The total built up area of the main school and Annex is 2884sqm. The school and Annex are a single storey K- Grade6 school with a present enrollment between 150 - 180 students. The oldest section of the School was built in 1947followed by an addition of the entrance / administration area in 1949. In 1955 a major addition added 5 newclassrooms. In 1958 a new Gymnasium with a stage was added to the North side. In 1958 a separate Annex buildingwas also built on the site consisting of 4 classrooms and washrooms. Major modernizations were carried out in 1984,1992, and 1998 in different sections of the Main School building. The Annex was renovated in 1995 under the BQRPprogram. The building has been well maintained and is in an acceptable condition for its age. 2010 Portable building 120sqm has been installed on site, pile foundation and composite wall assembly, c/w 1classroom, galley/kitchen area, washroom and utility room.

General Summary:

Structural Summary:The Annex building and the Main building with all the additions, consist of a concrete strip footing foundation system witha crawl space under a wood framed floor system. The exterior walls for both buildings are wood framed and the roofstructures are wood framed low slope trusses and with a low slope built-up roof system. The Gymnasium has woodframing over Glulam beams to provide a low slope roof. 2010 Portable has flat roof, SBS membrane.

Envelope Summary:Exterior walls are Stucco over wood framed walls, with plywood and wood soffits, metal clad eavestrough fascias andtrim. The Exterior walls of the Gymnasium block consists of stucco over insulation over concrete block walls. The roofover the Gymnasium and the classrooms of the 1947 block were replaced with an SBS membrane roof. The rest ofthe roof surfaces are low slope built-up asphalt roofs. The windows in the school are a residential quality vinyl slider orvinyl slider insert within the old existing wood windows. Exterior insulated steel doors and frames. 2010 Portable has concrete panel composite construction exterior wall assembly and PVC windows.

Interior Summary:Floor finishes in classrooms and common areas are generally Carpet. The Gymnasium and Stage apron is the originalwood floor. Washrooms in both buildings have an epoxy coated floor. Interior wall surfaces are painted gypsum boardsurfaces with some painted concrete block. Ceilings are acoustic tile, painted drywall and spray textured drywall.

Mechanical Summary:Building mechanical systems include two gas-fired boilers providing hydronic (hot water) heating and distributionsystem, using perimeter finned tube radiation system for classroom application. Ventilation provided by (2) single airhandling units with general and dedicated exhaust systems. The gymnasium is ventilated by an air handling systemwith projection unit heaters for heating. A single custom air handling unit supplies ventilation for the school. Theductwork for the air conditioned spaces appears to be undersized. Conventional plumbing system with two gas-fireddomestic hot water heaters. Fire extinguishers are located throughout building. Mechanical services include metereddomestic water supply and sanitary drainage, storm drainage to surface run-off, and metered natural gas supply fromutility. The Annex has a gas-fired boiler that provides heating for convectors and cabinet unit heaters at the entrances,corridors, storage rooms, and washrooms. Unit ventilators are used in the classrooms. The outside sanitary drainage piping in the main building is problematic and requires replacement. The building mechanical systems meet present requirements. Overall mechanical system rating is Acceptable.

Electrical Summary:The main electrical distribution for the school is a Siemens 600A, 120/208V, 3 phase, 4 wire service with space forfuture electrical requirements. The main school is fed from a pole mounted transformer on the north side of theproperty. The Annex building has a separate 175A, 120/240V, 1 Phase, 3 Wire service and is fed from a polemounted transformer on the west side of the property. Interior building lighting is provided by fluorescent fixturesutilizing T12 lamps and magnetic ballasts. Battery packs and remote heads have been provided for emergency lightingas a generator is not present. The fire alarm system was replaced in 2004 with an Edwards Quickstart. The callsystem an outdated Dukane unit and parts are not available and should be replaced. Overall, the electrical systemsare in acceptable condition.

The main electrical service comes from a pole mounted transformer on the west side of the property to an overheadservice mast and terminates in a panel in the mechanical room with a 175A, 120/240V, 1phase breaker. The panel is fullwith no room for future electrical requirements and parts are difficult to obtain.

In 1992 a 600A, 120/208 volt, 3 phase, 4 wire board was installed in the basement mechanical room. It is fed from a polemounted transformer located on the north side of the property along the road. The main service feeds a motor controlcentre and panels throughout the building. Breakers are labeled and there is capacity for future electrical requirements.

The fire alarm system was replaced in 2004 with an Edwards Quickstart addressable fire alarm control panel. Thereplaced system includes horn/strobe units, manual pull stations, smoke detectors, and heat detectors. The control panelis located in the main entrance vestibule. Devices in the Annex are monitored on a separate zone in the main controlpanel in the 1947 building. The system is monitored externally.

A DSC PC3000 security system is installed in this building complete with motion detection, door contacts, and keypads atentrance locations. System is monitored.

Telephone service is overhead and is obtained from a pole on the west side of the property. It terminates on a backoardlocated in the mechanical room. The backboard is complete with punch down blocks. The Annex is provided with one (1)line.

Telephone service is obtained from one of the poles that run along the road on the north side of the property. From thepole, it is routed underground to the backboard located in the mechanical room in the basement of the main building. Thebackboard is complete with punch down terminal blocks and all telephone cables from the school terminate at this board.The telephone system is the product of Northern Telecom, Meridian.

The call and paging system is manufactured by Dukane. A main handset is installed at the main reception desk. Eachclassroom is complete with return/call switches and a speaker. Paging speakers are installed throughout the corridor.The system is obsolete and parts are not available. There is also a cassette deck connected to the paging/call system.

The new 2010 Portable is of composite exterior wall assembly, c/w SBS roofing membrane. The oldest section of the School was built in 1947 followed by the addition of the entrance / administration area in 1949. In 1955 a major addition added 5 new classrooms. In 1958 a new Gymnasium with a stage area was added to the Northside. In 1958 a separate Annex building was also built on the site consisting of 4 classrooms and washrooms. Majormodernizations were carried out in 1984, 1992, and 1998 in different sections of the Main School building. The Annex was renovated in 1995 under the BQRP program. The school and Annex are a single storey K- Grade 6school with a present enrollment between 150 - 180 students. The building has been well maintained and is in anacceptable condition for its age. 2010 Portable building approx. 120sqm was installed on site, pile foundation and composite wall assembly, c/wwashroom, kitchen/ galley area, 1 classroom and utility room. The total built up area of the main school and Annex is 2884sqm. ABC Group A Division 2 - school Combustible and non-combustible construction School facing 2 streets, one storey, unsprinklered.
