ST MARTINS VIEW“What initially attracted me to the property was the way it looked, it stood out from other nearby properties. It is very pretty and located in a quiet lane in the middle of a quaint village. It has great transport links to Heathrow and it is easy to commute to London as well,” says John.

A beautifully presented detached cottage in a peaceful village setting which is sensibly priced and comprises entrance hall with stairs rising to the first floor and a door leading to a shower room. There is a superb and rather bespoke hand-made breakfast kitchen with space for a table to seat eight people and lovely features to include a Belfast style sink unit, a multi-fuel stove and Rangemaster, windows to side and rear with a door leading to a useful utility room and study with window to the side.

To the first floor, a large velux window provides plenty of natural light and has doors leading to a master bedroom with windows to the front and an en-suite wc.

The guest bedroom has a window to the side which provides stunning countryside views and there are two further bedroom, one double and one single, both with windows to the front in addition to a principal family bathroom.

Seller Insight “I have been living here for over 14 years and it really has been a joy to live here. Since being here I have made

a number of improvements which include guttering the whole property, installing a new shower room and fitting a bespoke kitchen/dining room,” John continues.

The grounds have been easy to maintain and I adore the view of the local church and the lawn from the bedroom – you’re able to take in the spectacular sight. I have also loved sitting in the garden enjoying the sun and watching the array of birds that fly past. “There are a few cities that are only a short drive away. Banbury is located only 6 miles away and Stratford-upon-Avon is 17 miles from the property. All have large supermarkets and department stores for necessities. For local amenities there is a local pub, a playing area for children and a village hall nearby. As the only entrance to get in or out is the front gate, it would suit a young family. It is perfectly safe and secure so kids can play freely on the grounds,” concludes John.*

Without a doubt, my favourite room has to be the bespoke kitchen. I organised the renovation and I love

the design of it. The black granite work surface is beautiful as well as the range oven. It even has a fold away television so the chef doesn’t miss out; the room is a real focal point for family living.

. The only reason I am moving is that I am relocating abroad with my partner. I will truly miss living here.

OUTSIDEThere is a garage with a useful storage area and a driveway providing off-road parking for two cars whilst another lovely feature is the beautiful garden which, whilst being located to the front and side of the property enjoys an excellent feeling of seclusion afforded by a brick wall, trees and tall hedges.

The property which sits within The Warriner school catchment is either a perfect family home or a countryside retreat which must be viewed to be fully appreciated. EPC Rating: E.
