If you are thinking of joining University of the Arts London and are thinking about where you are going to live, the Accommodation Services team can give you the advice you need.

Our halls of residence are clean, safe places to relax, study, create and socialise. They are bases for communities who support each other to make the most of London life as a UAL student.

Full-time students in every year of study are welcome in our halls of residence. We have 13 halls across London which are home for around 3,200 students. All our halls are self-catered, which means that all residents cook for themselves in their own kitchens. What’s more, every site has 24-hour CCTV. If you would prefer to rent privately, our dedicated Private Accommodation Advisor can give you advice and read through rental contracts.

We are here to help you all year round. We know having a great home is an important part of university life and we want to support you every step of the way.

Types of flats

Studio:Studios contain their own kitchen, private bathroom with an ensuite toilet and shower. This is all contained within one larger room with your bed and wardrobe.

Standard Room:A single room in a cluster flat contains a bed, a desk and storage. The majority of standard rooms include a shower, toilet and a wash basin (often referred to as an ensuite bathroom). The only halls with shared bathrooms are Cordwainers Court, Furzedown Student Village and Sir John Cass Hall.

Before You Apply

ContractsWhether you’re in halls or privately rented accommodation, you will need to sign a tenancy contract. Make sure you read the contract carefully as it’s a legally binding document. You need to understand when your agreement begins and ends, how much your rent will be and when you need to pay it, what deposit and administration fee (if required) you will be expected to pay in advance and what your options are for beginning or ending your tenancy outside of the agreed period. You may also have the option to set up a payment schedule or to pay full rent in advance.

Student ID NumbersWhen you’re accepted to study at UAL you’ll receive a unique student ID number. It’s usually the first three letters of your family name followed by eight numbers, e.g. ABC12345678

You’ll need this when you apply to UAL halls. Contact your College office if you have any queries about your ID number.

SecurityEvery hall has 24-hour CCTV covering the inside and outside of the building. All residents will be given an electronic card, fob or key on arrival – without this, you can’t enter the building. Staff are available at all times, usually on site, and a member of the Accommodation Services team can be contacted by the halls team at any time.

InventoriesWhen you arrive in halls or privately rented accommodation you’ll be asked to complete an inventory. This lists everything in your room, and it’s very important that you check every line on the inventory carefully and fill it out in detail and return it quickly. We’ll use your inventory to check for damaged or missing items at the end of your tenancy. Let us know if you find that something is broken or damaged when you arrive so we don’t take repair costs from your deposit when you leave.

Rent and GuarantorsLondon is the most expensive UK city to live in. We understand all students are on a budget and we aim to make all our halls as affordable as possible. For some halls and for most private accommodation you’ll either need a guarantor (someone who agrees to pay your rent if you can’t) or you’ll need to pay a large proportion of your rent in advance. Please note guarantors are most common in privately rented accommodation and the guarantor needs to be a UK resident.

Students under 18If you’re under 18 at the start of your contract you’ll need a ‘duty of care agreement’ signed by your parent or guardian before you move into your hall. Search ‘Information for applicants’ at arts.ac.uk for more information.

Before You Apply

Utility CostsAll our rental prices include electricity, water, gas and internet. Laundry facilities are available in all halls and cost about £5 each week. Contents insurance is also included, but check the terms carefully if you have anything of high value that might require extra cover.

TV LicencesTo watch live broadcasts on any device, including a computer or tablet, you will need to buy a TV Licence. A licence costs £145.50 per year and information for students can be found at www.tvlicensing.co.uk. Please note this doesn’t apply to a TV in your common room.

TransportLondon is an amazing but vast city and it’s not unusual for a commute to College to take 45 – 60 minutes. It’s important to think about this when choosing where to live. For example, it takes 40 minutes on the tube from The Costume Store to London College of Communication.

We recommend downloading the CityMapper App, an easy way to plan your journeys in and around London. Check out tfl.gov.uk too.

1. Get ready

To apply, you’ll need: • Your Student ID number, provided

with your letter of offer to study at UAL

• Your personal email address• Your list of five preferred halls

2. Register

You’ll need to register on our website before you can apply for a room in halls. Visit arts.ac.uk/accommodation

3. Apply Applications for the 2015/2016 academic year open on 6 May 2015. All applications should be made online. You’ll be asked to fill in your personal details and select your five preferred halls. Once you’ve submitted the form, we’ll send you an email confirming that you’ve completed your application. Please note not all halls are managed by UAL but we work very closely with all our hall providers.

Brooke Hall, Camberwell Campus, The Costume Store, Glassyard Building, Highline Building, Sketch House and Will Wyatt Court.

We’ll email your accommodation offer within three weeks of application. Please keep an eye on the mailbox you registered your account with.

You’ll have 14 days to accept or decline the offer (this may vary nearer to September). To accept, log in to your account to read and agree to the regulations and tenancy agreement. Once you’ve digitally signed your contract and paid your advance rent, deposit and administration fee, click ‘Finish’ to complete. Halls not managed by UAL

We’ll email you to let you know which hall your application has been sent to. Once you’ve digitally signed your contract and paid your advance rent, deposit and administration fee (and set up your payment plan) then click ‘Finish’ to complete.

What happens if I arrive early?

If you arrive early, you might need to find alternative accommodation before your tenancy starts. Halls can sometimes check students in early, but there will be a cost attached to this. We also offer advice on alternative accommodation in London.

Make sure you read your tenancy contract carefully!

When will I hear about my offer?

If you apply on 6 May 2015 you will receive your offer approximately three weeks after you apply. Applications are received from May onwards for courses starting in September 2015 and offers are made every month from then on. There is no application deadline but we do work on a first-come first-served basis.

How to ApplyWhen do I need to pay?

In order to accept your offer you will need to pay the following: £250 of advance rent, £200 deposit, a £60 administration fee (non-refundable). You will also need to set up a rent payment schedule, which is either a full yearly payment of rent in advance or three termly payments in advance (at the beginning of each term). This applies to tenancies at Brooke Hall, Camberwell Campus, Costume Store, Glassyard Building, Highline Building, Sketch House and Will Wyatt Court.

Please note, Bernard Myers, Cordwainers Court, Don Gratton House, Furzedown Student Village, Manna Ash and Sir John Cass, which are managed by external companies, require similar payments; you will be notified of these in your offer.

Bernard Myers House has a strong community and is conveniently close to Camberwell College of Arts.

Many artists and designers live in Camberwell and, with its diversity and strong sense of community, it’s easy to see why. Camberwell College of Arts is a short walk away and travelling to London College of Communication takes just 20 minutes by bus.

Bernard Myers House is managed by Unite Students exclusively for UAL students. This hall is signed up to the ANUK code of practice.

Brooke Hall’s private studios offer a balance between privacy and communal living.

Brooke Hall is 20 minutes walk from Camberwell College of Arts, and a short bus journey to London College of Communication and Chelsea College of Arts. The hall is set within its own grounds but because it’s also in a residential area you’re close to shops and other amenities.

Brooke Hall is managed by UAL. This hall is signed up to the UUK code of practice.

Camberwell Campus is home to 155 students. Its Grade II listed buildings are perfectly situated for Camberwell College of Arts, giving these halls a traditional campus feel. Many rooms have private bathrooms and original 18th century features and, as a resident, you’ll have access to the gardens.

Perfectly located less than a five minute walk from London College of Communication and at the heart of the ever growing and developing Elephant & Castle. This is quickly becoming a dynamic part of the city and is walking distance from London’s Southbank. You will also be a short walk from Elephant & Castle Underground and Overground stations meaning you will have a 20 minute journey to central London.

Sir John Cass HallSir John Cass Hall is home to a great creative community in the heart of Hackney, just a 10-minute walk away from London College of Fashion in Mare Street.

There is a large common room and lounge area, a TV and cinema room and a separate study area with plenty of space for big artwork and pattern cutting. There are 12 shared kitchens across the building and several shared bathrooms on each floor. Community is very important here, and The Social Programme is closely coordinated with nearby Cordwainers Court.

Sir John Cass Hall is managed by Cass and Claredale Ltd, a charitable housing association whose aim is to provide affordable accommodation for students.This hall is signed up to the ANUK code of practice.

Finsbury Park is a very cultured and unique part of London and a perfect setting for Sketch House. Next to Underground and National Rail stations and adjacent to the large 46-hectare park, we are sure students here will be excited by their North London surroundings. ‘Cordwainers Court is totally awesome. Fab location, great people, wicked hall manager. Your Student Welfare Mentor is a trained postgraduate student living in your hall to offer you advice and help you with anything that has an impact on your life at UAL.

This is your opportunity to speak to a fellow UAL student impartially, confidentially and informally. Moving away from home and to a new city can sometimes bring new challenges; your Student Welfare Mentors are here to make you feel at home.

Your Student Welfare Mentor will have up to three weekly drop in sessions. Chat to your Mentor about anything from settling into hall life, housemate concerns, managing your work, moving away from home to making friends.

Airport Collection

We offer a free, one-off airport collection service to students coming to UAL for the first time from non-EU countries. We will arrange a taxi driver to meet you at the airport and take you to your accommodation. Search ‘Airport Collection’ at arts.ac.uk for booking details.

Electrical Items

UK plug sockets aren’t compatible with non-UK plugs, so you will need adaptors for your electrical items – you can buy them from many shops throughout London or at airports. Please remember to check that your items are compatible with the UK’s 220–240V / 50 Hz power supply (not standard in North America) and note that ‘cube’ style adaptors are not permitted for safety reasons.

International Student House

International Student House arranges social and cultural events throughout the year, including free cinema screenings every Sunday, discount tourist trips around the UK and Europe, sports events and much more. You’ll automatically become a member when you join UAL so you can join in for free. Visit ishevents.org for more information.

Safety

London is not a dangerous place, but as with any big city, it is important to take care of your personal possessions and be street-smart. Search for ‘International’ at arts.ac.uk for useful safety advice prepared by the British Council.

Student Visas

If you want to stay in halls you do not need to have your room booked when you apply for your student visa. However, when you apply for your visa, you will be asked to give the full address of where you will be residing in the UK including the postal code. If you do not yet know the address, you can state that your Tier 4 sponsor is arranging your accommodation and include Accommodation Services’ contact details.

It’s important for you to note that many of our tenancy contracts last for 42 or 51 weeks and your visa may not cover this whole period. We cannot let you leave your tenancy with us early.

UK-based guarantors

For some of our halls and for most private accommodation you’ll either need a guarantor (someone who agrees to pay your rent if you can’t) or you’ll need to pay a large proportion of your rent in advance. The guarantor needs to be a UK resident. If you have any concerns about this please talk to us.

If you choose to live outside of UAL halls, our dedicated Private Accommodation Advisor can give you advice and read over contracts.

Contracts

You should always sign a contract that outlines your rights and responsibilities as a tenant. It’s important to read your contract thoroughly and make sure you understand the terms and conditions before you sign and keep a copy for future reference. If you’ve got any questions or would like some advice, contact us.

Cost

Rent can vary from £120 per week for a room in a shared house to £350 per week for a studio flat. If they’re not included in your rent, utilities like electricity, gas and water cost between £10 and £20 per week. Telephone and internet will add approximately £5 extra a week and a TV Licence is £145.50 per year.

Letting Agents

Most properties will be marketed or fully managed by letting agents. It’s a legal requirement for letting agents to be members of a professional body or redress scheme, such as the Association of Residential Letting Agents (ARLA) or The Property Ombudsmen (TPO). Letting agents must advertise their fees and charges in advance and aren’t allowed to charge you any money before you accept a property.

Private Halls of Residence

There is a wide range of private halls available in London. They are similar to UAL halls, but you will be living with students from other colleges and universities. For information on private halls, check out housing.lon.ac.uk or nationalcode.org.uk.

Tips

• Always make sure you view the property before you pay anything

• View more than one place. Take photos and notes so you can compare properties

• Make sure you’re always given a receipt. Don’t pay large amounts in cash

• Landlords should have proper bank accounts. If it doesn’t seem legitimate, don’t give them money or your bank details

• Don’t accept accommodation that’s dirty or in need of repair

• Only pay rent to your landlord, not other tenants
