Pricing Your Property

Determining price is one of the most critical steps in preparing your home for sale. A well priced home often sells quickly once it is put on the market.

When your home is priced right from the outset, youmaximize your opportunity of reaching the mostqualified buyers and obtaining top dollar.

Page 9: Pre-Listing Presentation

Tips for Preparing Your Home For Sale

•Tidy up the grounds, porches and garage. Keep the lawn trimmed and edged. Make sure that your yard is clean.•Your front door adds to that first impression – be sure it is scrubbed or repainted if necessary.•Wash windows and clean/dust window coverings.•If any decorating or painting is needed (especially in the kitchen), do it now! Twenty dollars worth of paint will make a much larger difference in the sales price.•Bathrooms help sell homes. Make this room sparkle.

Page 10: Pre-Listing Presentation

•Illumination is like a welcome sign. Replace bulbs and turn on the lights.•Wash dishes, make beds, put away clothes and straighten up.•Keep pets out of the way during showings – many people are allergic.•Leave the showing to the salesperson. The salesperson knows the buyer’s requirements and can best emphasize the features of your home.

Page 11: Pre-Listing Presentation

•Don’t discuss anything about the sale with a potential customer. Let your Agent discuss price, terms, possession and other items concerning the Sale. Your agent is qualified to bring negotiations to a favorable conclusion.

•Never apologize for appearance, it either distracts or accentuates the problem.

•Pack away valuables, store extra furniture, knick-knacks and medicines.

Page 12: Pre-Listing Presentation

Call me for recommendations on how to stage the property for presentation to prospective buyers. That is part of my expertise.

Pretend you are seeing your home for the first time,

through a buyer’s eyes.

No Buyer Notification.

My Buyer Instant-Notification Program

Right from the start, hundreds of buyers are notified via e-mail of your new listing. They receive information regarding your property as well as pictures and maps of your home.

Along with the general public, an e-mail promotion of your property goes out to relocation companies, other agents, and title officers.

Recently, on Coldwellbanker.com, an article stated that Coldwell Banker branded websites have the highest number of unique visitors among all national real estate franchise brands in 2011. At Coldwell Banker Spinks Brown Durand, we take special strides to optimize your listing’s web exposure. In today’s technologically-fascinated world, we know most home searches begin on the internet.

Page 21: Pre-Listing Presentation

You can have the utmost confidence that your property will reach more buyers than placing an ad in the newspaper as was done back in the day. With greater exposure comes increased chances of a quicker sale.Whether you are buying or selling, take a quick look at our Visual Tour listings to see one of the ways our agents showcase homes.  Take a look at the article from www.coldwellbanker.com to see the effectiveness of going with a CB branded company!
