Wow, there are a lot of exciting things going on this month. The Haunted Tiki Island Halloween party, at 17804 Osprey Pointe Place, is sure to be a big hit again this year. All residents of Hunter's Green are invited. I would love to receive pictures of your Halloween decorated homes. I will get them in the next issue. There are some really great homes that I have seen in the past. And all of your fun Halloween costumes, as well as party pictures. The pictures are my favorite part. Remember to like us on Facebook. We

post the pictures there, as well as reminders for the special events and what is happening in the community. Our Facebook is www.facebook.com/YCNhuntersgreen. For some it’s been months. For others it’s been years. But the thousands of children who have had their hearts mended since St. Joseph’s Children’s Hospital opened its Heart Center in 2002 share one common bond: the gift of life. During a special Heart-to-Heart 10th Anniversary celebration at the Glazer Children’s Museum Sept. 15th, pediatric heart surgery patients, grateful parents, physicians and nurses reunited to celebrate a decade of progress at St. Joseph’s Children’s Hospital’s Heart Center. The event also provided the young patients and parents the opportunity to meet other families in similar situations. During the event, guests enjoyed showing their silly side in the photo booth, and also spent time exploring St. Joseph’s Children’s Hospital’s new health and safety exhibit, located on the second floor of the museum. Since 2002, St. Joseph’s Children’s

Hospital’s Heart Center has become the regional referral source for pediatric heart surgery and for the diagnoses and treatment of congenital heart defects before and after birth. The Center has one of the largest pediatric cardiovascular surgical volumes in the Southeastern United States; a highly-specialized

pediatric cardiovascular surgical team that includes cardiologists, perfusionists, anesthesiologists and surgeons; and two full-time senior pediatric cardiovascular anesthesiologists. For more information on St. Joseph’s Children’s Hospital’s Heart Center, visit Facebook.com/StJosephsChildrens. v

After years of planning, the final details are coming together at this new full-service hospital opening October 1st. Part of the Adventist Health System, Florida Hospital is a leading health network comprised of 22 hospitals throughout the state.

Florida Hospital Wesley Chapel is a not-for-profit 83 bed facility which features specialty design, expert staff and state of the art technology built for better patient care. Services include an emergency department with helipad, cardiac care, vascular surgery, orthopedics and sports medicine,

women's services and gynecology, obstetrics and a free-standing Health and Wellness Center which will open in early 2013. "Every decision in the design of

this hospital was made to provide an environment for high quality health care and healing," said Brian Adams, president and CEO of Florida Hospital Wesley Chapel. "We've also designed all of our processes using best practices in health care from across the country. From faster ER bedside check-ins and 24 hour visitor access, to all private rooms with views of nature and even healing gardens- all to provide a more comfortable patient experience." There are many technological "firsts" that will be available only at Florida Hospital Wesley Chapel: *First in the region digital 128-Slice CT imaging for faster testing, diagnosis and treatment. *Only the second 3T MRI in the region, but the only one with Philips Ambient Experience technology, which reduces patient stress and promotes healing by creating a soothing environment through sounds, lighting and animations. *First hybrid operating suite of its kind in the region, and only the second in the United States offering a flexible, more effective environment for surgeons. This transforms the

OR from a standard operating room to a minimally invasive imaging suite. *A nationally recognized electronic medical records system, which brings medical information to the doctor's fingertips and thus decreases the possibility of errors. *GetWellNetwork which provides patients in-room, interactive technology that allows them to research, and follow their own treatments and recovery through videos and other media. It also allows patients to stay in touch with family, friends and co-workers. *Real time location services track hospital staff throughout the hospital and allows patients to see the names and photographs of each staff member as he or she enters their room. *Spacious, private rooms with natural lighting, hallway lights along

the edge of the walls to reduce stress, and window blinds located between panes of glass to reduce infection and disturbances to the patients. * Flavors 450 Cafe which emphasizes whole grains, lean proteins and low-fat dairy products as well as fresh seasonal ingredients with diverse recipes from New York Times best-selling author, Chef Cary Neff. This intentional design of building, combined with the medical expertise and compassionate approach to care, creates a better patient experience. It also allows for more efficient operations, better outcomes and a better healing environment. These details make Florida Hospital Wesley Chapel better by design and a valuable asset to the Hunter's Green community. v

The American Cancer Society is seeking volunteers and teams for the New Tampa Relay For Life. Mark your calendars - The Kick-Off Party for the event will be at 6:30 pm on October 9th at Arbor Green Community Center. This year’s theme will be revealed at the Kick-Off Party. The goal is to engage volunteers in recruiting and assembling teams, seeking community support, coordinating logistics, securing donated refreshments and prizes, planning entertainment and lending their support in any way. The 2013 Relay For Life will be held at Freedom High School on May 17th and 18th.

What is Relay For Life?Relay for Life is the American Cancer Society’s signature activity. It offers everyone in the community an opportunity to participate in the fight against cancer. Teams of people camp out at a local high school and take turns walking or running around

the track. Each team is asked to have a representative on the track at all times during the event. Relays are an overnight event. An Overnight JourneyRelay For Life is an 18 hour journey providing the light of day and dark of night to parallel the physical effects of a cancer patient undergoing treatment. Relay for Life begins during the day when the sun is bright, the setting sun symbolizes the time when a patient is diagnosed with cancer. As the day is getting darker this represents the cancer patient’s unknown journey starting treatment. Early morning hours symbolize pushing through to

the end of treatment. The sun rising represents the end of treatment for the cancer patient. The morning light brings on a new day full of life and excitement for new beginnings for the cancer

patient.

Why We Relay?Relay for Life is more than just a fundraiser. It’s a life-changing experience. At Relay, every person in the community has a chance to celebrate, remember and fight back. And every person who participates joins others around the globe as part of this worldwide movement to end cancer. Everyone’s reason to Relay is

The Shops at Wiregrass has always allowed well behaved pets on leashes, but on October 27th, the Shops goes to the dogs . .and cats . . and birds again!

Cat Crusaders, our local New Tampa/ Wesley Chapel all-volunteer cat rescue, is teaming up, once again

with Animal Based Charaties to host the 4th Dogtoberfest Pet Costume Contest and Adoption Event at the Shops with prizes including Trophies and Gift Cards for 1st, 2nd, and 3rd place, in each of 6 different categories, so people and their pets can get creative.

The categories for the pets this year include Most Festive, Cutest, Scariest, Best Homemade Costume, and Best Celebrity Look-A-Like, and the one that allows humans to be part of the festivities, Owner/Pet look a like. Registration begins at 10 am in Center Court. And because everyone knows that all pets are winners, every pet in costume will receive a medal for entering the contest! While this contest is free to enter, all proceeds raised throughout the day will benefit local animal shelter and adoption agencies.

The event will be THE PET EVENT of the year because surrounding Center Court will be more then 50 different pet rescue groups with adoptable pets and pet-related vendors, and there will be a huge

While there will be a lot of dogs and puppies available for adoptions, with cat and kittens as well, there will be other less common pets available for adoption. It was a regular Thursday afternoon when Chuck felt his first symptoms — intense nausea, chest pain

and profuse cold sweats. Sensing it was a heart attack, he asked his son to call 9-1-1. Chuck was rushed straight

to the Florida Hospital Tampa ER.

Their expert medical team never once gave up on Chuck. Not after he flatlined. Not after they tried four times to

revive him. Not even after his heart stopped for a full five minutes. At the Florida Hospital Pepin Heart

Institute, located at Florida Hospital Tampa, an emergency heart catheterization saved Chuck’s life.

Because he was able to reach Florida Hospital Tampa in time, Chuck received the right critical care and cardiac therapy. To this day, he’s grateful beyond words. “Thank you is a very small thing to say to the people who saved my life.”

Keep Tampa Bay Beautiful has combined two of its biggest events into one gigantic day of service, environmental education, friendly competition and family fun! The Hillsborough River & Waterways Cleanup and the International

Coastal Cleanup are now the 25th Annual Hillsborough River & Coastal Cleanup.Cleanup locations are available throughout Hillsborough County. Volunteers can pre-register for a

location of their choice or they can register the day of the event at 8am at Lowry Park Boat Ramp. The projects will begin at 9am at various sites along the Hillsborough River, Alafia River and other waterways. We are expecting locations to fill up fast, so be sure to preregister. Data is collected from the event including the number and type of littered items, the overall tonnage removed and the amount of recyclable material diverted from each site. This information is used to determine future needs and projects in the area and create an awareness of these needs within the community. Data is shared with the International Coastal Cleanup, Keep America Beautiful, as well as local officials to help provide a local and global perspective.

Rollin’ on the River Rally

Volunteers are invited back to Lowry Park for the Rollin’ on the River Rally featuring the Recycle Regatta. The Recycle Regatta

will challenge participants to construct a watercraft from at least 70% recycled materials. Teams will launch from Lowry Park Boat Ramp providing a hilarious competition for the spectators to enjoy. This head to head race will be a competition between upper middle & high school groups, colleges, and corporations. The winners will receive bragging rights and other prizes. The winning high school group will also receive the “travelling oar” to be kept at their school for the remainder of the current school year. Building materials must be taken from items that would have otherwise been thrown in the garbage. Some suggested materials for the crafts include plastic soda or milk containers, old inner tubes, and reused wood. Excluded building materials include toxic materials, auxiliary power sources and any kind of glass. Teams will be encouraged

to come up with their own unique ideas for construction materials and design. The creation must be a two man, human-powered floating vessel – no motors, no working sails, and no trained dolphins. All participants must complete a registration form prior to the event. The Rollin’ on the River Rally also includes a River Rat Team Challenge Trivia Game, live music, free food, and environmental educational booths. Volunteers are welcome to enjoy this free after party to say ‘thank you’ for all you do to Keep Tampa Bay Beautiful! For more information visit:http://wwwKeepTampaBayBeautiful.org or contact Keep Tampa Bay Beautiful at [email protected] or call 813-221-8733. v

What is the "normal" real estate transaction in today's local market?

For zip code 33647, 50% of sold homes are distressed sales (short sales

and foreclosures) and the other 50% are traditional sales (non-distressed). However, that is not the case for the Hunter's Green Community which is a sub market of this same zip code. For Hunter's Green, 75% of sold homes were traditional sales (non-distressed) while 16% were short sales and 9% were foreclosures.

The very first short sale sold in Hunter's Green was listed and sold by you when most people had not

even heard of a short sale. How long ago was this?

It was in 2008

Are all Resl Estate Professionals qualifed to handle short sale transactions?

It requires a combination of experience and educational credentials to

complete a successful transaction. I hold a Short Sale & Foreclosure Resource Certification from the National Association fo Realtors. I have been a licensed Realtor for 16 years and have been selling homes in Hunter's Gree since I moved here almost 10 years ago.

What is Alernative Right Party Contact (ARPC) Program?

It is a joint effort in wich the bank and a qualified RE/MAX Realtor contact

borrowers in default who might benefit from a cooperative short

sale. Having the skills necessary to help buyers and sellers navigate the distressed property market is critical to our market recovery.

How would you describe the market outlook in Hunter's Green Community?

Inventory of homes for sale and for rent continues to shrink imiting opportunity

for buyers and tenants. This in turn, is pushing up prices for now.

How is the rental market in Hunte's Green?

Demand and pricing has risen since last year and I expect it to continue to rise

as more households move into rental housing Local Market Monitor has rated Tampa as one of the top 10 out

Q QA A

QA

of 316 markets nationwide for having the highest investment potential for single-famiy rental properties. Some homeowners are in a position to rent their homes instead of selling them in this uncertain market. I assist them in making an informed

The Women’s Club of Hunter’s Green started the fall season with a luncheon held at the Hunter's Green Country Club. Karen Brown-Blonigen delightfully entertained the ladies who attended. Karen, known as Granny, brought three ornate dulcimers with her. She played the instruments and sang songs and told stories of the mountain people. She is a versatile and talented lady, who donates the proceeds of her entertainment to Moffitt Cancer Center. We are looking forward to our October 11th luncheon to be held

at Hunter’s Green Country Club. Seasonal plants will be available from Kent, who will answer all gardening questions. Yvonne Marrone will speak about the Guardian ad Litem Program. Call Freda Todd for reservations 813-988-4344. October 13th we will participate in the Hunter’s Green Treasure Sale which is open to the public. The Women’s Club will be located at the Pavilion (Green Roof). All of our proceeds go to Charity. We hope to see you at all occasions. v

NEW! BODY COMBAT AND WATER IN MOTION NOW AT

NEW TAMPA YMCA Exercisers who enjoy Les Mills group exercise classes will have a new addition to the schedule. Starting Sunday afternoons and Monday nights in October, New Tampa YMCA will be offering Les Mills Body Combat. Tina Seagar, Renee Crowder and Ilia Balcom offered an

introductory session on Saturday, September 8th. Men and women, from teenagers on up, enjoyed the fast paced class that is inspired by martial arts such as karate, boxing, tae kwon do, tai chi and muay thai. Fierce music tracks encouraged participants to kick, punch and strike their way through this calorie burning workout. In addition to weight loss, this class can help build self confidence, tone, shape, and increase strength and endurance. Instructors Ann Gilbert and Ilia Balcom led the new Water in Motion class on Saturday, September 8th. Current, upbeat music tracks accompanied the combination of aerobics and toning moves that is new to the water aerobics schedule. One regular water aerobics attendee said he wouldn't need to do his separate weight workout if he attended this workout regularly. Another veteran exerciser said this would be a great active recovery workout to follow intense athletic training. Instructors are being certified at the end of September so classes can begin in October. Visit

www.tampaymca.org for details. For more details about the many benefits of Tampa Metropolitan Area YMCA membership, request a copy of our New Member Welcome Kit at your YMCA branch. v
