Has the recent handover of properties in Abu Dhabi spurred bank lending to consumers? We ask mortgage expert Dean Biddulph, General Manager at Independent Finance, to shed light on the capital’s lending situation.

Q Will Abu Dhabi see more lending becoming available to end users with the recent and upcoming handover of units?Yes, though the emphasis for banks today is on completed projects or those in sight of that. Seeing project hand over fuels confidence amongst lenders, so that’s what you’re seeing now. However, the situation today isn’t how it used to be and banks are now lending on any property with a title deed, regardless of who the developer is. They are focusing on their best clients and understanding the project before making a decision.

Q Do you see Abu Dhabi banks offering mortgages to the masses?They are now being offered across the board to residents as we are seeing a general decline in loan delinquencies, which triggers the easing of lending curbs. We are hopeful of better lending opportunities in Abu Dhabi as the market is also beginning to cater to affordable housing. However, there continues to be a lack of lending to non-residents – those people who don’t have a UAE residential visa - and restrictions continue to apply to individuals working in the real estate industry as well.

Q Will salary qualification expectations be strict, as is the case in Dubai?

The minimum salary requirement starts from AED10,000 per month. Mortgages offered to individuals will be determined by their circumstances after taking into consideration other expenses, such as dependants, school fees, other loans, assets and any other form of income. Proper credit checks will be done; each application carefully analysed and companies will lend only if they feel that the individual can comfortably service his or her mortgage.

Q What sort of down payments are expected to be made?For UAE nationals, it’s typically the case that 10% is expected as a down payment, meaning that lenders will finance 90% of the sale price. For other UAE residents, a down payment of 15% is generally the required sum.

Q Are there additional rules or costs that buyers need to know about before approaching lenders?Other standard costs involved include bank processing fees, a valuation fee and a mortgage registration fee. The size of the down payment, mortgage loan, interest rate, and repayment period and payment schedule all affect the size of your monthly mortgage payment. An agent or a sales representative at your bank will be able to guide

you through the different processes involved. Generally, six salaries should reflect in your account and you should also have proof of at least two years’ of work experience.

Q How long do you think it would take for qualifying buyers to run through the entire process of gaining a mortgage?First of all a would-be buyer will have to go through the pre-approval process, which are a series of steps a lender takes to ensure that the buyer has the funds necessary to purchase the property. This is when they look at bank statements, employment status etc, with the whole process liable to take up to five working days to complete. This constitutes 80% of the mortgage application process, so you’ll find yourself well on your way to owning a home once you’ve been pre-approved.

quickly so make it a family-friendly experience by playing some great music as you do. You can even pack some sweet surprises like packets of candy for them to find later on.

6 BE EARLY BIRDSMake sure you arrange removal

professionals early on to avoid last minute panics. Keep any contact names and details in a safe place and confirm your booking with them ahead of the big date.

7 PRACTICAL PACKINGIf packing isn’t your strong point,

remember these simple techniques: pack heavier items at the bottom of cases and boxes; stuff socks and similarly small items in crevices; keep items from the same rooms together as much as possible – a sure-fire way to create less fuss later on.

ABU DHABI CITY DISTRICT Considered to be one of the richest cities in the world, Abu Dhabi is a cosmopolitan metropolis and a major cultural and commercial centre due to its position as the capital. The city offers a strikingly contrasting landscape, from sandy beaches and skyscrapers to rolling desert dunes. Joined to the mainland by the Maqta and Mussafah bridges, some of the key suburbs in the city include Khalifa, Electra, Hamdan, Mussafah (residential and industrial) and the beautiful waterfront Corniche. The emirate also consists of the

eastern oasis of Al Ain, better known as the Green City. Abu Dhabi is also very well connected to the other huge island developments underway, such as, Al Raha Beach, Saadiyat Island and Al Reem Island.

AL REEF DISTRICT Al Reef Villas is Abu Dhabi’s first integrated residential community. LULU ISLAND DISTRICTThis district will be a self sustaining community of character precincts and connected neighbourhoods set within a low density, yet highly functioning island setting and will cater to different lifestyles, with a choice of apartments, townhouses and villas.

MUSSAFAH INDUSTRIAL DISTRICTOne of primary industrial areas of Abu Dhabi, this district is home to several manufacturing plants including steel mills and other heavy industries. Plans to construct a channel that will improve access to this industrial zone are underway.

MADINAT KHALIFA A DISTRICTAway from the hustle and bustle, Khalifa

City has its own sense of camaraderie. An abundance of schools in the area make this a popular community for families. Adjacent to Al Raha Beach, the development will include residential and commercial units and many international hotels and has been compared to Dubai’s illustrious Sheikh Zayed Road.

MADINAT KHALIFA B DISTRICTThis district’s proximity to the airport and the Dubai highway makes it an attractive location for commuting workers. Residential apartments specially designed for middle income residents are underway. Prices vary between the more expensive rents in Khalifa City A and the cheaper rates in Mohammed Bin Zayed City. The new Khalifa City is situated between Khalifa A and Khalifa B.

Sas Al Nakhl We spend an afternoon with Sarah Robson and her girls, Heidi and Emily, at one of the

city’s few gated-communities.

Sarah, tell us what brought you and your family to Abu Dhabi? It was essentially my husband’s job that brought us here; we’ve now been living in Sas Al Nakhl for almost two years. We had always wanted to live abroad and experience somewhere other than the UK – but we didn’t know that it would be Abu Dhabi. When we arrived, I didn’t realise how different it would be to Dubai; I was pleasantly surprised and amazed by how green it was as opposed to the multitude of high-rise buildings I had expected.

What was it that drew you to Sas Al Nakhl Village specifically?

Abu Dhabi is a couple of cycles behind Dubai in terms of development and when we first arrived there wasn’t a huge amount of choice when it came to places to live – it was largely older apartments on the island. Sas Al Nakhl was the first of the developed communities here and I think it has the best facilities. We have a swimming pool, gym and other recreational facilities, which is commonplace in Dubai but rare here even now. We just love the pool; the girls get straight home from school and use it and I swim every other morning. Back in the UK a pool’s a bit of a treat but here it’s become part of everyday life.

What are the benefits of living in a community rather than the inner city? It has to be the convenience of having everyday facilities on your doorstep and the sense of community – our closest friends live down the street – as well as the quality of the properties. It’s very cosmopolitan here too, which coming from London says something! By and large the units are occupied by ex pats but from all over the world, which is nice. I prefer living out of town, too. The city centre is horrendous for parking and here we have our own spaces and a garden as well – which you definitely wouldn’t get in town, that’s a real plus point for all of us.

Abu Dhabi is known to still be developing, so is there much for you and the girls to do? On the compound itself we have a pool, tennis courts, squash and gym as well as a Spinneys, barbers and chemist – so normal, everyday amenities are right on our doorstep. The community also backs onto Abu Dhabi Golf Club which is brilliant if you’re a golfer. It’s also so nice to have some greenery around, especially being from the UK, that’s something you miss. We’re just five minutes away Yas Island too, and have the beach on our doorstep. Essentially, we have the best of both worlds here.

Are there many good schools close by? We were fortunate to get Sarah and Heidi into Al Yasmina, which is a

very good British school five minutes away from home. Now there’s also Al Raha International and The British International School, so there’s three great international spots to choose from, which is very lucky for families living in the area.

Do you find the location accessible to the city centre? Yes, very much so. Reem Island takes 15 minutes to get to and the Marina Mall is 20 minutes away. There are three main roads which lead in to the island and go all the way around the corniche, so we can use any one of them and avoid the more congested inner city area. You do need a car living here, but taxis are an option.

How would you sum up the style of your villa?

The villa itself I would describe as minimalist but there’s a Mediterranean influence in the design with some Arabic touches. There are three to five-bedroom villas here in the village, all of which have large gardens by Abu Dhabi standards, with decent sized plots. Apparently the five-beds have their own swimming pools too. Inside, they’re really a blank canvas for you to put your own stamp on, which we’ve done by bringing in a more European look that really works.

How did you go about furnishing it?We decided to ship any items with sentimental value over from the UK, but by and large we bought our furniture in Dubai and Abu Dhabi. In Dubai we headed to Mall of the Emirates – the top floor is great for home interior shops – where we found two gorgeous French interior stores and bought many of our pieces. I also went to Zara Home for accessories. Here in Abu Dhabi we shopped in The One and Marina Interiors, as well as Chen One. Is there anything missing from the area that you’d like to see introduced? I wouldn’t say there’s anything missing from the compound itself as we have all of the day-to-day services we need. I don’t think there are enough retail outlets in Abu Dhabi itself, though. The nearest mall to us is Al Raha, which is not great, and the biggest on the island is Marina Mall which, again, is okay but not great. As a result we tend to do our shopping in Dubai. It takes us 50 minutes to get to Mall of the Emirates, but it’s worth it for a big shopping trip!

Finally, what do you and your family like most about life in Abu Dhabi, compared to the UK? One of the great things about living in Abu Dhabi is that it’s such an exciting place, things change very quickly. It’s somewhere that knows what it wants and is in a rush to get there. We have Yas

So, there’s always something happening and lots of things for us all to do. For me personally, I love the fact that when my husband comes home for the weekend it’s like the whole family is on holiday. We can wake up and go to the beach, head into Dubai or spend the day by the pool of a five-star hotel – evenings and weekends are fantastic in that respect. Al Raha Beach Hotel has an amazing kids’ area and pool, complete with slides. Our children just love it. It’s very well-supervised with lifeguards, too, which means mum and dad can relax. As a whole, the hotels in Abu Dhabi are very child-friendly, and many have pools and playgrounds for little ones. The Hilton and Rotana on Yas Island would be my two other top picks.

Abu Dhabi Ice Rink is located at Zayed Sports City, off Airport Road. It’s a massive indoor rink which makes a refreshing spot for the whole family to go to – especially in summer. They do ice-skating classes girls are to sure to love, plus ice hockey lessons at the weekends.

Marina Mall Cinema is always good for a family film and, I have to say, has the best popcorn in town!

The beach at the corniche is a fab place to go to during the milder winter months. There’s a pedestrianed area to stroll along which features yummy ice cream parlours, plus a Sugar Daddy’s which sells amazing cupcakes.

Khalifa Park is a huge green space in town – it’s lovely to go somewhere grassy and lush. There are lots of shaded areas perfect for throwing down a picnic rug, plus it has a playground with slides and swings to keep the kids amused.

Rugby at Zayed Sports City is ideal for kids who love sport and want to join a youth team. Training takes place on a Thursday night, which is aimed at youngsters from around the age of five to ��-years-old. It’s also a good way to meet other parents when you’re new to town.

Abu Dhabi Golf Club in Sas Al Nakhl isn’t just for adults; kids can try their hand at golf, too. But, if they’re not interested there is a separate pool away from the greens where they can splash away. Its dining spots are child-friendly, too, so you can eat out as a family.

Fun City in Marina Mall provides plenty of amusement with its vast, enclosed play zone. It has rides (including a shark rollercoaster) and a soft play area. Parents can’t go in but it’s well-supervised and you can sit and watch from the sidelines.

Child’s Play Dubai may have its waterparks, aquariums and a giant ski slope to boot, but Abu Dhabi has its own impressive line up of family attractions. We asked mother of two Yasmin Eddleston for her top tips on where to take the kids…

‘Abu Dhabi isn’t Dubai; it is smaller so if you compare the two we have less facilities. However, I find the attractions that we do have to be better – well-supervised, of good quality and not over-crowded. I haven’t found fault with the range of facilities on offer yet. There’s lots to do for those kids that are into sports, with Zayed Sports City close by. There’s always something new happening too so there’s plenty of excitment – at the moment we’re looking forward to the opening of Ferrari World Abu Dhabi. BACK TO BASICS When you set foot in your new home it’s natural to want to do everything at once, but don’t: start with the basics and add your decorative fancies after. Kitchens and bathrooms need to be fully functioning for you to have a liveable space; your bedroom needs a bed for you to spend the night; windows need covers for privacy. Go for the necessities first and decorating will be a pleasure, rather than a chore.

SOMETHING OLD, SOMETHING NEW It’s tempting to disregard all of your old furniture in favour of an entirely fresh start but save those of sentimental value to avoid regrets and mix them with new additions you love. Old photos in new frames, for example, is one way to decorate rooms and add a touch of familiarity at the same time.

ECLECTIC THEMES If your move to the UAE is from overseas, consider the style of your old home versus the new and plan your décor accordingly. You may think that English country-cottage style furniture, for example, is not befitting an ultra-modern apartment. However, there are ways to fuse the two – think shabby chic – so don’t discard any items you love

– they may take on a new lease of life in a different setting.

MARITAL MATTERS If you’re moving in with your partner for the first time you may find you have opposing taste when it comes to décor. If you do like different styles, why not compromise by taking care of a room each, or employ an interior designer who will have the expertise to fuse your tastes together?

DON’T IGNORE THE DETAILS If you have any alcoves in your living room make use of them. Install shelving inside to line your favourite books or photo frames and you’ll create a practical space with a homely feel.

LESS IS MORE Want a colour scheme that will never go out of style? Then don’t over-complicate things. Monochrome remains a favourite as it’s simple to do, easy to maintain and looks super-sophisticated in no time. Its timeless quality will work well teamed with modern Abu Dhabi homes and their typically plain walls and flooring, too. Our tip? Layer lots of different shades, from charcoal and black to white and cream to achieve a less stark look.

WINDOW DRESSING Make your windows a priority; it’s one major detail that’s very easy to forget – until you move in, that is, and realise you can’t sleep because it’s too light and the neighbours have quite a view. Black-out blinds, shutters and curtains are all viable options, but be sure to plan ahead as the process can take longer than you think. Most companies will come and measure your windows and line and hang the fitted curtains accordingly.
