IF YOUR home’s loft is morevaluable to you as living spacethan storage, there’s only onething for it – a loft conversion.Converting around 28sqm

(300sqft) of loft space into abedroom and en suite can addaround 20% to the value of yourhome. So as long as it doesn’t costtoo much to do, it should be a goodinvestment.

Loft conversions start fromaround £20,000, depending on theamount of work done, the numberof rooms created and what sort ofwindows are installed.

The two most common types ofloft conversion are dormer, wherea dormer window is fitted toprovide extra headroom (thedormer squares off the back of theroof slope), and skylight, where theloft space is converted as it is andthe windows (often Velux) areflush with the roof. This isgenerally less expensive and morestraightforward to do because theroof space isn’t being extended.

First things first - is your loftsuitable for conversion? Not allare.

Standing up in it and walkingaround to see how much usablespace you have will give you anidea.

The key thing is the amount ofheadroom - while some types ofconversion will increase this,planning restrictions couldprevent you from having one.

It may be possible to create moreheadroom by lowering the ceilingsin the rooms below, but this will beexpensive and disruptive and isn’tpractical if they’re already quitelow.

You also need to considerwhether there’s enough room for astaircase to the loft on the floorbelow. Spiral staircases are aspace-saving option, but even theydon’t look good crammed in.

Another consideration isunderpinning your home - thiscostly measure is sometimesrequired to take the additionalweight of the loft conversion.

The only way to know for surehow suitable your loft is forconversion is to ask the experts.

Lots of companies specialise indoing loft conversions as aone-stop shop, or you could get anarchitect to draw up the plans anda builder to do the work.

Get at least three quotations,and ask for references and to seeexamples of their previous work.

Recommendations are obviouslythe best way to ensure you getsomeone good.

While planning permission canbe required for loft conversions, itwon’t be necessary if your homehas permitted development rightsand you stick to the rules andregulations.

Your local council’s planningdepartment will be able to tell youwhether you need to apply forplanning or not, but you can findout about thepermitted-development rules bylooking at the loft-conversion

guide at www.planningportal.gov.uk.

If your building work involves ashared wall or boundary with aneighbour/s, such as a loftconversion in a terraced,end-of-terrace or semi-detachedhouse, you’ll need to comply withthe Party Wall Act.

If your home’s leasehold, therecould be additional complications.For example, the loft may belong tothe freeholder, not you. Even if youdo own it, you’ll probably need thefreeholder’s permission to convertit, depending on what the leasesays.

Your conversion must also, ofcourse, comply with buildingregulations (fire regulations are abig issue with loft conversions), sotell the council’s building controldepartment about the work beforeit begins.

They’ll want to monitor it andwill need to sign it off when it’sdone. If you don’t have acompletion certificate from them,you could have problems sellingyour home, and your goodinvestment will suddenly become aliability.

Flexible filler is useful for fillingthings where movement

occurs, such as ceilings, but it’susually rubbery, unlike most

other types of filler. This meansit can’t be sanded, so make

sure you apply it neatly – trywetting your finger and then

smoothing it – for a good finish

HOUSING minister GrantShapps is in talks with theBBC, Network Rail and theRoyal Mail in a drive to freeup unused sites forhousebuilding.

Mr Shapps says he hasalready identified enoughGovernment land to build80,000 homes and ministersare on course to releaseenough land for 100,000homes by 2015.

The Governmentannounced a package of

measures last year aiming toinject life back into the flathousing market, includingunderwriting mortgages forfirst-time buyers who wantto buy a new-build home.

The NewBuy Guaranteescheme, which launches inMarch, will allow buyers topurchase a new-buildproperty with a £10,000deposit rather than the£40,000 sum which may betypically needed.

Mr Shapps confirmed that

the scheme will be openedup to those who want tomove up the ladder as wellas first-time buyers wantingto buy a new-build house orflat worth up to £500,000 astheir main home.

He also said he is workingwith nine Governmentdepartments andorganisations including theBBC, Network Rail and theRoyal Mail to identify unusedland and buildings that couldbe released to build houses.

HolidayhomesstillontheriseTHE number of second or “holiday” homeshas grown in the last year despite the tougheconomic climate, according to a new study.

Cornwall has the largest number ofsecond homes in the UK, while South Hamsin Devon has the highest proportion of suchhomes at almost one in 10,PrimeLocation.com reveals.

The total number of holiday or secondhomes across the UK has risen from246,026 in 2010 to 246,494 last year.

Second homes in Cornwall are typicallybeing purchased for around £247,000, whilewould-be buyers typically needed a cool£1m plus for a second home in London’sWestminster or Kensington and Chelsea.

Cornwall has more than 14,000 secondhomes, almost twice as many asWestminster, the next local authority onthe list.

Meanwhile, 9.7% of properties in SouthHams, which includes Totnes and Salcombe,are second homes, the highest percentagein the UK.

South Hams has 60 miles of coastline,and being sheltered by the granite uplandsof Dartmoor it enjoys “one of the mildestclimates in the whole of mainland Britain”according to the district council’s website.

Nigel Lewis, a property analyst at thewebsite, suggests low returns on savingscould be encouraging people to try to pickup a bargain in the housing market, in thehope that the value of their second homewill rise more strongly in the longer term.

He highlights “the poor rate of returnbeing offered by more traditionalinvestments such as bank deposits, stocksand shares and even Isas, leading many tosee a second home as a more promisingplace to invest their capital in themedium-to-long term.”

While coastal locations such asScarborough featured among the mostpopular locations for a second home,Birmingham, where a second home costsjust under £150,000 on average, also camehigh on the list.

Tower Hamlets also featured in the top10, with those behind the study suggestingthis area was popular with City workerslooking for a convenient weekday base.

Researchers counted Cornwall as a singleentity for the study, with the county havingcome under one unitary authority since2009.

Information from council tax records wasused to form the study. Buy-to-letproperties, which have enjoyed renewedinterest due to a boom in the rental sector,were not included.

HOUSE prices dipped by 0.2% inJanuary, as analysts predicted thatthe market could tilt further inbuyers’ favour over the comingmonths.

The typical house price is£162,228, following the secondmonthly drop in a row after a 0.2%fall was also recorded in December,Nationwide’s latest house priceindex said.

But the lack of new homescoming to market means prices arelikely to drop only modestly ormove sideways in the near future,the building society said.

Buyers are being offered some ofthe cheapest ever mortgage deals,with initial mortgage paymentsrunning at their most affordablelevel since 2003.

But Nationwide said theweakness in demand from buyerswas partly due to the hurdle many

face in finding a deposit.Household budgets have been

under intense pressure due to highliving costs and deterioratingemployment conditions.

Borrowers are also expected tohave a tougher time raising amortgage this year as lenderstighten their criteria amid the weakeconomic backdrop.

Robert Gardner, Nationwide’schief economist, said: “Given thechallenging conditions prevailing inlate 2011, with the UK economycontracting in the final threemonths of the year, it’s notsurprising that house price growthsoftened at the start of 2012.”

He continued: “Thedemand/supply balance may movefurther in favour of buyers in themonths ahead. The economy is notexpected to gather muchmomentum until the second half of

2012 at the earliest, which suggeststhat labour market conditions andbuyer sentiment may be slow toimprove.

“Nevertheless, with the flow ofproperties coming on to the marketstill more of a trickle than a flood,house prices are likely to continueto move sideways or only modestlylower in the months ahead.”

Mr Gardner said record low dealsoffered by lenders as the Bank ofEngland keeps the base rate at ahistoric low have improvedaffordability to some extent.

He said: “Since 2007, initialmortgage payments as a percentageof take-home pay have fallen from46% to 31% for a first-time buyerborrowing with a 20% deposit.

“Compared to take-home pay,initial mortgage payments are nowat their lowest level since 2003, justabove the long-run average of 29%.”

How can I buy my own homewhen you need a huge deposit todo so?

I don’t understand what FirstBuyis – how can it help me?

FirstBuy is a scheme launched bythe Government and designedspecifically to help first timebuyers. Taylor Wimpey and theHomes and Communities Agency(HCA) will jointly loan you 20% ofthe value of the property you wantto buy, with you putting in 5%.Together that equates to a 25%deposit – meaning you only have toget a mortgage for 75% of the value.

When do I have to pay back
