The Mattie McCullough Elementary School is a single-storey concrete, masonry block and steel-framed structure,originally constructed in 2003. Seven relocateable classroom units are provided on the northwest corner of the school. The building has a total floor area of approximately 3,827 square metres. The school is primarily used for educational purposes; however the southwest portion of the building is used by theLonsdale Activity Centre.
General Summary:
Structural Summary:Structural drawings were not available for review during the assessment, however the building's foundations werereported to be poured concrete foundation walls and strip footings. The structure consists of reinforced, cast in placeconcrete floors and load-bearing concrete/masonry block walls. The suspended mechanical room floor slab above themain level is poured and reinforced concrete. The roof structural frame for the building is comprised of steel roof decking supported by open-webbed steel joists. No major work associated with the building structure was identified during the assessment. The building's structural elements are in good condition, overall.
Envelope Summary:Exterior cladding consists of a combination of metal siding, exterior insulation finishing system (EIFS) and concretemasonry block. All flat roof sections have a modified bitumen membrane assembly and a Thermoplastic PVC roof onthe 2009 and 2010 portables. The sloped roofs of the building are pre-finished metal. Main entrance doors haveinsulating glazing units and are set in aluminum frames. Windows are fixed and operable with insulating glazing unitsset in aluminum frames. A repair program is required for the EIFS system. The building's envelope and exterior components are in goodcondition.
Interior Summary:Classrooms typically have sheet vinyl flooring. The main corridors and washrooms have a painted and sealed concretefloor. Carpeting is provided in the library, teachers lounge and administration area, while the main mechanical roomhas painted/sealed concrete floors. A rubber type flooring is provided in the main gymnasium. The majority of theinterior walls consist of painted gypsum board or painted masonry block. The majority of the building has a suspendedacoustic panel ceiling system. No major work is recommended. The building's interior finishes are in acceptable condition.
Mechanical Summary:Mattie McCullough Elementary School was originally constructed in 2003, with an addition of seven relocateableclassrooms on the northwest corner of the building in 2005, 2008, and 2010. The domestic water, sanitary, and rainwater drainage piping is original to the construction of the building. There are backflow prevention devices (BFPs)present on the domestic water and fire protection supplies. The two domestic water heaters are original to theconstruction of the building. The building is heated by two hot water boilers. Heating hot water distribution is through original copper piping to airhandling units, convectors, and unit heaters in the building. provided by heat pumps in combination with a roof mounted, induced-draft, dry-type fluid cooler. Building exhaust is provided by various roof mounted exhaust fans. A central Building Management System controlsthe major mechanical equipment in the building. The entire building is protected by a wet-pipe sprinkler system. Fireextinguishers are located in fire extinguisher cabinets located throughout the building. There are no recommended actions for the next five years with respect to the mechanical systems in the building. Overall the mechanical systems in the building are in good condition.
Electrical Summary:The building has an original 800 Amp, 120/208 Volt service which feeds lighting, power receptacles, and mechanicalequipment in the building. The electrical sub-panels and wiring are original to the construction of the building. Allobserved wiring was in conduit. Interior lighting is provided by T8 fluorescent and compact fluorescent fixtures throughout the building. Exterior lightingis provided by metal halide wall-pack fixtures around the building. Emergency lighting is provided by sealed lead-calcium battery packs and remote and integral incandescent lamp heads. Exit lighting in the building is provided byLED fixtures. The building is protected by a Cerebus Pyrotronics fire alarm control panel which controls fire alarm bells and strobesthroughout the building. Initiation in the building is provided by manual pull stations, heat detectors, and smokedetectors. The building has an externally monitored Maxsys security system, a NEC telephone system (which provides publicaddress and time clock functionality), and a hardwired and wireless Local Area Network.
