Situation and AmenitiesThis enchanting south facing harbour village is found on the eastern side of the Fal Estuary, in an Area of Outstanding Natural Beauty, with much of its surroundings owned by the National Trust. The village is centred round its quaint harbour, its own beaches and Castle. It has a wide range of amenities, which are open all year, including butchers, bakers, convenience store, post office / newsagent, doctors, hairdressers, dentist, pharmacy, village hall, church, delicatessen and clothing shops including Fat Face. The village also has two public houses and an excellent range of cafes, restaurants, art galleries, gift and ice cream shops.

St Mawes has long been one of the West Country’s more desirable and exclusive destinations, with Olga Polizzi’s Hotel Tresanton and the recently re-modelled Idle Rocks Hotel both luring the rich and famous. The village has superbly varied and accessible sailing waters and an active sailing club with a full programme of village regattas, club races and various national championships to cater for all ages.

In a wider context, Cornwall has been enjoying a renaissance offering a range of accessible attractions such as the Eden Project, the National Maritime Museum, the Lost Gardens of Heligan, the Tate Gallery and Truro Cathedral. Fine dining Michelin star and celebrity chef restaurants are in abundance, including Rick Stein (Falmouth and Padstow), Jamie Oliver (Fifteen), Nathan Outlaw (St Enodoc, Rock), Paul Ainsworth (Padstow) and the Roseland’s own Chris Eden at the Driftwood, Rosevine.

SummaryOccupying private, easily manageable landscaped gardens, this quality coastal home was purchased in 2001. This desirable property is located in one of the most sought after positions within the village.

The property has a wonderful and well-balanced combination of living space, en-suite bedrooms, and balconies, all architecturally designed to take advantage of the south facing views. Further attributes include a superb, separate, twin-

bedded studio and ample, easily accessible parking facilities, a rarity in the central village area.

The views from the property can only be described as stunning. The vista encompasses the fishing and yacht moorings in the Percuil River, St Mawes Harbour, the village, Tavern Beach, the beautiful National Trust St Anthony Headland and its lighthouse, St Mawes Castle, Falmouth Bay and beyond to the Lizard Peninsula. On clearer days it is possibly to see over 30 miles across the English Channel. The bay and river are a hive of marine activity all year round. The views are ever changing from sailing races, visiting cruise liners and super yachts to Falmouth, to seals, basking sharks, dolphins and bird life.

The accommodation flows superbly and offers an abundance of light. A particular bonus is the path that leads down to Lower Castle Road, providing access to the beach and coastal path, as well as a welcome short cut to the local pubs, restaurants, shops and wide range of central village amenities.

On the other side of this deck is a built-in spa / hot tub which also enjoys the amazing views. There is covered storage with steps leading down to the landscaped terraced gardens. An outbuilding is ideal for storing boating and sailing equipment.

The south facing landscaped gardens have accessible paths that interlink and are dispersed by a wide range of colour from the beautiful array of mature bushes, subtropical plants and flora. At the bottom of the garden, a gate leads to a private right of way on to Lower Castle Road and the village.
