The building was constructed in 1980. Two 1982 portables were added in 1989. The building is generally in goodcondition, with selective repairs and replacements needed to glazing units, roofing, overhead doors

General Summary:

Structural Summary:The building is a three storey steel framed structure, with steel floor decks and concrete toppings. There is a steel roof deckon OWSJ.

Envelope Summary:There is a stucco exterior skin and anodized aluminum windows. Sealed glazing units in the windows are in need ofreplacement, CTS overhead doors are in need of replacement as well as life-cycle replacement of the roofing membrane.

Interior Summary:The interior is generally in good condition, with selective repair and replacement of locker doors, interior doors, and minorrepairs to finishes and plastic laminate to millwork. Acoustic treatment is required in the music room.

Mechanical Summary:Has original air systems and exhaust fans except for new air systems and exhaust fans installed in 1997 modernization. Has original boilers, pumps, piping distribution, valves, heating elements. Air systems include thirteen (13) original gas fired rooftop units; one (1) original direct fired indoor make up air unit; one(1) original building up indoor unit with DX cooling; four packaged rooftop units complete with cooling installed in 1997. Majority of the exhaust fans are roof mounted. Approximately fifty (50) exhaust fans are installed. Some plumbing fixture upgrades have occurred. Fire protection consists of fire extinguishers installed on wall hooks or in cabinets. Fire hose cabinets complete withhose, valves and fire extinguishers. BMCS system provides global control of the mechanical systems. The existing heating and ventilation systems are not conducive to maintain optimum environmental conditions forteaching and learning environment. Mechanical systems should be upgraded to provide a quality teaching and learningenvironment and provide flexibility/expandability required to fulfill the requirements of the school. During school review it was indicated ventilation was poor and rooms were too hot or were cold. Maintenance receivescalls regularly to address room temperature complaints, air systems not operative. Computer and server rooms are hotand temperatures as high as 38 degrees Celsius occur. Many system components have reached or exceed expectedlife and are resulting in high operating and maintenance costs. Equipment not energy efficient and results inunnecessary utility costs.

Electrical Summary:The school has a 1600 amp, 347/600 volt, 3 phase, 4 wire electrical service in good condition. A surge suppressordevice is recommended on the MDP. Branch circuit panelboards are located throughout the facility, some requiringpanel directory updating. The lighting system has been recently retrofitted and upgraded with T8, 32 watt lamps andelectronic ballasts. Emergency lighting and power is from a natural gas powered generator. Fire alarm system is aSimplex 4100U system. Data system is a Category 5E cabling system. The sound system is an obsolete Raulandanalogue, selector switch system and recommended to be replaced. The telephone system is a new Norstar system.Exterior lighting is good throughout the perimeter, staff parking and bus lanes.
