With many impressive architectural achievements to his name - housing, offices, shops, shopping centres, renovation of entire districts – the architect Jean-Jacques Ory has already played a significant role in the transformation of our urban scenery. This centre is above all a strong symbol in our town, comprising a surface area of 14,000 m² and offering residents a lively and convivial place. With a decidedly contemporary architectural style, adapted to its environment and combining practicality with aesthetic appeal, it will stand out and particularly reflect the dynamism of the destination. This new conference centre truly belongs in the heart of Juan-les-Pins and will be an excellent springboard for the development of business tourism in Antibes Juan-les-Pins. It comprised an auditorium with 600 seats, a conference hall with 250 seats and 5 meeting rooms for 20 to 100 people. After undergoing works several times in order to conform to changing norms, this major installation was eventually demolished by the town in January 2011 since it no longer met the criteria of practicality and comfort expected from this type of building. Business tourism is a relatively recent domain which has seen considerable development in the course of the past few years. Today France is home to approximately 145 conference structures and over 1,200 sites capable of hosting events for around 300 people. In this sector, now highly competitive, it is essential to stand out and highlight the differences with regard to other French destinations. Committed to a policy of economic dynamism and promoting its image, the town therefore decided to have a new conference centre built and called in the Parisian architect Jean-Jacques Ory.

WHO IS JEAN-JACQUES ORY?

BIOGRAPHY• Jean-Jacques ORY obtained his Diploma of Architecture in 1970 at the école Supérieure Nationale des Beaux-Arts (Superior National School of Fine Arts), passing with distinction.• After eight year of collaborating in various Offices as Project Manager, in 1979 he created the Studios d’Architecture Jean-Jacques ORY.• From 1980 to 1992 this structure developed, employing more than 100 collaborators, and excelled in the sector of large-scale renovations in Paris, becoming one of the leaders in this speciality.• From 1992, the Studios widened their sphere of activity to encompass projects of a larger scope, ranging from reconverting buildings to creating new structures for programmes involving Offices, Housing, Hotels and Shopping Centres.• In 1992, Jean-Jacques ORY was appointed Professor of Architecture at the école des Beaux-Arts (Fine Arts School) in Paris.• In 1994, he opened a unit in Hong-Kong, to develop architectural projects and city planning projects.• In 2007, Jean-Jacques ORY was awarded the title of Chevalier in France’s national Order of Merit.• Two books have already been published about his achievements: Un parcours Parisien… in 1994 – Ramsay.Travaux Récents in 2007 - Editions Alternatives.• Currently, the Studios d’Architecture comprise three main departments:- Architecture and City planning,- Interior Architecture,- Project Management, coordination of building sites.• The Studios develop projects in Paris and the surrounding area, but also in 12 provincial towns and abroad: in Poland, Morocco, South Korea, Saudi Arabia and Kuwait.• All the projects by the Studios d’Architecture Jean-Jacques ORY are conceived today with renewable energy in mind and thanks to their creativity, they meet the criteria of the French «High Environmental Quality» certification.

JEAN-JACQUES ORY’S APPROACH«Architects are most importantly artists… creating beauty is what’s needed!»

Designing has always been Jean-Jacques Ory’s passion: the act of building becomes part of an intellectual process which consists of respecting humans and devising the best solutions for them, both in terms of the environment created and of ecological energy solutions. According to the architect, it is impossible to do this work without being a humanist, in order to create pleasant and favourable urban systems, non-oppressive places in which to live where the architecture makes you feel at home, through clear identification and a programme chosen to favour diversity. Jean-Jacques Ory’s agency tries to remain as faithful as possible to this attitude, while privileging an innovative yet durable approach.

Currently, the agency is developing in a significant way and handling subjects including urbanism, the creation of new neighbourhoods, buildings for the service sector and accommodation, social installations and commercial areas…

Their know-how in terms of restructuring urban housing clusters or renovating buildings is well established, through many projects in Paris and in the Ile-de-France region as well as projects currently in progress in a dozen towns in the provinces.

SETTING UP THE OPERATION

PRESENTATION OF THE CFACFA (Duval Financial Group) designs, develops, constructs and markets buildings within 4 main fields of construction:• Commercial facilities• Company buildings• Housing blocks and specialized residences• Public facilities

This regrouping of skills combined with much experience allows CFA to pilot complex urban projects (mixed operations in town centres) and Public-Private Partnerships.In synergy with the other entities of the Duval Financial Group, CFA provides its clients with a complete service, able to take care of all aspects of the building process from the outset of the project: design, construction, investment (accompanying ground-rent from the Group), utilisation and management.

THE PRINCIPLEThe construction of this new conference centre was agreed within the framework of an administrative emphyteutic lease (BEA) between the Town of Antibes Juan-les-Pins and the private investor ANTIBES INVEST.The principle: the town of Antibes gains a diversified installation with a total surface area of 14,000m², including a conference centre measuring 6,500m² and commercial areas spanning 7,500m².The town makes the land available to ANTIBES INVEST for the duration of 50 years.• In return, ANTIBES INVEST takes care of the funding and carrying out of the operation, which includes private installations (shops and car park) and a Conference Centre made available to the town.• The total amount for the operation representing almost 14,000m² comes to 55 million euros (excluding tax).• The town makes all decisions regarding the management method of the Conference Centre.• After this lease period, the entire building complex becomes the property of the town.

THE MAIN MONETARY TRANSACTIONS• ANTIBES INVEST pays to the town of Antibes, in return for making the land available, an annual ground-rent until the end of the lease.• Within the context of the Conference Centre being made available, the town pays a constant annual rent as the initial investment as well as an updatable rental payment for major maintenance works and the renewal of installations in the Conference Centre.

Ultimately, the Conference Centre will only cost 7 million euros for the town.

The new Conference Centre is an urban landmark, perfectly adapted to its surroundings. This decidedly contemporary architectural structure will lead Juan-les-Pins harmoniously into a dynamic position for the future.

THE TOURISM AND CONVENTION BUREAU IN CHARGE OF THE CONFERENCE CENTREThe actions taken by the Tourism Office further the economic stamina of the town of Antibes Juan-les-Pins. As a true ambassador for the destination, the tourism office will act as a driving force by means of the conference centre in favouring a development strategy led in close collaboration with socioprofessional partners and the town.Synergy is the word which best defines the policy chosen and put into place by the tourism office with the conference centre, in order to promote the destination of Antibes Juan-les-Pins. As a real anchor point at the heart of an outstanding site, where all commercial offers are within immediate vicinity and adapted to the demand, it currently has a 4 star rating as well as the seals of approval «Quality Tourism» and «Tourism & Handicap» for three types of handicap (visual, mental and hearing-impaired).The « Club Affaires » (business club) created recently, consisting of tourism professionals, represents a real asset for promoting the business destination with added momentum generated by the Conference Centre.

COST, AREA & TECHNICAL SPECIFICATIONS :Amount: 23 million euros (excluding tax).Capacity:- An auditorium with 500 seats.- 12 multi-purpose meeting rooms, with daylight.- 1 exhibition hall with 1.600m² of surface area.- 1 car park offering 376 parking slots (in addition to the adjoining car park of 347 slots).A total surface area of 7,500m² reserved for shops, with a brasserie, large boutiques and a fitness centre.The icing on the cake: a restaurant with panoramic view offering a stunning view of the ocean and the sea resort.

ANTIBES JUAN-LES-PINS CULTIVATES ITS DIFFERENCE.

A CONFERENCE CENTRE AT THE HEART OF A WOODED AREA BETWEEN THE PINEDE GOULD AND SQUARE SIDNEY BECHET.The architect Jean-Jacques Ory has risen to the challenge in designing a building with supple and organic lines, partly concealed by the vegetation in order to blend in with its semi-urban environment, subject to multiple restrictions (height limited to 21m) with the strict obligation to preserve existing vegetation and in particular the pine trees.In a town committed to a policy of sustainable development since 1999, the new conference centre has been designed with a view to saving energy and limiting waste during the management of an event. This approach lies in limiting disposable products, reducing or optimising lighting, recycling waste… in other words, reconciling economy and ecology, raising customer awareness of these fundamental values for the environment.

The seal of approval «Chantier Bleu» (blue construction site) has been awarded by Bouygues construction to the Project Manager, the company GFC. This title rewards the technical and marketing teams for their engagements regarding safety, product quality and respect for the environment.

Ernest Hemingway, Francis Scott Fitzgerald and many others celebrated in Juan-les-Pins, a sea resort launched by the Americans during the Roaring Twenties.
