Spiraling rents in Abu Dhabi and have forced many of late to move to or stay in Dubai and make the three hour round trip everyday. However, this looks all set to change. What type of people live in The Springs?The Springs is a real mix of people, with different nationalities and cultures, different age groups, bachelors, couples and families.
What are the best things about living in The Springs?For people with a young family, it’s the feeling of being out of the centre of Dubai: kids can play safely and there’s enough space for you to have a nice garden which is great for entertaining. There’s a real sense of community; there are always people out and about, walking their dogs and playing with their families. It’s also great for people who have a lot of visitors as there’s plenty to keep them entertained during the day while you’re at work. What is there to do around there?There are swimming pools and play areas for kids; there are also lakes (complete with ducks) and plenty of space for bike rides and jogging. The different gated communities have little town
centres with gyms, pools and exercise classes at Zen Yoga. Are there any restaurants or shops?Yes, there’s a range of shops: three supermarkets, nail bars, hairdressers, beauty salons, opticians, Beyond The Beach for watersports gear, an Early Learning Centre and bookshops. In terms of restaurants, there’s Shakespeare’s, McDonalds and a couple of Lebanese eateries. What are the apartments and villas like?They are reasonably sized and depending on where you rent or buy, they can have quite big gardens. There can occasionally be maintenance issues – some
residents have occasionally reported slight leakage when it rains.
Are there any downsides to living in the area?At the moment there are quite a few road works which can make things a bit slow in the mornings.

If I’m looking to buy, where can I expect long term benefits with healthy
rental yields? LAURA ADAMS Downtown Dubai is one of the significant communities in town for buyers looking at a sustainable purchase in today’s market. The development is well equipped, fully accessible, and desirable to many end users and tenants of all backgrounds and professions. The area is home to many of Dubai’s major icons, including the world’s tallest building, Burj Khalifa, the largest shopping mall in the world, The Dubai Mall, along with various hospitality properties all within walking distance of residential units on offer.
Downtown Dubai is the ultimate choice for end users, tenants and investors looking at long term benefits due to a variety of reasons; namely reasonable rents, healthy and steady sale prices and relatively-generous rental yields.

Sure, you can rent slightly cheaper in International City and in some areas within our Al Awir district, but Discovery Gardens offers the greatest prices in new areas of Dubai and within close reach of landmarks. There are also two bedroom apartments available, all being offered at very competitive prices with incredibly flexible payment terms.
Discovery Gardens is a great place to just walk around with flowers blooming, lush green foliage, chirping birds and delightful courtyards. The twelve cheque rental phenomenon, relatively new to the UAE, is offered with many units at Discovery Gardens through Better Homes. There have been delays with swimming pool handovers but this is something the developer is looking into and is one of the very few minus points of the community.
The convenience is also great with one the most popular malls in Dubai, Ibn Battuta, just next door. As for access, for a low rental price, Discovery Gardens sits next to Sheikh Zayed Road, it’s minutes from Dubai Marina, Mall of the Emirates, Media and Internet City and is easily accessible to just about anywhere in town, and in a good position for regular trips to Abu Dhabi.

Sarah Aarons tells us why she and husband Miles chose to buy a home in Arabian Ranches.
ARABIAN RANCHES
What brought you to Dubai?I’d been travelling for a year then I moved to Dubai six years ago. Initially I was living in Golden Sands. I met Miles – who has been here for 13 years now – on my first night out in Dubai, and we married last July.
What do you do?We’re both teachers – I work at Rashid School for Boys and Miles is at Cambridge International School.
When did you move to Arabian Ranches?I moved into the area four years ago, and we bought our current house two years ago. At the time, everything was booming
and the Ranches was doing very well. We bought it because we thought it was a good investment but also because, in my opinion, it’s the nicest neighbourhood in Dubai.
Can you describe the Ranches?There are different gated communities, each with a different style of houses (there aren’t any apartments here). Some are detached but there are also terraced villas – we live in a three-bedroom terrace. It’s very safe and more established than newer areas – it doesn’t have roadwork problems for starters! – and the landscaping is really beautiful. It’s got everything you need, including Arabian Ranches Golf Club and Dubai Polo and
Equestrian Club, so you can spend a whole weekend here without leaving!
What are the amenities like?Each community has lovely communal swimming pools and parks. There’s lots of open space full of flowers where you can walk or cycle around, and there are beautiful lakes as well – we’ve got a huge one close to our house. It basically gives you the opportunity to have an outdoor life.
Are there many shops and restaurants around?Yes – we’ve just had a new Spinneys open at Motor City, which is just around the corner, and there’s also a supermarket in the Ranches. There’s everything you need – fast food outlets, a bank, beauty salons… The restaurants aren’t quite as good – there’s Black Canyon and a Lebanese place but I think the area could do with a few more.
Are the shops within walking distance of everywhere in the Ranches?No – it’s ten kilometres around the perimeter of Arabian Ranches and a walk to the shops would take me around half an hour. I do it sometimes, it’s a lovely walk, but when it’s hot you’re more inclined to jump in the car! You definitely need a car to live in The Ranches.
What are the local exercise options?There’s a gym and swimming pool at the polo club, and there’s a swimming pool in every community – there are loads of pools, everyone’s only five minutes’ walk from one! Each little community has got a tennis court and there are pedestrian paths everywhere. People tend to cycle on the paths rather

than the roads for added safety so it’s quite common to be walking along and someone rings their bell for you to get out of the way. I’ve recently bought rollerblades as well so we’ll soon be blading around!
Is it safe for kids to play without parents nearby?As safe as anywhere else really. You sometimes get random children turning up in the back garden when the gate is open so parents obviously think it’s pretty safe!
What sort of people live in Arabian Ranches?It’s very mixed – reflective of Dubai. I don’t think there are many Emirati families here but there’s certainly a large Indian and Pakistani population and lots of western expats. It’s all couples and families.
Is it a friendly community – do you know your neighbours?I’d like it to be friendlier. We know our neighbours – when there’s been parties we’ve invited each other in – but that’s only a couple of times a year. We’ve got a German couple on one side, an Italian couple on the other side, a Canadian couple on another side, so it’s very international – but they’ve all got small children so we don’t have that much in common. Everyone’s friendly to a certain extent but, much like the rest of Dubai, you don’t tend to know your neighbours very well.
How do you find the location?I usually leave 20 minutes before I’m meant to be somewhere and arrive ten minutes late! So it’s about 30 minutes to anywhere. But it’s really accessible because it’s on the Emirates Road.
What are the finishings like in your house?They’re very good – it’s an Emaar development and I think they built The Springs first and learned from the mistakes that were made there, correcting them when building Arabian Ranches. We’ve not had a single problem.
How is the house decorated?We actually gave everything a fresh lick of paint this year. We’ve used neutral colours and then added colour with furniture and accessories. We’ve got a big red square painted on our main wall in the living room which was actually the idea of the people who designed our garden. It’s really nice – someone said it looks like a fireplace; it brings a real warmth to the room.
Do you spend a lot of time in the garden?Yes – and we’ve got two cats so we always
have the doors open so they can go in and out. We had the garden professionally landscaped by the same people who designed the garden in our previous home because we were really pleased with what they did. We actually won the Emaar garden competition in our old house and came second in our current one!
Have you been to see many polo matches?Yeah, we went last week actually. We’re not really into polo but it’s a nice place to have a picnic and sit out in the sun. I used to take horse riding lessons there but it was dressage and I didn’t like it so I dropped it.
Do either of you play golf?Miles does – he’s taking lessons at the local course. He plays par three there and does the big course maybe once a month.
How did last year’s economic wobble affect Arabian Ranches?I’ve noticed no change at all actually – it’s a community that has stood the test of time. Obviously the value of our property has gone down, but it had increased at first so it’s all relative. Our theory is that we’re living in it and we’re not wasting money on rent so it’s okay! I feel that the Ranches has held its value more than other areas.
What is the best thing about the Ranches?I would say it’s living in a safe, well-maintained, clean environment where there are brilliant facilities. We’re very happy here.

MEYDAN DISTRICTThe Meydan district includes the renowned Nad Al Sheba, best known for its racecourse and as the venue of the Dubai World Cup. The Meydan District is also home to Meydan City, which when completed will be a mixed use area with a long stretch of water-front with berths and yachts. The Meydan Dis-trict also encompasses Al Quoz industrial zone.
PALM DEIRA DISTRICTThis district is focused exclusively on The Palm Deira, the largest of the three Palm Islands, set to be finished by 2015, and equipped with over
40 separate ‘fronds’, all stocked with homes, malls and marinas.
PALM JUMEIRAH DISTRICTThe Palm Jumeirah, currently the world’s largest man-made island, is surrounded by a vast breakwater barrier, and kitted out with an artificial reef. Just nearby is The World, 300 island clusters in the shape of the world, and divided into four categories - private homes, estate homes, dream resorts, and community islands.
WATERFRONT DISTRICTThe Waterfront District features Dubai Water-
front and The Palm Jebel Ali. A conglomeration of canals and artificial islands, Dubai Water-front is shaped in an arc and will produce a shelter around the Palm. The Palm itself is set to be ringed by luxury homes on stilts alongside six high-tech marinas.
JEBEL ALI DISTRICTThe Downtown project is set to be one of the few truly pedestrian-centric areas of town, with its own low-emission public transport system, plus entertainment, residen-tial and business zones.
JUMEIRAH DISTRICTThis coastal residential area is one of the more
expensive and exclusive areas in Dubai and is filled with quiet roads of attractive old villas. This district includes areas such as Al Wasl, Badaa, Manara, Safa, Satwa, and Umm Suqeim.
DUBAILAND DISTRICTThis district is huge. Its principal claim to fame is that it’s home to Dubai-land, 3 billion square feet of theme parks, shopping malls and hotels. It also includes City of Arabia, all 20 million square feet of it, which is set to be the main residential and retail centre at the heart of Dubailand. Then there’s Bawadi, a 100 billion dollar project hosting 31 theme-based
hotels. And nearby is Falcon City of Wonders, a falcon-shaped city containing life-size replicas of the Seven Wonders of the World, housing chic apartments and villas.Also here is Dubai Motor City, home to Dubai Autodrome. Then there are some top residential developments including the equestrian-themed desert community Arabian Ranches, the lush and tranquil Green Community and Jumei-rah Golf Estates, built around four themed golf courses. Dubai Sports City, meanwhile, is set to be home to residential properties and cricket and tennis academies.
CREEK DISTRICTThis district comprises the seven artificially-created islands of the Lagoons and Dubai Fes-tival City, a residential, business and entertain-ment development.
AL AWIR DISTRICTThe multi-country-themed International City features 10 architectural styles and is made up of 6 main areas: The Central District, Dubai Design Centre, The Dragon Mart, The Residential District, Lakes District, and the Forbidden City. Also in this district is Dubai Academic City, with its universities and housing.

DOWNTOWN DISTRICTBusiness Bay is the regional business capital, a ‘city’ for international trade which is expected to have more than 230 commercial and residential towers when completed. Also in the district is Dubai International Financial
Centre , the world’s newest financial centre. Finally there is Downtown Burj Dubai, a prestigious neighbour-hood built around Burj Khalifa, the world’s tall-est tower and featuring around 30,000 houses, nine hotels, parkland area, 19 residential towers, the Dubai Mall and the Burj Lake.

EMIRATES LIVING DISTRICTThis district features the gated community of Emirates Hills, with its lush landscaping and world-class Montgomerie golf course. You’ll also find The Meadows, The Lakes, The Greens, and The Springs, all prestigious districts with a range of high quality apartments, malls and community centres. Another real standout in this district is Discovery Gardens, a 420,000 square metre
development with multi-sized apartments. Jumeirah Islands is a self-contained community of 50 islands with homes available in one of four different architectural themes, all with their own pools. Jumeirah Park, meanwhile, is a family-orientated community which spreads out over 370 hectares. It has more than 2,000 villas and expansive parks.
MIRDIF DISTRICTA small but rapidly growing residential area comprised of Uptown Mirdif, Warqaa, and Khwaneej. Uptown Mirdiff has been designed on the lines of an ancient spa town and promises contoured landscapes filled with stylish townhouses.

While commercial leasing rates have fallen everywhere in Dubai, some locations have been significantly harder hit than others. From peak levels, several communities have fallen in rental prices by 55-65%. Among these victims, International City has fallen over 50% (current prices are around AED 40 psf), Deira and Garhoud have fallen 55% (priced now at AED 80-90 psf) and Dubai Silicon Oasis has fallen 65% (now around AED 60 psf).
Those areas which have been most resilient to the declines are Trade Centre, Jumeirah, and Mirdif, having fallen by only 15-20% from their peaks in 2008. Trade Centre is currently priced at AED 180-210 psf, Jumeirah between AED 160-200 psf, and Mirdif between AED 180-210 psf.
Trends in mid-Q3 showed rates stabilizing, with very small declines in the range of 1-2% per month in many commercial leasing areas in Dubai.

the budget for a full makeover – how can I do this?Start by looking at the big buys in your living room such as the sofa. If your budget doesn’t stretch to buying a new sofa, consider re-upholstering, which will be around a quarter of the cost of buying a new one. Choose a neutral color as this gives flexibility to change the cushions or even the wall colour a few years down the line.
Revamp the space with one or two interesting items of furniture like an armchair in a contrasting colour or design. Change the paint colour for an instant new look –
try different finishes, paint just one wall or use accent colors to highlight areas. Using wallpaper is very fashionable and creating one feature wall with a striking design will keep you within budget too.
Flooring is expensive and time consuming to replace, adding rugs is a great way to liven up a room. Finally, the most cost effective way to instantly transform the living room with little fuss is by using accessories. Change the cushion covers, swap accessories from another room, replace artwork or hang a couple of mirrors to give the illusion of added space.
