these days but if you re-useexisting items and weed outthe clutter, a designer dreamdoesn’t have to be a moneynightmare.
Re-use what you’ve gotTHE black 1970s corduroysofa was looking a little bitsaggy so, rather than toss itout, we kept the timber frame, gave it a lick of paint and hadnew seat cushions made.
This gave us an opportunityto change the shape, so wereplaced the three original seatcushions with one large pie crustcushion to modernise the look.

Become a rug designerDESIGNER homes are oftenfilled with one-offs and thingsthat really stand out.
Here, the striped rug makes abold, modern statement withoutbreaking the bank. Wepurchased two colours of rollstock carpet and had sectionscut and bonded.
Finally, we had all sides boundto stop any fraying.Old-fashioned rug rooms used todo this but a good carpet fitter oryour local carpet showroom willhave no problems pulling thisproject together.
Less is moreALLOWING rooms to breathemakes a huge difference to howthey feel.
The fireplace was very
cluttered and its items scatteredwithout a thought for shape andpattern so it made sense to pareit back.
There are now just six itemson the mantel and the hearthhas been left clean to show offthe shape of the insert.
Just as your wardrobe ismoving from dark, wintry fabricsto brighter, lighter garb, so toocan a spot of décor seasonaladjustment work wonders.
So reach for the paintbrush oruse paper to brighten your world.
Here, the deep purple wallsabsorbed all the natural light, making the room dim anddepressing. Modern geometricpaper added a lattice pattern
that is expansive andmathematically precise.

this added two functions for theprice of one as it can be used asa handy table or additionalseating.

GARDENSCAROL’S
Roald Dahl acquired a gypsy caravan in the 1960s and used it as a writing room
Amyriadofmagnolias
WE’VE been filming atMarwood Hill Gardens, a
magnificent 20-acre gardenoutside Barnstaple in NorthDevon.
It has been developed over60 years, first by the owner DrJimmy Smart and now by thehead gardener MalcolmPharoah. The garden covers awooded valley and has twolakes, bog gardens andbeautifully planted hillsides.
One of the most spectacularsights, and the excuse for ourvisit, is the collection ofmagnolias, which has floweredwonderfully this year. Some areblissfully scented, but veryconfusing to bees andhoverflies.
Back at Glebe Cottage, I hada new magnolia to plant formyself. I was a bit dubious atfirst as it was called Magnoliaparviflora, which meanssmall-flowered, but wasreassured to discover its othername is Magnolia sieboldii, which is anything but meagre.
It now looks grand planted inAlice's pink and white garden –after the struggle to clear outsome hard rose roots.
MUCH as I am reluctantto be torn away from my
garden, I am always happy to goto the Malvern Flower Show.
The showground is in abeautiful setting at the foot ofthe Malvern Hills. Some of thebest nurseries exhibit in the RHSMarquee and outside you canbuy classy stuff for your garden.
The four-day show startedThursday and you can catchme presenting from thegrounds on the Gardeners'World repeat on BBC2tomorrow at 8.15am.
FOR a very special birthdaythree years ago I wastreated to the loveliestpresent imaginable.Which birthday?
Put it this way – if I was a man Icould have retired.
And if I had retired, the nextbirthday present would have been apiebald pony to pull the gypsycaravan that my husband, Neil, bought me.
It's utterly beautiful, totallyauthentic and meticulously paintedby Laurel Thompson – a famouscaravan painter.
It has been sitting at the bottom ofthe garden now for almost threeyears. So far I haven't taken off in it.It has become a landmark.
Structures like this make anenormous difference to the garden.
I'm not suggesting that everyoneshould have a gypsy caravan – noteverybody would want one and, besides, there wouldn't be enough togo around.
But there is such a variety ofstructures and sheds, retreats, summer houses and shelters thatcan add interest, personality andquirkiness to the garden. Everybodycan have their own specialsanctuary.
Some of these are functional. They're somewhere you can go toshelter if it’s raining or somewhereyou can sit and drink a cup of tea.
Others are nothing more thanfollies, just built for the look and tolift the garden experience intoanother realm.
Choosing a style of “building” thatfits in is important. You sometimessee the most incongruous marriagesof garden style – something sharpand modern, perhaps built of steelstanding in the midst of a cottagegarden brimming with foxgloves anddelphiniums.
Or a trendy urban garden with awooden shelter painted in dove greyor eau de nil looking like it shouldreally belong in a little Frenchcountry garden instead.
I like to use local or appropriatematerials so the structure feelsintegrated in the garden.
Such shelters, even in quite smallgardens, become destinations. Theyare somewhere to take your bottle ofwine, sit down and drink it.
You can go and listen to theafternoon play or to your favouritemusic – or even hear the footballbroadcast live on a Saturdayafternoon.
Of course, the most ubiquitous ofthese garden buildings is the shedand the British fascination with andlove for their sheds is peculiar to us.It's an institution.
Most sheds purport to be workplaces, many are potting shedswhere some serious seed-sowingand cutting-taking is carried out.
Some are storage only, where thedoor is opened, tools thrust insideand the door closed firmly.
Greenhouses are justifiablypopular with gardeners but untilyou've filled them to the gunwaleswith your favourite plants, I thinkthey are hard to personalise andmake decorative.
My potting shed is bigger thanmost – I'm not showing off, it had tobe big because it is the same shed I
had when I ran a nursery. Mypotting bench is about 8ft by 4ft – it'sNeil's old work bench and as sturdyas can be.
When the shed stood on my oldnursery, there were very often threeof us standing around the pottingbench with a huge pile of compostin the centre.
We grew literally thousands ofplants for the nursery and, althoughit was never a production line, thewhole thing had to be run asefficiently as possible.
Young plants were transferred
from modules and small pots intobigger ones and then they werecarried out and put into two tunnelsthat used to run alongside thegarden shed.
If I seem a little nostalgic about it,then it's because it is quite difficultto get out of the habit of propagatingplants when you have done it for 30years.
When we had to move, the shedwas taken apart and each piece wasmoved individually. It took fivestrong men to carry each sidebecause each piece had to be taken
across the field with no mechanicalhelp. Now the shed is reassembledat the bottom of the garden at GlebeCottage and Neil has installedwindows at the back of it for me,opposite the doorway.
There really are no dark hiddencorners any more as the shed isnow open, light and airy – but Idon't need it for the privacyanyway.
The British have a well-knownobsession with the garden shed, butit's not the only place you can pausefor peace and quiet
We British adore our sheds, but something a little moreadventurous could be justwhat your garden needs

QWHERE can I buyhonesty seed? I really
love the look of the plant butI'm having real problemsfinding it. And is this the righttime to sow it if I get some?
ACHILTERN SEEDS lists itand you should also be
able to find it at most good
garden centres. You can sow it in a tray or,
now that it has warmed up abit, out in the open ground aswell.
You should transplant itlater from the tray to itsgarden site, and it will flowernext year.
Q LAST week, Sue Bakerasked if her agapanthus
would stop flowering if sherepotted it.
A AGAPANTHUS dobenefit from repotting.

THE recent banningof someunpronounceable
pesticides has sent abuzz through the genteelworld of beekeeping andthrust the humblehoneybee into the heartof a furious row betweenbig business, farming, politics and theenvironmentalmovement.
What happens next inthis dispute could havemajor consequences forall of us as well as thebees.
How this unassuminginsect became embroiledin such a furore is downto neonicotinoidpesticides.
Since their arrival in theearly 1990s,neonicotinoids (neonics),initially lauded for beingsafer than theirpredecessors, haveremained more or less outof the public spotlight.
But rumblings thatthese pesticides harm thehealth of honeybees havebeen increasing for thelast few years.
A report by theEuropean Food SafetyAgency earlier this yearconcluded thatneonicotinoids posed a“high acute risk” topollinators.
Despite oppositionfrom the UKGovernment, the EU hasacted and placed atemporary two-year banon the use of threeneonicotinoids –imidacloprid, clothianidin andthiamethoxam.
So what is it aboutneonics that has sentenvironmentalists intouproar?
Neonics are applied toseeds so they enter everypart of the growing plantas it develops – making itpoisonous to pests suchas aphids.
But this presencethroughout the wholeplant means the pesticideis present in pollen andcomes into direct contactwith honeybees andother pollinating insects.
Over the last decade, bee populations havecrashed around theworld. Some scientificstudies have claimed thatneonics have a sub-lethaleffect on bees – theydon’t kill them outrightbut can subtly affect theirbehaviour, leading todeclines in the long run.
Bee declines are a bigdeal. Honeybees are saidto be responsible forpollinating aroundone-third of the world’scrop production; inEurope alone they areestimated to contributemore that £18.5 billionannually to agriculture.
Wildlife charity Buglife, which has been leadingcalls for the ban, arguesthat two years doesn’tgive bees long enough torecover.
Vanessa Amaral-Rogersfrom the charity explains:“Neonicotinoids have ahalf-life (time taken forthe chemical todisappear) in soil of overthree years, and will stillbe used in winter crops.”
And twoneonicotinoids –acetamiprid andthiacloprid – will remainin use despite the ban asthey are seen as lessharmful.
While manybeekeepers are opposedto neonics, their officialbody, the BritishBeekeepers Association, has “serious concerns”about the ban, arguingthat when it comes topesticides, it’s better thedevil you know, as thechemicals used in theirplace may have evenmore devastating effectson bee populations.
An ounce of honey would be enough to fuel a bee’s flight around the world

OVELL has a range ofways to make gettingonto the property laddereasier at its Sevenoaksdevelopment in Rock
Ferry. One of the incentives offered at
the Wirral site is Help to Buy,which makes owning a homeeasier and more affordable thanever before so potential buyerscan break out of the rental cycle.
Prices range from £120,995 to£130,995 for a selection of threebedroom homes at Sevenoaks, onBedford Road.
The Help to Buy scheme couldmake moving home easier as thescheme reduces the initial cost ofowning a home by 20% and helpsthose wishing to take their first ornext step onto the propertyladder. Customers at the populardevelopment can defer paying20% of the initial price. Theoutstanding balance is covered byan equity loan from theGovernment.
All properties at thedevelopment come complete withmodern fitted bathrooms andkitchens, giving them the edgeover second-hand homes.
With the potential to saveresidents even more money ontheir fuel bills, the homes alsoinclude a number of eco-friendlyfeatures such as energy efficientgas boilers.
And, as an extra incentive, thehomes at Sevenoaks are ready tomove into, with carpets, blinds
and white goods included, savinghomebuyers even more moneywhile offering a hassle-free move.
Anne-Marie O’Doherty, fieldsales manager for Lovell, said:“Homebuyers often think thatwhen a home has an affordableprice tag that there won’t be anyroom for luxuries. However, wehave proved this theory wrongwith the impressive high-standardthat the homes are finished to,
combined with added extrasincluding carpets, blinds andwhite goods.
“With the addition of the Helpto Buy offer, we’re makingmoving home easier and moreaffordable than ever before. Thescheme is an ideal option forpeople who thought they hadbeen priced out of the propertymarket. It makes moving possiblefor many who may have
otherwise been unable to do so.But we can also tailor incentivesto suit different purchasers’ needsand there’s no obligation forthose who just want to visit oursite and find out more.”■ Visit the marketing suiteand show homes at Sevenoaks, off Bedford Road, Rock Ferry,Thursday to Monday 10am-5pm,call 0151 644 9906 or visitwww.lovellnewhomes.co.uk.
Take these steps and you’llbecome more ‘mortgage fit’DAVID Wilson HomesNorth West is urgingLiverpool homebuyers toget ‘mortgage fit’ to avoidmissing out on the Help toBuy scheme, announced inthe 2013 Budget.
In order to help localhomebuyers make themost of the scheme, whichis available at DavidWilson Homes’ Liverpooldevelopments, the house-builder has published sixtop tips to enablecustomers to get mortgagefit and avoid missing outon the home they want.
Steve Jackson, salesdirector at David WilsonHomes North West, said:“The Help to Buy schemeis the biggest singledevelopment in thehousing market for the last
five years and is alreadyleading to surgingnumbers of enquiries.
“However, in order tobenefit from the scheme, customers must be eligiblefor a mortgage, and we’reencouraging homebuyersto take a few simple stepsto improve their creditscore and make themmore attractive to lenders.”
1. Check your creditscore: You can do thisonline with the two maincredit reference agencies,Experian and Equifax.Ensure all information iscorrect and if it isn’t,request they change it.
2. Know your limits: Ifyou have existing creditsuch as credit cards andloans, ensure you keep upthe minimum repayments
and try not to get too closeto your credit limit.
3. Family connection: Ifa family member, partneror housemate has a poorcredit score, keep yourfinances separate.
4. It’s all in your history:As many as one in 10 hasno credit history and areoften viewed as lesscredible, as lenders haveno information to basetheir decision on.
5. Get on the electoralroll: This can show lendersyou have a ‘stable’ lifestyle.
6. Be consistent: Doublecheck your application andbe consistent.■ David Wilson Homeshas developments inKirkdale – call 08448113366 or visitwww.dwh.co.uk.

IF you’ve watched one episodeof Grand Designs too manyand have been bitten by theself-build bug, be preparedfor a bumpy ride.
While you’ll (hopefully) build thehome of your dreams, it can be along, stressful and expensiveprocess and there are lots of thingsto consider before the building workcan begin.
Unless you’re able to section offpart of your garden and getplanning permission to build on it,you’ll obviously need a plot of land.
Finding a plot that already hasdetailed planning permission for ahouse will remove much of the risk, but, of course, it’s unlikely to be thehouse you want.
Unless the plans can be changed, you may prefer to take a risk on aplot without planning permission,or with outline planning permission– this grants permission on theprinciple that the land can bedeveloped, while detailed planningspecifies the design of the building.
Finding a suitable plot can be a
struggle, especially in big cities. You can search for land onproperty websites such aswww.zoopla.co.uk andwww.rightmove.co.uk, where it’sfor sale through estate agents.
Land agents, who specialise inselling land, and auction housesare often a better bet, as arespecialist plot websites such asPlotSearch whcih can be found atwww.buildstore.co.uk.
Local newspapers and propertymagazines may contain ads forland for sale, or you could place a“land wanted” ad.
You could even drive or cyclearound your search area, lookingfor land that’s for sale or may besuitable as a building plot.
Don’t discount derelict buildings– knocking something down andstarting again can be a good way toget a great plot, and sometimes theproperty doesn’t have to be derelictfor the numbers to stack up.
As well as the location andchances of obtaining planning
permission, consider the true valueof the land (or rather its value toyou) and how you can get servicesand vehicles to it.
Poor access will make the projectharder and more expensive, andcould even stop it from getting offthe ground.
As well as a plot, a good architectis essential. Not only will theytranslate your vision into reality, they can also enhance it with ideasof their own, coming up with thingsyou hadn’t thought of and solvingproblems.
Even once the plans are done, agood architect is invaluable, as theycan help you obtain planningpermission, can manage the buildand the pre-build process, and cansource and manage the variousprofessionals and contractorsneeded.
While you can do this yourself,it’s not something to berecommended for noviceself-builders, although it doesn’tseem to deter most of those featuredon Grand Designs.
