Among all of CBRE’s service lines Asset Services is per-haps the greatest enigma. Ask most people what Asset Services does and you are likely to encounter a glassy-eyed gaze of confoundment. Once more commonly referred to as Property Management, Asset Services is a much more encompassing service line today than it was in the past. While still fulfilling traditional property man-agement functions, such as rent collection and services contract negotiation, in today’s commercial real estate industry Asset Services provides a broad range of services all geared towards increasing the value of a property.

Because of this transformation the scope of clients who retain Asset Services is significantly expanded. For ex-ample, in addition to conventional landlord/owner clients, Asset Services is now often retained by investment companies who seek to include commercial real estate property as part of a diversified portfolio. In this way, the success of the Asset Services team in increasing value of properties directly affects individual’s retirement funds. A 401(k) manager who hires CBRE to manage their proper-ties does so with the intention of purchasing commercial

real estate as investment property, and eventually selling that real estate for a profit, thus increasing the value of the 401(k) fund.

In some ways CBRE’s Greater Philadelphia Asset Ser-vices division is a victim of its own success. This is an exciting time in Philadelphia, and the market conditions now exist where property values are consistently tracking upward. CBRE’s Asset Services division has been incredi-bly successful at increasing the values of these properties through its own efforts, which include cost containment strategies, tenant retention, sustainability practices, and collaborating with brokerage to obtain new leases and keep occupancy levels high.

As a result of this success, clients continue to see oppor-tunities to sell their properties, and in 2014 that has been the predominant theme of Asset Service’s year. In years past an owner would retain a property for at least several years, typically longer, before considering selling. This provided a level of security for the department, knowing

2014 has been a particularly interesting year for CBRE Greater Philadelphia’s Asset Ser-vices team. The 2013 acquisition of Fameco Real Estate, LP presented a unique opportunity to collaborate with an expanded retail division for property management services. The rising status of Center City Philadelphia led to increased property values, creating a situation where many clients sought to sell assets. And the company joined forces with CommonWealth REIT to manage all of its properties through-out the country, including over 5 million sq. ft. in Philadelphia. Through it all, Asset Services consistently met client expectations, and in the process won some significant new business, as well.

U.K.’S PRIMARK LEASES 677,088 SF DISTRIBUTION CENTER IN LEHIGH VALLEY

FORMER BETHLEHEM STEEL SITE REDEVELOPMENT CONTINUES

Bethlehem, PA – November 14, 2014 – CBRE, Inc. (CBRE) has brokered the lease of 2485 Commerce Center Boulevard, a 677,088 sq. ft. facility within Lehigh Valley Industrial Park VII. The property is a joint-ven-ture between Trammell Crow Company and Clarion Partners. The space was leased by U.K. retail company Primark, and will serve as their primary east coast distri-bution facility as the company makes its first venture into the United States. CBRE’s Joe McDermott represented the tenant, while Vincent Ranalli and Jake Terkanian of CBRE represented Ownership.

“This is a truly significant transaction for the entire Lehigh Valley community,” said Ranalli. “This site is part of the overall redevelopment of the former Bethlehem Steel Company properties. The neighborhood now includes Wal-Mart, who recently leased 2.4 million sq. ft. of space in two buildings, Crayola, who leased 800,000 sq. ft., and Zulily, who also leased 800,000 sq. ft.

“The Lehigh Valley has become the preferred location for distribution of product to customers in the Mid-At-lantic and Northeast,” added McDermott. “The major companies that have located in Lehigh Valley versus New Jersey is significant.”

The property offers immediate access to I-78 and is adjacent to the Norfolk Southern Bethlehem Intermodal Terminal, making it ideally situated for a distribution center. Primark took advantage of the LERTA tax abate-ment zone and signed a 10-year lease. They have also recently leased the former Sears store at the King of Prussia Mall, and will be opening several more retail locations along the east coast.
