  • This elegant and attractive home dates from the 1860s and is situated in the heart of this extremely desirable Northamptonshire village. The property is constructed largely in local ironstone under a slated roof with cut stone quoins and mullioned windows. The property was reputedly built by a former vicar to the village for his sisters whilst he was the incumbent at the neighbouring Rectory.

Sunnyside lives up to its name having been designed so that the principal reception rooms and bedroom accommodation are orientated to take full advantage of the immaculate walled garden which lies on the south side. The ground floor accommodation radiates from the spacious reception hall and

provides excellent layout for modern living and entertaining.

  • Since their occupation the current owners have carried out a sympathetic refurbishment and redecoration programme, with improvements including rewiring, new central heating with dual boilers and Grundfos water pressure booster. They have also remodelled many of the first floor rooms and refitted all bathrooms with a

combination of fired earth and Italian designer fittings and tiling. Thus

creating a home more contusive for modern living but also retaining many of the original features characteristic of the period of origin including high ceilinged rooms with decorative plaster work, marble fireplaces and sash windows with shutters.

The property provides very spacious and comfortable family accommodation over two floors, with three large and airy reception

rooms together with Victorian style conservatory, games room and spacious well appointed kitchen breakfast room. In addition this floor

has a utility room refitted cloakroom and very useful boiler/boot

room. Upstairs the principal bedroom now benefits from a superb

en suite/dressing room with free standing bath. There are four further

double bedrooms together with shower room, WC and a family bathroom with Victoria and Albert double freestanding bath and separate double shower.

Outside and also lying to the south of the house is a further walled secret walled garden designed by Rosemary Verey of Highgrove gardens fame, with classic Victorian landscaping incorporating triangular planted beds, lawned area and flower borders To the north

of the house is a large enclosed courtyard with high double gates leading to Vicarage Lane. Grouped around the courtyard are the garages and outbuildings which offer opportunity for conversion to additional accommodation, subject to planning consents. step inside

  • Beautifully framed by the stunning Northamptonshire countryside is the quintessentially English village of Mears Ashby, and occupying a prime location, just along from the pretty church is Sunnyside. Before moving here in 2009 we were living in north London, says Anna, but when the children came along we both decided that we wanted to move to a more rural location, but one

that still had good connections to the city. We wanted the children to have more freedom and a more outdoorsy life, says Emmanuel, and we also wanted space and privacy; something that is terribly

hard to find in central London.

  • insightWe are right in the centre of the village, says Anna, just next door to the Old Vicarage and along from the church.

Its a lovely position but we are not in the slightest bit overlooked.

The entire property is surrounded by a lovely old wall so it feels

extremely private and its wonderfully quiet here.

  • The original part of the house dates back to 1861, says Emmanuel, but it was extended in the 1960s, so its very

spacious. In 2011 we decided to undertake some renovations

of our own, so we re-wired and re-plumbed the entire property,

installed a new boiler and then carried out a huge redecoration

program. Id say we have updated the look throughout, says

Anna, but we have made sure that all of the lovely original

features have been preserved. At one time a family of vintners

lived here, and so on some of the ceilings are the most stunning

wine related motifs; sometimes its nice to just sit and take in all of

    the lovely detail.

This is a lovely place to live, says Anna, and extremely convenient. Mears Ashby has a very vibrant community and

although there are no shops in the centre, we have a great farm

shop on the fringes of the village, which sells gorgeous local

produce and also has a very nice caf. Were also just a matter

of minutes away from both Northampton and Wellingborough,

says Emmanuel. I commute into London every day and the train

service from Wellingborough is excellent. Its relatively easy to get

to work and I have the benefit of coming back to this wonderful

    haven.
