LOCATIONTorigil Forest is situated in Caithness in the north of Scotland, within the extensive Broubster Forest Complex, just 11 miles from Scrabster.

The property is shown on the location and sale plans within these particulars and can be found on OS Sheet 1:50,000 Number 16, Grid Reference: ND 022 600.

ACCESSTorigil Forest is accessed via either the U1941 or U1871 public roads on to a shared forest access road commencing at point A1, shown on the sale plan. The forest has a servitude right for all forest purposes from A1-A2. The road passes through part of the property from A2-A3, and continues on to several properties within the Broubster Forest Complex.

The U1941 is a Consultation Route which connects with unrestricted public roads providing access to the ports of Scrabster and Wick for timber transportation by sea. Timber can also be transported south, via the A9 Trunk road, to various markets around Easter Ross, Inverness-shire and the Moray region.

DESCRIPTION In total, the property extends to 215.30 hectares, 144.72 hectares of which were planted between 1986 and 1988. The crop comprises mainly Sitka spruce and a self-thinning mix of Lodgepole pine, which has worked well in producing what will be a final crop of predominantly Sitka spruce. Much of the crop is now mature and there is a substantial volume of timber ready for felling. The next rotation will benefit from better ground conditions and improved growing stock which, in turn, will lead to higher yielding crops.

The prehistoric settlement of Broubster Village in the south east corner of the forest, is listed as a Scheduled Monument. In addition, the Loch Caluim Flows border the forest to the south and are designated as a Special Site of Scientific Interest and Special Area of Conservation.

SPORTING RIGHTSTorigil is well designed for stalking from high seats or on foot. The forest is reported to have a healthy population of Roe deer and the sporting rights are included with vacant possession.

BOUNDARIESThe boundaries of the Forest Complex are maintained in a deer-proof condition with each forest owner within the complex contributing to the boundary maintenance. This is calculated according to the area of land owned within the complex on an equitable basis. Any other internal fences are to be maintained jointly by the proprietors on either side.

MINERAL RIGHTSMineral rights are included except as reserved by Statute or in terms of the title.

WAYLEAVES & THIRD PARTY RIGHTSForest owners within the Broubster Forest Complex have a right of access across the forest access road between points A2–A3, on the sale plan.
