Remember that fi lm and book from several years ago called The Secret? Its message was that

anything could be accomplished or acquired by believing in a positive outcome and maintaining a

positive emotional state, and it got us talking, from boardrooms to barbecues. Oprah and

Ellen devoted entire shows to it, magazines and newspapers pondered its veracity. The book was

translated into dozens of languages and hit the top spot on The New York Times bestseller list,

where it stayed for close to three years. It got its fair share of criticism, too – claimed by many as metaphysical mumbo jumbo, it gave cynics and

comedians plenty of material. But The Secret was actually nothing new. Philosophers, pop culture

theorists, self-help gurus, even quantum physicists have been pondering the law of

attraction – the theory it was based on – for more than 100 years. And after a few years of worrying

about falling property prices and shaky share markets, we reckon there might be something to this law of attraction. It hasn’t been an easy few

years, but in our cover story this week Jarna Baudinette asks, are we victims of our own

negativity? Turn to page 6 and decide for yourself.

Feel like you’re in the economic doldrums? Well, turn that frown upside down because MPP discovers there are plenty of reasons

to be cheerful.

In London last week, a set of giant Olympic rings was put on a barge and sent down the River Thames. The 25-metre wide by

11-metre high rings were launched to mark 150 days until the opening of the 2012 London Olympic Games, and to remind the locals it was time to get excited about the year ahead. A spokesperson from the Lord Mayor’s offi ce told reporters Londoners had been hearing plenty of negativity lately – mainly surrounding the economy, on both a national and a global scale – and the rings were partly designed to serve as a huge visual reminder that there was still plenty to look forward to.

Perhaps this is something we all need to hear, especially when it comes to our property market. The GFC, the 2011 fl oods, credit dramas in Europe and a touch of political instability at home have all combined to make us nervous investors, and while no one is disputing that it’s been a tough few years for real estate, it seems our own lack of confi dence has partly contributed to a downturn in market activity.

As RP Data’s research director, Tim Lawless, wrote in a blog post last

September, there is a strong correlation between overall

consumer confi dence and the health of the housing

market. “The importance of a positive consumer

mindset is simple,” he wrote, because “for a prospective buyer to make a high-commitment purchase decision like buying a home, they need to have a base line level of optimism”, both about their own fi nancial prospects and

In a report released by ANZ in late January, senior economist David Carrington identifi ed “further deterioration in market sentiment” as one of the main risks to the Australian property sector over the coming year. The residential real estate market has been cooling since early 2010, despite the fact that Australian households’ overall fi nancial stability has strengthened in that time, with a growth in average disposable income and increased household savings. Australia’s “housing market fundamentals remain supportive”, the report said, suggesting softened activity had been “driven mainly by a shift in market sentiment rather than any signifi cant forced liquidation of housing due to fi nancial stress”.

While prices in some areas may well be sitting

below their mid 2000s peak, it seems our houses aren’t worthless just yet. So why are some people talking as though they are? There’s the old adage that misery loves company, and if you frequent internet news blogs you’ll know it’s easy to post a glum comment when everyone else is, especially regarding the health of the local economy. But as well as giving us ulcers and making us boring to be around, this negativity and hesitation may well be part of what’s been keeping our housing market in a slump. And with Coast agents reporting an increase in buyer activity in the fi rst two months of 2012, it might be time we all started to look on the bright side again.

First National Maroochydore principal Rod McLean has been selling real estate on the Coast since 1989, and says our beautiful surrounds should be reason enough to smile. “We’re honestly very lucky to live in one of the best places in the world,” he says. “I hear stories of people who travel the world and return to the Coast, because they say it doesn’t get much better than what we’ve got here. How many times have we heard that?”

The reasons people wanted to buy a home on the Coast in peak times are the same as they are today – we have sunny weather (most of the time), beautiful beaches, great schools and you’ll rarely sit in traffi c for more than 10 minutes, even during the busiest tourist times. “This is still the Sunshine Coast and it’s still where people want to live,” Rod says.

He agrees people need to be positive about what is happening, both locally and on a national scale, “because negative talk brings uncertainty”. Rod attributes the “hiccup” the market has experienced recently to this uncertainty, and encourages people to take a long-term view when considering their real estate assets.

“I’ve been selling in this street [Duporth Avenue in Maroochydore] for 23 years, and in that time we’ve seen the market change many times,” he says. “Real estate is cyclical, like everything else, but it’s a long-term, big-picture industry. If you look at what a house was worth 10 years ago compared with today, you’ve still gained. Prices might have come back a bit at the moment, but consider what you might have over the next 10 or 15 years.”

shows the Coast has been singled out for future growth during this period. In the next fi ve to 10 years our region is set to be home to Australia’s largest residential land estate, at Caloundra South, and also the country’s single biggest health infrastructure project, with the construction of a new multibillion-dollar hospital precinct in Kawana. Projects of this scale are

hardly indicative of a declining area, and it bears repeating that both are set to breathe new life into the Coast, bringing homes, residents, jobs and hopefully a much-needed optimism boost – all good things for the local property market.

In the meantime, it’s worth remembering softer prices mean better buying opportunities. If your property sells for a price that is below your initial expectation, odds

are you’ll be able to buy at a lower price as well. Finally, a lack of positivity can prevent you

from making savvy investment choices in future. In its most recent quarterly report, national fi nancial advisory fi rm Ord Minnett reported that “indicators point to growth, not contraction, in the global economy”, but was concerned hesitant investors might “fail to participate more fully” in the predicted turnaround. This applies to real estate investment as well – Ord Minnett again sees the fundamentals of the residential market as remaining sound, but like ANZ it predicts only a slow rise in consumer sentiment.

Considering the buying opportunities present in the current market, the lesson is simple – if you sit back and wait, you might miss out. So try to look on the bright side – as well as making yourself happier, you’ll be doing the local property market a favour.

If you need another reason to think positively about the current market, consider that your mood as a buyer

or seller can infl uence the entire transaction. We’ve all heard of positive

and negative energy and how it impacts our experience (for example, if

you go to the cinema expecting to hate a movie, chances are you won’t enjoy

it), and local auctioneer Jason Andrew says this idea carries over into real

estate. “The point here is the energy the agent derives from a seller who is

not realistic, versus when they are,” Jason says. Agents can get “bogged

down” with unrealistic seller expectations, whereas properties

without this pressure – say, a mortgagee in possession or deceased estate sale – usually “have multiple bidders, and

great prices are achieved.”

is now known as Defi ne Property. Ross says he hopes to create an organisation

that exceeds expectations, and the new branding is a key component of that goal. Effective this weekend, this change signals an exciting time for Ross and his team.

While the name has now changed, Ross says the dedicated team has not, and he remains the business owner and principal. “The main focus of Defi ne Property will be selling and managing residential property with a range of complementary services to make it simple for clients to do business,” Ross says, adding that the offi ce can still be found in Mooloolaba’s Zanzibar building.

This week’s results show that Coast buyers weren’t keen to risk the bidding not going their way on auction day. Several properties went under contract prior to auction, including a mid ’80s beachside abode at 17 Adori Street, Currimundi. The home was set to feature in this week’s upcoming auction list, however, agent Rob Whiting from RE/MAX Property Services tells MPP it sold a week before going under the hammer. And although the property at 47-55 Dales Road, Chevallum did go to auction on Sunday afternoon, the buyers also didn’t wait around – the home was under contract immediately post auction. Richard Scrivener from Next Property Group says the new owners are originally from the UK and wanted a more expansive acreage lifestyle.

It has been put to me that Queensland buyers are deferring signing contracts until after the

state election on March 24, as they expect a change in government, and the LNP has promised to reinstate the stamp duty concession on owner-resident property.Here is my response.

Firstly, something seriously needs to be done about the taxes and charges on property transactions and development in this country. When factoring in both buyer and seller costs, Australia has the fourth highest property taxes in the world at just under 14 per cent of the property’s value. Only Belgium, France and Greece are higher. Total property taxes average around eight per cent across the western world and are less than fi ve per cent in the US, New Zealand and the UK.

duty on property sales, at least we can make it uniform across the country. An investor paying the median price for a property in each state/territory can pay between $10,000 and $27,000 in stamp duties, depending on location. The same applies for owner-residents and fl uctuations for fi rst-home buyers, which are the greatest of all, with fi rst-timers in Queensland, Western Australia and Northern Territory paying virtually nothing at all, while the transfer duty for fi rst-timers can be as high as $23,000 for an average-priced home in Melbourne and close to $21,000 in Canberra.

Secondly, despite the increase – which is about $8000 on average – Queensland still has the cheapest stamp duties on established property across the country.

Thirdly, the increase has not

stopped the market much at all – some real estate agents say it has – but the real factor is the number of resales on the market across South-East Queensland and the amount of choice buyers have, and hence the amount of discounting vendors need to do to make a sale.

The timing of the increase – June 2011 – wasn’t great. It gave buyers more bargaining power, but again, its impact on sales volumes last year wasn’t that great. Sales are picking up now and have been doing so from about late October last year. Yet the higher stamp duties still apply. If the market was rising last year it wouldn’t have even been noticed. The proof is regional Queensland – it has had little to no impact in places like Townsville, Mackay and Gladstone.

Yet some buyers might be now deferring buying until after the election to avoid paying higher stamp duties. This illustrates how government intervention distorts the market – in ways such as the boosts, fi rst-home buyer grants and concessions.

And fi nally, instead of reinstating the stamp duty concession for owner-residents buying established property in Queensland, the successful party should remove stamp duty from off-the-plan transactions. The impact – as shown in both Victoria and more recently NSW – should be immediate and very positive.

Our work for the Property Council of Australia late last year found that removing stamp duty

from off-the-plan sales is likely to increase new housing starts across the state by between 10 and 15 per cent per annum. Yes, every year!

In contrast to established homes, stamp duty on new dwellings across Queensland is high when compared with NSW and Victoria.

Queensland needs a competitive advantage. The state’s competition is NSW and Victoria, and dropping stamp duty for off-the-plan purchases will help get Queensland back to a more level playing fi eld.

It is sad that such an important issue as this one is buried in the political charade.

I truly believe that governance is too important to be left in the hands of the public at large. One of the major reasons we get served up such political (and policy) nonsense is that it must appeal to the lowest common denominator. Instead of having leaders with gravitas and policy for the greater good, we have celebrities (and poor ones at that) and pork-barrelling.

At the base of Mount Cooroora in the Noosa hinterland, Pomona is one of our most northern hinterland towns. Built

on the timber industry and dairy farms, the town was originally called Pinbarren Siding. It got its new name in 1906, after Pomona, the Roman goddess of orchards and fruit.

Home to the Gubbi Gubbi people for thousands of years, Europeans fi rst settled in Pomona in the late 1880s and the railway opened soon after, in 1891. The town became the administrative centre of the Noosa Shire in 1909 and Noosa Shire Council remained based there until 1980, when it moved to Tewantin. The old council building now houses the Cooroora Historical Society and Noosa Museum.

Pomona has remained a quiet country town with a main shopping street, a pub and primary school. It also has a high school for years eight and nine as a campus of Noosa District High in Cooroy. The town’s most signifi cant building, though, is the Majestic Theatre, which opened in 1921 and, as the world’s only continuously operating silent movie theatre, continues to attract audiences from far afi eld. Pomona is also known for its relaxed streetscape with distinctive buildings, plus the King of the Mountain race up Mount Cooroora.

The township was fi rst bypassed by the Bruce Highway, but then this was circumvented by the Cooroy bypass, so that it is now quietly tucked away in the Noosa hinterland. The 6897-hectare

Pomona statistical district had a population density of 0.38 per hectare at the 2006 census.

Pomona is a pleasant rural town with the infrastructure that comes with age, including a showground, hall and bowls club. Most of the original town blocks are a generous 1000 square metres and there are still original Queenslanders among the newer homes. In the surrounding district, acreages range from fi ve to 120 acres upwards. It is affordable for young families to enjoy country life not too far from the coast. centre of town, before runners head into the bush and towards the mountain. In places the trail is little more than a goat track with steep climbs. The trip down is just as challenging, requiring strength, agility and a sense of balance. Queenslander Graham Baralett set
