Mulching recommended for winter gardenWE planted our spring flow-ering bulbs in the autumnjust as the soil cooled. Why?Because the drop in tempera-ture was the trigger that toldour sleeping bulbs that it wastime to wake up and startgrowing.

Whats next? Well, thetruth is, bulbs need littlemaintenance once planted.

First, a word about mulch-ing as I recommend it in allgardens. Inanutshell,mulch-ing acts as a barrier to keepsunlight and some air away

from the surface of the soil. This can be both good andbad. First some pros:) If soil temperatures are

kept relatively even, rootsare less likely to be stressedby extremes in temperature.)Water evaporates more

slowly from soil that is cooland protected from the wind, and in our country, water isa precious resource. (Its alsohandy to cut down on labour less watering equals lesstime working!)) A layer of mulch tucked

    overyoursoilprotects it fromerosion.)Without sunlight, some

seeds will not germinatewhich means that manyweeds are foiled.) Organic mulches (like

bark chips, raked leaves, leafmould, compost or even nutshells) do break down gradu-ally and contribute to the nu-trients in the soil.)Mulching creates a

friendly environment for thetiny, often microscopic, liv-ing elements that inhabit the

soil (like beneficial bacteria, fungi and micro-organisms).These are absolutely vital forthe health of the soil.

Two little cons:) Slugs and cutworms also

like cool, moist, dark placesso, to minimise bug attacksits best to use a thin layer ofmulch and to keep it awayfrom plant bases.)Watch out for water log-

ging: if the soil gets too wet, rakeyourmulchaside andal-low the soil to dry out.
