"Bat Night," an evening that bringstogether the fiction folklore, and factsabout bats, is returning to Wehr NatureCenter, Aug 14 and 15. The Nature Centeris located in Whitnall Park, at 9701 W.College Ave.

Friday’s program, from 8-10 p.m., isdesigned for adults and children Grade 6and up. Saturday’s program, from 7-9p.m., is designed for families with youngerchildren.

Fear of and misconceptions about batsand rabies underscore the importance of learning more about these often misunder-stood creatures.

The first part of the program is anindoor, interactive presentation by Wehrnaturalist Emily Brown. Topics include iden-tifying common neighborhood bats, theirvalue in controlling insect populations, andtheir work as pollinators. Also to be dis-

cussed is the race to save North AmericanBats from potential extinction from the dis-ease, White Nose Syndrome.

After the indoor introduction, partici-pants will join Brown in search of bats inWhitnall Park. The park is home to morethan five species of bats. Brown willdemonstrate the latest technology to "hear"the ultrasonic echolocations produced bybats. Specialized detectors combine a sys-tem for recording the bat calls and a glob-

al positioning system (GPS). The record-ings show different sound-wave patternsfor different species of bats, and the GPSpinpoints a bat’s location.

Participants will also learn how theycan protect bats by getting involved in citi-zen-science monitoring.

According to the Wisconsin DNR,white-nose syndrome is now affectingbats in five Wisconsin counties. In April2014, the first confirmed cases werefound in Grant County. Now bats inCrawford, Richland, Door, and Danecounty have tested positive. In addition,the fungus that causes the disease hasbeen confirmed in Iowa, Dodge, andLafayette counties.

A 2011 Southern Illinois Universitystudy calculated that bats save the agricul-tural economy $22.9 billion a year by eat-ing crop-damaging insects and reducing

the need for pesticides.Admission for Milwaukee County

Residents is $7 per person; Non-Milwaukee County Residents, $10 per per-son; and Members of Friends of Wehr, $5per person. Parking is $3 per car.

‘Bat Night’ returns toWehr Nature Center

2,370 homes sold in June compared to1,924 in June of 2014. Comparing thenumbers to 2013, sales were up 23.1%(1,925 in ‘13).

Through the 2nd quarter, MilwaukeeCounty lead the region with 4,981 sales.All four metropolitan counties saw veryhealthy increases in units sold.

So far, the 2015 market is very solid as

buyers quickly absorbed available listingsin April and May, which closed in June.The GMAR expects this trend to continue inthe second half of the year, but with small-er increases. Based on recent data itappears that total sales for 2015 will be inthe 18,548 range, about 8.2% ahead of 2014.

Despite dropping 3.7% in June, newlistings are up 2.3% for the first six monthsof the year.

A little more volume in listings is helpingto alleviate strong buyer demand, butdemand is still outstripping supply.

InventoryThe seasonally adjusted inventory level

for June was 7.7 months, up slightly fromMay’s 7.6 month level. The seasonallyadjusted level was 8.5 months in June

2014.Subtracting the 2,294 listings with anactive offer from current listings results inan effective inventory level of 4.9 monthsfor June, flat from May’s level. A year ago,the same calculation showed June’s inven-tory level at 5.8 months.

The decrease in inventory, by almost afull month in the last year, portrays howtight the market is in 2015. There are a fewmore listings in 2015, but more active buy-

ers, which should express itself in highersales numbers and prices in the comingmonths.

Average Sale PriceThe average sale price in all four coun-

ties was up solidly in the 2nd quarter of 2015.

While price gains are firm and wel-

come, the market has not completely recov-ered from a very deep recession.Prices for the 2nd quarter in the 4-coun-

ty region peaked with an average saleprice of $259,473 in 2006, and bot-tomed out at $205,120 in 2012, a 20.9%drop. The following table shows whereeach county is in the recovery and howmuch each needs to grow to get back topeak prices.

market, and several brokers are still report-ing that appraisals are coming in too low,often jeopardizing transactions.
