We recently took three Caloundra properties to auction. All were marketed in MPP, all properties averaged around 20 inspections, and all sold prior to auction. A starting bid of $750,000, 26 bids later, a sale price $1.1 million. The buyer initially drove past the property – but discounted it from outside, went home and saw his daughter reading MPP – the page open at the same home he just drove past. Selling a property can be a stressful process and when it comes to opening your home up for
inspection, it can be quite daunting. I’ve wandered around my fair share of display homes
and open for inspections to notice that not everyone is as respectful as they could be. In fact, the last home I went through was over-run with
misbehaving children. There was a family who came to the open home with their dog, and their
four noisy children who thought it would be a great idea to play hide and seek and run through
the house – much to the disgust of the other inspecting buyers and the real estate agent who
after about 10 minutes had to politely ask the parents to control their children. If this wasn’t enough, I was pretty shocked to walk past the bathroom and notice a man coming out of the toilet. Hmm, not particularly the kind of thing
you want to see in your own home, let alone someone elses. Turn to page six for a crash

MPP sheds light on the unwritten rules of open houses and
asks, what is the correct protocol when entering a
seller’s home?
Open for inspections are de rigueur and an imperative part of the buying and selling process. But opening your home
up for inspection and welcoming a whole bunch of strangers into your private space can be a very daunting experience for those who embark on selling their house. And as inspecting buyers, it’s very easy to leave your manners at the door and forget that you are entering not just a property for sale, but someone’s home. So when it comes to opening up your home, or inspecting someone else’s, keep these tips in mind:
RESPECT THE TIME:As a seller or inspecting buyer, be mindful of the scheduled open for inspection (OFI) time. Real estate agents generally have a full day of scheduled OFIs, which means they don’t necessarily have the time to wait around after the time slot to cater for those who can’t manage to get there on time. If you want to inspect the property and are running a little late,
phone the agent and discuss it with him or her before turning up right on the fi nishing time. As a seller you need to ensure you have the home tidy and ready for presentation at least half an hour before the scheduled OFI time. As Jan Withers (pictured) from Belle Property says, Saturdays are generally an agent’s busiest day. “Agents are often in a rush when they arrive and prefer not to be caught up chatting to the sellers when buyers start arriving.”
MIND YOUR HANDS & SHOES:It’s simple – leave your shoes at the door and keep your hands to yourself when inspecting someone’s house. It’s just common etiquette. Remember, you are in someone else’s home, so don’t gawk at the photos on the wall or inspect the clothes in the walk-in robe. If you want to look inside cupboards or behind closed doors, or even take some measurements, ask the agent if it’s okay fi rst.

WORK ON YOUR PRESENTATION:First impressions are important, so as a seller wanting the best possible price, it’s wise to make sure your home is well presented for the inspections. Remove any clutter and store away all of the appliances on the kitchen bench, take magnets and fl yers off the fridge and ensure all walkways and living spaces are clear of toys, magazines and books. Ensure the windows are clean to allow in the natural light and keep doors and windows open to allow for ventilation.
If you regularly hire the services of a pool maintenance team, a cleaner or a landscaper, make sure they are scheduled to come just before your OFIs to make sure the home is in optimum condition for the inspections. You may even consider engaging the services of a home stylist – it’s surprising to learn that furniture can quite often help sell a home.

He says fi rst impressions are vital. “Naturally it is important to have the home clean, dishes away and beds made etcetera, but it is all about making the front of your property as attractive as possible so that a prospective buyer wants to take the time to view your home. I suggest that sellers walk out onto the street, look at your property and ask yourself if there is anything you can do to make the front look more appealing.”
WATCH THE LITTLE ONES:While it’s fi ne to bring children along to OFIs, it’s imperative they are closely monitored and well behaved. It’s not good etiquette to allow children to play with the toys in the third bedroom, jump around on the swings in the backyard or run up and down the hallways. Be mindful of the other people inspecting the home and of the home owners, who may cherish their antique glassware or fi ne china dinner set.
LEAVE YOUR SIGNATURE:Unfortunately theft can occur during OFIs despite an agent’s best attempts to keep an eye on all visitors. Some agents may require a signature and ID when entering the home to keep a record of who’s there, and as a general etiquette procedure, it’s advisable to make yourself known to the agent before having a good look around. As a seller, ensure that all valuables, including jewellery, are safely locked away and out of view of visitors.
ZIP THE LIPS:Remember, if the property doesn’t suit your needs or the decor is not to your taste that doesn’t mean it may not suit the needs and tastes of others, so keep your opinions to yourself. As a potential buyer, there is no need to point out the small bedrooms, peeling paintwork or lack of street appeal. Any constructive feedback should be discretely discussed with the agent as this feedback forms a valuable part of the sales process for the seller. Remember, the home is open for inspection, not scrutiny.

You’ve decided you want to sell your home, but before doing anything you have to ask,
is the property ready? Has the house been cleaned, the gardens mowed and tidied, and the rubbish removed? Have blown bulbs been replaced and is the house looking really good? What could possibly go wrong?
The sale process is not simple. There are many factors to consider, like choosing the agent, and a few other issues that may effect the sale that you may not have been aware of. In a tough market, like the current one, many contracts are affected by building and pest reports, fi nance valuations, and other factors that arise after you have entered into a contract. Because acceptable contracts are hard to fi nd, here are a few things you can do to ensure you don’t get any surprises.
Consider getting a pre-sale building and pest report. These range in cost, usually between $450 and $550. This will enable you, your
agent, and the prospective buyers to enter into a contract with the confi dence that there are no hidden issues with the property.
Buyers usually see any issue (like a moisture reading in the shower recess) as a major expense and may negotiate this off the sale price, or even worse, crash the contract as a result. The remedy may be as simple as some silicon around the base of the tiles, or sealing around the taps, however, the purchaser may see it as a total refi t of the shower recess costing thousands. Evidence of previous termite activity is another area of uncertainty that can end a sale.

Overhanging branchesIf branches to a tree that is on your neighbour’s land are bothering you or causing a nuisance, you are allowed to cut them or lop them, but you cannot trespass onto your neighbour’s property to do this. If the tree is large and the branches are too big or too high to lop, you can discuss sharing lopping costs, however your neighbour is not liable to pay for this. So remember, if you get it lopped, you may just be lopped with the bill, too.
At your disposalThe lopped branches actually belong to the owner of the tree. So if your neighbour owns the tree, he or she cannot refuse to take the branches back if you are unable or unwilling to dispose of them. But remember, if you choose to put the branches back, you could be liable should you damage anything on your neighbour’s property while doing so.

Lop it or loathe itMPP gets to the root of the neighbouring tree issue.
Bearing with the fruitBy law, the owner of the tree owns all of its fruit even if the fruit is hanging over the fence or falls onto your property. So before you help yourself to those mangoes, passion fruits or avocados, just make sure your neighbour is happy for you to munch on them.
Chop by the rulesRemember, there are some tree preservation orders for signifi cant or heritage trees, so check with Sunshine Coast Council to get the guidelines on lopping, trimming and chopping down a tree if you are unsure.
Stay in controlIt is ideal to keep your foliage well pruned and your trees well lopped. If a tree falls and strikes somebody, either on a neighbouring property or on the road, you may be liable. Also, keep an eye on well-established trees on your land that have a large root system. If these roots venture into
the water pipes of an adjoining property, or cause damage to a neighbouring property, the injured party may be able to sue.

Luckreadie Property Investment is one of a handful of Sunshine Coast developers capitalising on an Australian Government initiative which aims to address the shortage of affordable rental housing. The National Rental Affordability Scheme (NRAS) offers fi nancial incentives in the form of tax breaks to the business sector and community organisations that build and rent dwellings at 20 per cent below the market rate. By July next year, Luckreadie Property Investment will have completed 16 one-bedroom NRAS-approved apartments opposite Nambour’s public hospital.
Luckreadie Property Investment Director Tamara Read says the site of Ascend – the boutique apartment living development site along Nambour Mapleton Road – is the perfect location for affordable housing.
“We have done a number of projects around the hospital and we have had this site for a couple of years, and when we became aware of NRAS, the position of this site was ideal for NRAS and the intent behind it,” Tamara says.
“We are targeting this development to accommodate working people like teachers, and
hospital staff like nurses and paramedics. We’ve already had signifi cant interest from potential investors who realise the strategic location is central to the medical hub in Nambour.”
Federal Member for Nicklin, Peter Wellington, agrees Nambour is the ideal location for the Ascend project, because not only will it provide fi nancial benefi ts to local renters, but it will also relieve the parking strain around the hospital.
“Hospital workers who rent apartments at Ascend will be able to simply walk across the road to work, freeing up more parking for hospital visitors,” Peter says.
Advocates of the NRAS say it’s something all savvy property investors should take advantage of. Kylie Chivers is director of Aspire Housing Group, which is an approved participant in NRAS. She says nine out of 10 investors will buy an NRAS property over one that isn’t, because of the tax incentives they offer. “At the moment the Government offers $9524 per year tax-free and that fi gure is the same whether you’re buying a four-bedroom house or a one-bedroom unit,” she says.
“In most cases, you’re dropping the rent by $50 to $70 a week, but NRAS puts $183 a week back in your pocket, although it can be up to $200 a week depending on your tax rate.

As the Sunshine Coast Housing Affordability Taskforce chair, division one councillor Anna Grosskreutz has welcomed the vision of any property developer capitalising on NRAS and assisting the supply shortage of affordable housing on the Sunshine Coast.
“With a recent report revealing the Sunshine Coast is currently ranked as the eighth most severely unaffordable housing market out of 325 markets across the globe, we need to be encouraging more developments which will ease the fi nancial burden for many Sunshine Coast renters,” Anna says.
“Council has been working hard with key stakeholders and developers alike in order to deliver on our Affordable Living Strategy direction, which endorses projects
that provide diverse housing choices based on good design principles, enabling all household types and income levels to access housing that meets their needs.”
