Why should we choose you?

That’s a great question and we think the biggest question is not why should you choose us, the biggest question is can we get your home sold? That is the real question, isn’t it? Because anybody that did what we do could get your home sold, the question is, will anybody do what we are going to do? The answer is that most agents will not. There are over 6500 agents in SW Florida and according to NAR, nationwide; the average agent sells four homes per year. Did you know that in SW Florida over 55% of the agents have not had 1 transaction in the last 8 months and the average Days on Market for agents is over 277 days? We sell a home every 4.3 days and in the past 60 days have sold three listings in less than 18 days, one in less than a week! We Specialize in Selling Homes!

Why didn’t you show my home when it was previously listed?

Great question, are you familiar with how we operate our business? One of the things that we do best is that when you hire us to list your property for sale we try to spend 90% of our time working on the property trying to get our listings sold. In fact, we have sold over 8 homes in the last 90 days, 3 in the last two weeks. Wouldn’t it have been nice to be one of them? Because, you weren’t one of our Listings very little of our time would have been spent by us on your property. There are two ways to get your home sold. The first is to list with us!

Another agent said they could get us more money or said my home was worth more.

I completely understand why this may be confusing and what you probably don’t understand is two things. One, if a desperate agent doesn’t have a lot of listings or buyers they will give you a high price and hopefully that will cause you to list with them. And secondly, for a person like me who has a lot of listings or buyers, for me to have a listing way over priced means that I have to spend a lot of time and money on a property that is not going to sell. An agent that will list your property “overpriced,” assumes they can take the listing now and then start beating you up on the price week after week after week after week ... is that what you want? We don’t know anyone who would! You see, they are afraid to tell you the truth up front. We expect that you only want the truth from us.

We want an agent that specializes on our area.

I can appreciate that you want an agent that specializes in your area and if you think about it...specializing is important and that is why we think you will be very impressed at how specialized we have become at selling homes in the entire community as opposed to just a small neighborhood. May we explain why this is such an advantage to you? We specialize in selling homes all over the community so we get calls from buyers from all over who may not know how much your neighborhood has to offer, therefore, we get a lot more potential buyers than someone who limits themselves to just your small area. Does this make sense to you? Would you rather have an agent who has 1 or 2 signs or, like us, who get calls from Buyers from all over the area that we can show your home to?

We will sell it ourselves and offer 3% to agents to bring us a buyer.

That may be the right thing to do. The question is this though, why would an agent bring a buyer to a unsecured property like yours ... where the potential for lawsuits is 2-3 times higher ... and they will have to do all the work ... and only get 3% when they can show theirs and get 6%? Does that make any sense to you at all? What would you do? Would you rather bring that buyer to a secured property where you know you will get paid and make 6% or 3%?

We want to only give you a 30 or 90 day listing.

I can appreciate your feeling that a short-term listing may provide some motivation, but its just the contrary. 6 months is our business policy. Can I explain? While most agents only do the 3 P’s.... Place your home in the MLS... Place a sign, and Pray... we spend huge amounts of our time, our money, and our resources to expose your home to thousands of buyers. You expect us to be 100% enthusiastically committed to doing everything we possibly can to can to find you a buyer and get your home sold for the highest amount of money possible, right? Well, we want to know that if we spend our time and our money that you to are just as committed to selling your home as we are. Does that make sense?This is also why we can provide you our “EZ Exit Listing Guarantee”. Have you heard of it? It’s a guarantee that says that for any reason, if we are not doing what we said we were going to do then you can cancel the listing at any time, so really.... the term of the listing really doesn’t make any difference to you now does it?

Let’s list high; we can always come down later.

We can understand that you may want to list high to leave room for negotiation. However, have you considered the problem that causes for you? When agents see your home they will say, the home is listed high so the owners must not be very motivated or really want to sell so they will just not show your home. In this market, people won’t even bother looking at properties that are priced even a little high. Would you rather have a bidding war to get the price up on your property? Or not have an opportunity to negotiate an offer at all?

Will you cut or reduce your fee?

There are a lot of desperate agents in the marketplace. Do you want someone who is desperate, going out of business, or willing to work for free working for you? How much service do you really expect to get from someone who is working for little to nothing? One of the three most important considerations that will effect whether on not your home will sell is the co-broke fee and with us you get to pick the fee based upon your motivation. Our fees start at 3.5%.

We have a friend or family member in the business.

I can appreciate that... almost everyone knows someone in the business and I have to tell you that I think its very honorable and to be honest with you I wish I was that friend, but I need to ask you, why would you decide to list with a friend instead of listing with powerful agents like us, if we have more experience, better services, and clearly much better systems that get better results? Also, please consider whether you value your friendship, as it’s very hard to fire them when the job is not getting done. Do you absolutely have to sell your home or are you just looking to do your friend a favor?
