The original 677.6m2 school was constructed in 1962. In 1965 a 549.6m2 addition was constructed, with another addition in 1969 of 281.3m2 and a final addition in 1972 of 650.9m2. The total gross area of the building is 2159.4 m2. Total student capacity is 300, but requires review due to classroom reclasification. The building is in acceptable condition.

General Summary:

Structural Summary:The 1962 original building and the 1965, 1969 and 1972 additions are all a concrete grade beam and pile foundations, with slab on grade concrete floors. The exterior and interior wall construction is typically masonry block. The original wood framed roof structure was c/w a tar and gravel roofing system. On it was constructed a secondary roof structure c/w sheet metal roofing installed in 1988. The structure of the building is in acceptable condition.

Envelope Summary:The exterior walls are typically clad with brick. The gymnasium west wall is vertical sections of stucco incorporated into a rib framed precast concrete wall and block. The prefinished sheet metal soffit is c/w a prefinished aluminum fascia. All exterior school entrances are hollow metal doors in pressed steel frames, and all of the school window frames are aluminum. A secondary roof structure c/w sheet metal roofing was installed in 1988. The building envelope is in acceptable condition.

Interior Summary:Numerous locations in the school has had flooring upgrades, both with resilient flooring and vinyl floor tile. The date of these upgrades, depending on the locations throughout the building, have not been accurately determined. There is potential in some areas of the school that have not recieved upgrades, that vinyl asbestos tile is still present. The administration area, staff room and conference room is carpeted. Washroom floors and portions of the walls are a ceramic tile finish. Walls are painted concrete block and drywall. Ceilings are acoustic tile and drywall. The interior finishes are in acceptable condition.

Mechanical Summary:The school is heated by a combination of furnaces and classroom unit ventilators. The plumbing facilities are generally in good condition. Comfort problems exist in the classrooms due to faulty dampers in the unit ventilators. Repairing theunit ventilator dampers is recommended. Adding air conditioning to the computer room is recommended. Generally the buildings mechanical systems are in acceptable condition.

Connecting the school and adjacent original board office, but now a detached classroom, is a asphalt path, for barrier free travel, through a small gravel parking lot dividing the structures. Currently no designated barrier free parking exists. As a result of recent roadway upgrades on the east side of the facility, barrier free accessibility has been improved.
