  • have fl at pads and engineered retaining walls already in place. Th e estate neighbours Woombye primary school and is a short walk to Suncoast Christian College.

    On the western side of Woombye and a little further inland is Range Brook Estate, which has 14 lots for sale in its second and fi nal stage. Th e land is registered and ready to build on. Th ree of the blocks are level while the other 11 lend themselves to high-set or split-level homes. Th e sites are as large as 2558 square metres with an average price of $207,000.

    Th e town of Nambour has come a long way since it was fi rst settled in 1870, accommodating many new housing estates along the way. While the town continues to grow, it maintains its country charm, due largely to its abundance of larger home sites and acreage properties.

    Th e Heights at Highworth is one estate close to Nambour where the blocks are big and surrounded by countryside. True to its name, the estate is elevated, off ering views from almost every block. Th e allotments range from 633 to 3000 square metres and are priced from $130,000 to $170,000. Th e majority of the blocks have varying degrees of slope with south-east views to Nambour or south-west views to Mapleton.

    Of the 35 home sites released for stage one, 14 remain unsold. Stage two, with 41 fl at and sloping blocks, is expected to be released early next year. Th e Heights is a short drive to Burnside State School and a fi ve-minute drive to Nambour CBD and Nambour Hospital. Th ere are no schools within walking distance although a pushbike will get you there.

    For those not wanting to live in Nambour itself, Coes Creek is another outer suburb of Nambour which has aff ordable land options. Northridge has four fl at to sloping, north-facing blocks on the market from $179,000. Th e estate is small, made up of only 19 allotments. Planning for a second stage is underway.

    While every hinterland housing estate is within 20 minutes of Coast beaches, some people just want to live on the oceans doorstep. However, genuine beachfront land is hard to fi nd, not just on the Sunshine Coast but across

    Queensland. Due to demand, Th e Boardwalk at Coolum has almost sold out. On the market since 2004, only four home sites remain available, starting at $429,000.

    Th ose buying into Th e Boardwalk are relatively cashed-up, building luxury designer homes with a coastal theme. Th ere are no main roads to cross to get to the beach, and the estate, which has a total of 197 allotments, is surrounded by parkland, walking and bike trails, and barbecue areas.

    Hyatt Coolum is another estate selling beachfront blocks, yet you have to cross a sand dune and vegetation. Th e Beachside allotments stretch along 1.2 kilometres of Yaroomba Beach and start at $445,000.

    A less sandy but greener option is land

    fronting Hyatt Coolums 18-hole PGA Championship golf course, starting at $510,000. Blocks set back from the golf course are selling for almost $200,000 less.

    Th ose buying into the world-class resort community have access to the fi ve-star resort facilities. Its proximity to the Sunshine Coast Airport is another drawcard for investors building holiday accommodation.

    While beachfront land is rare on the Coast, deep waterfront blocks are also becoming increasingly harder to fi nd, with the majority of those around Minyama and Mooloolaba being off ered privately at a premium price. Pelican Waters is one of the last places on the Coast selling home sites with direct ocean access.

    Buy a block and build. Th ats what our parents did and it all seemed so easy. Land was cheap and in abundance. Th e most diffi cult part was deciding whether to build with bricks or fi bro. Th ese days its a diff erent story land prices have gone up and there are fewer blocks available, or so it seems.

    In ever-changing regions like the Sunshine Coast, its hard to keep track of the many new developments. Suburbs are changing every day, with new streets, new homes, new shops, new schools and new land releases.

    But the perception that the Sunshine Coast has a land shortage is a false one. Th ere are currently more than 25 housing estates on the market, providing buyers with plenty of options when it comes to choosing their perfect block and you dont need to have a lazy half-million to buy into them.

    Woodgrove at Beerwah has been attracting fi rst-home buyers, one-income families and empty-nesters since Stockland launched the hinterland project two years ago. Th ere are currently 17 fl at home sites for sale ranging in size from 469 to 711 square metres, with a starting price of $189,000.

    Its one of the few locations where blocks of land are still selling at less than $200,000. Retirees downsizing are also making the move to the quieter, leafy location, which is within walking distance of Beerwah train station, the town centre, and private and public schools.

    Other aff ordable land options are being off ered at Woombye, a quaint hinterland town, famous for its history with Cobb and Co coaches and its 110-year-old pub. Plantation Rise estate is located about two kilometres west of the Bruce Highway, just east of the Woombye township.

    Th e land was fi rst off ered for sale two years ago. Financial diffi culties resulted in the third and fi nal stage being released to the market in November 2009 as a receivers sale.

    At an average price of $208 a square metre, its fair to say the blocks of land represent great value. Th ere are 14 allotments available, starting at $195,000, and ranging from 842 to 1508 square metres. Many of the blocks are sloping with views to the Blackall Range, and

  • Th e Caloundra development has come a long way since the fi rst waterfront block was sold 20 years ago, around Lake Magellan for $64,000. Developed by two local families, the Henzells and the Fords, Pelican Waters is now its own suburb with a private school, shopping centre, Greg Norman-designed golf course, waterways and bikeways.

    Th ere are 13 waterfront home sites on the market from $625,000. Four dry blocks are also for sale in the Glasshouse Bay precinct starting at $305,000. Several future stages are also planned 12 ocean-access blocks and 12 dry blocks are due for release within two months.

    Th e same developers have also released the last ever blocks of land at Aroona, which are just up the road from Pelican Waters, yet still only two kilometres to Dicky Beach. Twenty-two allotments at Ridgehaven Estate and fi ft y blocks at Viewpoint are now selling from $220,000. Blocks are between 750 and 800 square metres and some have views to the ocean, Buderim and Kawana.

    Creekwood at Meridan Plains marks the third point of the triangle between Pelican Waters and Aroona. Still east of the Bruce Highway and 10 minutes to Caloundra CBD, the estate was fi rst launched in July 2007 as a neighbourhood containing 142 lots. In 2008, AV Jennings acquired another 40 hectares, expanding Creekwood to 459 lots and 280 attached dwellings.

    Th ere are plans to sell approximately 244 blocks over the next fi ve years. Th e current stage has 14 lots available, priced from $224,000. All are level and allow for easy construction.

    Creekwood has become an attractive option for young families and people wanting to downsize. Convenience stores, bus stops, a child-care centre and Meridan State College are all within walking distance.

    When sourcing land, buyers tend to lean towards growth areas supported by infrastructure, which is why Birtinya Island and surrounding estates are proving popular. Birtinya Island is right next door to the site of the $1.97 billion Sunshine Coast University Hospital, opening in 2016. Th e Stockland

    development on the southern shores of Lake Kawana is made up of 853 allotments and marketed as one of the last opportunities to buy into a genuine island community.

    Th e fi rst home sites were released in September this year and there are 12 lots for sale (from 390 to 714 square metres) priced from $270,000. Th e neighbourhood is set among landscaped gardens. Waterfront walking parks, exercise parks, and new roads are all in the making.

    Brightwater is one of the largest master-planned communities, and is positioned between the proposed new University Hospital and the University of the Sunshine Coast. Located in Mountain Creek, off Kawana Way, almost a third of the 1205 lots planned for the estate are already sold.

    With a starting price of $238,000, 20 blocks are on the market, ranging from 340 to 675 square metres. Th e planned opening of a

    new primary school at Brightwater in 2012 is a bonus for families considering buying into the area.

    Sippy Downs is another suburb earmarked for development with the proposed construction of the $150 million Sippy Downs Town Centre. Demand for investment properties is also high due to its close proximity to the university.

    Th e fi nal release of blocks at Bellfl ower Sippy Downs is now underway, ranging in size from 360 to 600 square metres, and priced between $205,000 and $260,000 for a duplex site. Th e estate is less than two minutes to the Bruce Highway, private and public schools, and less than 10 minutes to beaches.

    At the northern base of Buderim is Forest Pines at Forest Glen, on the corner of Old Maroochydore Road and Vise Road. Th e estate incorporates 26 hectares and 220 home sites from 600 to 1320 square meres. Stage one, comprising 69 allotments, was released in January. Twenty-one blocks remain for sale from $249,000.

    Forest Pines is similar to Parklakes at Bli Bli in that its designed to preserve the natural forest around it. More than 300 blocks have sold since the land at Parklakes was fi rst released in 2003. Th ere are 12 allotments on the market (the majority have a one- to two-metre drop), starting at $235,000. Some have views to Mount Coolum and Noosa.

    Many residents who move to estates like Parklakes at Bli Bli and Parkside at Yandina do so in search of a quieter lifestyle. With only 23 blocks at Parkside and three acres of dedicated parkland, the estate noise is kept to a minimum. Parkside is also built around a loop design street to minimise traffi c dangers. Only six lots remain from $200,000.

    But not everyone wants to be out of the rat race and those buying into Sunshine Cove, in the heart of Maroochydore, are in the thick of it with Sunshine Plaza only a walk away. When the estate launched earlier this year, the response was impressive. Every one of the 200-square metre blocks sold. Today, only 13 allotments are left in the Moreton Precinct, although further releases are forthcoming.

    Sunshine Cove is the fi rst real urban

    development the Coast has seen for some time. It has prompted a return to an older style of construction, where homes have garages out the back that can be accessed via a laneway. Over the next 10 years, more than 700 blocks of land will be sold, housing 6000 residents.

    On the opposite end of the scale are boutique acreage estates, ideal for people who want privacy and space. On the east side of the Bruce Highway there are several to choose from. Pikki Forest is a rural residential estate in the Ninderry precinct, north of Yandina. Only 10 acreage allotments exist starting at $265,000.

    Sea2Sky is more upmarket when it comes to acreage, off ering views back from the Valdora valley towards the Coast. Only fi ve

    blocks remain from $295,000. Spectacular views are also seen from Aurora, the newest rural-residential estate in Valdora. Where useable, all fl at land is more important, consider Golden Valley estate in the same area. Blocks start at $365,000.

    Th ose requiring even more space, and somewhere to drop a line, might like to purchase three rural zone allotments in the Maroochy River/Yandina precinct. One of the allotments is 14.5 acres with its own private, sandy beach. Priced from $450,000 the land is ideal for small crop growing or farming.

    Th ere are also opportunities to buy into one of Australias most popular holiday destinations Noosa, yet the hustle and bustle of Hastings Street still feels miles away. Doonella Noosa at Noosaville is characterised by designer homes, set among towering gum trees, on the shores of Lake Doonella. Many of the newest home sites have their own private forest backdrop as part of a special community title scheme introduced by Stockland. Nine lots are available (from 524 to 803 square metres) with a starting price of $250,000.

    Off ering a green change, with a hint of seaside living, is Greenwood Grove, just minutes from Cooroy in the heart of the Noosa hinterland. Th e master-planned community will house 170 home sites when complete. Th ere are 24 allotments in stage three now selling from $209,000.

    Th e estate is surrounded by undulating hills and large trees, with many of the home sites backing onto Cooroy Creek. Nine hectares of land has been designated for residents to enjoy the natural surrounds, including barbecue, playground and sporting facilities. Noosa beach is a 15 minute drive away. Lake McDonald is also nearby.

    So there it is in black and white were actually spoilt for choice when it comes to land options on the Sunshine Coast. Th ere are more than 25 estates and hundreds of blocks of land of every size, shape, outlook and location. Th e Australian dream of building your own home can be a reality in this beautiful place we live.

Ilyuka is off ered for sale by private tender, with expressions of interest closing on Saturday December 11 @ 5pm. It is expected to fetch more than $20 million.     Busting a property myth

    There has been much talk recently about bubbles, booms and pending busts in the Australian property market. With mass media running headlines based on overseas commentators, Australian property market experts can hardly get a word in.

    So, where is property really going in Australia and on the Sunshine Coast over the next 10 years? In response to the proposition there is a housing bubble, ANZ Banks Property Outlook recently said, In the absence of a major economic downturn, a critical shortage of housing [in Australia] will see house prices and rents grind ever higher and housing aff ordability and availability will become major social and political issues in the decade ahead. Even with a projected slowing in population growth there is no panacea for this condition.

    ANZ isnt exactly an entrepreneurial risk-taking organisation, so why make a statement that so strongly contradicts the bubble theory? Th ere are four reasons:

    Under-supply Like all other markets, the property market is driven by supply and demand. Th e struggle most people have with the under-supply issue is that its a relatively new phenomenon. In the mid 90s we went from an oversupply of properties to a marginal under-supply. Since then there has been a signifi cant decline in new dwelling construction while the population has increased dramatically. Th e National Supply Council suggests even if we are able to keep immigration down and increase supply, the under-supply will reach 640,000 by 2039. ANZ has us reaching an under-supply of 600,000 at the current rate of separation between supply and demand in just fi ve years.

    majority of loans in Australia are in advance of the required payment and we have one of the lowest default rates in the world. Th is means its unlikely there will be a fl ood of property onto the market based on people not being able to fund them.

    Strength of the economyAustralias performance in the past three years is unparalleled by any of the advanced economies. While the national unemployment rate suggests we have almost full employment, there is a signifi cant skilled-labour shortage that will continue to place pressure on wages. While we have a two-speed economy, with the mining sector performing exceptionally well and the remainder of the economy cautiously improving, the overall strength of the economy means the next interest rate change will likely be upwards to keep infl ation in check. Having a strong economy essentially means more people have jobs, more people are inclined to migrate here and more people can aff ord to pay their mortgages. It also means they are more able to compete to get the property they want, driving up prices and rents.

    AffordabilityTh ose who promote the bubble theory quote income-to-house price ratios of 7x or greater. Th e Reserve Bank, International Monetary Fund and a plethora of other experts suggest Australian property is no more or less aff ordable than any other developed nation and the ratio actually sits at around 4.6x. Th at doesnt meant its not getting harder to enter the property market, it just means its not at boom ratios. Th e other key mistake made by outsiders is that they dont take into account the structural (that means permanent) changes in the economy and control of monetary policy, which mean interest rates (the cost to borrow money and buy property) are now permanently lower in other words we wont see 18 per cent interest rates again.

    So while we may not see signifi cant increase in property prices over the next few years, the fundamentals of the Australian residential property market are strong.

    If an agent asks you to take off your shoes at the door, please respect their request, as it has most likely come from the vendor. Even if you arentasked to take your shoes off , give your feet a good wipe before entering.

    Be considerate when parking to the vendor and their neighbours. Never park in the vendors driveway and be sure to park on the street and not within any property boundaries.

    Unfortunately, theft can occur during open homes, despite an agents best attempts to keep an eye on visitors. Th erefore, some agents may ask to see ID before allowing you in the home, although this isnt yet commonplace. You are going into someones private space and youre already expected to give your name and phone number this is just the next step in ensuring a secure inspection for the vendor.

    Even though Fido may be an important part of your family, he isnt welcome at an open home, no matter how well-trained he is.

    Go to the toilet before hitting the open home. As a rule, you cant use the bathroom in the house its just not manners but if its an emergency some agents may allow it. If it is, always ask for permission fi rst.

    Th e general rule of thumb is that any permanent fi xtures, such as built-in cupboards, pantries and kitchen drawers, can be checked for storage space, but its best to ask for permission to open these fi xtures if the agent is handy. It is never okay to rifl e through anything else for example, dresser drawers and freestanding wardrobes are defi nitely off limits.

    Taking food and coff ee into an inspection is a no-no. So fi nish your latte and doughnut before arriving at the house, or leave it in the car.

    Children are always welcome at open homes, but you must make sure they are well behaved. If kids are running amok, the agent has a right to ask you as the parent to rein them in or leave. And be sure they keep their little hands to themselves to avoid accidents.

    Its important to be on time. Arrive early and you may beat the agent, making the home owner feel very uncomfortable. Turn up late and the agent may have already had to rush off to his or her next open home, so you could miss out on an inspection altogether.

    Remember you are entering someone elses home, so show the owner the same courtesy you would expect if your home was on the market. Where possible, look but defi nitely dont touch, especially when it comes to personal items, such as pictures, books and CDs.

    Smoking is a defi nite no-no at open homes. Be courteous and fi nish your cigarette before approaching the property. Otherwise you could end up in an uncomfortable discussion with the agent, who is bound to ask you to bin your butts.

    Dont ever ridicule or make fun of a home, its features, the furniture or a vendors personal aff ects or taste its just bad manners. Th e vendors may be present at the inspection and the last thing you want to do is insult and embarrass them in their own home. Save your comments for the car ride home.
