ANEW partnership be-tween the Western Capedepartment of agricul-ture, Stellenbosch Municipalityand local NGOs aims to steriliseabout 70% of the cats and dogsin Kayamandi.

Western Cape premier HelenZille, agriculture MEC Gerritvan Rensburg, and Stellenboschmayor Conrad Sidego attendedthe launch of the programme inKayamandi on Monday.

Zille explained that this pilotproject would be replicated inother areas if it proved success-ful. The government could onlyafford to do one big sterilisationproject, and Kayamandi is theperfect area to launch the pilotproject because of the closecooperation already takingplace between the municipalityand NGOs.

The provincial governmenthas contributed R500 000 for theproject, and will be providingtechnical expertise. Stellen-bosch municipality has commit-ted R400 000 to the Animal Wel-fare Society (AWS) for use in theprogramme.

The first phase of the pro-gramme involves an animal cen-

sus. Volunteers from the AWS,along with residents and offi-cials from the Department of Ag-riculture, are working togetherto count all the animals in Kaya-mandi and vaccinate themagainst rabies.

The second phase of the pro-

gramme will run from Septem-ber toFebruary;during this timethe animals will be sterilised.

The main aim of this pilot isto reduce the number of un-wanted litters, improve animalhealth and welfare, and limitunnecessary euthanasia.

    Pravin Gordhan: Worldneeds better future

    SAMANTHA VAN DEN BERG

THE world needs a vision of a betterfuture in which the two to threebillion poor people are assured ofa decent life, employment and the free-dom to develop equitably.

This was the opinion of finance minis-ter Pravin Gordhan during his welcom-ing address to delegates at the 16th WorldEconomic History Congress (WEHC2012) in Stellenbosch on Monday.

The congress was hosted by Stellen-bosch University from 9 to 13 July.

This years congress, with the themeThe Roots of Development, is the firstever to have been held in Africa. It wasattendedbysome800delegatesfromrightacross the world.

According to Gordhan, the global fi-nancial crisis of 2008 was a catalyticevent altering our understanding ofhow the world works. It accentuated thepolitical, social and economic fault linesin our global society.

It also raised questions about the sus-tainability of the present path of growthand development.

Someof these focusonthedevelopmentof widespread inequality, growing unem-ployment especially among the youth and the growing gap between the politi-cal and economic elites.

According to Gordhan, the presentcrisis has also highlighted some interest-ing trends. He said that whilst the finan-cial crisis might drag on for as long as20 years in developed countries, the big-geremergingeconomieshavebecomethenew engines in economic growth and re-duction of poverty.

He used Brazil, China and India as ex-amples of major developing countriesthat have shown resilience in the face ofuncertain global prospects.

He also pointed out that African coun-tries are in better shape today after im-proving the management of their econo-miessomethingthat is insharpcontrastwith the 80s and early 90s. The Asiancrisis in 1998 provided important lessonsthat have contributed to the stronger de-veloping countries today. It shows that

history does matter. Lessons have beenlearnt, but not in all cases.

He added that the crisis has also askedof us to challenge the silos within whichwe operate. We now need to draw fromdifferent disciplines to gain a better un-derstanding of the world we live in. Psy-chology, sociology, politics and historyall have vital perspectives on the crisisand its consequences.

Gordhan said that whilst there aremany possible routes to economic and so-cial progress, it is clear that one sizedoesnt fit all.

You sit on the southern tip of a conti-nent that is very optimistic about its fu-ture. Sub-Saharan Africa is growing rap-idly, and Africa is on the cusp of a majormulti-dimensional transformation.

This is theageofemergingeconomies, and we have to ask what it is that SouthAfrica, and other countries caught in apattern of unequal and inadequategrowth, need to do in order to achieve in-clusiveandrapideconomicparticipationand development.

    Onthou Jamestown was

Harcourts Platinum hits No 2IT has been an exciting ride forHarcourts top Western Capeoffice Harcourts Platinumfrom Somerset West.

Challengingeconomic timesanda depressed property markethavent stood in their way. In fact, according to principal SteveCaradoc-Davies, tougher times likethese allow those who really dothings differently to stand out.

In a booming property marketalmost anyone can sell property, says Caradoc-Davies. But in atough market its the real estatecompanies that take the initiative, innovate new selling methods andservice offerings, and find betterways to market property and at-tract buyers, that really stand out.Customers can see the difference, andselect thesecompanies thatcanachieve resultswhenothersdont.

Much has changed in HarcourtsPlatinum over the past five years, when they were positioned 26th inthe group, then called Homenet.TheirofficemovedfromMainStreetSomerset West to outside SomersetMall. Their property group changedits name to Harcourts. Their agentnumbers have doubled to 15.

And they quickly moved to thenumber-one Western Cape officefor Harcourts South Africa.

But the real reason for their suc-cess is their focus on the customer.Real estate, for far too long, hasntbeenthatinterestedinwhatthecus-tomer wants, says Caradoc-Davies.Agentswouldtypicallytellthe seller what they could get intermsofmarketingandservice, andthe seller had little choice otherthan selecting the company theywould work with.

But six years ago we decided tochange that. We introduced a rangeof different marketing and sellingoptions for sellers, and decided togive them choice. The result is thatour business is five times the sizeit was, and our customers can seethat we offer them more.

Wevealsobeen leading thewaywe use technology to assist our cus-tomers, and set new standards ofservice with our money-back serv-ice guarantee.

Their recipe for success must beworking. Four years ago theymoved into the top 10, with a 9th po-sition nationally. Every year has

seen an improvement going tofifth, and then third nationally lastyear.

Says Caradoc-Davies: Compet-ing against some really strong Har-courts offices in Pretoria, Midrand, and the West Rand is really tough. Most of these offices have doublethe number of agents, and marketsthat are a lot larger than ours.

But at the national HarcourtsSouth Africa conference held at theWild Coast Sun last month, Har-courts Platinum was honouredwith its best achievement yet sec-ond place nationally.

    Thats an incredible achieve-

ment for us, says Caradoc-Davies.Im so proud of the team who havegiven their best over the past year.Everyone at Harcourts Platinumlives by our values and has contrib-uted to our success.

But Imalsodelighted that someof our team members were hon-oured individually as well.

In addition to their second posi-tion nationally, Dawn Spray wasrecognised as office administratorof theyear the second timeshehasreceived this honour. Jason Huttonwas awarded marketer of the year given to the individual agent whohas innovated the best individual

branding and marketing in thegroup. Jason also came second inthe group for sole mandate listingssold, and 10th for number of unitssold.

Michael Pashley, no stranger toHarcourts National awards, wasplaced in 11th position for top salesagent nationally and he has con-sistently been positioned in the top20 in the Harcourts Group.

Jason Hutton was again hon-oured, this timebeingplacedfourthnationally for top agent his bestachievement to date in his real es-tate career. In addition to this, hewasawardedmembershiptotheex-clusive Harcourts Blue CircleSociety, where he was placed thirdandwhereonlyaselect fewagentsbecome members due to their con-sistently outstanding results.

Harcourts Platinum was alsoplaced 10th nationally for salescommission earned per agent anindication of a mature businesswhere all agents are successful, notjust a few.

Itsbeenanoutstandingyear forus. But were not finished yet, saysCaradoc-Davies. A winter solution for frozen buyersCARS need anti-freeze in winter and so,it seems, do many potential homebuyerswho find themselves stalled now in thesearch for a suitable property.

Part of the problem is that there is justsomuchtochoosefrominthecurrentmar-ket that many prospective buyers worryabout missing something better and pos-sibly cheaper if they make a purchasingdecision too soon, says Jan Davel, MD ofthe RealNet estate agency group.

On the other hand, some buyers justfreeze up at the idea of having to makea long-term financial commitment. Eventhough they are keen to become home-owners and believe they have found therightproperty, they just cantbring them-selves to sign an offer.

And, he says, since the purchase of ahomeisoneof themost importantand far-reaching financial decisions most peoplewill ever make, this state of uncertaintyis not something they should ignore.

You should never discount your in-stincts, but take the time tobacktrackandfind out what is causing the conflict be-tween wanting to buy and being unableto make a decision. In our experience, theroot cause is usually a concern aboutmoney, and fortunately there are severalconstructivewaystoaddressthisconcernand proceed with your buying plans.

You can start, for example, by askinganagentyou trust to showyousomemorehomes in a lower price bracket. It is pru-dent to buy for less than you can actuallyafford and create a buffer for yourself in

case of financial emergency, over andabove the margin most mortgage lendersarenowbuilding into their loanqualifica-tioncalculationstoensureborrowerswillbe able to cope with the rising costs ofhome ownership and maintenance, aswell as possible interest rate increases.

Or, says Davel, if youre intending tobuy primarily because you plan to starta family, perhaps you need to reassessyour ability to accomplish two big finan-cial goals at the same time. It is hard tocopewithamortgageandburgeoningfam-ily expenses all at once and constantlyhaving to worry about cash flow does tar-nish the pleasure of home ownership.

Theanswer is toberealisticat theout-set about how your financial pie is andwill be sliced up, and if necessary to setyour current sights on a less expensivehome that will mean a smaller home loanrepayment every month and the chanceto eliminate other debts and improveyour cash flow. That way, youll be ableto buy and retain your peace of mind.

And finally, he notes, if what youreworriedaboutis thefutureof thepropertymarket and its possible effects on your in-vestment, you need to know that anyhome you can comfortably afford, is ingood condition and in a good neighbour-hood,willbeagood investmentover time.

What you should be more concernedabout is buying your own property andstarting to build wealth as soon as possi-ble insteadofcontinuingtopayrentwhileyou sit on the fence.

    What makes a good estateagent?

HAVE you ever wondered the answer tothis question? Perhaps youve been won-dering how to identify an agent you wanttoworkwith.Orperhapsyouvebeencon-sidering entering the real estate indus-try.

Somemaybeforgivenforthinkingthatthe best estate agents are the ones withthe most experience in the local market. Its true, experience is a necessity butitdoesntonitsown, determineifanagentis any good.

Could it be their ability to value pro-perty? Again, its an important skill, butstill no guarantee youre working with areallygoodagent or that theywill be suc-cessful.

Some feel its an agents ability to usetechnology to communicate instantlywithpotential buyers andshowcase theirlistings to the buyers. True, this is an im-portant component of the service theyneed to offer. But it has no connectionwith their ability.

Is it their ability to sell ice to anEskimo? That smooth sales-talk that topsales people are meant to possess. Well, the ability to communicate to people isa critical skill, but people just arentfooled by fancy words and emptypromises any more.

Its true that estate agents sell proper-ty. But that is just a product of a very im-portant ability. Its this ability that setsthe best apart from the rest.

The ability we are referring to is theability to listen to their customers needsand then determine the service, product,or offering that will help them bestachieve their needs.

What does the customer want?Whether a seller, buyer, tenant, or land-lord just what do you want to achieve?Once thatsbeenidentified, theywill thenhavetheskill toofferthemwhateverserv-ice or product meets those needs.

The truth is, its aboutpeople.Showinga personal interest. Listening. Puttingthe customer first. Addressing yourneeds. An estate agent who does this, andwho really cares about his or her custom-er and their needs, wins the trust of theircustomer.

Yes, they need everything else we havementioned above: local area knowledge, theability toprice correctly, access to thebest technology, the ability to market aproperty really well, and good communi-cation skills.

But if they dont listen if they dontaddress the individual needs of the cus-tomer then none of the other stuff reallymatters.

And its no surprise that the customer, over the past decade, has come to expectmore. We live in a global world where wecan educate ourselves. We expect hones-ty. We demand transparency. And wedont want any smart sales-talk.

Give me a genuine, sincere, hard-working estate agent with the skills andtools necessary and a genuine interestin what I need as a customer and thatswho will do the best job for me.

As a customer, make sure you selectanagentwhodoes just that. Ifyouarecon-templatingentering the industryandyouthinkyouare thepersondescribedabove, then get stuck in!

These agents are like gold. Theyre outthere. And theyre refreshing to workwith. Keep looking until you find one.) SteveCaradoc-Davies isprincipal
