This facility was originally known as Samuel Crowther Middle School B4130, and has building wings dating from 1951, 1955, 1958, 1963, 1965, and 1972. The property was transferred from the Public School to the Separate School system,and was expanded and renovated in 2002, with a major capital works project, resulting in a modern school building with good quality finishes, furniture, and with modern mechanical and electrical systems. The one and two storey buildings are a combination of combustible and non-combustible construction, and are not sprinklered. In 2008, two portable unitswere added to provide additional classroom space. The current enrolment is 430 in the Elementary School and 255 in the High School. Overall, this facility is in acceptable condition.
General Summary:
Structural Summary:The structural systems in the original portions of this school facility (1951, 1955, 1958, 1963, 1965, and 1972 sections) are substantially wood framing, joists, beams and decking. No movement or settlement is evident, or has been reported by facility staff. The new addition (2002) is substantially steel framing, steel joists and beams; with some load bearing concrete block walls. The structure appears to be adequate.
Envelope Summary:A major renovation, and approximately 1880 square meters of expansion, of the existing school was completed in 2002. All areas of the original building exterior, including stucco, brick and block masonry, have been repaired or upgraded. Soffits and fascias, whether new or upgraded, are serviceable. Wood windows in the 1951, 1955 and 1958 wings have been clad with aluminum, or replaced with new aluminum. New metal windows, doors, and hardware have been installedelsewhere. The building envelope is in acceptable condition.
Interior Summary:No major problems were noted with the interiors. The 2002 addition has new and durable construction and finishes. Most of the earlier sections of the building have been upgraded during recent renovations. Doors and hardware are in a serviceable condition, as are all floor, wall and ceiling finishes. There a two building code issues that should be addressed in the near future. The interiors are in acceptable condition.
Mechanical Summary:The School's heating is generated by two Lochinvar and seven SuperHot hot gas-fired boilers. There is baseboard, cabinet, and upper wall radiation, as well as some perimeter radiant ceiling panel in the school. Heat for the entrances isprovided by force flow units. The computer lab and server room do not have an air conditioning unit. There are seven air handling units with wet media humidifiers. Control for the school is via pneumatic thermostats and controls. Domestic hot water is supplied by four water heaters. There is no storm sewer in the town so rain water is drained along the surface. Sanitary sewer, domestic water, and natural gas are all supplied by municipal services. There are ABC fire extinguishers throughout the school and the 2001 addition is sprinklered. Frequent upgrading and additions has resulted in four main mechanical rooms. New boilers, air handling units and plumbing fixtures were installed with the 2001 addition. This school is in acceptable mechanical condition.
Electrical Summary:Original electrical systems installed in 1950's. Complete renovation of most electrical systems in 2002. Main electrical distribution is 120/208V 3-phase 4-wire 1000A. Fluorescent lighting is installed in all areas of the facility. Emergency lighting is provided by battery packs and remote heads. Life safety systems are in good condition. There are advanced communications systems. Overall the electrical systems are in good condition.

There is natural gas high pressure service to the school, with a regulator in the boiler room. Three gas tourets exist in the science lab, with an emergency shut-off at the doorway.
There are two Lochinvar gas fired boilers, 1368k BTU each, with two Baldor circulation pumps, one Grundfos pump and one Expanflex expansion tank. Combustion air is provided for all boilers.
Three mechanical rooms each have a chemical pot feeder, side-stream filter, site glass, and chemical feed pump and tank for boiler treatment. The fourth boiler room has only a glycol tank and pump.

Two portable units were added in 2008, one for the elementary school, one for the high school. These units are not directly connected to the school buildings. Building Envelope - Prefinished ribbed metal siding, prefinished scuppers and downspouts, SBS roofing membrane, treated plywood foundation walls, aluminum framed windows with awning vents, sealed double glazing, flush metal doors in pressedsteel frames. Units are raised approximately 1 metre above grade and are accessed by treated wood stairs with wood handrails and guards. Interior Development - Interiors are finished with sheet vinyl flooring, painted gypsum board walls and acoustic mineral fibre ceiling tile in an exposed metal t-bar grid. Each classroom contains two whiteboards and two tackboards and a bank of halfheight steel lockers. The windows do not have any blinds. Mechanical - The east portable is a 2008 model T1427. The other is older but mechanically similar. Each portable is heated by a KeepRite, 95k BTU furnace with fresh air ventilator and a humidifier. Air distribution is by square ceiling diffusers and eggcrate returns. There are two roof exhaust fans and one fire extinguisher per portable. Heat distribution is controlled via programmable thermostats. Electrical - Both portables are equipped with recessed T8 fluorescent lighting, controlled through local line voltage switching.Each portable contains a local branch circuit panel for overcurrent protection of local loads. Voice and data outlets are installed. Each portable has life safety and security components.
