Dubai opened its property market to foreign investors in 2002, and Abu Dhabi followed suit three years later, fueling a great demand for real estate in the emirate. The UAE’s capital and holder of 8 percent of the world’s oil reserves, Abu Dhabi’s property market has long been characterized by an under supply of housing units and higher rental prices in comparison to Dubai. However, the scenario is all set to change. Across the capital, there will soon be multiple opportunities for expatriates to either rent or buy property in several locations. The handover of several world-class projects on Al Reem Island, such as the Sun and Sky Tower and several towers on Marina Square, as well as the popular Al Raha Beach developments over 2010 is expected to reduce the disparity between demand and supply, strengthen investor confidence and give people the opportunity to buy or rent waterfront property in the

capital that is both competitively priced and sustainable. Over the past year, high rents in Abu Dhabi have resulted in a significant amount of cross-emirate migration to Dubai. However, with property prices and rents showing signs of stability and becoming negotiable, transactional activity in the capital is anticipated to increase. Abu Dhabi also has a great availability of mortgage financing, offering qualified buyers 5.7% interest on mortgages (up to 4% lower than the Dubai average). The lending availability has encouraged many business owners and investors to make their foray into the emirate’s real estate market that has shown remarkable resilience during this downturn. MEET THE AGENT ADAM FARANI

When did you get in to the property industry?I started my career as a leasing consultant in August of 2008, when I was looking for a property to rent

and move into, without having to worry about buying furniture or the electricity and Internet. I began by viewing about 40 different furnished/serviced apartments; the search for which led me to ‘The Grand Midwest Tower’, a prominent building on Sheikh Zayed Road, next to the Business Central Towers.

What did you think of the Towers?I was impressed with the quality of the units; they were spacious and tastefully furnished with breathtaking views of the Palm Jumeirah. However, despite the advantages they offered, the units had a surprisingly low occupancy of 12%. This came as a surprise to me, both as a prospective tenant and a leasing consultant and I believed that I could do something about this through Better Homes.

So what did you do?I immediately arranged a meeting with the owner of the building. We both realised the immense potential that the units had in terms of offering long-term leases for those looking for furnished and serviced apartments. Today, numerous hotel/serviced apartments have switched from offering short-term leases to longer occupancy periods; however two years ago, it was still a novel idea. We then scheduled an Open House to give the building maximum exposure. Our in-house marketing team created fantastic collateral and we also had over 1,000 adverts distributed around the vicinity of the tower. In addition, we had 50,000 email campaigns and 30,000 text messages sent to our database of clients.

And what happened?The results were remarkable. On the day of the launch, 18 units were leased, producing a huge inflow of funds for the owner. He was ecstatic and very grateful for our efforts.

Despite the reasonable prices offered with units for rent, unit quality

in the northern Emirates seems to be a concern for some. How can I ensure quality at a competitive price?

KOSTA GIANNOPOULOS This is a question that is being raised on a regular basis. The fact is that some of the lower-end units available at competitive prices within the northern Emirates’ residential leasing sector seem to lack genuine quality, but there are plenty of exceptions.

Some residential buildings in Sharjah, for example, are starting to represent sincere quality, at a truly affordable price. In recent years, Sharjah became popular for more affordable living. Today, it still holds the same general perception, but also presents high-end apartments in its prime areas, just a stone’s throw from neighbouring Dubai. One such development that Better Homes works with, the Al Ghazal Tower located at Al Khan lagoon next to the Qasba, is an example of affordable quality in a sought-after area.

The Al Ghazal Tower is setting a benchmark for landlords wanting to meet the demands of quality at an affordable price. Affordable quality is present; tenants just need to consider areas they may not have seen in their first search.

Abu Dhabi: There are rumours of some ‘big’ announcements at Cityscape

Abu Dhabi this year. What do you think this means and what are your thoughts on the upcoming exhibition given the current Abu Dhabi market?

LOSHINI LAWRENCE In terms of real estate at Cityscape, we are expecting the re-launch of ‘ready to move in’ property, direct from major developers – units offered at waterfront locations. Other interesting expected announcements would be the introduction of ‘easy access’ to end-user finance from major leading banks/finance houses within the capital.

One conceivable significant announcement to affect buyer trends would be the introduction of residence visas for property owners in freehold/leasehold locations within the Emirate. This would give the market the boost it requires in addition to new locations/projects that will soon commence within these freehold/leasehold locations.

Based on our long-standing experience in the UAE, we feel it is might also be a good time to introduce a Real Estate body similar to RERA in Dubai. This could be the time to launch such an initiative to regulate the industry in Abu Dhabi,. This body could be responsible for the regulation of real estate pricing and building quality assurance within the capital Emirate, protecting all transaction types from both the residential and commercial leasing and sales sectors.

Lastly, in the global downturn, property prices have held up in Abu Dhabi but, delays have dampened buyer confidence to a certain extent. Some people are waiting to see ‘what’s happening’ at Cityscape 2010 before making a purchasing decision.

DELMA STREET, ABU DHABI

What brought you to Abu Dhabi?I’m originally from Lebanon and I came here for a business opportunity. I met my husband, Tamer, who’s a training manager, after a year of being here and we married soon after that.

When did you move to Delma Street?We moved here in November 2008; people refer to our building as the new white tower. We chose to live here because it was a brand new building, which you can’t always find in Abu Dhabi. I took my family on the viewing and we all loved it!

What facilities does the building have?Oh, loads – there’s a Jacuzzi, gorgeous swimming pool, sauna, it has a gym, and a small events room where you can have birthday parties and things.

Is the building fully occupied?Absolutely – it’s fully booked all the way! It’s very popular.

So it’s quite difficult to find new builds in Abu Dhabi?Right now there are a couple of nice projects going, but not on the mainland. Most new builds are in Al Raha and that kind of area. And when you do find a new build, the rooms tend to be quite small.

What’s the rent like?Expensive, just like Dubai! I moved to Abu Dhabi in 2003 and I feel that it gets more expensive every year.

Are there shops and restaurants near you?We’re ten minutes away from everything – malls, shops, restaurants – because we’re in Downtown Abu Dhabi. But it’s ten minutes’ drive – I would sometimes walk when the weather’s nice but not in the summer, I prefer to stay in my car!

What sort of people live there?Mainly families. It’s really friendly.

Do the kids have friends in the building?Oh too many! My daughter has tens of children calling for her every day!

Does Amaal go to school locally?She goes to nursery but next year she will start school.

What’s the best thing about living on Delma Street?I love it because it’s near everything – if I

want something urgently in the middle of the night I can get it without a problem – I have children so I have to think about those sorts of things. Is it safe for kids to play outside or is the traffic too busy?It’s not safe, no. There’s too much traffic around, they need to be accompanied by an adult. The kids can play in the entrance of the building though, it’s safe and quiet there.

What is missing from Delma Street?It would be nice to have more parks here, near to us.

What do you like about your apartment?I like it because of all the space, the rooms are just huge. Most new builds have limited space but ours is really nice and big so that’s what I liked about it. The kitchen is massive and the fittings are very high quality.

How would you describe the décor?It’s a combination of modern and classic. I just concentrated on using dark colours like brown when I was decorating because I have kids who spill things!

What is Abu Dhabi like to live in?Abu Dhabi is different to Dubai in many ways. It’s so family-oriented. The cultural diversity is great.

Would you say it’s a slower pace of life?Oh yes. Although the traffic is very busy during the week, at the weekend you almost feel like no one is there.

MEYDAN DISTRICTThe Meydan district includes the renowned Nad Al Sheba, best known for its racecourse and as the venue of the Dubai World Cup. The Meydan District is also home to Meydan City, which when completed will be a mixed use area with a long stretch of water-front with berths and yachts. The Meydan Dis-trict also encompasses Al Quoz industrial zone.

PALM DEIRA DISTRICTThis district is focused exclusively on The Palm Deira, the largest of the three Palm Islands, set to be finished by 2015, and equipped with over

40 separate ‘fronds’, all stocked with homes, malls and marinas.

PALM JUMEIRAH DISTRICTThe Palm Jumeirah, currently the world’s largest man-made island, is surrounded by a vast breakwater barrier, and kitted out with an artificial reef. Just nearby is The World, 300 island clusters in the shape of the world, and divided into four categories - private homes, estate homes, dream resorts, and community islands.

WATERFRONT DISTRICTThe Waterfront District features Dubai Water-

front and The Palm Jebel Ali. A conglomeration of canals and artificial islands, Dubai Water-front is shaped in an arc and will produce a shelter around the Palm. The Palm itself is set to be ringed by luxury homes on stilts alongside six high-tech marinas.

JEBEL ALI DISTRICTThe Downtown project is set to be one of the few truly pedestrian-centric areas of town, with its own low-emission public transport system, plus entertainment, residen-tial and business zones.

JUMEIRAH DISTRICTThis coastal residential area is one of the more

expensive and exclusive areas in Dubai and is filled with quiet roads of attractive old villas. This district includes areas such as Al Wasl, Badaa, Manara, Safa, Satwa, and Umm Suqeim.

DUBAILAND DISTRICTThis district is huge. Its principal claim to fame is that it’s home to Dubai-land, 3 billion square feet of theme parks, shopping malls and hotels. It also includes City of Arabia, all 20 million square feet of it, which is set to be the main residential and retail centre at the heart of Dubailand. Then there’s Bawadi, a 100 billion dollar project hosting 31 theme-based

hotels. And nearby is Falcon City of Wonders, a falcon-shaped city containing life-size replicas of the Seven Wonders of the World, housing chic apartments and villas.Also here is Dubai Motor City, home to Dubai Autodrome. Then there are some top residential developments including the equestrian-themed desert community Arabian Ranches, the lush and tranquil Green Community and Jumei-rah Golf Estates, built around four themed golf courses. Dubai Sports City, meanwhile, is set to be home to residential properties and cricket and tennis academies.

CREEK DISTRICTThis district comprises the seven artificially-created islands of the Lagoons and Dubai Fes-tival City, a residential, business and entertain-ment development.

AL AWIR DISTRICTThe multi-country-themed International City features 10 architectural styles and is made up of 6 main areas: The Central District, Dubai Design Centre, The Dragon Mart, The Residential District, Lakes District, and the Forbidden City. Also in this district is Dubai Academic City, with its universities and housing.

DOWNTOWN DISTRICTBusiness Bay is the regional business capital, a ‘city’ for international trade which is expected to have more than 230 commercial and residential towers when completed. Also in the district is Dubai International Financial

Centre , the world’s newest financial centre. Finally there is Downtown Dubai, a prestigious neighbour-hood built around Burj Khalifa, the world’s tall-est tower and featuring around 30,000 houses, nine hotels, parkland area, 19 residential towers, the Dubai Mall and the Burj Lake.

MARINA DISTRICTAt the heart of this district is Dubai Marina, with over 200 towers. Finishing off the mix are The Dubai Pearl and the freezones of TECOM and Dubai Media City.

EMIRATES LIVING DISTRICTThis district features the gated community of Emirates Hills, with its lush landscaping and world-class Montgomerie golf course. Another real standout in this district is Discovery Gardens, a 420,000 square metre

development with multi-sized apartments. Jumeirah Islands is a self-contained community of 50 islands with homes available in one of four different architectural themes, all with their own pools. Jumeirah Park, meanwhile, is a family-orientated community which spreads out over 370 hectares. It has more than 2,000 villas and expansive parks.

While commercial leasing rates have fallen everywhere in Dubai, some locations have been significantly harder hit than others. From peak levels, several communities have fallen in rental prices by 55-65%. Among these victims, International City has fallen over 50% (current prices are around AED 40 psf), Deira and Garhoud have fallen 55% (priced now at AED 80-90 psf) and Dubai Silicon Oasis has fallen 65% (now around AED 60 psf).

Those areas which have been most resilient to the declines are Trade Centre, Jumeirah, and Mirdif, having fallen by only 15-20% from their peaks in 2008. Trade Centre is currently priced at AED 180-210 psf, Jumeirah between AED 160-200 psf, and Mirdif between AED 180-210 psf.

Trends in mid-Q3 showed rates stabilizing, with very small declines in the range of 1-2% per month in many commercial leasing areas in Dubai.

PERFECT POOLS AND GARDENSWe picked the brains of pool and outdoor expert Rebecca Norris of Pools R Us (04 340 7887) to come up with a four step plan to create the ideal low-maintenance outdoor space…

HOW TO CREATE…

1 Think about the size of your pool.In order to plan a swimming pool you need

to decide on the shape and size according to the type of use you’ll be making of it. A purely recreational or leisure pool needs a large shallow area and any shape will do. A pool built for swimming laps should have a long, straight section with parallel ends and constant depth. And you’ll need to make sure that you’ve got a big enough area to fit it in with 5 metres space from the boundary wall, and that you’ll have enough space for a deck area surrounding all sides of the pool. As a rule of thumb, the total pool side area should be equal to the pool area.

2 Decide on a shape and a construction method.

Concrete pools are mostly built by the ‘shotcrete’ method (effectively ‘shooting concrete’ – the technology used for creating tunnels), which gives much more durable pools than the fibreglass option and means that there are no limits on the shape you can choose. You can have ‘A’ shapes, kidney shapes… the sky’s the limit. It’s nice to have an irregular shape and to express your creativity through the pool.

3 Choose your landscaping wisely…

Make your plan bearing one key theme in mind – that your landscape needs to be in keeping with the environment. That means picking plants which can withstand high salinity and heat levels: anything else will mean replacing plants very regularly and using a huge amount of water on them, which will make your landscaping unsustainable. It also means planning designs which fit in with the aesthetic of your home and your neighbourhood.

4 Organise your maintenance.Your pool will need to be chemically

balanced at least twice a week and will need refurbishing after a certain time. It’s important to find the right people to do the job, who know maintenance back to front and mean you can sleep sound at night without worrying about pH levels and chlorination. When it comes to the garden part of your outdoor area, you need to select an experienced company who knows how to work with the local environment and is able to make amendments, plan planting and make sure your outdoor area stays in top condition.

How do I make my dining table a talking point?

An easy way to turn your table into a talking point is to use seasonal colours, flowers and natural elements to decorate each place setting or create a spectacular centrepiece. For example, celebrate spring by combining light-coloured exotic flowers with pebbles, shells and driftwood collected on the beach or sand roses picked up in the desert to decorate individual place settings. Alternatively, simply arrange candles and a combination of the above down the length of the table for a low feature that will be the centre of attention! If you can’t be bothered to hunt, you can always conveniently ‘gather’ these goodies at THE One. Check out the Blossom spray and Teak root sculpture and grab a bag of seashells while you’re there! Another fun option is to match your

table setting to a themed menu. If you’re serving up a Moroccan feast, give your table the ‘Out of Africa’ treatment with animal print crockery, tribal napkin rings, black glassware, wooden candleholders and a few handcrafted Moroccan lanterns for ambience. Thinking Japanese? Then go for black and beige chitra placemats and napkins, bone chopsticks, black crockery, fab faux phalaenopsis orchids as well as a couple of paper fans as a centrepiece and you’ll be all set.

If this sounds a bit too much, try mixing and matching odd glasses, plates and napkin rings to personalise each place setting, keeping the personalities of your guests in mind. Alternatively, draping a different shawl loosely over the back of each chair will give you a playfully informal feel, while tying matching shawls around the chair backs will add a chic touch.

Last, but certainly not least,

lighting is key to making your dining table cosy and inviting. Use lots of candles, even on weeknights! If you want to go all out and create a real sense of drama, hang a chandelier or a pair of pendant lamps over your table, but make sure they are on a dimmer switch so you can adjust the brightness to change the mood. Artificial flowers have become extremely popular because of their low maintenance, price and their long life. Some artificial flowers today, especially the good quality flowers, make a room more appealing, and add a warm feeling just like fresh flowers.

There’s a huge range of artificial flowers on offer. My suggestion would be to choose the best quality available through an artificial flower company. I would recommend working with a professional florist who can make create an arrangement that is artificial, yet retains the elegance and grace, and embodies the life of a beautiful and real arrangement. One of the draw backs in using artificial flowers is that they don’t smell. How often do I need to clean my pool?It depends how often it’s used. Most residential pool customers in this region use a contractor such as Those Pool Guys two to three times a week. We also recommend each pool has a cleaning kit for cleaning before use between visits and a test kit to check that the pH and chlorine are within range before swimming.

Do I need to bring in a professional or can I do it myself?Most swimming pools in the UAE don’t have automatic cleaning systems – if yours doesn’t, it’s a good idea to bring in a professional company.

What does the cleaning process involve? Cleaning a pool requires: checking and adjusting the pH and chlorine; vacuuming the pool; emptying the leaf baskets and strainers;

scrubbing and/or brushing the sides; backwashing the filters; refilling the pool after backwashing to ensure the pumps and filtration operate correctly; testing the pool water quality and visual inspection of filter, pumps and lights to identify and quickly fix equipment problems

Is there an alternative to chlorine? There are many alternatives to chlorine including salt chlorinators, ozone and UV. However, most standards recommend a residual level of chlorine or bromine. If the pump room is not well ventilated, it will get hot and humid and most of these alternatives will struggle to work efficiently.
