Acton Town (w3)

Acton Town is located in West London in the London Borough of Ealing.It has excellent transport links to South Kensington, Central London and Heathrow. A ten minute walk away from the station you will find the shops and supermarkets of Acton High Street. Enjoy the vast open spaces of Gunnersbury Park, a 5 minute walk from Acton Town tube, or venture to Acton Park which is 20 minutes away on Uxbridge Road.

Battersea (sw11)

Battersea is an inner-city district in Wandsworth on the south side of the Thames. Battersea is home to many iconic landmarks, including Battersea Power Station and the world famous Battersea Dogs and Cats Home. Visit Battersea Park and enjoy the gardens, lakes and fountains. There is even a Children’s Zoo! Battersea Arts Centre on Lavender Hill supports local arts and offers a wide variety of live music and dance, however it is particularly known for its cutting edge theatre. Within the area there are plenty of local supermarkets and high street shops.

Bloomsbury (wc1)

Bloomsbury is an area in Central London in the London Borough of Camden. The area of Bloomsbury is roughly constrained by Tottenham Court Road, Euston Road, Gray’s Inn Road and High Holborn. Russell Square tube is in the centre of the area and is on the Piccadilly line, however, on the fringes of Bloomsbury you will find numerous other stations on various tube lines. Bloomsbury is an area noted for its garden squares, of which Russell Square is the largest. Bloomsbury is home to the British Museum, as well as several educational and medical institutions.

Brixton (SW2/Sw9)

Brixton is a district in the London Borough of Lambeth in South London.Brixton is mainly residential with a prominent street market and substantial retail sector. The mixture of high street shops and independent markets attracts many people to the area. Within these markets you will find a fantastic choice of small restaurants that offer a great variety of food, at reasonable prices. The Ritzy Cinema is a beautiful venue showing a large selection of films from current blockbusters to world cinema releases. A fifteen minute walk away you will find Brockwell Park a large park with many sports facilities - including a lido.

Camden (nw1)

Camden is in North London in the centre of the London Borough of Camden.Camden is known for its world famous markets and is strongly associated with alternative culture. The shops on Camden High Street are adorned with colourful, and 3D, shopfronts adding to the quirky and lively vibe of the local area. The Camden Roundhouse is a well know music venue regularly hosting a wide variety of musical events. Regent’s Canal runs through Camden Town and you can follow the tow path from Little Venice to the Islington Tunnel. London Zoo and Regent’s Park are within the borough along with Primrose Hill, an area of Regent’s Park, offering fantastic views of the city.

Clapham (sw4/sw11)

Clapham in South London is an urban area within the London Borough of Wandsworth. At Clapham Junction you will find no shortage of shops, pubs and clubs. It is also a key transport hub with numerous bus routes passing through and of course Clapham Junction station - the busiest station in the UK. Just a ten minute bus ride from Clapham Junction you will get to Clapham High Street and Common - an area with a more artisan and residential vibe, with travel connections on the Northern Line.

Earl’s Court (sw5)

Earl’s Court is located in the borough of Kensington and Chelsea and is popular with Imperial students, being within walking distance to the College. The Earl’s Court Exhibition Centre is the area’s most popular attraction, regularly holding concerts, events and exhibitions. Both Hyde Park and Holland Park are within easy walking distance, with both parks boasting sports facilities including outdoor tennis courts. Earl’s Court has its own high street, however you will find many more shops on Kensington High Street, a few minutes walk away.

Finsbury Park (n4)

Finsbury Park is in North London in the Borough of Haringey. The area gets its name from the large park nearby. The park boasts a mixture of open land, landscaped gardens and plenty of sports facilities. Seven Sisters Road and Stroud Green Road have a variety of shops and supermarkets. To the south of Finsbury Park is Highbury and Islington, a trendy and popular area with lots of unique pubs and bars with the Everyman Screen on the Green cinema in Islington being one of the oldest in the country. Just down the road from Finsbury Park you will find the Emirates Stadium, home to Arsenal Football Club.

Fulham is an area of southwest London in the London Borough of Hammersmith and Fulham. It lies on the north bank of the Thames between Putney and Chelsea. Two premiership football clubs, Fulham and Chelsea, are situated in the area. Fulham Broadway Centre is a hub of shops, restaurants and a cinema. Hammersmith (w6)

Hammersmith is an urban centre in the London Borough of Hammersmith and Fulham in west London. It has excellent transport links with a bus station, four tube lines and good road links to the M4 and Heathrow airport. Hammersmith is a dynamic area with plenty of shops, restaurants and nightlife. The Hammersmith Apollo, located next to the Broadway regularly hosts bands and comedians. It is very close to the Thames, so take a stroll along the bank and view Hammersmith’s iconic bridge. Ravenscourt Park is a ten minute walk up the King’s Road and has lots of outdoor sports facilities and green space.

Paddington is located in West London in the Borough of Westminster.Paddington Station is the main terminus for First Great Western trains, which provides travel links to the West Country, not to mention the location at which Paddington Bear was found. Travelling to Imperial is very quick and easy, the Circle Line train takes only 10 minutes. Alternatively you could just walk across Hyde Park. Edgware Road is packed full of shops, supermarkets and restaurants in particular Middle Eastern cuisine. Whitechapel (e1)

Whitechapel in Tower Hamlets, East London, has much to offer. In an area of London renown for its arts and culture you will find many quirky places and hiddens gems. Brick Lane is famous for its curry houses and is also a hotspot for its fashion exhibitions and street art, including pieces by Banksy and Dutch artist ROA. Whitechapel High Street has plenty of recognisable shops, however Shoreditch with its boutiques, galleries, bars and restaurants is close by. Although there are a few garden squares within the area, Victoria Park in the north of the borough is a large public park offering sports and recreations and holds many concerts during the summer.

x Hand over any money unless you’re certain you want a particular property.

x View properties alone unless absolutely unavoidable and never ever without telling someone else where you are going and when.

x Authorise builders, plumbers etc. to carry out work to the property without written consent, as your landlord will probably refuse to reimburse you.

x Cause any damage and try to pretend you’re not liable. x Imagine no one will know you live there and hope you won’t have

to pay your way. Most landlords and agents notify every service provider anyway.

x Give keys or copies of keys to anyone else. x Invite your boy/girlfriend to live with you without your landlord’s

consent. The property was only let to the signatories of the contract and you cannot invite others to share the place or to help pay the rent.

x Change the people living on joint tenancies without notifying the Agent/Landlord. You may end up with no contract at all or it could cost you additional rent.

D Make sure you have the money available for the deposit, advance rent and all other advance charges before you agree to take a property.

D Register for Council Tax, Water, Electricity, Gas etc., check meters when you move in and when you move out and keep records.

D Get a Council Tax Exemption Letter from the Student Enquiry and Accommodation Centre and forward it to the Local Authority. Don’t just not pay it, you’ll end up with a summons that way. It is your responsibility to apply for Council Tax exemption.

D Check that your own possessions are insured, your landlord’s policy won’t cover them.

D Check the inventory thoroughly, noting any discrepancies. D Take photographs when you move in and when you move out (this is your proof of the condition of the property).

D Report anything that breaks down immediately, and in writing if necessary (your landlord cannot be held responsible until he is told).

D Be reliable with your rent, and keep a record of all payments. D Replace anything that you have damaged or broken. D Look after your landlord’s property; remember you are only renting its use.

Once you have agreed to take any accommodation and have paid the Holding Deposit you will be bound by the terms and conditions contained within the Contract. Do not hand over any money until you are completely sure that you are happy with the accommodation and the people who you are going to live with.

Most landlords or letting agents will ask you to sign a tenancy agreement or contract. This is a useful document to ensure that both parties are clear as to the others’ responsibilities. If asked to sign an agreement it is likely to be an ‘Assured Shorthold Tenancy Agreement’. Most tenancies offered to students are for a fixed term of 9 to 12 months without a break clause. It is important to try and negotiate the length of contract you require at the outset as once you have signed a contract you cannot change your mind afterwards. Once you have signed a tenancy it is not usually possible to leave early.

WHAT SHOULD BE IN YOUR TENANCY AGREEMENT

• Landlord’s name and address with telephone number • Property address (of the house you are renting)

• How much the rent is • Who the rent is paid to (bank, building society, landlord) • When the rent is to be paid (weekly, monthly, quarterly)

• Name of every tenant (not just the spokesperson) • Details of services offered by the landlord (e.g. cleaning, gardening

and maintenance etc.) • Who is responsible for the bills (are they included/excluded from

rent?) • Terms and conditions • Rules and regulations

• Contact details in the case of a maintenance emergency • Length of notice (is there a notice period?)

• Landlord’s right of access

Get a tenancy agreement checked first by the Student Enquiry and Accommodation Centre, your parents or a solicitor. If the landlord/agent won’t let you take the contract away to get it checked first, think twice about signing it. Spend a little extra time in getting your contract checked out, it will save you time, money and a lot less stress and hassle later in the year.

The Contract

Do not pay any money to the landlord until the whole group is happy with the contract. Some landlords or letting agents ask for a holding deposit while you look over the contract. Check this is refundable if you decide not to take the property. Make sure you get a receipt for any monies paid to the landlord. Never sign a contract and pay a deposit without seeing the property first.

Tenancies will be either ‘joint’ or ‘individual’. If you sign a joint tenancy, i.e. all the names on one contract, you are jointly and individually liable for the payment of rent and the condition of the property. For example, if your housemate doesn’t pay their rent, the landlord could demand it from the other tenants. Additionally, individual tenants all have joint responsibility for any damage to communal areas. Read the small print of a tenancy agreement. It is unlikely that there will be a ‘get out’ clause in your tenancy agreement, so you need to be 100% sure it is the place you want to live in, and the group you have chosen are the people you want to live with.

A landlord or agent may consider releasing you if you find a replacement tenant. If a new tenancy is not drawn up and the replacement tenant does not pay the rent or defaults on the agreement, the original tenant will still be liable. In the past some considerate landlords and agents have released tenants if they have withdrawn from their course or have left university for health or financial reasons. If a landlord/agent won’t agree to release you, however, you will be responsible for the payment of rent for the rest of the tenancy period.

As you are over 18 and an adult you are required by law to act in a responsible manner and abide by your tenancy agreement. For example, if you agree not to use tack on the walls, you should abide by this. If you are signing a group contract the landlord will charge a total rent, it is up to you as a group to decide the proportionate share of the total rent for each room. The Student Enquiry and Accommodation Centre will be happy to check your contract before you sign.
