The kitchen/breakfast room and the utility room both have floor to ceiling Fired Earth tiles, free standing units, oak work surfaces and Butler sinks. The kitchen has a tiled floor with an LPG fired aga with twin ovens and two hotplates. There are solid oak work surfaces and an enamel Butler sink. There are bespoke hand made wooden cabinets, basket drawers and a butcher’s block. It has a heavily beamed ceiling with track lighting. There is a side window and a stable door leading to the garden.

Main GardenTo the left of the cottage there is a second section of formal garden which has a shingle pathway and a semi-circular lawn area. Beyond here there are well-stocked flower borders with evergreen trees, shrubs and bushes. There are daffodils, lilies, a camellia and some peonies. A cobbled and slab pathway leads down to a triangular terrace which has a large holly tree and an acer. The terrace is an ideal tucked away spot to enjoy the summer evenings ahead with good friends and a cold drink or two! This area of the garden is enclosed by a mixture of 6ft shaped fencing across one flank with lattice fencing on the rear boundary and open criss cross fencing (supporting a well trained wisteria) between the two sections of garden. LocationYelvertoft is a medium-sized Northamptonshire village with an excellent junior school being one of the best performers in the country. DirectionsFrom the centre of rugby leave town on the Clifton Road and after 1.7 miles you will arrive near the church in Clifton. Take the right turning just before the church onto the Lilbourne R.
