LOCATIONEaster Bleaton is situated at the south end of Glen Shee, adjacent to the Black Water River in eastern Perthshire. The area is well-known for its commercial forestry, with well-developed timber haulage routes and markets. The forest lies a short distance from both Perth and Dundee, providing excellent transportation links, access to a domestic airport and excellent local amenities.

The forest is shown on the location plan within these particulars and the entrance can be found on OS 1:50,000 sheet No.53, Grid reference NO 142565.

ACCESSThe A93 road from Blairgowrie northbound to Braemar, passes just to the west of Easter Bleaton. A minor public road leaves the A93 in an easterly direction. Approximately 3.6 miles north of the Bridge of Cally, the road is signposted for Tullymurdoch and Alyth. After less than half a mile and passing over the Bridge of Dalrulzion, the entrance to the forest is immediately on the left, adjacent to a white cottage marked A1 on the sale plan. This route is not approved for timber traffic, which would have to travel south through Alyth to the A926.

Internal access is provided for by a well-made forest road that has been used for significant timber haulage and remains in a fair condition.

BOUNDARIESThe boundaries are defined to the north, east and west by stock fences and dykes. These fences are maintained jointly with neighbouring landowners. There is an entitlement to reinforce any mutual fence with wire mesh to make it deer proof. This expense would be borne solely by the party undertaking the work. The southern boundary from Drumlinn Cottage eastwards follows, but does not include, the burn.

WAYLEAVES & THIRD PARTY RIGHTSTwo overhead power line wayleaves cross the south-west section of the forest. There is a further power line over the entrance.

There are two water supplies; the first to Drumlinn Cottage, which involves ground immediately to the right of the entrance, marked W1 on the sale plan; the second supplies Bleaton Hallet House and Dalvetton Cottage, which involves ground to west of the main forest road, marked W2 on the sale plan.

RENEWABLES DEVELOPMENTThe property is sold subject to 50% clawback of any potential renewable energy development between the two previous owners. Full details are available from the Selling Agents.

TAXATIONAt present, all revenue from timber sales is Income and Corporation Tax free. There is no Capital Gains Tax on growing timber, although there may be a liability on the land. Under the Inheritance Tax regime, 100% Business Property Relief should be available on commercial woodlands. VAT is charged on forestry work and timber sales, although its effect is neutral if managed as a business. Government grants are received tax free with the exception of farm woodland and subsidy payments.
