Painting a ceiling can be a pain in the neck – literally – but it hasto be done before you decorate the rest of the room as

you’re likely to splatter everything below.Start by clearing the room as much as possible and protecting the floor –

unless you’re replacing it – and any furniture that remains.Only paint ceilings in good natural light, otherwise you may get a poor finish.

Make sure you wear goggles to protect your eyes, and a shower cap for yourhair.

Using a roller with a long handle makes the job quicker and easier, but it’sharder to see the bits you’ve missed or where the roller has left paint ridges,

and you can’t do the edges without using a brush.Standing on a stepladder to paint is more awkward, but enables youto spot and rectify any problems as they happen.

The easiest emulsions to use on ceilings are semi-solid onesbecause they reduce drips and splashes.

BEFORE you evenconsider having cavitywall insulation fitted,you do, of course, need toknow whether your

home has external cavity walls.This is easy to find out, because

you go by its age. As a generalrule, houses built after 1920 havecavity walls, and those builtbefore don’t.

Cavity walls, as the namesuggests, have a gap in the middlethat can be filled with insulationto make them more energyefficient, so you should spend lesson heating your home.

However, having cavity wallsisn’t, in itself, enough. The wallsmust be in good condition and notexposed to driving rain, and thecavity must be at least 5cm wide.

Homes less than 10 years oldshould already have cavity wallinsulation, but if you’re not sureabout yours, you can ask yourlocal council’s building controldepartment if they have a recordof the walls being filled.Alternatively, you can get aregistered installer to drill a holein the walls to find out.

A registered installer must alsofit the insulation – this is not aDIY job.

They’ll do this by making smallholes in the external walls andthen blowing the insulationmaterial – usually foamedinsulants, mineral wool, or beadsor granules – into the cavity,before filling the holes.

As long as all the external wallsare accessible, the job should onlytake about a couple of hours,depending on the size of yourhome.

If there are any problems withthe walls, such as damp, theseshould be addressed first.

Look for an installer belongingto the Cavity InsulationGuarantee Agency(www.ciga.co.uk), the NationalInsulation Association(www.nationalinsulationassociation.org.uk), or the BritishBoard of Agrement(www.bbacerts.co.uk).

They should also have signed upto a code of professional practice,and offer a long guarantee ontheir work.

When getting quotations fromdifferent installers, you may want

to ask if they’re using EnergySaving Trust Recommendedinsulation, which comes with a25-year guarantee and is said to bethe most energy efficient on themarket.

MORTGAGE lending is higher year-on-yearfor the seventh month in a row, asfirst-time buyers race to take advantage ofa stamp duty concession before it ends.

Around £10.7 billion was lent inFebruary, a 14% rise on the same monthin 2011, the Council of Mortgage Lenders(CML) said, with the two-year stamp dutyholiday for first-time buyers purchasinghomes worth between £125,000 and£250,000 ending today.

The looming deadline has prompted arecent surge of interest from this sectorof the market, according to lenders andestate agents, who have called for theholiday to be extended amid fears thatthe fragile housing market could bedisrupted further.

The latest lending figure is “almostidentical” to the previous month, when£10.65 billion was lent, as lending forhouse purchase remains “brisk” ahead ofthe withdrawal of the concession, theCML said.

CML chief economist Bob Pannell said:“Although a seasonal decline is expectedover the winter months, our forwardestimates suggest that February was theseventh month in a row of higheryear-on-year lending.

“This indicates that lending for housepurchase remains brisk in advance of theending of the stamp duty concession.”

Mr Pannell said the pick-up in activityalso appears to mark “a more generalisedimprovement” across the market,perhaps reflecting hopes that the squeezeon household incomes caused by high billsand tough employment conditions iseasing off.

He said: “This may reflect householdsentiment stabilising in anticipation of arecovery in real incomes, but widereconomic uncertainties make it difficultto judge how well the upturn will persist.”

He said a scheme recently launched bythe Government to help buyers purchasea new-build property had the potential tooffset the expected dip caused by theending of the stamp duty concession.

The NewBuy scheme enables first-timebuyers and home-movers to purchase anew-build home with a deposit of only 5%or 10%, rather than the 20% oftendemanded by lenders, although this willdo little to help those trying to buy or sellan existing property.

Mr Pannell said: “The launch of theNewBuy scheme is an important additionto lenders’ toolkit in addressing thevarious needs of would-be borrowers.

“The scheme has the potential to offsetthe dip in first-time buyer activity thatthe end of the stamp duty concession onMarch 24 may produce.”

Joe’ssummerFOR a man making his debut

at the illustrious ChelseaFlower Show this year, TVgardener Joe Swift seemsremarkably relaxed, even

though advice is being thrown athim from all directions.

“Titchmarsh has been asking mefor years when I was going to do agarden. Andy Sturgeon(competitor and Chelsea gold medalwinner), who’s a good friend ofmine, has given me some goodadvice about the approach andorganising yourself, how to dealwith things on site and how to keepfocused, because there are a lot ofdistractions.”

He hasn’t so far encountered anyof the feuding which can come withsuch a competitive show.

Remember the bitter row a fewyears ago between Andy and rivalDiarmuid Gavin, who accused himof plagiarism? Or the time whenDiarmuid fell out with Gardeners’Question Time panellist BunnyGuinness over the height of a wall?

Joe remains unperturbed,although he is aware of the highlevel of competition which willensue as the event draws nearer.

“My landscaper said, ’The closeryou get to the show, the morecompetitive others become’. Buteveryone’s been unbelievablysupportive.”

It has taken a year for hisHomebase Teenage Cancer Trustgarden to come to fruition. Theinspiration for it comes from hisvision of combining naturalelements with city living.

“Living in a city, you noticebeautiful natural materials and arephysically drawn to them. I haveboulders, a huge wooden frame andrunning water. The idea is toconnect the city and suburbandweller to those natural materialsthat might not be so prevalent in

the city, where you get a lot ofconcrete and other hard elements.

“It’s incredibly relevant.City-cooling in the summer andcreating more green space in thecity is extremely important.

“In a city space you want to keepthe focus within the garden becauseyou don’t have hills beyond to tie inthe extended landscape. It’s allabout creating key views, and youcan do that in a small garden byplacing key sculpture, plants andwater here and there.

“People need to think big in a

small space. Don’t put loads of littlethings in a small garden. Put one ortwo big things in there to make areal impact.”

Plants in his show garden willinclude trees such as colourfulstemmed cornus mas and prunus“Amber Beauty” alongside aLondon plane tree, all selected forsculptural forms and the colour andtexture of their bark.

He wants the garden to beaspirational, but recognises thatvisitors may want to take someaspect of the garden home with

them. With this in mind, Homebasehas launched The ChelseaCollection, a range of plantsinspired by Joe’s design.

Oranges, acid yellows,burgundies and rust-colouredflowers combine to create a warmcolour palette in his garden.

Many are currently under glassand will be in and out of thegreenhouse on a daily basis toensure they are perfect for May.

Iris, geums, potentillas, roses,libertia and grevilleas all feature,some of which can be easily grown

in this country. “There has to be anelement of sustainability but someof these plants aren’t hardy,” headmits. “But it is a climate changegarden to a degree. Four cedarframes will be coming fromGermany, while the stone, boulders,walling and gravel mulch are fromYorkshire and the perennials areBritish grown.”

The RHS has extremely highcriteria of entry, demanding detailsof design, landscaping, materialsourcing and budget.

IF YOU’RE just starting toexperiment with vegetablegardening, then radishes areamong the easiest starter vegto try.

Sow them from Marchonwards, sowing insuccession so you have acontinuous crop rather thana glut.

You can’t leave them too

long in the ground as theroots will go woody or theplants will bolt.

Radishes should be sownin rich, well-drained soil inrows, thinning them to 2.5cm(1in) apart and keeping plantswell watered and the areawell weeded.

They are a fast-producingcrop which are best eaten

straight away. Summerradishes can be sown up untilAugust and harvested fromMay onwards, while winterradishes should be sown inJuly and harvested fromAugust through toNovember.
