The ‘One’ to beat when itcomes to quality flooring

Karndean is available as a floating loose layvinyl, meaning there’s no “click system” orglue. The installer simply lays it down — theperfect do-it-yourself option that’s as easy ascutting the product with a sharp utility knife.
“Karndean provides the look of wood butwithout all the headaches,” added Okamoto.“From a landlord or property managementperspective, you’ll love this product becauseyou’re not replacing it every three years likeyou do with carpet. There are so many things to considerand do before, during and after a ren-ovation. Having a contractor control
the flow of the project will help make sure theproject goes according to plan and finisheswithin the time promised. CV ConstructionLLC is just that type of company.
A recent project involved a homeownerand serviceman who, just before he wasdeployed, inquired about our services. WhenI went to complete the free estimate, he hadalready been deployed, so his wife walkedme through their renovation request. I thendrafted an estimate on site and sat downwith the homeowner’s wife and explainedthe estimate from beginning to end.
After a few email exchanges betweenmyself and the deployed husband, the couple
settled on what they wanted to complete intheir renovation. I had the wife come to ourshowroom to look at some samples andfinalize the contract. Then we went shoppingfor their appliances.
Contractors always know where to getthe right-priced materials for your projectand help you with buying the right appliancesto fit your budget. While shopping, I gave hermy ideas of items that would fit her budget.We settled on what she wanted and had theitems delivered.
As with all renovations, there were bumpsalong the way. I helped the couple by main-
taining contact with both the husband andwife. After the project was completed, Ifound out that her father did a similar reno-vation (not in Hawaii) and was amazed atthe speed and quality of the project.

A s the past has shown, theHawaiian Islands are not safefrom the destruction caused by
these deadly storms. Our tropicalwaters and warm, moist atmosphere area lethal recipe for a hurricane. A decade earlier, Hurricane Iwa caused$250 million in damage. More than 7,426houses and apartments statewide, and 30percent on Kauai alone, were affected ordestroyed.
The future of hurricanes in HawaiiAccording to Oahu Civil Defense, based
on past experience, if a storm as strong asIwa strikes any of the Islands:
• 12 percent of homes and apartmentscould be destroyed
• 38 percent of homes and apartmentscould be heavily damaged
• An additional 40 percent will probablyhave minor damage
Increased since 2007, Hawaii is now des-ignated as a 105 miles per hour wind zone,
which is equivalent to a “Category 2” hurri-cane. There are plans to increase this figure.A combination of the increased wind zoneand the dangers posed by hurricanes hasprompted the Hawaii State BuildingCommission to adopt new building codes.These codes require high-performance win-dows and doors that can resist hurricane-force winds and the impact of flying debris.

home and buying another one. Your home is likely yourlargest investment, and even simple remodels can cost hun-dreds or thousands of dollars, so you want to make sureyou find a contractor you can trust.
The best place to start is the Directory of ProfessionalRemodelers at www.nahb.org/remodelerdirectory, or visitwww.biahawaii.org. A professional remodeler will upholdthe highest professional and ethical standards in the indus-try. These sources can also help you find a remodeler whospecializes in a specific type of remodeling such as aCertified Aging-in-Place Specialist (CAPS) to help modifyyour home to better suit you as you age, or a CertifiedGreen Remodeler (CGM) to make your home more ener-gy-efficient and environmentally friendly.
Ask for referrals from friends, family, neighbors, cowork-ers and others who have had remodeling work done. Or,consult building materials suppliers, architects, engineers,home inspectors, lenders and insurance professionals.
There are also websites where consumers leave com-ments about their experiences with local businesses such aswww.yelp.com, www.angieslist.com and www.kudzu.com.Be careful about these sources of information, though,
because you have no way of knowing who left thecomment or if they were honest.
Do research to verify that potential remodelers areappropriately licensed and have a good business trackrecord. Look them up with state office of consumerprotection, the Better Business Bureau as well as withDCCA vocational licensing agency. Verify that theremodeler has the appropriate contractor licenses forthe work and see if they have received any complaints.If so, were those complaints resolved satisfactorily?
When meeting with remodelers, be sure to ask:
• How long have they been in business in your com-munity? Can they provide references from customersand suppliers they work with?
• Do they carry insurance that protects you from claimsarising from property damage or job site injuries? Ask for acopy of the insurance certificates.
• What is their working knowledge of the many types andages of homes in the area, and what sort of issues could arise?
• Do they arrange for the building permit? The person whoobtains the permit is the contractor on record and there-fore liable for the work.
• Do they provide a written estimate before the workbegins, and a detailed contract that spells out the work thatwill and will not be performed, protects both of you, pro-vides a fair payment schedule contract and complies withlocal, state and federal laws?
• Do they offer a warranty? What is covered and for how long?

Wow! It’s hard to believe summer isactually over and school isalready starting up again. A new
school year can be exciting and scary at thesame time, bringing new opportunities andchallenges. Change affects our school-agechildren in multiple ways, so keeping theflow of energetic support constant and sta-ble at home is important.
Recently, I received the following ques-tion from a concerned parent: “My threechildren are going back to school nextweek — one to a new grade, the other toa new school and my daughter to her firstcollege dorm room. Do you have anyadvice on what I can do to make the tran-sition easier for them?”
I sure do. To help younger children feelgrounded at home as they enter the newschool year, follow these guidelines:
1. “Match” their room to who they aretoday. Are the décor and furniture ageappropriate? For example, if your child is 12and Barney posters are still on the bedroom
wall, it is time for a change. Is the bed longenough or the desk big enough? A bed that istoo short or a desk that is too small suggestsstunted growth and an inability to “stretchout” in life. If change is necessary, make sureyou talk it over with your child first!
2. Get rid of “old” energy. Everything in yourchild’s room — furniture, clothes, toysand even random objects — holdsenergy. To reduce the energetic “noise,”remove anything that no longer fits, isbroken or is no longer used or needed.
3. Create a system for morning flow.Things can easily get hectic as you aretrying to get out of the door in themorning. To avoid starting the day with“challenging energy,” set the tone bytaking a few minutes to create a sys-tem that everyone can stick to. Createa “grab-and-go area” for all your chil-dren’s school-related items and startthe day with more focused energy.
Going Away To SchoolIf your child is college bound, you can
help them set up their studio apart-ment or dorm room with feng shui
concepts. One of the challenges is ensuringthat the space is inspiring, yet supports rest.The goal is to create a space where sleep,study and play are all supported. Here aresome guidelines to achieve this:
To Sleep Better1. Put the bed in an empowering position.When lying in bed, your child should beable to see the door without having tocrane his or her neck. Yet, the bed should beplaced so that it avoids the direct “path ofthe doorway” — any area in the room thatis directly in line with the doorway.Determine this area by standing atthe entrance and imagining abright light the width of the doorshining into the room.
2. Choose calming sheets andbedding colors. Selecting peacefuldesigns and colors that you canfind in nature — calming greens,blues, yellows and earth tones —sets the intent for restful sleep.
3. Be conscious of the area aroundthe bed. The area immediatelyaround the bed should also be
calming and peaceful, so hang active imagesaway from where your child sleeps.
To Study Better1. Put the desk in an empowering position.This means the desk should face the door. Ifthat option is unavailable, place a mirror onthe desk so your child can see any activitybehind him or her.
2. Organize the desk area for success. Placea good reading light on or near the desk.Rather than use the desk for storage, utilizeshelves and drawers.
3. Place a bulletin board over the desk. Thiscreates a place for your child to note impor-tant deadlines, post inspiring photos or listgoals to accomplish.

Look for multitasking furniture such as acoffee table with a large surface for playing games togeth-er and ample storage underneath to stow toys andremotes when they aren’t needed.
Following these easy steps will ensure each room inyour home meets your design aesthetic, while still offeringmaximum functionality fit for the whole family.
Families are always looking forways to spend more timetogether, and parents are often
searching for strategies to pull theirkids away from the television andvideo games. Many homeownersare creating gathering spaces right intheir own backyards, to provide afun and at-home retreat.
1. Child size and kid friendly.Consider incorporating kid’s out-door furniture into your backyardspace design. Having their own area,seats and tables will encouragethem to spend more time outdoors.
2. Stay on budget. Creating an out-door room doesn’t have to breakthe bank. Look for outdoor piecesthat can serve multiple purposes.For example, picnic tables withdetached benches can be used in
the traditional way, or you can setout a buffet style meal on the tableand use the benches elsewhere formore casual seating.
3. Carve out a space for just you.Especially for busy mothers, anyporch, patio or outdoor spacesshould always leave a section nes-tled in the corner for solo-relax-ation. Whether you string a ham-mock, hang a porch swing or simplypull one of those dining chairs/patiochairs out of the way, having a quietspace to reflect outdoors will dowonders for your stress levels.
3 Ways to Create Family-friendly Outdoor Spaces
Last week, I gave you three tips on how to get thathome sold — and fast. This week, I’m winding downthis topic with my two favorite and most important
pieces of advice.But first, let’s recap what was covered last week:
Tip No. 1: Do a drive-by of your house. Make sure yourhome has the curbside appeal it needs to get people totake a closer look.
Tip No. 2: Set your home apart. If your home or condo isidentical to your neighbors’, look for affordable, easy solu-tions that can make it unique andappealing.
Tip No. 3: Less is always more. Edit,edit, edit! Showcase the space, notthe clutter — and that includesunnecessary pieces of furniture.
Now for my last two tips:
Tip No. 4: Go bold but basic. We’retalking color! When it comes to paintor accessories, the rule for making aspace appealing to potential homebuyers is to stay neutral. No matterhow much you love pinks and pur-ples and tangerines, the potentialhomebuyer may not.
But what you don’t want is blahand boring. So go neutral, but makeit pop. Make it interesting and sophis-ticated by having some bold strokesof color. How? An accent wall thatcould be chocolate or sage green.These colors can make a statement but are still considered“safe” for potential home buyers. Then sprinkle in somemetallics like gold and silver — they’re neutral too, but alsogreat splash accents that tie in with all of your neutrals.
Tip No. 5: Create one unforgettable room. When homebuyers are shopping for a home, on any given day they maysee six or more homes. What’s going to make themremember yours?
Pick the room that has the most potential to be amazing,
and make it AHMAAAZING! Ifit’s an outdoor barbecue space,can you add a TV and create anoutdoor entertainment area? Ifyou have a small room with nowindows, can you turn it into agame room with a card table, orcreate the feeling of a hometheater with an affordable pop-
corn machine in the corner and a comfy, cushy sofa? Takewhat you already have and kick it up a notch so the poten-tial home buyer thinks, “OMG! I LOVE THIS!”
This has worked with many homes I’ve redesigned, dec-orated or staged for sale. Of all the homes a potentialhome buyer might see, what’s going to set yours apart iswhen the husband cannot get out of his mind the unforget-table outdoor barbecue area. Or the wife will say, “I just fellin love with that powder room!”
For many people, a major kitchen or bath remodel is out
of the budget. That’s why this tip is so important. The spaceyou transform could simply be a small corner, an unusedroom or part of an outdoor area. Look closely at that spaceand think of ways to make it unique and memorable.
This photo is a perfect example. When I designed thishome in Hawaii Loa Ridge, there was a covered outdoorspace that was really too small to be anything, but too largeto be nothing. It had a big drain in the middle of the floor.The former homeowners used it as storage, so there wereladders, paint cans and other things strewn about.
It also had incredible views, which meant incredible poten-tial. By simply adding a tranquil faux finish to the wall, affordableinterlocking decking material that hid the drain, a flea marketchandelier, some teak benches and drapes to frame the view,this very small space became an outdoor meditation roomand oasis that people still talked about after leaving the home.
No matter what your price point, try this tip. You can’t dothis with every room, but you can focus on one room andmake it amazing. Then, no matter how many homes poten-tial buyers look at, they’ll want to come back to yours.

X iang Feng Cao got his start in the con-struction industry while working as acarpenter in China. He eventually
opened his own business and workshop therebefore deciding to move to Hawaii in 2000.

The clear choice in the fightagainst water spots, streaksYou don’t have to have beachfront property for your
windows and sliding glass doors to be assaulted byocean breezes. Those wonderful tradewinds that
keep us cool also wreak havoc on glass. If you’ve tried every-thing (or so you thought) to get rid of the streaks and waterspots that obstruct your views, you need to heed the adviceof Harald von Sydow, director of Nano Tek-On.
“Even harsh abrasives don’t seem to remove streaks andspotting on windows and sliding glass doors,” said vonSydow. “We tried everything, too, until we discovered thatby using nano-technology, we could remove the stains andblock most new ones from forming. Cleaning became anon-chore as we found that once we applied the surfacetreatment, just hosing off the glass did the job. Here at NanoTek-On, we use this type of permanent, non-stick invisiblecoating on many different surfaces that have been problemsfor homeowners for many years — until nano-technologywas discovered.”
Von Sydow also uses these types of coatings on unpro-tected floor and bath tiles, especially grout. Jimmy Suh is a strong believer that a stellar paintjob must be preceded by following proper proce-dures and adequately preparing the surface prior
to covering it.The owner of Deep Purple Painting has been honing his
craft for more than 25 years, and can quickly diagnoseproblems with paint jobs that have resulted in unsightlychipping and peeling. Suh explains that the tedious tasks ofsanding down surfaces and filling in any cracks or imperfec-tions with quality patching materials go a longway in ensuring a paint job’s effectiveness.
