OutlineSpecification

EXISTING BUILDING The Ink Building is a refurbishment of a robust existing building, a number of moves have been made to enhance it, giving it a contemporary edge and offering maximum flexibility.

STRUCTURE The existing concrete frame is being retained throughout. The coffered concrete slabs are found in good condition and offer an opportunity to have significant visual interest when exposed within the office spaces.

All stairs and landings are precast concrete.

An area of slab is being removed on Level 1 to create a double height feature entrance lobby.

ExternalFinishes

The existing facing brick is painted chalky black using a mineral paint by Keim. This product reacts chemically with the substrate creating a permanent bond which maintains vapour permeability whilst also providing an effective barrier to moisture ingress. The product is also UV stable and as such the colour remains strong for decades. This, combined with the fact that the paint will not crack or flake, means it is a sustainable long-term choice, with minimal maintenance and repainting requirements. No solvents or plasticisers are used in this product, and it has very low VOC content.

The plinth wall and landscaping areas are masonry structures with a black ceramic granite tiled finish.

The existing curtain walling ‘bays’ are replaced with a modern aluminium frame, double glazed, unitised system by Shuco. The existing window system facing onto the courtyard is replaced with a modern, aluminium frame, double glazed system by Metal Technology. The curtain walling and windows achieve a minimum u-value of 1.6W/m2k, a significant improvement on the existing 1980s installation. All aluminium is PPC finished to a dark grey finish throughout.

Dark grey back painted glazed spandrels over floor zones.

The glazing to ground and first floor have been replaced with a modern aluminium frame, double glazed, unitised system offering full height glazing. All aluminium is PPC finished to a dark grey finish throughout.

Main entrance screen as part of curtain walling system with automatic bi-part sliding doors and glazed escape door offering direct access from the main stair.

The existing roofing was replaced in full to deliver a new robust finish with an improved thermal performance and has a 25-year warranty with the manufacturer. A BBA certified Euroroof Mono bitumen system with a new vapour control layer and 150mm insulation, by Alumasc, was installed. The installation is designed to achieve a u-value of 0.15W/m2K.

LOBBY ENTRANCE DOORS Glazed bi part sliding doors with access control entry system.

FLOORING High quality concrete effect porcelain tiles. Stainless steel trimmed entrance matting at external door.

WALLS Painted plasterboard.

CEILINGS Opening cut in first floor slab to create a double height entrance space, this will be lined in plasterboard and receive a paint finish. The u/s of level 2 slab will remain exposed.

LIGHTING Suspended feature lighting.

Basement Changing & Shower Areas

Existing external basement walls upgraded with waterproofing render and a new insulated cavity construction to achieve a u-value of 0.24w/m2K.

The new external grade wall, constructed in the existing car park to contain the new lobby and changing area is an insulated timber frame construction with a blockwork outer face. The construction achieves a u-value of 0.24w/m2k.

RECEPTION AREA AND LIFT LOBBY DOORS Wooden doorsets with black laminate finish and glazed vision panels. Black painted frames, with facings and skirtings.

WC DOORS Wooden doorsets with black laminate finish and FSC hardwood lippings. Black painted frames, facings and skirtings.

RISER DOORS Wooden doors with concealed metal frame for a flush finish, doors have a white laminate finish.

High quality ironmongery throughout; suited locks, concealed door closers and hinges together with long format pull handles and push plates to all lobby doors.

LIFTS 2 nos. person lifts – fully replaced as part of refurbishment works.

Travel speed of up to 3.5m/s.

Floor finish to match ground floor lobby tiling.

High quality stainless steel and mirrored internal finish with fluorescent lights.

The lifts are energy saving and include intelligent energy saving measures for lift systems such as ESM (Energy Saving Management) which can reduce the yearly energy consumption of lift systems up to 50%.

Services

HEATING & COOLING All fittings are new as part of refurbishment works.

An electric Variable Refrigerant Flow (VRF) Air Source Heat Pump system is installed to provide heating and cooling throughout the Office spaces, within the Ground Floor Retail/Café space and the main reception area via ceiling fitted fan coil units.

The lift lobbies, WCs and basement lobby and changing areas are fitted with wall mounted radiators.

VENTILATION All fittings are new as part of refurbishment works.

Two new Air Handling Units are fitted on the roof and one at high level within the basement car park to supply filtered, tempered fresh air throughout the building.

Utilities

GAS The building is served by a Low Pressure (LP) Gas Supply.

ELECTRICITY The building is served by an LV supply, the incoming supply is terminated in the existing basement switchroom.

Lighting and power distribution boards are provided at each floor of office accommodation to enable connection for tenants’ fit out.

Landlord’s lighting and power distribution boards are provided within the landlord’s riser to service the common core areas.

TELECOMMUNICATIONS Multiple communications services ducts are provided to the communications intake area.

Each suite is micro-metered to provide detailed monitoring.

ProtectiveInstallations

FIRE DETECTION AND ALARM SYSTEM The design and installation of the fire detection and alarm system will be in accordance with the requirements of BS 5839 part 1. A category L2 system will be provided.

The fire alarm control panel has been located in the ground floor lobby. A fully automatic, analogue addressable fire alarm system has been provided, zoned and configured in accordance with the Architect’s fire compartmentation strategy.

ACCESS CONTROL An access Control system has been provided to cover the principal access and egress routes to the facility and will provide control to designated common building areas. The access control system will be provided to support the shell and core base provision but must be sufficiently flexible and have spare capacity to enable the addition of controllers to support the potential tenant fit out works. The access control server, monitoring and control equipment has been located in the basement building manager’s room.

CLOSE CIRCUIT TELEVISION An IP CCTV system has been provided. The system provides surveillance monitoring of the building perimeter, main entrance/reception, and the car park area.

INTRUDER DETECTION An intruder detection system has been provided to cover the access and egress doors to the building. Magnetic door contacts, dual technology detectors (PIR/Microwave) and passive infra-red detectors have been employed to facilitate intruder detection. Alarm confirmation technology has been used to reduce the potential for false alarms.

Control and indication equipment has been provided at the reception area. A keypad will provide the user interface.
