Districts and DevelopmentsWhere can you live in Abu Dhabi? We’ve got the scoop on the capital’s top districts. Now simply turn to our colour-coded map (pg12) to pinpoint their location.

Abu Dhabi City District Considered to be one of the richest cities in the world, Abu Dhabi is a cosmopolitan metropolis and a major cultural and commercial centre due to its position as the capital. The city offers a strikingly contrasting landscape, from sandy beaches and skyscrapers to rolling desert dunes. Joined to the mainland by the Maqta and Mussafah bridges, some of the key suburbs in the city include Khalifa, Electra, Hamdan, Mussafah (residential and industrial) and the beautiful waterfront Corniche. The emirate also consists of the eastern oasis of Al Ain, better known as the Green City. Abu Dhabi is also very well connected to the other huge island developments underway, such as, Al Raha Beach, Saadiyat Island and Al Reem Island.

Al Reef District Al Reef Villas is Abu Dhabi’s first

integrated residential community. Developed by Manazel Real Estate, one of the UAE’s leading developers, Al Reef consists of contemporary apartments, four themed community villas and townhouses and mixed-use projects, bringing together social, retail and commercial facilities for the entire community. The gated communities, with security-controlled access, are linked by wonderfully landscaped green spaces, providing areas for recreation and relaxation and walkways to community facilities. The development will also feature a luxury hotel, state of the art gymnasiums, private pools, barbecue areas and expansive private gardens.

Al Raha Beach Built alongside 5.2 million square metres of natural beach front, Al Raha Beach will provide a unique lifestyle through its world-class residential, commercial

and entertainment facilities. When complete it will be home to 120,000 residents. The development offers dynamic waterfront living amidst retail outlets, galleries, restaurants and cafés and private beaches. A central business district also forms part of the development, where iconic office towers are set around an impressive circular marina - home to the new World Trade Center. Located on the beach side of the main highway leading into Abu Dhabi from Dubai, the development consists of eight precincts, each with their own distinct personalities and appeal. Al Raha Beach is also one of the first designated areas where non-UAE nationals can invest in leasehold property in Abu Dhabi.

Al Reem Island Located approximately 600 meters away from Abu Dhabi’s coast, Al Reem Island will be

one of the largest and most impressive tourist developments in the world consisting of residential and commercial projects. The island will house hotels, restaurants, gardens, art galleries, museums, an aquarium, amusement parks for children and a diverse wildlife reserve. Water activities will form a major part of the island lifestyle including waterskiing, snorkeling, scuba diving, fishing and sailing. The island will be connected to Abu Dhabi City by two modern bridges with a third bridge eventually connecting directly to the main Dubai highway. Abu Dhabi International Airport is approximately 20 minutes away by road.

Saadiyat IslandJust 500 metres off the coast of Abu Dhabi, Saadiyat Island will be a destination experience of rich depth and diversity. Just seven minutes from Abu Dhabi City, 15 minutes from Abu Dhabi International Airport and one hour from Dubai, the development is connected to the mainland via two major highway bridges.. Offering a relaxed waterfront home for residents and a vibrant hub for businesses, Saadiyat Island holds a reputation for being the only place in the world to house architecture designed by five individual Pritzker prize winners.

Mohammed Bin Zayed City DistrictThis is a planned urban community that will, upon completion, support a population of 50,000. The master plan provides for 350 mid-rise towers and numerous educational, cultural, commercial and institutional facilities.

Capital City DistrictSituated between the Abu Dhabi International Airport and Mohammed bin Zayed City, this district will house mixed-use projects and government institutions and offer a culturally rich urban environment, grand boulevards, shaded streets and a world-class public transit system.

Sowwah Island DistrictLocated between the Tourist Club area and Reem Island,

Mussafah Industrial DistrictOne of primary industrial areas of Abu Dhabi, this district is home to several manufacturing plants including steel mills and other heavy industries. Plans to construct a channel that will improve access to this industrial zone are underway.

Madinat Khalifa A DistrictAway from the hustle and bustle, Khalifa City has its own sense of camaraderie. An abundance of

schools in the area make this a popular community for families. Adjacent to Al Raha Beach, the development will include residential and commercial units and many international hotels and has been compared to Dubai’s illustrious Sheikh Zayed Road.

Madinat Khalifa B DistrictThis district ’s proximity to the airport and the Dubai highway makes it an attractive location for commuting workers. Residential apartments specially designed for middle income residents are underway. Prices vary between the more expensive rents in Khalifa City A and the cheaper rates in Mohammed Bin Zayed City. The new Khalifa City is situated between Khalifa A and Khalifa B.

Stepping into the Muchery’s Etihad Towers abode, it ’s hard not to be stunned by the abundance of natural light. With two glass walls overlooking Ras Al Akhdar and the waterfront, the family enjoy day-long sunshine and a view that is one of the city’s most impressive sights. “You have such energy in this location,” says Eric, gesturing to the windows. “It ’s all from the sea, the sun, and the greenery around Emirates Palace.”

The family moved into the apartment in March of this year, after moving to the city for Eric’s work. “I arrived first,” says Eric, “so I started looking immediately for a property that the family would like. A friend brought me to see the show property; the building wasn’t finished yet, but when I saw the layout, location and design I knew it was perfect for us.” The construction work meant that the family had to wait for the completion in temporary digs – although Eric says that the transition into the new build was a positive experience.

“Achora, my wife, was very keen to move into a new apartment,” he continues. “She wants a home that ’s clean and fresh. We fell in love with the modern design, too, and there is lots of room to move around in.”

The couple and their children Iskandre and Léandre were living in their rural house in Montpellier before the move, so natural sunlight was an essential feature of any

property that they chose to make their home. The bright interiors lend themselves perfectly to the Muchery’s minimalist style, too: “It ’s not quite Feng Shui,” says Eric, “but we do take elements from that. We are very aware of the energy of the property, and the open-plan layout is perfect.”

The family arrived from France without furniture, preferring to make a fresh start in the UAE. “We brought nothing with us from home except for the children’s toys,” says Eric. “My company helped us to furnish the property, so we just picked everything out of a catalogue – it was very simple! We have a modern, minimalist style, and we like pieces with clean, unfussy lines.”

The perks of living in Etihad Towers are plentiful – as the Muchery family have found out. “Having Jumeirah at Etihad Towers on our doorstep is great – we sometimes go to the hotel’s lovely restaurants for dinner, and all of the staff there know us by name. We often use the swimming pool and café facilities too, although the pool connected to our tower is also great for hanging out with the kids.”

“The location here is perfect for us as a family, too,” says Eric. “During the week, it ’s useful because we are close to school and work, and the boys’ activities in the evenings. And at the weekends, we often go to the Corniche for cycling and visiting the beach, and we take the kids to the skate park there too. Everything is very close by, and Abu Dhabi has lots to offer for families – more than Dubai, I think.”

With Marina Mall on the doorstep, grocery shopping and amenities are plentiful – and a branch of Waitrose is set to open in Etihad Towers soon. “Since we started living here, we haven’t actually had the need to go anywhere else in Abu Dhabi,” says Eric. “The area was a building site when we first viewed the property, so it has been wonderful to watch it grow – there is a real buzz about the place now. People tend to be very impressed when I tell them that we have made our home here. You only have to look out of the window to see the perks of living in this area, and it ’s fascinating to watch the new Presidential Palace being built.”

The towers are gradually filling up with tenants, but Eric has already picked up on a community atmosphere: “Our neighbours are a good mix of nationalities, and our sons have friends in the building too. Earlier this year, Etihad Towers organised a big party for the residents to introduce people to each other. It created a good community feeling, and we hope that will continue.”

As the surrounding properties fill up, the Muchery family enjoy entertaining in their spectacular beach-side residence: “At night, the view is even more incredible, as Emirates Palace is lit up. It reminds us of Versailles, full of water and light, and whenever we have friends round for dinner they’re always very impressed. We’re proud of where we live – it ’s like waking up in a five-star hotel every day.”

Marina Mall is the shopping hub for this area – you’ll find all of the major high-street brands under one roof, plus a number of luxury names too. Casual dining options in the mall are plentiful, and there’s a large Carrefour for stocking up on groceries. Anything you can’t find there, you can pick up at Spinneys down the road. Etihad Towers will soon see a vast Waitrose branch opening too, as well as a PAUL bakery and restaurant. High-end dining options in the area include pan-Asian fusion at Quest, the seafood restaurant Scott ’s, and Lebanese eatery Li Beirut – you’ll find all three in Jumeirah at Etihad Towers.

When it comes to down-time, you’ll be spoiled for choice on the 8km-long Corniche, a mere five minutes away. The area is fringed by a beautiful public beach, whose Blue Flag status sets it apart as an environmentally-friendly, clean area. You’ll find bike hire stations all along the strip – perfect for exploring the surrounds. If you fancy a fabulous day out, Emirates Palace Abu Dhabi has the crowning spot in the area – here you can tuck into fine dining, splash out on a five-star spa treatment, or try your hand at myriad sports. Adventurous types will love the watersports, golf, football and cricket facilities.

There aren’t many schooling options near the city centre or Corniche, but Abu Dhabi’s large family community means that there’s plenty of choice elsewhere. Luckily, the area enjoys excellent road links, so the school run will be a breeze. Good nurseries include British Orchard Nursery (britishorchardnursery.com) and Montessori Nursery Abu Dhabi (imn.ae), and you’ll find many more throughout the suburbs. The popular primary and secondary school choices include Abu Dhabi International School (aisuae.com), and American International School Abu Dhabi (aisa.sch.ae).

Without a trace...It can be hard to personalise a rental property without incurring the wrath of your landlord, but these ingenious tweaks will have you feeling right at home...

Ask your landlord“Landlords will generally accommodate changes as long as their tenants can restore the property back to its original condition,” says Better Homes community specialist Martina Plumley. “Our contracts state that any alterations or improvements require prior consent from the landlords, but when it comes to changes like putting up shelves and cabinets which will add to the value of the property, landlords are usually happy to keep those improvements.” Contact your landlord to find out what’s allowed, and if there’s room for negotiation be sure to set some parameters. Get the agreement written down to avoid any confusion – and to stop any arguments when the lease is up…

Make a statementMost landlords are happy for tenants to paint the walls, provided they’re returned to their original state at the end of the contract. If you don’t fancy the cost (or hassle) of a full redecoration, however, confine your efforts to a single wall – if you work with the room’s colour scheme and style, you’ll get the maximum impact for minimal effort. Pick colours carefully, though – stick to lighter shades in smaller rooms to avoid a boxy effect, but be bolder in large rooms: a deep purple or fiery scarlet will inject character in to a barren room immediately. Be sure to stock up on the equal amount of neutral paint too, though – you’ll need it for touching up when you move out.

Create a perfect panelIf your landlord won’t allow you to paint, try your hand at panelling instead. Attach parallel pieces of long, thin wood to the walls, one above the other, and use glue or a staple gun to attach material between the two. Not only is it a cheap and impermanent way to brighten the room, but you can change the design as often as you like. Alternatively, cover a large plywood shape with paint or wallpaper (try Andrew Martin, andrewmartin.co.uk, for stand-out styles) and hang it as you would a picture, or rest a selection of different colours against the wall for an edgy, contemporary feel. Get clever with curtainsMany rentals have old curtains, but you’ll want drapes that aren’t just a mis-matched afterthought. Before you move in, find out if the curtain mountings are rails or poles, and buy sets accordingly. Don’t get caught out by the window size, either – bring a measuring tape along and make a note of the space you’ll need to cover up. If you’re a light sleeper, it ’s worth negotiating fittings for a blind, too – not only will it block out external light, but vibrant patterns or colours can liven up a neutral colour scheme. Brighten up the bedroomThe bedroom is one of the most personal spaces in the house, so it ’s important to create a look that you love. Lighten up living areasOverhead lighting can often feel impersonal, so create some ambience with a selection of lamps. Choose from floor and table-top designs, and dot them around the room for an intimate effect. Use extension leads to link them to one socket so you can turn them on and off with the flick of a switch, and splash out on a variety of colourful shades. If you’re stuck with a dingy sofa, use plenty of throws

and cushions to create a comforting space, and invest in a deep-pile rug to cover cold tiles – simply roll it up when it ’s time to move. Venture outsideGardens in rental properties can be depressingly drab, but with a little careful planting you can create a temporary utopia all of your own. Ingrid van der Merwe of landscaping company Ground Rules (groundrules.co.za) has tips galore: “Plant your shrubs in big black plastic pots, then bury them in the flowerbeds. Black pots will ‘disappear’ into the soil, and you can move the plants around if you fancy a change or the shrubs aren’t growing well in a particular spot. Better yet, you can take your garden with you when you move. If you’re in the

property long-term, cover up the edges of the pots and the remainder of the flowerbed with ground-covering plants – vinca, for example – for a simple, quick and cost-effective solution.” Beautify your balconyIf you’re in an apartment, it ’s still possible to put your stamp on the outside space, says Ingrid: “Arrange glazed and terracotta plants to accentuate an entrance or party area, or use hanging baskets if the floor space is limited. Wooden decking can really personalise larger spaces: buy interlocking blocks from a hardware store, and use them on top of existing brick paving. This will create a softer-looking space, great if you want to create a comfortable area for entertaining.”

I get ideas from art and architecture, films and books. I particularly love the work of the great Renaissance artists – Michelangelo, Raphael and Leonardo da Vinci – as well as modern artists like Lucien Freud and Paul Noble.

It’s the details in life that really matter: the quality of fabric, the colour of a vase, a beautifully-set table, lovely flowers, a scented candle… It’s all about creating an atmosphere. We have a lovely sunny kitchen: I’m at my happiest when we’re sitting talking and eating at the table with family and friends.

I often bring my work home with me: the latest addition to our house is the Hummingbird Ivory rug designed by Alexander McQueen. It ’s part of the only rug collection that McQueen designed before he died. The collaborative process with him was amazing.

We were recently asked to make a rug for Queen Elizabeth. We were so inspired by it that we ordered a bespoke rug for our bedroom as a present to ourselves. We have had the opportunity to make some fabulous creations – for example, we are working on a wall hanging which the British Prime Minister commissioned for President Obama. Like all good things, it will be well worth the wait.
