In 1974 the original single storey 2547.6m² building was constructed. In 1975 eight portable classrooms were installed. (726.7m²) In 2003 two portable classrooms were installed. (201.5m²) GFA of building is 2547.6m². GFA of the 1975 portables is 726.7m², and the GFA of the 2003 portables is 201.6m²) Current enrolment is 418. Student capacity is 408. Grades K-6.

General Summary:

Structural Summary:The 1974 original building has concrete blocks, cast-in-place concrete wall foundations and concrete slab on grade. Portables (1975) have wood roof joists, wood stud frame, wood floor joists, concrete foundation. Portables (2003) have wood roof joists, wood stud frame, wood floor joists, concrete foundation. Overall structural system rating is good.

Envelope Summary:The 1974 original building has bricks, concrete blocks, aluminum windows, composite metal panels, metal exteriordoors and frames, and built-up roofing system. The 1975 portables have metal siding, aluminum windows and rubberized roofing system. The 2003 portables have stucco, aluminum windows and SBS roofing system. Provide concrete splashpads to the 1975 portables and 2003 portables. Provide automatic door operator and barrier free ramp from bus loading and unloading area. Overall envelope system rating is acceptable.

Interior Summary:The 1974 original building has VC tile, ceramic tile, carpet, sheet vinyl, and maple sports wood flooring; paintedconcrete walls; acoustic ceiling panels in suspended t-bars and painted concrete and GWB ceilings; various displayboards; millwork. The 1975 portables have VC tile flooring; millwork; various display boards. The 2003 portables have VC tile flooring; millwork; various display boards. Provide new barrier free vanities. Provide automatic door operators for barrier free access. Overall interior system rating is acceptable.

Mechanical Summary:Building mechanical systems include 1-gas fired boiler providing hydronic (hot water) heating, 8-gas fired furnaces, 1-multizone air handling units and 2-roof mounted packaged heat/cool units. Ventilation provided by the multizone airhandling unit, furnaces and heat/cool units with general and dedicated exhaust systems. Conventional plumbingsystem with 1-gas fired domestic hot water heater. Fire extinguishers located throughout building. Mechanicalservices include County of Strathcona metered domestic water supply, sanitary and storm drainage. Metered naturalgas supply from Utility. ventilation to meet indoor air quality and is required to be replaced. The Portables furnaces and dx condensing unitshave surpassed Theoretical Life Expectancy and is required to be replaced. The fibreglass ductwork have surpassedTheoretical Life Expectancy with some ductwork failure and is required to be replaced. Additional HVAC equipmentupgrades is required to be completed in specific areas to meet occupant comfort. The primary outstanding mechanical issues are: - replace 1-gas fired boiler -replace multizone air handling unit -replace dx units in portable The building mechanical systems meets present requirements. Overall mechanical system rating is acceptable.

Electrical Summary:The school has been provided with a 400A, 120/208V, 3 phase 4 wire service and is obtained from an on-site padmounted transformer. The main distribution centre has ample spare capacity for the addition of more panels. LightingFluorescent fixtures have been upgraded with T8 lamps and electronic ballasts. Fire alarm was replaced in 2008 witha Mircom FX-2000 addressable system. PA system is the product of Dukane with return call switches in each classroom, the staff has noted that the system is not functioning correctly and needs replacing. Electrical systems aregenerally in good condition.

ITE main distribution is fed underground from an on site pad mounted transformer located east side of the school. Themain distribution is rated at 1200A, 120/208 Volts, 3 phase, 4 wire, and is complete with a 400A main breaker.
