Our Background:Our HistoryOur roots date back to 1995 when current StreetLinks COO, Tony Ebeyer, founded Superior Appraisal Services, which grew to be the largest and most technologically advanced appraisal firm in Indiana.Four former Superior appraisers still hold key management positions at StreetLinks today.

In 2008, Superior’s innovation and focus on quality, timely appraisals was recognized as industry-leading in light of the new HVCC regulations. The company was purchased by NFI, parent company of former lending giant NovaStar Financial, bringing with it key management staff, including current CEO, Steve Haslam. The company was renamed StreetLinks National Appraisal Services and quickly became one of the fastest growing, most reputable appraisal management companies (AMCs) in the industry.

In 2010, StreetLinks acquired majority ownership in leading mortgage technology firm, Corvisa, who would provide a self-managed appraisal software platform to complement StreetLinks AMC services and offer lenders a complete suite of appraisal management options. Today under the StreetLinks Lender Solutions brand we continue to expand and enhance our valuation offerings to maintain the highest level of quality and service available on the market and serve as a true solution partner to our clients.

LenderPlus™ Coverage StreetLinks is a nationwide provider with more than 27,000 appraisers – including over 21,000 FHA certified appraisers - covering all 50 states, Guam, Puerto Rico and U.S. Virgin Islands.

Appraiser Approval ProcessAll StreetLinks LenderPlus™ appraisers must meet rigorous requirements for experience and licensure. These criteria can be refined to meet your specific needs:

• Minimum of 2 full years of residential appraisal experience• Licensed or certified by each state included within their service area, with licensure verified for ASC

compliance and FHA eligibility• Current and adequate E & O policies• Pass checks against all major exclusionary lists as well as client-specific exclusionary lists• Acceptance of StreetLinks LenderPlus™ quality and delivery requirements, disciplinary policy, non-

influence/independence agreement, conflict of interest agreement and confidentiality agreement.

StreetLinks ensures that our appraisers continue to meet these qualifications throughout their tenure on our panel by:

• Monitoring licensure status and eligibility credentials• Daily cross-checks of the ASC Appraisal Subcommittee database to automatically remove

assignment eligibility from appraisers with invalid licenses or standing• Weekly cross-checks of the HUD/FHA database to automatically remove FHA assignment eligibility

from ineligible appraisers or to add eligibility for newly FHA certified appraisers• Providing appraisers with three email notifications prior to the expiration of their appraiser license

Appraisal Management ProcessStreetLinks LenderPlus™ combines advanced technologies with an educated, resolution-focused staff to drive quick turn-times without compromising quality. Below is an overview of our appraisal process:

1. Easy OrderingSimply enter your order in the online LenderPlus™ portal and we’ll handle the rest! StreetLinks order processing staff operates 13 hours a day to process and assign orders in less than one hour of receipt.

2. Fair AssignmentOur proprietary IQ-Select™ Appraiser Selection Process incorporates key quality-driven criteria - not fees – to ensure the best, most qualified appraiser is assigned to each order:

• Proximity – To ensure market expertise, we only consider appraisers within a maximum 20 mile radius of the subject property in suburban/urban areas and a maximum 50 miles in rural areas, however our national average is 7.85 miles in urban areas, 13.7 miles in rural areas and a mere 10 miles across all properties.

• Quality – Each manually pre-underwritten appraisal receives a quality control rating upon completion. Ratings for each appraiser are averaged and displayed during order assignment.

• Capacity – StreetLinks tracks and maintains capacity metering on each appraiser. Appraisers that have reached their predetermined capacity are not considered for assignment unless a management exception is granted.

• Service – StreetLinks tracks and logs performance metrics at each stage of the appraisal process including: acceptance, scheduling, submission, responses and average revision requests. Data for each appraiser is compiled and displayed during order assignment.

3. Timely Communicat ion & SupportStreetLinks’ proactive communications with you and our appraisers reduces turn-times and funding delays. We GUARANTEE that your calls will be answered within an average of 5 seconds, online communications will be responded to within an average of 30 minutes and your system messages will be responded to in an average of 12 minutes. We also have a staff of onsite Appraisal Advocates who, as senior Licensed/Certified appraisers, are responsible for responding to underwriter inquiries and conducting any necessary post-appraisal communications between your team and our appraisers.

4. Customized Quality ControlStreetLinks boasts an onsite staff of over 150 USPAP Certified quality control professionals. Each appraisal report undergoes a manual pre-underwriting check by a QC staff member before delivery to you and is analyzed against Fannie/Freddie, FHA, USPAP and your custom guidelines for conformity and accuracy.

Appraiser IndependenceAs an AMC, LenderPlus™ completely separates your loan production staff from appraiser selection and appraiser communications, eliminating any potential compliance risks. Once your order is placed, we’ll handle everything including assigning the appraisal, managing expectations and communicating with the appraiser, and performing an pre-underwriting check against regulatory standards and your company’s unique requirements. All actions and communications are tracked for every report.

We provide a StreetLinks Certificate of Compliance with every appraisal report, along with our exclusive Warranty of Appraisal Quality and Appraiser Competence.

• Distinct Role-based Access Permissions - clearly separate system functions for loan production and non-loan production staff so that production staff cannot select the appraiser or even know their identity until the report is delivered, preventing any improper influence.
