Heartland has been building homes since 1984 when founder Alan Gillespie left the company his father-in-law started to focus on building a different kind of home. More than twenty-seven years later the team of over eighty employees at Heartland still work hard to make sure they are building a higher quality home at an affordable price. Recently, their efforts were rewarded with a second straight “Best Home Builder” award by the readers of Pittsburgh Magazine. Winning awards isn’t anything new for Heartland – they have won over fifty regional and national awards in just the last twenty years – but for company president Marty Gillespie this one is special. “It means a lot to me that our customers and those who are close to them recognize the effort we put into making sure we build them a fantastic custom home.” From the very beginning, the goal was never to become the largest home building company, but the best. “We don’t really care about how big or small we become as long as we are delivering a great customer experience,” says Gillespie. “This award tells me that, while we can always do better, we are still

achieving that goal. It certainly isn’tgoing to give us any reason to stopinnovating though.” Constant ImprovementInnovation has always been a key hallmark of Heartland’s culture. They were the first builder selling more than50 homes a year to make exceeding Energy Star requirement an included feature in every home they built. Two years earlier they were the first to include an air cleaner with the same filtering capability as a hospital laboratory in every home. This spirit of innovation doesn’t stop at what’s behind the walls either. Every year several entirely new home designs are created along with countless

iterations onexisting designs. “We can’t stop design-ing new home plans until families stop changing the way they live,” says director of operations Liam Brennan. “Formal living rooms are something many families today don’t need or want. They would rather have a more open and flowing design highlighting the kitchen and the family room. That’s just one example, but there are so many others trends that are changing.”

That may mean a large change such as removing walls or adding entire rooms, or it may mean simply picking out different cabinet details or changing the design of the kitchen island. “Other builders offer ‘options’ but there are always limits to

what they will allow you to change, but that isn’t how we operate,” says Gillespie. “We certainly have a ton of pre-built ‘options’ as well, but if a customer wants something that isn’t listed all they have to do is ask. Of course, it still has to be structurally safe, and pass through quality assurance.” Location, Location, LocationThe most important part of real estate will always be location, and Marty Gillespie still handles that part of the business personally. With over 10 new communities or phases slated to be released within the next five to seven months, it is no easy task. “For every community we elect to move forward on, there are seven to ten that we pass on,” says Gillespie. “I’m very selective because our home owners only want the best. If there isn’t something inherently special about the community then we probably won’t move forward.” This passion to find the best locations has uncovered some very unique opportunities where new homes haven’t been easily available. Sewickley, Oakmont, Robinson, and Upper St. Clair are just some areas where new Heartland communities are either already underway or are coming soon. The ratio of communities by region of Pittsburgh is also shifting. While the South Hills continue to be a strong base of operations for Heartland, the number of new locations in the North continues to grow. He attributes the success of the company to the combined efforts of his team of employees. “They are all great people working really, really hard. We have a lot of great locations, home designs, and processes, but at the end of the day it all comes down to people who can execute thevision.” Judging fromall the awards andhappy homeowners - they certainly aredoing justthat.

HGTV Comes to Pittsburgh - Twice! When was the last time over 1,200 people toured a model home in Pittsburgh in only two days? Well, if you missed the HGTV filming the good news is these homes are still open for tours. Heartland Homes and HGTV worked together to produce four of the most innovative and creative concept homes in the region. From a beautiful master suite with a custom walk-in shower covered in glass tile, to an indoor waterfall in a dining room, and a flat panel television that can be hidden from view by original artwork – these homes are truly unique and loved by everyone who visits them. You can view behind the scenes footage and reactions of visitors by visiting www.LoveHeartland.com . “A lot of people are asking me why HGTV chose Pittsburgh and Heartland Homes,” said Heartland’s director of marketing Kevin Oakley. “The reason they chose Pittsburgh is because of our strong story of job growth and a stable economy through the recession. They chose Heartland because we are the only builder of any size who would let the HGTV designers run wild, and build a custom home from their vision. Everyone else would have just kept telling their designers ‘no – we can’t do that.’ We loved the challenge.” That’s how the “Showhouse Showdown” camera’s ended up in Pittsburgh – for not one, but two separate episodes. The HGTV Show Concept“Showhouse Showdown” is HGTV’s big new one hour show coming late this fall. It puts two designers against each other in a test to see who creates the best home as judged by the local residents. They both work with the same floor plan, and are given large budgets to customize and furnish them. Then when they are done, the doors open to the public and their reactions are captured for the show. Ultimately, one designer is named the champion of the showdown and given bragging rights and a featured portfolio of work on HGTV.com The first episode was taped in Heartland’s Mystic Ridge community in Cranberry Township. Both homes were over 4,000 square feet and featured four bedrooms and a gourmet kitchen. Over 850 people toured each home, and Heartland threw a huge party for everyone who attended. “We had a

bounce house for the kids, popcorn, sno-cones, gourmet cup-cakes, lunch from Panera, music, golf carts to help people get around quickly, and even a shuttle running from the local YMCA,” said Oakley. It was an all afternoon event as moving that many people through each home and recording their reactions to the show took in excess of three hours. Those who remained until the very end got to spend extra face time with the show’s host and designers as well as be part of announcing the winner. Heart-land Homes president Marty Gillespie said, “it was a great day, and I think everyone who came out left feeling blown away be the homes and the entire experience.” Two weekends later, the Heartland team was at it again taping the final segments for their second episode at the Edge-water community in Oakmont. This time instead of two single family homes the designers were working with luxury town-homes. Though the space was a bit smaller, it gave both designers plenty of freedom to express their own creative vision.
