Don’t Sell Your Own House
NEw tO tHE MARKEt!
Featured Homes
DESERt HiLLS BEAutY
Dear Doreen, I wrote you in the past
and have been waiting for my answer. I see my neighbors’ houses selling through various real estate companies, but don’t see many ‘for sale by owner’ signs.
What am I missing? Dear Missing,
There are so many reasons not to sell your home yourself it could take up this entire publication.
Homeowners don’t know how to pre-screen prospects, resulting in time wasted on those with no intention of
buying. They could be ‘casing’ your house or going through your medicine cabinets, or simply unqualified. The buyer may want unrealistic time to close. accepting an offer from an unqualified buyer would tie up your property, leaving you to start over when the deal falls through. We pre-qualify buyers and bring only qualified buyers through your house. We have the education and experience to act in your best interest. our superb marketing will bring you the highest possible price for your home.

Where People MeetArea groups continue to struggleBy Amanda [email protected]
A nthem groups have a hard time finding a gathering place. Non-profit groups, such as the Girl
and Boy Scouts, say finding affordable space is almost impossible.
Talley Sieglen, Anthem School PTA president and Pack 432 chairman said, “It’s very challenging to find a space, especially to find a donated space. We live in a community that is designed for families. We have a community center with spaces, but they’re not priced competitively.”
The Outlets at Anthem has designated a community room for non-profit use. Reservations are first-come-first-served and can be made on a month-to-month basis.
“You can’t plan your year calendar
according to meeting at the Outlets,” Sieglen said. But the space is the best, she said, since it’s free.
According to Colleen Rock, reception administrator at the Outlets, several non-profit groups meet in the community room every month. When it comes to use of the room she said, “It’s busy in the fall as groups start planning the year and it can be competitive, but the groups sort it out together and it usually works out.”
When able, some local churches will donate space for non-profit groups to hold meetings. Cross of Christ’s Rob Gaboury said they have accommodated requests from scouts, Sober Sisters, AA and others.
For performing arts groups, space is limited. Starlight Community

Civic Building to Offer Meeting Space... At a PriceBy Karen [email protected]
Renovations have yet to begin on Anthem’s new civic building, yet Council is already soliciting
lease agreements for meeting space from non-profits.
The building, purchased with Anthem’s enhancement fund dollars, promised to provide much-needed meeting space for community groups hard-pressed to find available affordable space. What had not been made clear is how much Council planned to charge for use of that space.
CEO Jenna Kollings told In&Out, “We will be developing rental policies (including rental fees that are designed to cover costs yet also be reasonable to facilitate community use) for use of the civic building by... Anthem residents, local businesses, Anthem-based non-profit community organizations...” She said the ACC plans to send a letter to all local 501(c)(3) organizations to determine the level of interest in leasing available building space.
At a special meeting April 4, Council approved a short-term agreement with the Daisy Mountain Veterans for space on the second floor, which the DMV occupied some years ago when the building was under different ownership. The agreement will be re-evaluated once the building is ready for community use, said Kollings.
Terms are still under negotiation, but (See CIVIC on Page 17)

DMV has agreed to supply tables and equipment, and take care of cleaning and upkeep in an effort to keep rental costs low. They would also manage sharing of the space with other local groups including Scouts, Golden Go Getters, arts and crafts groups and more.
That’s good news for community group members such as Kristi Kroeger of ProMusica AZ. “We have worked with the veterans and found them to be a very lovely group and easy group to work with, and as a non-profit organization we are very excited about the prospect to be able to be in this space… the opportunity to operate out of a building at a lower rent would definitely benefit us,” Kroeger said.
But, just how low the rent is in question. An ACC memo said it was considering $8–$9 per square foot
annually “a reasonable lease rate.” That translates to about $1,300 per month for the space in question―an arguably large sum for most non-profits, including the veterans.
Country Club Association (ACCCA) president Steve Champion cautioned the Board against a long-term contract with non-profits before the programming needs of the community are fully evaluated.
ACCCA member Rick Kesselman supported the idea, but asked if the contract could be made public once terms had been finalized.
“We negotiate contracts on a daily basis; There are some that should be vetted publicly... There are some we do for routine operations on a day-to-day basis… I don’t want to get in the practice of vetting all of our contracts; We’d never get the restrooms clean,” Kollings said. io

Inspiration from GraceBy Brad [email protected]
V olunteering. Throwing all in for a cause that in the end pays only in gratitude, a handshake or hug.
Volunteering time can seem impossible with our busy schedules. Then there are times when you are touched in such a way that all roadblocks disappear. Then, you find yourself giving away those precious minutes, hours—with abandon. Like Grace Hanson.
Moved to ActionGrace, is already
someone we aspire to be. An eighth grade fireball from Anthem School, she volunteers―big time. After watching teachers, classmates and others suffer and succumb to cancer, she joined Relay For Life Anthem to send a message: “Let the youth know that we have the survivors’ backs and that the youth here in Anthem can survive and have more birthdays.”
A Special OneNow in her second
year with Relay, Grace is the Youth Involvement Chair; a big title and big job—one that Grace does… with grace. Her inspiration is her late great grandmother, Erma Miller. Miller, who battled cancer, moved in with Grace and her family to live out her last precious minutes, hours. Fighting tears, Grace remembered, “She was living with us when we first moved here
and passed away that summer. It just stayed in my heart.” She got involved and has learned that stepping up to make a difference is not a solo mission. “Together we can do it, but it takes more than one person to get started,” she said. “I want to be an inspirational role model to the younger ones.”
An Example That InspiresChloe Cottingham has learned from
her friend Grace. “She tells me to keep going and never give up and there is always something to look forward to,” Chloe said, and added, “If you give up, it’s not going to get any better.”

The lessons are not lost on adults either. Joli Reichert took Grace’s spirit to heart. “Seeing Grace’s involvement and her ability to organize and really bring the students in inspired me to help out,” said Reichert, who is the Relay For Life Luminaria Chair this year.
And, what has Grace learned about herself? “I can push through. I can do it,” said the eighth-grader who took that leap of faith that giving of yourself requires.
Great Grandma would be very proud. io

Theater finally secured retail space at the Anthem Marketplace (Safeway plaza). And after five years of bouncing around, Jeff Hammond, managing director for Musical Theatre of Anthem, finally leased space in the Commerce Park on Anthem’s west side.
“It was frustrating for us to hold our performances at the high school. There were so many constraints and scheduling conflicts we finally had to lease a theater space that could be our own,” Hammond said. MTA rents its space to other groups who need an auditorium, offering discounts to non-profits.
Some groups complain the $24-per-hour rate at the community center is too expensive, especially for non-profit groups.
With the area’s many groups needing affordable space, the Anthem Community Council plans to alleviate the pressure with the new civic building. The intent of the new civic building is to be a gathering place for the community. There will be several spaces available for both drop-in free use and rental, from classrooms to meeting rooms, both large and small,” ACC Community Executive Officer Jenna Kollings said. Plans include a multi-purpose room available for rent for large-scale events, such as banquets and performances.
Preliminary pricing, however, implies there may not be much good news for groups seeking financial relief. io
