Building management system

Scope

A building management system with possibility for centralized operation and surveillance of several equipments shall be installed. The BMS shall control / visualize mechanical and electrical systems of the building such as: - Complete control from the security / dispatcher room

- Control of public lighting (e.g. main lobby, parking area, outside area)

- Visualization of counters (e.g. water, electric)

- Control and visualization of the necessary HVACS system operation; control and fault indication of main equipment like

AHUs, boilers, cooling machines, pump stations, emergency generator, control of the room temperature in tenant areas

like offices and meeting rooms (single room monitoring)

- The actuators are installed for each grid of 3,20m (one for cooling, one for heating).. Set point adjustment variable (tem-

perature) via room controller and over BMS central as central function

- Motorized fire protection flaps with single signalisation on the BMS

- All measured values will be transferred via a communication protocol from the technical equipment and recorded

- BMS program allow data transfer to a excel sheet

- Reserve for future extensions

ets are supplied from normal net.

- The supply capacity shall be calculated according above formula and taking all needs of the building in consideration.

- All floor switch boards shall provide space a reserve of 20 % for future extensions.

Metering All electrical tenants’ consumptions must be metered independently. (2 tenants per regular office floor).

Emergency power supply Diesel power only for life safety systems (e.g.: sprinkler system, smoke ventilation, hydrants systems, CCTV access control

system, alarm system, fire detection system, air traffic control lighting).

UPS UPS power only for life safety systems.

Access control

A computer supported access control installation with proximity card readers is installed. The following areas are monitored

for access by way of contact less card readers for:

- Main and side entrance on ground floor

- Access barriers in main lobby

- Barrier plant / garage and ground floor

- Dispatcher and security room

- The system is modular expandable (max. 300 end devices). The extension of the central unit is included in the unit price

of the end devices.

CCTV

Installation of automatically operated CCD colour cameras for the Surveillance of following areas:

- All building entrances on ground floor

- Barrier plant / garage and ground floor

- Driving lines in garage

- Lift lobby on ground floor

- Recording: min. 14 days

- The system is modular expandable (max. 500 end devices). The extension of the central unit is included in the unit price

Grand Master Key – Locking System

- The entire building (except interior office doors) is to be fitted with a GRAND MASTER KEY locking system. All doors se-

cured by access controls must be additionally fitted with a conventional lock as a mechanical emergency measure in the

event of battery failure or a blackout, and incorporated in the GRAND MASTER KEY system.
