Introduction to the South-East Corridor
The Southern South-East (SE) Corridor of metropolitan Perth has an area of 1577km2 comprising of three local governments – the Cities of Armadale and Gosnells and the Shire of Serpentine Jarrahdale. These local governments together form a vibrant and rapidly developing area close to Perth’s CBD. The corridor is well served by an integrated public transport system and regional roads, with a major activity centre located in Armadale. The corridor’s expanding population and available land offer exciting options for a wide range of business.

This document outlines the specific business investment opportunities in the Southern SE Corridor with the aim of attracting investment to this region.
Population and Growth
The population of the Southern SE Corridor in 2011 was 186,627 (national census data), representing 11% of the Perth metropolitan area’s total population. The population is projected to grow by more than two-thirds by 2031. This would see its population increase to more than 330,000, which would then represent 15% of the metropolitan area’s population.
The Corridor has a number of rapidly developing urban areas such as Canning Vale, Southern River, Harrisdale, Piara Waters, Forrestdale, Haynes, Hilbert, Wungong and Byford. Large rural areas in the Shire of Serpentine Jarrahdale, City of Armadale and in the south of the City of Gosnells, balance out the urban areas and provide diverse lifestyle and recreation opportunities.
Industry Opportunity
The major industries currently operating in the corridor are Construction, and Manufacturing. However, there are significant demands and opportunities in the sectors of Rental, Hiring and Real Estate Services, Professional, Scientific and Technical Services, Retail Trade and Wholesale Trade sectors.
There are many developed industrial areas, as well as significant opportunities for the development of new large industrial and commercial estates and premises. The land availability strongly aligns with the demand sectors and provide potential investors with a range of investment options.

3. Forrestdale Business Park (East and West)

The Forrestdale Business Park (East) covers 190 hectares, and is championed as a contemporary and efficient commercial estate, characterised by high quality industrial buildings and coordinated landscaping. The site is expected to accommodate up to 700 industrial lots with the potential to create more than 12,000 jobs. The Forrestdale Business Park (West) is a 140 hectare commercial and light industrial development that will be an important employment zone to support future population growth in Wungong and other new suburbs in the Corridor.
Hitachi Construction Machinery (Australia) Pty Ltd (HCA) recently announced plans to build a new state of the art facility at Forrestdale Business Park (East). This Greenfield project is HCA’s most significant investment in key infrastructure to date and follows a number of other key investments enabling further national expansion.
HCA officially purchased land in June 2013, with construction expected to commence in April 2014, and the project scheduled for completion in June 2015. Strategically located adjacent to Tonkin Highway, the facility is conveniently accessible to surrounding major industrial areas, including Perth Airport, Fremantle Port and Kwinana. The City is well served by the major strategic transport links of the Albany, Roe and Tonkin Highways and the Armadale and Thornlie passenger railway lines. These important transport links provide excellent access in and around the Perth metropolitan area and to the south and south-west of the State. Fremantle, WA’s largest general cargo port, is just 35 minutes away by road. The City is also conveniently situated for access to Perth’s domestic and international airport – both are just a 15 minute drive.

In addition, the Western Australian State Government’s key planning document, Directions 2031, recognises the secondary centre of Maddington and the district centres of Gosnells, Forest Lakes and Thornlie within the City. Each of these areas is easily accessible via public transport, including rail connections to Perth’s CBD.
The City has an industrial area in the Maddington - Kenwick suburbs, which is ideally located near the Tonkin Highway. Rezoning is underway to extend this industrial area. There are also significant commercial and retail opportunities in Maddington, Gosnells and Canning Vale.
