The deadline is loom-ing for homeownerslooking to save

money — and enjoy a sig-nificant tax credit — bymaking energy-efficient im-provements to their home.

The stimulus legislationthat President Obamasigned soon after taking of-fice providing energy-effi-ciency credits for up to 30percent or $1,500 of the costof certain energy upgradesexpires at the end of thisyear.

According to EnergyStar, a joint program of theU.S. Environmental Protec-tion Agency and the U.S.

Department of Energy, atypical household spendsabout $2,000 a year on en-ergy bills. By incorporatingEnergy Star appliances andother energy-efficient com-ponents into your home,you can save about a thirdon your energy bill. The ex-panded tax credit moneyavailable to homeowners

on top of these sav-ings is icing on thecake!

“Time is runningout for homeown-ers to take advan-tage of these taxbenefits. It’s a goodidea to act now, tomake changes in

The word is out andpeople are flockingto purchase photo-

voltaic (PV) systems to re-duce or eliminate theirelectrical bills. There are avirtually unlimited amountof products available todayfor residential applications,and many companies aretouting the amount of elec-tricity that their panelsproduce.

Of course, this is onlypart of the equation. Oncethe panels produce electri-

cal power, that powerneeds to be converted fromdirect current (DC) to al-ternating current (AC) anddelivered into your electri-cal panel. Choosing theright combination of prod-ucts to produce the mostenergy can be challenging,but there is one combina-tion that is clearly the bestone available now. We callit the “perfect match.”

Sanyo panels and En-phase micro inverters aredesigned for each other

Hawaii homeownershave been listeningto news of improv-

ing real estate sales and val-ues, and economic growthfueled by the tourism in-dustry recording significantgains.

However, for thosethinking of upgrades, re-models and repairs, thereare also signs of impendingreturn to pre-recession ma-terials and labor costs forbuilding and remodelingservices, materials andcomponents.

“If you wait much longer,you will simply pay more,”says Gerald Peters of HPSConstruction Services Ltd.“These are not scare orsales tactics. This is what’shappening.”

Now past the secondyear of the incredible reces-sion, the Hawaii buildingand remodeling industryhas basically been treadingwater and setting prices atthe breakeven point inorder to forestall layoffs.Lumber and most otherprices fell to mid- to early-2000 levels, and thosehomeowners with a senseof optimism that “whatgoes down, will go up,”have captured a windfall of

bargain-buys from A to Z.“Many of the Hawaii re-

modeling leaders are start-ing to report some decentbacklogs, which bodes wellfor one of Hawaii’s othermost important economicengine drivers — the con-struction and remodelingindustry,” Peters adds. “Butthat isn’t good news forHawaii’s bargain hunters,who for the past two years,have been able throughoutthe recession to play onecontractor against another,oftentimes forgetting qual-ity in the name of price.”

However, as excess lum-ber, kitchen and bath com-ponents, and plumbing andelectrical and other raw-fin-ished component invento-ries continue to shrink,Peters predicts Hawaii willsee not only 2007-2008pricing levels return, buteven higher prices as sup-plier and services compa-

nies work to recoverhealthy balance sheets.

HPS Construction Ser-vices has been emphasizinglow-cost, high-valuekitchen and bath upgradesand remodels. It’s the so-called “plug in kitchen andbath revolution,” in whichhome and condo ownerscan save 40 percent andmore over traditional ap-proaches, by keeping thefundamental utilities wherethey are, and not movingdrain and water supply, notto mention electrical serv-ice.

“We will continue this af-fordable, needed kamaainaoption despite the comingend of the recession, butpeople should not delaycalling because they thinkprices will go lower any-more,” Peters says.

The no-no’s about usinghardwood near a watersource are vanishing.

And while allowing water torest on a wooden surface forextended periods will alwaysbe a no-no, the American Hard-wood Information Center findsthat more design professionalsare saying yes to client requestsfor the warmth, charm and rich-ness of natural wood no matterwhere it’s used— in the bath,the kitchen andeven the base-ment.

“I recently de-signed a bath-room that wasall hardwood,”reports DouglasWright of Miller& Wright Archi-tects in NewYork City. “Theonly place weused stone wasin the shower.Everything elsewas maple —floor, walls, ceil-ing.” Whatabout the in-evitable splash-ing that bathsare prone to?

But remember— it’s important

to always dry splashes immedi-ately. With normal use andproper cleaning, these surfacesshould last indefinitely. Wrightadds that for greater dampnessprotection, “We applied severalcoats of matte polyurethane. If

water splatters out of the sinkor shower, it doesn’t stain any-thing and with that low-lusterfinish, the wood looks com-pletely natural.”

For a New Hampshirekitchen, Wright designed a

maple backsplash and counter.Wood as a kitchen work sur-face “seemed kind of crazy atthe time,” he says, “but itturned out beautifully.” Hisonly caveat: Use a cuttingboard to avoid possiblescratches or scars.

To extend the durability ofany work surface, a protectivesealer is always wise. “Applyingthree coats of polyurethane tohardwood allows the rich,warm color to come through,

and you don’t have to worryabout the surface,” Wright says.“It resists water and cleans eas-ily — just wipe up the splashesand spills.” Other pros agree.

Indianapolis kitchen and in-terior designer Janice Pattee

had no qualms aboutspecifying a walnutcountertop for thepeninsula in a kitchenmakeover. “The cabi-nets were white-painted maple. Forcontrast, the clientchose grained wood.”She particularly lovedthe double-ogee edgethat made the penin-sula look like fine fur-niture. Though it’smainly a breakfast bar,it often serves as auxil-iary work space.

In another kitchenremodel, Mark T. White ofKitchen Encounters in Annapo-lis used another elegant hard-wood to create the circularextension to a stone countertopand the top of a rectangular is-land. “The clients chose cherrybecause of its color and grain,”he says. “The surfaces werelightly stained for color unifor-mity, then a top coat and sealerwere applied — four coats inall. Of course we urged usingcutting boards and trivets, to

prevent possible damage fromsharp knives or hot pots.”

The flooring, which flowsinto a formal dining room anda casual family room, is oakwith a light- to medium-brownstain. “In an open kitchen likethis,” says White, “if we’dswitched to tile or some othersurface, the floor would’ve be-come an awkward interruption.And people prefer hardwood totile or other kitchen flooringmaterials. It’s generally morecomfortable on the legs andfeet, and more forgiving if youdrop something.”

New York City interior de-signer John A. Buscarello isparticularly proud of the wood-enhanced basement he com-pleted in a Long Island home.Dampness was a potentialproblem because the space wasmostly below grade.

“The white oak floor is overa plywood subfloor that wasbuilt above a liquid vapor bar-rier applied to the concrete,”Buscarello says. “Several coatsof polyurethane were appliedto the oak, so the surface is pro-tected and can be cleaned witha damp or dry mop.”
