January is the perfect time to reflect on 2016! Last year started out extremely strong for both real estate sales and visitors to our Island. The summer arrived leaving sluggish sales and uncertainty with the presidential election, which historically happens. Hurricane Matthew decided to pay us a visit in the fall and the market in general slowed down considerably, although I stayed busy. I attribute my activity with the ongoing commitment from The Town of Hilton Head Island, quick response from the POA’s in Palmetto Dunes, Shelter Cove, and Leamington and the residents throughout the Island who, to this day, continue to pitch in and get our Island back to normal. FEMA arrived and the debris removal process continues both in and out of the private communities and is making great strides. It will take several months to restore our Island to an even better “piece of paradise.” The tree canopy today provides a newer, brighter feel to our Island. The stock market is reaching new highs and historically, the real estate market will follow as many investors ultimately decide to remove funds from stocks, and place into real estate, especially with sales at decade-old prices. With the awards, accolades, and national exposure Hilton Head Island and our community are receiving and consumer confidence increasing, we are poised for an exceptional 2017, which bodes well for owners and potential owners in our community. This increased confidence, reputation, owner loyalty and the only REALTOR ® specializing in our community has helped me achieve my success. Market Trends Report… I was pleased to be included in a survey, conducted by Meyers Research, that focused on trends from Amelia Island, Florida to Bald Head, North Carolina. What I found to be interesting was that across the region, sales, prices and tourism increased. The findings also indicated that the Northeast is a major source of buyers-- from New Jersey all the way to Ohio. The buyers tend to be over the age of 50, and are looking to purchase their second homes. The good news is that all of the agents surveyed thought that sales for each of our areas will increase in 2017, which is positive for Hilton Head Island. The Trend Continues… Hilton Head Island is convenient to get to from the heavily populated areas of the Northeast, Mid- West, and South and is attractive to international travelers from Canada, Germany, France, and England. A Brookings Institute study found that migration from the areas of the snow belt to the sun belt are returning after an extensive lull caused by the recession. South Carolina ranks fifth as a top relocation destination according to a recent study by United Van Lines. Those seeking to relocate to the coast are looking for a better “quality of life,” which we have to offer. They are drawn to our Island with four beautiful seasons, superior land planning and design, diverse history, arts and culture, outstanding amenities, and our greatest asset, the Atlantic Ocean and 12 miles of pristine white, sandy beach. $1,000,000,000 (Billion) in Personal Real Estate Sales

Beach Nourishment Project Complete…As the past chairman of the initial beach nourishment committee for the Hilton Head Island Board of Realtors, I am extremely pleased that we have completed our fourth beach nourishment project. This year’s project is already receiving outstanding reviews from residents and visitors. At high tide, the beaches are currently 300 to 350 feet wide and the ocean floor has been elevated 4 to 8 feet where nourishment has taken place.

There will be natural reshaping of the beach over the next 6 to 12 months which will leave us with 200 to 250 feet of width at high tide. For the next 8 to 10 years, we should expect an average erosion rate of 5 feet per year until we are ready for our next self-funded beach nourishment project.

Hurricane Matthew cer tainly tested our beach nourishment project. According to Eric Olson & Associates, the project engineers, it performed magnificently and did exactly what it was supposed to do to protect our properties.

Not only was the nourishment good for our beaches, it has lasting positive impacts on our community as a whole. Some of those benefits include: improved property values for owners; increased revenue in tourism; protection for the environment and wildlife; and much more.

We are extremely excited about the final product and feel confident that we all will enjoy a nourished beach that is unmatched on the East Coast.

New York City News…So many of you have been following our son, Christopher, over the years, and we wanted to provide you with a brief update of what he has been doing. Exciting Changes in the Market in 2017!Sales closed or under contract at the end of 2016 reflect the events throughout the course of the year. You will note that pending sales dropped off in 2016 compared to 2015 because of the presidential election and Hurricane Matthew. The good news for all owners is that inventory in all three categories has decreased which is not what you would expect when sales start to slow down. We sold a $2,200,000 home site last year which skews the average sales price. The average home price compared to the last several years has been flat, but condominium average sales increased by approximately 10%. The reason, on Hilton Head Island the price point of condominiums, represent exceptional buys as there aren’t homes that can compete in this category. We offer the best selection of condominiums for location and design on Hilton Head Island. Based on consumer confidence and a continuing rising stock market, real estate represents an exceptional opportunity for astute investors especially in Palmetto Dunes, Shelter Cove and Leamington.
