As one of the most livable and iconic communities in Dubai, Dubai Marina is considered by many to be a barometer, or proxy, of the greater real estate market in the emirate. Rumours have abounded of increasing prices in specific communities over the past few months, but recent data from the distinguished Marina suggest fundamentals are changing in the property market – Marina property is going up.
Average square foot pricing in the Marina is now over AED 1,300 for 1-bedroom apartments. 2-beds and 3-beds are both commanding AED 1,250 on average, while 4-beds are lagging at
AED 975 per square foot. To compare to the beginning of the year, 1-beds were AED 1,100, 2-beds were AED 900, 3-beds were AED 950, and 4-beds commanded only AED 850.
In the past two months alone, data shows, Marina prices have increased over 10% on average, with 4-bed units pulling down that average. This is most likely explained by the alternative villas which attract families more than 4-bed apartments. As villa prices have fallen significantly, this will likely continue as a weight on the large apartment market.
There is still a strong discrepancy between property that remains under
construction and property that’s ready to move into, as many of the buyers are looking to live in new homes or rent them out immediately. There is also a larger discrepancy between towers of different qualities. Residents greatly prefer good views, nice finishings, convenient access to nearby groceries, and a quick route onto Sheikh Zayed Road.
As new buildings come online in the Dubai Marina and the finishing touches are applied to the landscaping and infrastructure, Dubai Marina is sure to continue attracting residents and has proven itself as one of the best communities in the Emirates.

What type of people live in Jumeirah Beach Residence?It’s one of the most diverse neighbourhoods in the whole city: there’s a real combination of families and young singles, and it’s very ethnically mixed, leading to a real sense of community.
Where is it?It’s on the coastline that runs along Dubai Marina, in the south of the city: all of which means prime views out over the Gulf from your balcony.
I’ve heard Jumeirah Beach Residence is pretty big.Yes – there are 36 towers in all, with swimming pools scattered all around – and the good news is that you can use whichever one takes your fancy, so you can always find a near-empty one.
What is there to do at JBR?It’s a very nice development, with fountains and
palm trees flanking smooth flat surfaces - just perfect for kids on bikes. Running the length of the development is a road called The Walk which is constantly packed due to its myriad shops, restaurants, cafés and hotels – it’s incredibly lively. Wander down it just before sunset and you’ll feel like you’re strolling along a Mediterranean boulevard.
What are the apartments themselves like?In a word, big – and if it’s views you’re after, you can’t go wrong with JBR. We have yet to see an apartment there that doesn’t look over the sea, the marina or both. If you have any maintenance requests, even if it’s just changing a light bulb in the halogen spots in the bathroom ceiling, you can just log a call and someone will be with you in less than 48 hours.
Are there any downsides?At particularly busy times, The Walk can get pretty congested with traffic, but other than that it’s a great place to live.

Can you give me a mortgage update – are we expecting lending to get more
flexible in the short term? Are there any signs of change as we move into 2010? CHRIS GREEN After this deep global recession – and we certainly have been feeling the fallout here – we can start to hope for an economic turnaround thanks to uncertainty being allayed in the world’s financial markets.
Everyone – individuals and institutions alike – will need to rebuild their capital resources again and until such time that this has happened, we cannot and should not expect any huge changes in the financial systems or their lending mechanisms. We will see more and more efforts being aimed at restoring financial health in the banking sector and only then can we expect to be operating normally.
In a nutshell, lending will not get more flexible in the short term. What will change will be short-term attractive interest rates, offers of reduced bank costs and more and more cosmetically-attractive marketing ploys by the banks to attract clients who are cash rich, and can contribute towards deposits and sound transactions. Unfortunately the lenders will still ignore the man in the street unless he or she is squeaky clean from a credit perspective and of high net worth.
Expect 2010 to be filled with much of the same as 2009 except with better controls in place by government and lenders and the role of mortgage advisors such as Independent Finance becoming more and more valuable. The daunting prospect of going from bank to bank to try to get a loan is just too time consuming for the hard-working people in the UAE. At least by using a mortgage advisor, they have someone shopping at all lenders on their behalf and providing an end result without all the negative rejection based on false hope. The biggest change will come from the service provided by external mortgage advisors – that’s what 2010 has in store for us.
Are Open Houses still popular and worth doing?
BERNARD AOUN Open Houses are still very popular. In my opinion, they are a great way to advertise a property while exposing it to a wide range of potential clients. In today’s market the client wants to see the property before he buys – to see they layout, the garden if it’s a villa, its view, and so on. Basically the potential client wants to feel comfortable in his potential future home and Open Houses are the perfect way to make this happen.

Virgin Radio’s Kris Fade loves Dubai Marina so much that he moved away – and then came running back. He lives with his wife, Marianne, and his three-month-old daughter, Zahra.
DUBAI MARINA
What brought you to Dubai?I was working in radio in Sydney and I wanted something different but wasn’t interested in moving around Australia. The opportunity came up to help set up Virgin Radio here in Dubai and I couldn’t turn it down – I was ready to make that move. Two years later, and we’re the number one English language radio station in the UAE, which is great.
Why did you decide to live in the Marina?When I first came here I lived in JBR.
I then moved to the Marina followed by The Greens, which I had to leave because the traffic over the bridge to get in was crazy busy. I finished work at 7pm, peak time, and it took such a long time to get home. With prices dropping as they did, we managed to get a very large two-and-a-half bedroom apartment back in Dubai Marina which I absolutely love. I’ve got a little mountain bike which I ride along the beach, and I broadcast the show live from Barasti every Saturday which is great as it’s within walking distance.
Are there many shops and restaurants around the area?Definitely – Marina Walk is about a minute’s walk away and that’s got loads of restaurants and cafés. I also love to go down to JBR a couple of nights a week to meet up with friends – I’ve got a little scooter and I leave the car at home because of how the traffic gets at night at JBR. I can just zip in and out and it’s convenient. Media City’s just across the road too, which is handy for meetings after the show.

And what are the local exercise options?I’m a member of Fitness First so I go to the one at Media City or sometimes Ibn Battuta. I went through a phase at one stage of taking my bike out nearly every day; it was so cool to cycle around the construction sites although I probably shouldn’t have been doing that! You can always go for a run on the paths which is nice, or just go for a swim in the ocean.
Is there anything missing from the Marina?It needs more roads! Especially because of how much Jumeirah Beach Residence has come up in the last year – and they’re still building more around there. If you get stuck trying to drive from the Media City end to the Jebel Ali end on a Saturday evening it literally takes about an hour, so they do need more roads, and maybe some more parking. But that’s it really.
Other than that, are there any downsides?Construction noise – it’s there 24 hours a day, seven days a week. I now know the routine of when they do the cementing! They do it on Saturday nights, they can’t do it in the day as it’ll dry too quickly. That’s the only
downside but it’s not too bad, you get used to it. We’ve got double-glazing thankfully! I guess the other thing is that even if you’ve just washed your car, if the wind blows a certain way, it’ll be filthy the next day. But they’re only minor things which you accept because you’re living in Dubai.
How have you decorated your apartment?It was all white when we moved in and I didn’t like it so we painted a feature wall and all the window sills in brown to make it feel warmer – the windows were originally this disgusting green. It’s funny, when you move to Dubai you never settle down 100 per cent because you know there’s always a possibility you’ll have to leave unexpectedly. But we’ve been here a couple of years now and started to accumulate things. There’s a fish tank with eels in it, and although I can’t remember where it’s from, we love our sofa – it’s nice and big and the hub of the house really. We’ve got a couple of cool rugs and a really nice little table that slides out in front of the TV. We’ve got some cool Bollywood posters hung up on the wall which I rescued – there was an Indian radio station next door to a station where I used to work
and it closed down. They had these authentic 1965 Bollywood posters just rolled up on the ground so I took them, had them framed and I think they just add some colour. I’ll take them back to Australia eventually and I’ll always think of Dubai when I see them. Then we’ve got ornaments and loads of candles which I love to light after work.
Is there a sense of community?Not really because we’re in a high-rise apartment. But saying that, we are friends with our neighbours and my wife and the lady there go down to the pool together with the kids while us men are out at work!
Is Dubai Marina a good area for families with babies?It is and it isn’t. The only thing is, some of the sidewalks haven’t been completed which makes it hard when you’re going around with a pushchair. Other than that, it’s great – there are loads of convenience stores around and I sometimes take her out for a walk and we just chill out together.

MEYDAN DISTRICTMeydan district includes Nad Al Sheba, best known for its racecourse and as the venue of the Dubai World Cup. It’s also home to Meydan City, which when com-pleted will be a mixed use area with a long stretch of waterfront with berths and yachts. The Meydan District also encompasses Al Quoz industrial zone.
PALM DEIRA DISTRICTThis district is focused exclusively on The Palm Deira, the largest of the three Palm Islands, set to be finished by 2015, and equipped with over 40 separate ‘fronds’, all stocked with homes, malls and marinas.
PALM JUMEIRAH DISTRICTThe Palm Jumeirah, currently the world’s largest man-made island, is surrounded by a vast breakwater barrier, and kitted out with an artificial reef. Just nearby is The World, 300 island clusters in the shape of the world, and divided into four categories - private homes, estate homes, dream resorts, and community islands.
WATERFRONT DISTRICTThe Waterfront District features Dubai Water-front and The Palm Jebel Ali. A conglomeration of canals and artificial
islands, Dubai Water-front is shaped in an arc and will produce a shelter around the Palm. The Palm itself is set to be ringed by luxury homes on stilts alongside six high-tech marinas.
JEBEL ALI DISTRICTThe Downtown project is set to be one of the few truly pedestrian-centric areas of town, with its own low-emission public transport system, plus entertainment, residen-tial and business zones.
JUMEIRAH DISTRICTThis coastal residential area is one of the more expensive and exclusive areas in Dubai and is filled with quiet roads of attractive old villas. This district includes areas such as Al Wasl, Badaa, Manara, Safa, Satwa, and Umm Suqeim.
DUBAILAND DISTRICTThis district is huge. Its principal claim to fame is that it’s home to Dubai-land, 3 billion square feet of theme parks, shopping malls and hotels. It also includes City of Arabia, all 20 million square feet of it, which is set to be the main residential and retail centre at the heart of Dubailand. Then there’s Bawadi, a 100 billion dollar project hosting 31 theme-based hotels. And nearby is Falcon City of Wonders, a falcon-shaped city con-taining life-size replicas
of the Seven Wonders of the World, housing chic apartments and villas.Also here is Dubai Motor City, home to Dubai Autodrome. Then there are some top residential developments including the equestrian-themed desert community Arabian Ranches, the lush and tranquil Green Community and Jumei-rah Golf Estates, built around four themed golf courses. Dubai Sports City, meanwhile, is set to be home to residential properties and cricket and tennis academies.
LAGOONS DISTRICTThis district comprises the seven artificially-created islands of the Lagoons and Dubai Fes-tival City, a residential, business and entertain-ment development.
INTERNATIONAL CITY DISTRICTThe multi-country-themed International City features 10 architectural styles and is made up of 6 main ar-eas: The Central District, Dubai Design Centre, The Dragon Mart, The Residential District, Lakes District, and the Forbidden City. Also in this district is Dubai Academic City, with its universities and housing.
DOWNTOWN DISTRICTBusiness Bay is the regional business capital,
a ‘city’ for international trade which is expected to have more than 230 commercial and residential towers when completed. Also in the district is Dubai Interna-tional Financial Centre , the world’s newest finan-cial centre. Finally there is Downtown Burj Dubai, a prestigious neighbour-hood built around Burj Dubai, the world’s tallest tower and featuring around 30,000 houses, nine hotels, parkland area, 19 residential tow-ers, the Dubai Mall and the Burj Lake.
MARINA EMIRATES LIVING DISTRICTAt the heart of this district is Dubai Marina, with over 200 towers. Then there’s the gated community of Emirates Hills, with its lush landscaping and world-class Montgom-erie golf course. You’ll also find The Meadows, The Lakes, The Greens, and The Springs, all prestigious districts with a range of high quality apartments, malls and community centres. An-other standout is Discov-ery Gardens, a 420,000 square metre develop-ment with multi-sized apartments. Jumeirah Islands is a self-con-tained community of 50 islands with homes in one of four architectural themes, all with their own pools. Jumeirah Park, meanwhile, is a
family-orientated com-munity spreading over 370 hectares. It has more than 2,000 villas combined with expansive parks and green spaces. Finishing off the mix are The Dubai Pearl and the freezones of TECOM and Dubai Media City.
MIRDIF DISTRICTA small but rapidly grow-ing residential area com-prised of Uptown Mirdif, Warqaa, and Khwaneej. Uptown Mirdiff has been designed on the lines of an ancient spa town and promises contoured landscapes filled with stylish townhouses.
WORLD CENTRAL DISTRICTThis district solely focuses on the projects that make up Dubai World Central, compris-ing Dubai World Central International Airport, Dubai Industrial City, and Dubai Residential City.
DEIRA DISTRICTAreas in the Deira district include Qusais, Umm Ramool, Nadd Shamma, Nahda, Mamzar, and Twar.
BUR DUBAI DISTRICTThe Bur Dubai district comprises areas such as Karama, Oud Metha, Umm Hurair and Zabeel. It’s also home to Culture Village, a community which aims to incorpo-rate the UAE’s cultural history in the buildings.

While commercial leasing rates have fallen everywhere in Dubai, some locations have been significantly harder hit than others. From peak levels, several communities have fallen in rental prices by 55-65%. Among these victims, International City has fallen over 50% (current prices are around AED 40 psf), Deira and Garhoud have fallen 55% (priced now at AED 80-90 psf) and Dubai Silicon Oasis has fallen 65% (now around AED 60 psf).
Those areas which have been most resilient to the declines are Trade Centre, Jumeirah, and Mirdif, having fallen by only 15-20% from their peaks in 2008. Trade Centre is currently priced at AED 180-210 psf, Jumeirah between AED 160-200 psf, and Mirdif between AED 180-210 psf.
Trends in mid-Q3 showed rates stabilizing, with very small declines in the range of 1-2% per month in many commercial leasing areas in Dubai.

KRIS FADE1 This is my meditation bowl, it’s beautiful. I got it from the UK – you hold it on your palm and the stick that’s resting in it has fibre at the end of it. You rub it around and it makes a humming noise like the one you get when you rub around the rim of a crystal glass. It sounds like an orchestra and it’s supposed to bring peace to the room. It was about three thousand dirhams, so pretty expensive but it was worth it, I use it all the time.2 This is our snake Vinnie, he’s cool, he’s a little icon. He’s very low maintenance, we just love to sit around on the couch and chill with him.3 I bought these sticks from Pan Emirates at Ibn Battuta – they were only about Dhs120. I then installed lights behind them and when you switch them on at night it’s beautiful, it lights up the entire corner of the room. 4 I love my guitar – I brought it over from Australia. The sound it makes is beautiful. I sit on the couch overlooking the water below and play it in the evenings.5 My mother bought the teddy for my baby girl as my parents haven’t met her yet. Although she lives in Australia, the bear is from Harrods as she bought it on a trip to the UK.

What’s the key to creating the perfect kitchen?
There’s no one-size-fits-all answer to this question – it very much depends on your individual needs. Space, storage, appliances and whether you have small children are all factors. I would advise starting by making a list of what you can’t live without, as that’s what you should prioritise your spending on. Also check where your service points are prior to thinking about layout – moving them around can be expensive.
Before you actually start buying things, settle on a colour scheme and general style direction. Curves are very on-trend at the moment (and they’re also ideal safety-wise if you have little ones). Consider whether there are things about your current kitchen that you don’t like – if, for example, you think it’s too dark or there’s not enough counter space for working on, there could be design solutions (e.g. Magic Corners or pull-out larders) which can solve the problem.
Once you’ve worked out your budget, you also need to allow for contingencies – I generally advise clients to budget for five to ten per cent extra in case any unforeseen costs arise. I am looking to buy a high-end home entertainment system but I’m not sure where to start or what to prioritise. I have a very large ‘echoey’ living room so that will be a factor.
It all depends on what you will mainly be using your system for – listening to music or watching movies. If you’re more into your music, you’ll want to spend half of the money you’ve allocated for your new system on the front speakers on the left and right, getting ones which are sufficiently large to be able to produce bass without needing a subwoofer. You should then spend the rest of the money on surround and centre speakers. If you’re more movie buff than muso, you need to concentrate on the quality of the centre channel, as this is responsible for conveying most of the dialogue in your film, alongside almost four fifths of the soundtrack. Put about a third of your money into the centre speaker, and get it as big as possible. Spend another third on your subwoofer, which will help increase the power of your home theatre experience. The remaining money is then left over for your left and right surround speakers and your front speakers – put an emphasis on the front speakers over the surrounds. When you’ve got your sparkly new system in place, you mustn’t neglect the accoustics of the room it’s placed in. This can make a huge difference – always ask for advice from the company you buy your system from about the layout. How important is lighting in creating the right atmosphere
for my dining room? How do I strike the right balance between clinical brightness and over-dimness?
Lighting is a major part of what makes an atmosphere in any room. There are three types to consider: general, functional and mood lighting. General lighting comes from the ceiling and casts a ‘light carpet’ all over the room which ensures that the total room is lit and prevents ‘dead corners’. You can use spots, fluorescent light or pendants for this, but be aware that the fluorescents cast a very cold light. If you should already have fluorescent light, then make sure to buy bulbs that create warm lighting. Next you should consider which functions the room has. In the dining room this could be; dining, reading, working, playing games, kids doing their homework etc.. You need light for all functions and usually I would recommend one to two pendants over the dining table, all depending on size. A good idea is to get a dimmer, so that the light can be adjusted from strong light in working situations to dimmed light when having a cosy dinner with friends and family. Be aware that having transparent pendants (like clear glass) over your dining table can be very stressful to the eye because it casts light in all directions. I recommend using pendants that only cast light downwards to avoid this problem. If you want a more playful look you can also use more pendants together and hang them in different levels. Once you've got these two points covered you can look at mood. Mood lighting should help create the atmosphere and there are many ways to do that. You could place a table lamp on a sideboard, mount wall lamps over a picture, use indirect lighting underneath shelves (like LEDs), use coloured bulbs for your old lamps and so on.
