Placeholder for check photoSince Bruce Etkin and David Johnson founded Etkin Johnson Real Estate Partners 30 years ago, the rm has been – and continues to be – a driving force in the growth of Colorado’s commercial real estate industry. The key to our success? • Building and maintaining trusting relationships • Always striving to be one step ahead of the competition • Maintaining a long-term perspective

Bruce and David’s original vision was to be the leading privately held commercial real estate rm in Colorado. Today, we maintain that vision, continually evaluating the market to capitalize on opportunities quickly and decisively.

In January, we sold the largest-ever industrial real estate portfolio in Colorado, both in terms of total square feet and price. Berkeley Partners acquired our 1.95 million-square-foot Colorado Industrial Portfolio for $247.5 million. This would not have been possible without the foresight of Bruce and David, who assembled the 19 properties along the Front Range between 1990 and 1998.

When the market softened in 1990 following the oil bust in the mid-1980s, self-proclaimed “deal junkies” Bruce and David saw an opportunity to buy existing buildings from the RTC and FDIC for about a quarter of replacement cost. Bruce’s background in construction

and development complemented David’s management and leasing acumen resulting in an ideal partnership.

“We focused our efforts on acquiring the best inll projects with proper loading capabilities, which led to our consistently high occupancy rates. We could not have done this without our investors who put their trust in us early in our careers and then continued to stick with us for all these years. We consider ourselves lucky to be a part of the Denver real estate community, working alongside talented individuals for so long and in a market that has been so favorable for us.” -Bruce Etkin, Chairman

1989Talk about timing! Etkin Johnson

was established the same year as the U.S. government formed the

Resolution Trust Corporation (RTC) to liquidate the real estate assets

of the defunct savings and loans associations.

1998Etkin Johnson acquired an industrial portfolio and two

shopping centers. The company’s superior property management and long-term

tenant relations continued to lead the market.

1996-1997Nine more diverse properties including industrial, ex and retail centers were acquired.

2019After nearly 30 years of managing these key industrial/ex properties, Etkin Johnson sold its 1.95M SF Colorado Industrial Portfolio to Berkeley Partners for $247.5M. Original Investment = $22.5MHere’s to the next 30+ years!

1993After just four years in operation, the company had acquired nearly 20 high-quality properties including industrial, ex, retail and condominium conversions primarily from the RTC, at prices well below their replacement costs.1994

Seven additional, strategically located business

and retail centers were acquired and quickly

repositioned as Etkin Johnson gained substantial nancial

strength and stability.

Looking AheadIf the past 30 years have been any indication, Etkin Johnson is on pace for continued success. As we pursue new opportunities and diversify our portfolio, we look forward to building on Bruce and David’s legacy of supporting Colorado businesses and making our state a great place to live, work and play.
